This is a basic park but it is spotlessly clean with a big clubhouse that anyone can use. Internet was the best of anyplace we have stayed. Fast enough for streaming unless the Park was full. We stayed here four months as we explored the area. No cell service. Close to Zion, Bryce Canyon, and the North Rim of the Grand Canyon. Great price and half that if you have Passport America. Staff at the park were responsive to any problems and made repairs quickly. The park is on top of a hill with great views all around. The night skies were gorgeous. I can't say enough good things, the staff was amazing. They even helped me with leveling my trailer. The clubhouse looks and feel brand new, they said the remodeled a couple years ago. We staged from here to go to the North Rim, Zion and Bryce. Could just as easily have taken in Horseshoe Bend and Lake Powell, but those two are on our way back East so just went there and camped. This camp is in Fredonia, Az, however, Kanab, Ut turned out to be a real surprise! It is only 7 miles away and in its hey-day was the Hollywood of Utah. Full range of services. This campground was the best option of all in the area. Small, quiet, clean, and easy to navigate. The owner runs everything himself and seems to be always available, even if sometimes by phone. I called ahead to make reservation to stay, not a reservation for a specific spot. First come, first pick. Good WiFi, good cell. Probably around 20 RV sites. One washer/dryer. One bathroom, and one separate shower. All new/ nice. About five permanent residents. - Mike from Bama

Very friendly owner. Our site was next to the pool which was closed for the season. Located on a main highway in town, but typical small town...gets pretty quiet at night. Walking distance to restaurants and local stores. - MsLucy

Stayed here 2 weeks, and it was a great town to use as base of red rocks exploration for Zion National Park, North Rim Grand Canyon, Page/Lake Powell, AZ, Grand Staircase Escalante. Nice small campground, with all gravel roads and level sites. Maneuverability varies with where/how your neighbors park their vehicles, and what area you are in. Some of large sites on back row are angled the wrong way from the one-way entrance, and caused a number of people some problems. Sites in middle are really squeezed, but owner and staff do try to take them into account when assigning sites, as the sites are coded by whether they can take slide outs or not. Next to busy road, so highway noise is unavoidable. Owner and staff very friendly, and owner really takes pride in the upgrades he has done, especially electrical and WiFi. Unfortunately, a couple of power pedestals are too low to ground to use an external EMS device (including mine), but power was stable for 2 weeks. Wifi signal strength was good, but we were still bumped off frequently, so I guess bandwidth still lacking. Verizon coverage excellent. No cable, but good broadcast TV. Bathroom, shower, and laundry facilities very nice and clean. No camp store. - We Roamed and Rambled

Our site was ok but it seemed like one they had stuck in a leftover place in the driveway. We were very close to the road and luckily it wasn't noisy at night. At least we didn't have anyone next to us but people did have to walk around our RV to get to the restroom. We would probably stay here again is we're in Kanav. - Thedogsma

We stayed at this location for 5 nights in a 42 ft Class A and a Jeep Wrangler TOAD. The park had only been open for 3 weeks and was nearly full every night during our stay. The spaces are all gravel and they are HUGE! Essentially almost a double site so you can park your TOAD next to your RV. Despite being open only 3 weeks, the gravel sites are fairly level and well-packed so your jack stands won't sink. The road through the park is asphalt and plenty wide enough to maneuver most any setup (including several Class As with large box trailers). Great location for several locations including Zion NP (entering from the east), Coral Pink Sands State Park, and North Rim of the Grand Canyon! About half of the RVs had Jeeps that were out and about for popular off-roading locations. No issues with vehicle noise. Our back-in site had just enough room for our 42 ft rig. Any bigger and we'd have been hanging out into the road. For larger rigs, I suggest a pull-thru site which are much longer. Overall great stay with very friendly and accomodating owners. The kamp hosts were very welcoming folks. They had recently gone through a terrible flooding of the site form a major storm, but were bringing the site back to a level of acceptance. I wish they could make it a non-smoking RV camp, but even they smoke. All hookups worked and were in good shape, but getting into and out of the camp required hurtling one's trailer over a formidable hump. The camp is right downtown, which means lots of noise from the McDonald's across the street, along with another fast food join. The traffic on the main street of Kanab can be noisy, especially late at night when the "cool kids" race their motorcycles or fast cars. We were awaken on a SAT morning to the two overnight campers beside us breaking camp between 5:30am and 6:00am, a bit early and definitely outside of the Quiet Time supposed imposed upon the camp. However, this was out of the control of the hosts. We just found the place was in the midst of too much small town noise. - michaelsutton

Easy access off of the main road through town. Gravel roads with plenty of room for our 40' 5th wheel. We paid extra for the 50 amp hookup. Lots of tress of various sizes do provide some shade. Quiet park even though it was close to the main road. Staff was helpful and helped us find our spot which was fairly level and made it easy to level camper. Power, water pressure, and Verizon signal excellent. Their WI-FI worked well. - RandL

Old and dilapidated park with utilities in various states of repair. However, good location, not a bad value, fairly clean and quiet, and the customer service was excellent. Back side of park is very run down full time trailer park - looked like the set of Sanford and Son. Wifi was excellent, good selection of o/a TV stations, Verizon signal strong. Shared utility posts.
Stay away from site #73. Most sites have a little grassy area at the front door, but not this site. There is supposedly space there for a patio area, but it is not distinguished from the roads going by, and the locals drive right over it all the time. Did not feel safe putting my awning out for this reason. - KAP99

As others have mentioned, these are 2 sites set quite a bit away from everything else in the park. Which makes them very quiet and secluded! The roads were easy to navigate with a larger rig, the site was level and the hook ups were easy. The only complicating issue was a handrail at the back of the pad. I don't know why it was there, but you had to make sure your rig was skirting the opposite edge of the pad if you had rear slides to deploy. The scenery was breathtaking but we didn't get to enjoy it as much as we had hoped due to the swarms of mosquitoes. - wookiemouse

As other reviewers noted, it's wilderness camping with full hook-up. The scenery is of breathtaking beauty. This being an RV park with only two sites, it's difficult to find a more private RV park than here. If you happen to have quiet neighbors on the other site, the peace and serenity is hard to beat.
The RV park is inside and part of Angel Canyon, the home of Best Friends Animal Sanctuary. So many things the RV park itself lacks (like a shop, restrooms, WiFi access, cabins, cottages and more) are available in other parts of the sanctuary's wide spread facilities. However, it is about 1 mile from the park to the sanctuary's visitor center. So since this is an RV park review, the following comments only refer to the RV park itself.
The correct coordinates for the entrance of the park are Lat. 37.11387 and Long. -112.54805.
Info for big rigs: the length of site #1's concrete pad is 29.5 ft. between the front end and where the rear tires hit the stopper (27.5 ft. for site #2). There is 19 ft. space from the stopper to the fence, so even a sizeable overhang should fit in (12 ft. for site #2).
Communication: WiFi signal from the close-by cabins is too weak. We tried with an outdoor WiFi booster, but to no avail. So you need to get along with cellular service. On our travels, we use T-Mobile for voice and a Verizon Jetpack for Internet. Verizon gave us 3G service inside the coach and we roamed with our phones over AT&T with about two bars. However, for a solid phone call we needed to get out of the coach. Only after we installed our cell phone booster (with a trucker antenna), we got a faint signal from T-Mobile (too weak to be meaningfull, though), but 4-5 bars on AT&T and solid 4G/LTE data over Verizon.
The park is close to Kanab (10-15 minutes). We spent a whole week here and enjoyed it thoroughly. - Srdpty

We have stayed here the last two years while we volunteer at Best Friends Animal Sanctuary. We love the peaceful star studded nights and beautiful canyon views during the day. You have full hook-ups, 50 amp, water, sewer and a cement pad with a small patio and picnic table next to your space. There are some Juniper trees, bushes and cacti in-between the sites but the pads are staggered so it gives you a little more privacy. Both sites are back in but easy to maneuver. Close to the highway but no street noise and nothing but peace and quiet after the sun goes down. Pet friendly but there are burrs and stickers so fur baby feet beware. Some deer pass through the sites and turkeys are nearby. We reserve site 2 as the pad is a little longer so our 45’ fits with the jacks on cement. A 15 minute ride to the town of Kanab with grocery shopping, restaurants, hardware store and post office among other things. An hour away from Zion and a bit longer to Bryce, both worth visiting. Great Verizon reception, WiFi and TV through our satellite. These sites stay full so book early. We book a year in advance. - PERRELLAS

Small (9 site) BLM campground; great dry camping for only $5 per night! No water or dump station on site, just outhouses. No cell reception; most sites could get a satellite signal, as there aren't too many trees. Important note: due to a sharp turn in the road and small sites, a sign at the entrance reads: max. trailer size 24 feet. I brought in a 26-foot trailer without any problems, but I wouldn't recommend anything over 28 feet. This makes a great base for exploring Zion National Park, and is much quieter and cheaper than staying in Sand Dunes State Park. - Neil C.
