We were invited to stay by Sales to see the park. We were very excited as we wanted to find a place here. But we left after one night. There is almost NO Verizon cell service and, thus, no WIFI. Everyone (except one person) we spoke with confirmed this as being true. The guest area is OK - well maintained and spacious with room for RV, tow vehicle, and a patio. All sites are back-in. Freeway noise is loud. Roads are narrow and the purchased sites are close together. Many park models; some very nice homes with carports and garages. It would be hard to get a large rig into those sites. We were disappointed as we had hoped to find a place here. We camped at Canyon Vistas RV Resort (55+ park) in a Fifth Wheel.

We stayed for one night, it was no PPA anymore at this time of year, 33 dollar is already half the price. Good Wifi, Good reception on the antenna. Gravel with a concreet patio, no trees. An awesome pool and for just one night a great stay. If you stay a week it is much cheaper but it is getting to hot in May and the park is almost empty. We stopped for 5 nights to see friends in the area. To be able to book this gravel park with no bushes or trees we were told that our 45 foot 2006 Beaver Marquis would have to be inspected and we would have to send photos on all four sides of the coach. If this were Motorcoach Club in La Quinta I could see this, but gravel no grass with neighbor units like 24 foot trailers and very old, seems like something is overkill. On signing in they came out and inspected and walked completely around our coach. Since it is the nicest coach in the park I thought they would say something like the rules are the rules but nothing was mentioned. They were nice and the parking staff were great. This is a gravel pit like most of the parks in Arizona. Why does a state with the mighty Colorado river running thru it not have grass and palm trees like Palm Springs valley which is equally barren and hot, but has lots of green grass and trees. We camped at Canyon Vistas RV Resort (55+ park) in a Motorhome.

Newer park with great facilities. Stayed a few weeks in the transient section. Enjoyed our time there and the site and all facilities were first class. A 55+ park but many residents under that by a long way. If you stay in the short term area you will see most residents as the trash bins in that area get constant use from the whole park. Short term area also used as pet restroom by most park residents quite a few of whom do not pick up. We camped at Canyon Vistas RV Resort (55+ park) in a Motorhome.

This is a clean site and quite large. The sites are level and the hook ups are toward the rear of the site so additional hose may be needed. The staff is very friendly. The wifi is quite crowded and not very useful, we eventually contracted with a local provided to get better service. The tv antenna works fine at the site. Great hiking and biking at literally out your door which makes it great. We camped at Canyon Vistas RV Resort (55+ park) in a Fifth Wheel.

Overall Rating:

Cal-Am had a $999, three-month, Oct-Dec rate for several of their parks, so we tried it. Extra charges for monthly sewer, weekly trash pick-up (you get a big Waste-Management can), and electric. No final bill yet but I think it will end up adding about $3 a day, not bad. This is a very well managed resort with many activities. The location is about thirty miles east of PHX but the highway system in Phoenix is great. The park is on the edge of the burbs but just across the main road, US 60, is a Basha's supermarket (with liquor) in a small strip mall with a Subway, pet care, Chinese food, salon, UPS store, and a mile away is a Walgreen's, another Chinese restaurant, a pizza place, dentists, and more. Walmart, Home Depot, and all the other big stores are 8-10 miles away. Canyon Vistas is mostly flat and connected to three other snowbirds RV parks/communities so you can ride bikes for 10+ miles and not go out on the highway. There are multiple dog parks and a nice greenway walk. This park is more RV's than park models but sister park, Superstition Views has modern casitas with RV ports and Montessa, the other sibling, is all small homes. Gold Canyon RV Golf Resort also has an open gate connected but that is a Roberts Resort, with older park models. Most of the people around us have been coming here for years and most stay Oct-Mar. Just about everyone we've met are really friendly. Not a lot of cliques and lots of ways to meet people. Highly recommended if you're looking for value. We'll be back next year. Tips for other Campers:

Pizza place - eh. Chen's Chinese - very good. Basha's supermarket just ok. Go to the Fry's in Mesa. Drive the long loop up Apache Trail to Roosevelt Dam, Globe, and back, 3+hours, late afternoon. Christmas light tour - see AZCentral.com - was great. Arboretum/State Park a few miles east is worth the fee. We're kind of in the boonies here, but as I said, the highway system is excellent.

We stayed in the Short Term lot in the front of the park. Short term fee includes garbage pick up and sewage. These services are charged for if you stay a month. Some activites are pay to play (Aqua cycling, water aerobics, meals, etc). Because we weren't 'park of the more permanent park residents' we were able to participate in group activities on the 'off' times ex: Water volleyball or durning 'scheduled' times we created our own 'fun' game/teams ex: bumbee ball. The gym was well equiped with current/good quality equipment. Pools were beautiful! Big downfall for us was No picnic table :( Verizon was poor but AT&T Mobily was great. Didn't use park Wifi. Lots of nearby hiking, jeep/off road, mtn biking, kayaking and pontoon boat rental (Canyon Lake). We would stay here again! We camped at Canyon Vistas RV Resort (55+ park) in a Motorhome.

Pros: Beautiful grounds. Very friendly. Made lots of acquaintances. Lots of amenities and new things to discover. Lots of trails and places to see outside the grounds. Cons: The reason I gave satisfactory rating is you will be nickel and dimed. You pay for laundry cards, mail directory forms, sewage which most don't charge for, hydro was high, the rate was increased from what we signed up for, and their rate is one of the most expensive in the cal am properties. Also we had booked our site a few months ahead and although they say you might be bumped, we called a week before coming and they said we still had our site. We got there and they switched us. Finally, I found their sports side of things very competitive. They would bump people off teams after they said they were on. This happened to a number of people. This is not the olympics and I would have liked to see the organizers have a little more integrity instead of only worrying about winning. Many people had complained about this. All in all, for me I don't think I would go back because of their site bumping, their nickel and diming and their monthly rate, but all round the experience was very worthwhile and I met lots of people and experienced new things. We camped at Canyon Vistas RV Resort (55+ park) in a Fifth Wheel.

Hands down, this is one of the nicest full-service RV parks ever. The event and social calendar of free activities is extensive including happy hours twice a week with live music, bocce ball, pickel ball, two heated pools and spas, woodworking shop, etc. EVERYONE we met was very friendly and we quickly established friendships even as short-timers. The grounds are immaculate. The sites in the temporary area near the front of the resort are very spacious. The only comment about the sites is the location of the sewer. It's way to the back of the site. We had to use 3 sections of sewer hose to reach the connection. Utilities work well. Cable is available for a fee from a local provider but we got over 30 TV channels over the air. WiFi is quite strong if you are near the rec center but weakens elsewhere. Make reservations early! Gold Canyon is a mecca for hiking, golfing and exploring. Travel the Apache Trail for amazing mountain views and don't miss lunch in Tortillas Flats (live music daily). The resort will give you a list of hiking trails. We especially liked First Water. The Arizona canal bike system is a short distance away in Mesa.

Very nice park if you are long term. We stayed two weeks. We were told we could not stay longer although the long term had many open and the short term area was more open than full. Maybe lots coming in? We did have a nice visit with friends and enjoyed a couple of happy hours and a dance.. A very nice park and we will be back if we can stay longer. This is a nice park off Rt 60 in Gold Canyon with beautiful views of the Superstition Mountains. We were put in the "transient area" as this is really about selling sites for year-round use. The transient area was nice and sites were fairly spacious, but hookups were all at the rear and needed a sewer extension to reach the hookup. We clearly were treated as second class at registration and the woman almost couldn't be bothered to explain anything to us when she knew we were only staying 3 days. Free wifi was not very reliable and quite slow most of the time. NO cable TV despite giving you a channel guide in the welcome packet but when I called to ask, the woman was very rude and let me know it was only for seasonals when I asked why a cable guide in the packet if no cable. I would not stay here without the PPA rate. No picnic table at site. VZW cell had 3-4 bars LTE and broadcast TV picked up over 40 channels when pointed at PHX. Good water pressure. The site pretty level. We camped at Canyon Vistas RV Resort (55+ park) in a Motorhome.

They have a separate section for short stayers. It is close to the highway but at night (and during the day) you don't hear anything, and we like quiet. Gravel spots, all back-ins with a concrete patio. Only negative was there is no shade or trees or any green, no landscaping at all but you are in the dessert! Great sunsets and views over the mountains and the saguaros. Free spotty WiFi (and the resort was empty), lots of stations on our antenna in HD. The resort is filled with park models and homes. We normally don't go to resorts like this but great to stay for a couple of weeks. Pickle ball, tennis courts, swimming pools and lots more. We will come back. Be sure to ask for specials if you want to stay longer. We camped at Canyon Vistas RV Resort (55+ park) in a Fifth Wheel.

The best aspect of this park is the friendliness of the residents. We stayed in the park for a month and got a reduced price but it was still costly and long-term residents pay extra for their electricity. The park has great facilities including 2 pools and hot tubs with tennis, pickle ball, bocceball, horseshoes and a library, computer lab and many other club facilities and activities. The park includes lots of park model residents and a permanent house area adjacent to the RV and park models. It is the kind of place where the motto is "if you are bored it is your own fault" because there is so much to do. The park is quiet despite being on a busy highway with lots of traffic and difficulty getting out at certain times. We camped at Canyon Vistas RV Resort (55+ park) in a Motorhome.

The resort entrance and activities areas are nicely landscaped. We stayed in the short-term section, which is not. Although, to the north was a great view of the Superstition Mountains, and to the west, open desert and great sunsets.

The sites are lose gravel with a concrete patio. The terrain falls away from the patio to the street which made leveling the RV difficult. The hookups were in the back, so we had to backup the next site to be close.

They have no cable TV service, but the antenna picked up many stations although most were Spanish language. March is a terrible month for a college basketball fan to be without cable.

They have Wi-Fi but it is useless in the short-term area. I had to go to customer services each morning to use my computer.

We were across from the dumpsters, so it was quite messy. I never saw any employee there to pick up the trash that blew out of the dumpsters.

They have a free Happy Hour which was great if you could find out when and where it was held. Guest Services didn't know. Other than that the staff was very friendly and helpful.

The short-term area is separated from the main resort by a canal. This marks a clear change in scenery. To the south are row upon row of boxes (park models) while the north has a wide range of RV's of all colors. We camped at Canyon Vistas RV Resort (55+ park) in a Motorhome.
