This was our second time visiting Masseys Landing. I'm now confident about my first feelings...someone who never camped in an RV laid out the grounds. Tow vehicle parking on your right is a waste of time and difficult to maneuver when your main roads are not wide enough. We stayed in their "Cove" section, they should all be pull thrus. Not enough room to move anything bigger than 34'. They're on the water and that is great, but face it - grass is not growing. Please pave the sites or use the gravel better. Trees parked at the edge of sites between the tow vehicle spot and the site makes it even worse. Does anyone in management realize that a park designed three years ago should pay attention to modern RVs - they're getting bigger not smaller. Not enough staff to handle their guests, how about some kind of centralized pavilion or sitting area on both sides of the park so random people can get out of the weather when weather is present. Yes, we all know they cant guarantee weather, but why only have the office as a dry spot. They close everything at 8pm? Heated pool and bar close at 8pm-really? Don't give away beach bags, keep your amenities available. I think they have tremendous potential if they figure it out - great area and setting, they just cant hit the curve. Disappointed twice...too bad, good ideas but bad execution. We camped at Massey's Landing in a Fifth Wheel.

We have camped here several times, getting a little pricey and starting to require longer stays. Very well maintained grounds and amenities. Coming into the season of heavy bugs in this part of NJ. We camped at Sea Pirate Campground in a Fifth Wheel.
Close to Long Beach Island and plenty of shopping.

New park opened up Memorial Day 2016, we camped here 6/16-6/19/2016. Plenty of advertised amenities not available until July, we found out after we arrived. Every week the last 3 before your arrival they send you very nice marketing email telling you how great they are...their aren't great yet. Poorly laid out campground as far as sites and roads. If you can't pull through your pull-through site without jockeying your truck and trailer 3 to 4 times, you've laid out you park wrong. Pet amenities-look and sound good in the brochure, they aren't available yet-July. WiFi service terrible! You get connected, and then nothing and I mean nothing. They blamed it on our devices (by the way we camped here with 2 other campers and we all had the same problems) we ended paying for WiFi services from an outside source and then didn't have any problems. I guess it wasn't our devices? NO SHADE at all...be prepared to run your a/c all the time in summer. We were fortunate enough to have a nice breeze blowing off the bay. Gate access-not working, pet parks-not available, bus shuttle services-acceptable at best. They did give us a couple of bundles of wood to try to make up for some shortcomings. Park sites are graded terribly...puddles and sometime pools. Planning a new park, plumb your water spigot 4 inches of the floor...really? Park is very walking friendly-no need to rent a golf cart, they do have what seemed like tons of them. Nice pool with an adult swim-up bar. Coffee/ice cream store left a lot to be desired. They apparently haven't gone through customer service training. The main clubhouse was nicely appointed and very clean and new. The fitness room...yeah, come back in July. Pet spa and parks, yeah come back in July. We might go back in a few years when they get it right...2020? We camped at Massey's Landing in a Fifth Wheel.
Close to Rehobath beach, Wineries and Dog Fish Brewery. Do yourself a favor and drive yourself. Terrific homemade ice cream farm 10 minutes away from the park. From New Jersey it was an easy 3+ hour run-not bad at all.
