Very, very tight spots for large rigs. Narrow lanes. Tree limbs in the way. Tables on wrong side. Lot spacing is very close and mostly shady. Site surfaces are gravel and feature picnic tables. - Edward972

This is the first/last time we'll stay here. The HUGE and numerous speed bumps caused the bottom of our car/toad to scrape on them, causing damage. The 5 MPH speed limit in the park apparently doesn't apply to the management/employees as they zip around the park in their carts at 15-20 MPH. Although "big rig friendly", the site we were assigned had trees so close that we could barely extend the slides, and couldn't open the awnings. When the wind blew, it caused the tree branches to scrape the side of the coach. One of our "neighbors" had 5 dogs with them, another had three. They tied them to the BBQ base next to our coach, and their lovely little pets left "deposits" near our coach. Lots of sites contained VERY long term campers, some with RV license tags that had expired many years ago. This left a negative impression, as some of those sites looked pretty run down. On a plus side, the showers provided were clean. We had water heater problems, and my wife used the showers at the park. The location is convenient to northern Prescott, and also allows relatively quick access to the Gateway Mall in central Prescott. We won't be staying here in the future. - pagosajoe

This used to be a decent park and was sold couple years ago. New owners don't seem too interested in renting nightly or transient travelers. Lot's of full time/permanent guests. New this year, the horse track now has 'Off Track' betting parlor so constant traffic & noise. Kind of like staying in a casino parking lot. Spots are small, unshaded and plain. No trees. Parking lot with hookups. 30 amp only. Only 2 pets. So if you have couple dogs & a cat/bird/mouse or butterfly, you can't stay here. Out buildings old, run down and dirty. Minimal services but close to town. Nobody obeys the 5 mph park speed limit. Homeless people roaming the camp & trash cans. No security or fencing/gate. OK to stay for 'drive thru' but honestly, I would rather stay in a Wal Mart parking lot and save the $40. Close to town. - work2fish

This campground appears to be mostly permanent trailers. Very large. Appears to be nice sites but we got the last one available and it was a back in with no table. No shade. Lots of areas to walk dogs. But beware some permanents have very large loose dogs. Lots to do in Prescott Valley. - Hodgins

This park doesn't have any amenities and it is 10 miles from Prescott. I thought $500 per month plus utilities was a little high for the location and lack of services. The charge for utilities is very high compared to other parks. The site needed weeding. They have 3 washers and 4 dryers, which isn't much for a park their size. There is a 10% surcharge for paying monthly by credit card. We won't stay there again. - Rich622

In the park for 4 days. Sites and interior roads are dirt which translates to a lot of dust. Sites were level with good electrical, water and sewer. Sites size varies which accommodate most any size rig. Nice scenery and walking trails. WIFI connection was excellent. Easy drive to downtown Prescott with all it has to offer. - James T

This is a rather mixed review I admit. It is pretty expensive for little curb appeal at the entrance and no amenities - except the granite rocks. With a little sprucing up this facility would be much nicer. We were in site 86 which is a very nice size pull-through with good shade for the afternoon sun moving west. But the site was weedy, there was a nearly dead pine tree on the living side with the weeds, the majority of the space was on the hook-up side and and there was nothing attractive about the hook-ups. While most people did follow the speed limit to keep the dust down we had a steady flow of huge dump trucks passing by on Monday of our stay. They were moving fairly slow but there isn't any getting around the dust stirred up with these huge trucks. The trees are all covered in dust as well so the whole place just felt sad and ratty. Interior roads have some pretty tight spots for a larger rig. The people here were very nice, the boulders are indeed cool and the layout of the park keeps things interesting. I do not think we would return - although there are not many alternatives in the area for a 42' class A. - kdlee747

Terrific Park! Gravel roads with a bit of upgrading going on. Very basic needs in the camp store including ice cream and Keurig coffee. They have a small library of DVDs to borrow. Large clean laundry area. We didn't use the showers but went in and checked them out, very clean! Looks like there are some permanent residents but in a separate area from the campground. Campsites are good, plenty of room for our 38 ft motor home and Jeep. Groceries, Walmart and Target are a few miles away. The one bad thing was the mosquitoes, they nearly carried me away! I'm fair skinned so they loved me. My husband has darker skin and he didn't have the same issue. We would definitely go back! - AlnDeb

Well located in Prescott Valley close to town and shopping. No shade at all and can be too windy for awnings. For Elks members only. Quiet location on top of bluff overlooking park. Gravel, mostly level back-in spots, many large rigs. On site RV Host not very helpful, but go into the lodge because the members there were very friendly & welcoming. - gtogrl1

Staying here - it is MONTHLY only. Prefers 2-3 month minimum. No extra amenities, but OK park. Very close to town and stores. Rent is $294 for the month - includes taxes.
Water is city water so tastes good and adequate pressure.
Electric is a direct bill to the Electric Company - hence the 2-3 month minimum stay. Amperage is excellent and consistent, even with AC in summer.

We stayed here overnight after a long day. The staff was very helpful and put us in a pull-through site so we did not need to disconnect. We were welcomed in the office by a very cute little dog. Ok, the older marine in her charge was not that cute... Yes, an older park but all the utilities worked just fine, access from I-40 was easy, very quiet even though the freeway was pretty close, and no problem entering the site. The WiFi was dazzling: quick connection, fast, did not get dropped - perfect for planning our next moves. The cost was very reasonable for what it was. I was having engine problems and had to stay somewhere for the night. The office was not open so I pulled into an open spot and planned to check in the morning. At 6am someone was banging on my door threatening to call the police because I was not registered. It was a nightmare. The sites are not level, the park is dirty and the staff unfriendly. I do not recommend this park. Keep rolling and avoid at all costs. - RV4me16

This is a very old, former KOA. Been through a couple of owners since then. As others have stated, the current owner has been putting a lot of money into bringing this place back to its former glory.
We found the Managers to be very accommodating and very knowledgeable of the area. This came in handy as we had 9 days to do sightseeing.
For the value - I'd stay here again.

All negative reviews are warranted, we were just desperate. We paid cash for a week stay with promises of a week-to- week renewal. We went to extend our stay shortly after arrival and were told our site had been given to a monthly renter and we had to vacate 4 days early. We decided to leave and not give these unscrupulous owners any more money...ever! Hope you choose another park. Our site #135 was touted as "the best", but it had a sewer backup the first night and smells of an oil spill (visible in gravel), not a good combination .
The whole park is run down. Our pad is crumbling flagstone, a trip hazard. Sewer lines have to run/flow/purge up hill.

Long term discount if you stay 4 mos. Obtain copy of rental agmt you must sign in advance -you may not like the terms. This is the only park I stayed at that requires you to cut the grass around your rv -very odd. Bit of an odd couple and sometimes difficult, but can be pleasant. Its a nice park and Prescott was enjoyable, but I will not be back to this park though I may be back to Prescott or Prescott Valley. - 2 maybe 3 eagles

Very nice retirement / full time RV park. Great location, very nice full timers living here. Our space (#3) was plenty long but narrow with no room for our awning. Now for the reason for my 6. The owners are a little uptight and did not make us feel welcome. We reserved bookend weekends and they somehow lost our reservation for the following weekend. It seems they just tolerate the weekend folks here. We stayed instead at another campground the next weekend, and loved that place. - TnB
