Overall Rating:

Rate reflects weekly rate. Stayed here for 2 weeks, in upper "Pine" loop of this sprawling campground. It has many discreet areas spread out and laid out differently, so this really only reflects our experience in Pine...which we thought was best based on congested appearance of the other loops during weekends. CG is till recovering from the big "Thomas Fire" that swept through area in 2017, and as result still has no cable TV or camp store. There seems never to have been laundry facilities. While they are obviously still doing a lot of work on it, it is overpriced for now. Could not get any OTA TV, beautiful looking pool was still closed for season. Verizon signal was adequate but not great. Water tested very hard, so softener is advised. They have peacocks! While they are fun to look at, after third day their early morning penetrating calls were rather annoying. Good maneuverability in Pine Loop, level gravel site with fire ring and picnic table. Decent spacing between sites. There will be tons of families and kids here on weekends, typical for Holiday KOAs, so take that into consideration. Bathroom/shower facility in Pine section is up a short, moderately steep gravel hill, and would benefit from a set of steps, especially when coming down with wet shower shoes. Really nice setting though, with views across canyon to citrus and wooded hills, and all the staff were very friendly. We camped at Ventura Ranch KOA in a Fifth Wheel.

Tips for other Campers:

Rabalais restaurant (southern/Cajun) in Santa Paula is fabulous. Hip, organic town of Ojai up the road definitely worth a visit. Lots of nearby hiking opportunities, but with limited parking.

This is a nice park with lovely, wild peacocks that poop on your outside rugs and make a horrid sound. But they are beautiful, particularly when the cocks spread and shake their tail feathers. Sites are gravel and sand that gets tracked into your unit even with a rug and shoe scraper. We selected this park because of its proximity to Thousand Oaks and Ventura and we thought it would be reasonably priced. That was an incorrect assumption. It's in Santa Paula where there is nothing but the necessities. We were supposed to be in site Pine 12 which is a premium site but we were too tall and branches would have scraped. We moved to site Pine 13. It worked great but its right next to the CG sewer pipe. Very smelly. Here's the kicker: P12 (small paver patio) was $90/weekend nite and P13 was $78/weekend nite! Because the rates are not posted on their website, we would never have known had we not needed a price adjustment. We had to pay $90 for 2 nites because we didn't fit and they were sold out that weekend. We took someone else's site. Recommend when they know a 45' unit is coming they ask the height. We know CA is expensive but this CG is nothing special compared to other KOAs. There was also a fire recently so some things are not repaired. Also, learned they are still working their way up to KOA standards. Water is off the chart hard. Even with a triple filter water softener system we could barely keep up with the minerals. For kids, there is a very nice looking pool and pillow jump. There's supposed to be a zipline but it's not repaired yet. Ojai was an interesting town with nice shops and restaurants. About 8 miles from the CG. Would not stay again due to price. We camped at Ventura Ranch KOA in a Motorhome.

This campground experienced a terrible fire in December. However, they have made a great comeback. It looks beautiful. Cable TV doesn't work, the zip line is gone, but other activities and the sparkling pool are all open. We took our six year old grand child and she had a blast. Great campground for kids. Sites are wide. Staff terrific. They are still recovering, but still a great experience. We camped at Ventura Ranch KOA in a Motorhome.

We had a great inaugural camping experience at this KOA! This was our first time at a KOA with our brand new tent trailer. We had our 2 1/2 year old grandson with us. We had previously always stayed at state or national park campgrounds. Having electricity and water and free showers was a plus. Overall our experience was very good. The campground is nicely laid out and relatively clean and maintained. There are lots of activities for kids (even though our little guy was too small for some). The facilities were convenient and fairly well maintained although the bathrooms and showers could have been a little cleaner. We camped midweek so the place was not crowded and was very quiet. We camped at Ventura Ranch KOA in a Tent Trailer.

This park is paradise for little kids in summer. Lots of other kids. Lots of activities. Crafts, rock-wall, Big-Foot hike at dusk. Lovely pool. The sites are wooded and pretty. Staff is very friendly. Downside is no sewer hookups and WiFi doesn't work. We will return. We also had a group event here a couple of years ago. They did a great job for us, and we enjoyed our stay, although the cost for club-house use is a little steep. We will stay here again. We camped at Ventura Ranch KOA in a Motorhome.

We stayed here before and loved it but this time they were booked pretty solid so we ended up in the "Alder" area above the park. Can't really say this is a space although it has water, cable, sewer and electric but they're not "together" so we really had to do creative wiring for the cable. It's up a VERY steep hill with no real turnaround unless you back up; not fun with a 33' trailer. Everything worked well but not very "scenic" as it's literally on a road to the clubhouse/shower so fair amount of auto & pedestrian traffic. Very busy park with lots of activities for kids; weekends are crowded. We would stay again but will book farther in advance and avoid weekends. Love the peacocks! We camped at Ventura Ranch KOA in a Travel Trailer.

Enjoyed our stay at this park. I would say this is somewhere between a campground and an RV park. More space between sites then a typical RV Park, but a little close for a campground. More rustic than a typical RV park, which I like. Very well maintained. The site we had was a grassy site, we were in the shade all day. Utilities were all good, decent amount of cable channels. My site was Water/Electric/Cable. Sites with sewer are available, but were too close together for me. Lots of things for the kids to do here. Staff was very polite and helpful. Overall, a great stay. I would definitely stay here again. We camped at Ventura Ranch KOA in a Motorhome.

This KOA is 5 miles up a two lane road. It only has 6 sites with sewer. The rest are water/electric only. It is Sunday morning and I am sitting here watching 30 trailers lined up to dump. Painful. I have one of the 6 sites with sewer. The park is dusty and dry, but is the best park in the area. It is $40 a night cheaper than the parks on the coast, so mostly used by younger folks, new to RVing. We camped at Ventura Ranch KOA in a Motorhome.

Tips for other Campers:

If you are in a 40' motorhome, consider paying to stay at one of the nicer parks on the coast. Grocery and restaurants are 4-5 miles down the hill. This is a good place for kids. The internet is very good in site No. 1. 35 minute drive over to the Reagan Presidential Museum.

This park is a bit off the beaten path and you drive through town to get there. For an overnight it wasn't too convenient but if you have kids for a few days it would be great. It's built into the hills so going to the pool or showers required a hike down steep uneven stairs - would not be good for anyone not agile or small kids. They have a lot to do - nice pool, zip line, climbing wall and playground. The staff was very helpful. Our space was not level and a bit tricky to get in to - there's lots of turns and hills in this park. Also a lot of trees which is nice for ascetics but not so nice for the sap and bird poop on the rig. There are a lot of wild peacocks which are beautiful - they don't bother anyone but I did hear them early in the morning. We camped at Ventura Ranch KOA in a Travel Trailer.

Initially, we were concerned about our size. We have a 40 ft 5th wheel pulled by a full crew size pickup. This campground is laid out with just the right amount of space for big rigs to get in & out. Just take it slow and you can stay here. The entire place is built on a hillside but divided into areas. Each area is as level as most campgrounds. We were in site #33 which is labeled a pull-through, however we backed in. One of the entrances was off the main road which is very steep in that section making it impossible for us to use the site as a pull-through. We had a very nice paved patio with table and chairs and a great view. They have tons of kid friendly activities. The pool area is extremely nice, but at the bottom of a very steep hill. This campground is located out in the country but it is an easy drive into Ventura for day trips. We camped at Ventura Ranch KOA in a Fifth Wheel.

Not Handicap friendly, I felt really bad for a camper in a wheel chair. Safety issues with the steep stairs, be very careful. Very small bouncing pillow that did not have enough air. The kids enjoyed the Zip Line. The 1 hour per day for the rock wall was not enough time for the amount of kids. They did not drive through the park to keep down the noise from barking dogs. However they did respond when we called to complain. The problem was they allowed 3 dogs to come in with one family.

Friendly staff, I found them very enjoyable and they were there for the campers.

After visiting other KOA's before coming here, I was very disappointed with this park. Northern CA and San Diego have really nice parks and we do not mind paying the price for them.

This park has mostly tent, cabin and TeePee spots. There are a couple good RV spots 13 & 14 but most RV spots are very close to each other. I don't enjoy listening to your neighbors conversations.

So over all for the price, it's not worth it.

If you are a camper that enjoys sleeping in, well forget it here. The Peacocks are beautiful to look at but very loud in the mornings. Kind of like waking up next to a bunch of roosters. We camped at Ventura Ranch KOA in a Motorhome.

We had a group of 10 FMCA campers. The rate reflects the group discount. We were placed in a beautiful wooded section in a circle around a fire pit. The sites are spacious and shaded. Utilities worked well. There is no sewer. Wifi was good. We used the club-house facility which is spacious and freshly painted as well as fully equipped. There is a huge barbecue and patio area available (we didn't use it). The club-house cost is pricey $35 for a four-hour slot.

The staff did a good job for us, despite that it was difficult to communicate in advance of the event - phone calls weren't returned, emailed documents didn't reach the recipient, etc. We live close enough to make a couple of personal visits so we didn't have any real problems.

We will stay here again and have already recommended it to our daughter's family as there are lots of kids activities. There is a sparkling pool, a climbing wall, a zip line and organized activities. Our group didn't take advantage of any of this as we were there in the off-season and no children were present. We camped at Ventura Ranch KOA in a Motorhome.

Tips for other Campers:

The nearby cities of Ventura, Ojai, and Santa Paula offer sight-seeing, restaurants, and the Pacific Ocean (Ventura). Recommend Azu in Ojai (high-end Mediterranean), and La Cabana in Santa Paula (family style reasonably priced Mexican).

Having stayed here several times and was greatly disappointed when we arrived. We had requested a premium site for our 40 ft. pusher with a clear view of the southern sky for our satellite; when we arrived and checked in we did not have a site with any a clear view. Staff said they could not change the site even though we had booked the site a year in advance. They said their system would not allow them to change it. Great park, clean and lots of wild Peacocks.

They need to do a much better job of site selection instead of putting a 28 ft rental with no satellite dish in a 60 ft site when the amount of large sites with full hook ups are limited. We camped at Ventura Ranch KOA in a Motorhome.
