I have stayed there several times over the last six years, in different spaces for extended amounts of time. The manager always came out and greeted us with a smile and kindly guided us in our space. She is very professional and patient allowing us to get hooked up and settled in and was extremely helpful. Every time we stayed it was peaceful and quiet. Definitely a great place, I would highly recommend this park too anyone looking for a comfortable place to stay with laundry facilities, pool, patio, picnic area, barbecue grills for use and horseshoe pit. I have stayed at this park on our travels on numerous occasions. The manager is friendly and helpful. She is the biggest reason we return every year. The park is clean. The pool is well kept when we arrive in the summer. The people we have interacted with in the park are friendly. Even though it is an older park it is well maintained. First the good: Very clean, well maintained, nice pool, laundry works, manager great. The bad: seedy neighborhood, manager put a super thick chain round our bikes to prevent theft. There are 3 overnight sites, right on the main road, very noisy, they crammed 5 RVs on, and would have put more if they could. This was a serious safety concern to us, and had we not had our slides out before the others arrived, we would not have got them out. No picnic table as there is absolutely no room to put one! This is the tightest site we have ever been on. Will never return. - Herbet

Saw comments about run down area but it didn't look bad to me, but it was daylight and we were desperate at 112 degrees to find some where to plug in. Lots are level and trees are awesome. Staff are exceptional! Neighbors were friendly and park is very clean. We don't have kids and don't use the public areas but I called four places and this was the only one to call back and they called right back.

After driving all over town trying to find this place we found that the manager wasn't around. She finally arrived and we checked in. She then informed us that the restrooms and showers were out of order. We had made reservations for 2 nights, but changed it to 1 after we heard that. After assigning our space we walked back to the end of the park and it was in terrible condition with old rundown trailers. We have a very large RV and there was no way we could pull it into the spot she had assigned us. There was not another spot available thank goodness so we asked for a refund and ran. This was one of the worst parks I had ever seen. - H1 -

We were going to be a late arrival so we made our arrangements over the phone. We arrived at 7 pm and with the freeway construction, it was almost impossible to find the place. When we did, we found an old mobile home park that was very dark, no lighting, no signage directing us to our spot. As we drove through looking for our spot, the residents gave us the once over as we passed. At that point, our only concern was finding the exit. We didn't feel safe, we didn't stay, and don't really care if we get our money back. - Dds

This is not an RV park but a seedy, old mobile home park in desperate condition with ancient mobile homes in desperate condition. It has recently been purchased, and the new manager is making improvements as fast as possible, but he has a very long way to go. Very nice, helpful manager. They have one site at the very front of the park, but getting into it was just too iffy for our big rig. We appreciated the offer to clean up another site where large equipment was parked, but the park is just not ready for RVers so we did not stay. - Nillawilla

We have stayed here several times and we have never seen the park looking so bad. The grass has not been cut in a long time and the weeds are taking over. Overnight at the Fresno Elks Lodge #439 (a members only campground) in Fresno, CA, which has 10 campsites with 30A electric service and water. An onsite dump is available and is included in the $20/night rate. I tow a trailer for which most Elks Lodges have available parking because all campsites are back in. This site was packed dirt with some grass between sites with ample room to deploy slides. Shade trees at the rear of site leaving direct line of sight to TV satellites. OTTA TV programs available too. Dogs are permitted but must be leashed. The Elks Lodge grill/restaurant is available for meals when serving. Easy access to shopping and other amenities in the area. A nice, quiet stay for one or two nights on the road. Seven day limit but exceptions can be made. Front desk person was very friendly, offering recommendations for restaurants close by. - kihei7

We arrived with a reservation for a six night stay. Reservations can be made a month or so in advance. Checkin is very easy with cash or check, no credit cards. There are ten sites with 30 amp electric and water service. Two of the sites are used by the camp host in site 4 and a small Class-C in space 1 that has been there for a very long time. Very, very low water pressure. Hookups for site 5 were on the curb side of our rig so make sure you have enough hoses to reach the water connection. There is another parking site next to the lodge building that has electric service and I did see another rig dry camping near the entrance. Most of the sites will take a big rigs but not all. The camp host will ask the size of your RV when you call for a reservation. A lot of traffic noise in the area. The Lodge's WiFi is virtually worthless. Could connect sometimes but getting emails and simple surfing the web was painful. Used our jet pack 98% of the time. Verizon cell service was strong and we were able to get a DTV satellite signal. If you want to use the exercise room and showers make sure you get a key card from the camp host. $10 deposit. - StarlifterFE

This is the only RV park available in the Fresno vicinity. Years ago, it was a Manufactured Home Park. We stayed here in July 2016, and the park owners were not friendly. Fortunately, they have new corporate owners and the office people are much more friendly. When I called last Wednesday to reserve, they said this was the last available space! The office was closed when we arrived late Friday afternoon, but our Reservation packet was in their mailbox. The office is also closed on Saturdays & Sundays and only open M-F 9:00 am to 5:00 pm. Our site was a large concrete pad with no picnic table, and next to us an older & worn, but clean bathroom/shower. Our sewer connection was about 1 foot high so made it difficult emptying our black & grey. Had to nurse the sewer hose several times to empty tanks. Monday, I talked with the office about No Cable, and they said they would have maintenance stop by. When he arrived, he said they were redoing "all" the Cable lines and had ours working in 15 minutes. Now we can get National News (Cable) & we can have MeTV program (Antenna)! - mandrgames

We stayed one night at this park, which is located behind some businesses in a very busy part of Fresno. The site was level concrete, but once it started raining there were large, deep puddles all around. Office is open for very abbreviated hours and was closed while we were there. Bathrooms and showers were dirty and light was out in one of them. Someone staying at the park stopped to chat and warned us that homeless come around and steal so be sure to lock up all belongings. Electrical outlet was quite loose and initially gave a ground fault, but we fiddled with it and got power. We would not stay here again and do not recommend it. - Mrs Hammster

Great place to stop en-route. Some folks were there for a few days. Some FHU sites, easy dump if no one is parking next to it. All sites are in grass, but not too hard to level. There are no signs telling you where to camp We we're lucky to see some other campers already set up so we found our way in. We arrived after 5 and there wasn't anyone on duty The place is a wide open grass area with some trees. Hook ups are scattered around with no site numbers. Apparently you can camp on the grass with out hook ups also. It's a great place to send the night while traveling the Central Valley - Grovester

We wanted to find a stop north of Bakersfield when leaving California. Found this place online decided to give it a go. It is very close to highway 99 but highway noise is minimal. All of the sites are on grass and some sites have sewer and 50 amp. We had choice of sites as there is only one other camper in the park. The facility is nice a bit of a challenge to find if you don't have directions. They have washrooms but need a code which we didn't get. There also appears to be Wifi but again we didn't get the code, but were able to us Lowe's. We certainly will stay again. - mamestra

We stopped here for an overnight stay. It is a fenced and gated location with power, water and sewer connections. The spaces are very small, basically on an asphalt parking lot located behind the livestock show area. It's not an RV park per se, I suppose its more for the fair personnel or attendee's. That being said, the staff on the phone and the night watchman were very helpful and polite. we arrived around 12:30AM and the Watchman met us at the gate and escorted us to the RV area. Since there was no one else around, we didn't have to unhook, which was a good thing. For an overnight stay, it was a good value. We were able to sleep securely, wake up with coffee and a shower before hitting the road again. It beat the heck out of a highway rest stop or Walmart parking lot. - JP-JP

As it was July, we knew it would be hot and it was. The campsites were on blacktop and the temp is 105 F., all in the sun. Ugh! Went to use the rest room and shower, big mistake. There was mosquito larvae in the toilet, at least the water was potable. Now for a nice cool shower. Turned on the cold water and waited and waited; it got hotter and hotter. Checked the tap out side same thing. With great wisdom the pipes were run in the peak of the roof where it was very hot, NO COLD WATER. Enjoy your stay!
This is a very substandard stopping place; you can't call it a Park as you have minimal amenities and are subject to the influx of animals right where you park. The animal pens are in the open air building right in front of the parking area. This facility was an afterthought of the fair board.
Don't stop, you will be better off at Wal-Mart. If you do stop, check it out before you pay. - Tom G Oregon unit

Stayed here for a week visiting family. RV sites are in rear of mobile home park, visually might not be the best. Lived here for most of my life and maybe understand the area more. Very quiet, no safety concerns. The couple that runs office are very nice. Price reflects weekly rate of $185. This is a cash only place, and office does smell like smoke. Be aware that restroom facility is older, maybe clean not appealing. Used shower in rv. All said nice stay, would use again because of its proximity to Madera. - Randoni
