Access to the park is good. there is an arrow on their fence that is not pointing to the park entrance that could be misleading other than that the signage is good. Check in was quick and informative. I had read some reviews prior to our arrival so I knew the sites were tight and they were correct. Wow! Not an inch to spare and we were placed in the "wider" side because we have opposing slides. Our site, 20 was barely long enough for our 28 foot coach and just exactly wide enough so that our slide was not over top of our neighbors patio. It was level and did come with the required utilities. Cable and Wifi worked well as did everything else. There are a lot of full timers here for the winter but all units were neat and orderly. This park is in close proximity to the main attractions in the area thus they can command a premium price. This park delivered all that was advertised and did a good job doing it. We paid $49.96 per night inc tax with a G S discount. We feel we received good value and would return if in the area. We camped at Pikes Peak RV Park in a Motorhome.

Must see and do....Garden of the Gods (almost right next door), Drive to the top of Pikes Peak. Make sure you take warm cloths. It's very cool and windy at the top.

Originally planned on staying at Pikes Peak CG for one night but extended it to three. Great location right by Garden of the Gods, Pikes Peak, Manitou Springs. The girls in the office were exceptionally friendly and helpful. Wifi was excellent. The sewer tap is right on the property line up against your neighbor's patio; electrical pedestal was easily accessible. There was construction going on in the front part of the park where it appears a fenced dog area was being added. Very nice place. Only downsides were the price ($60.00/night) and the size of the sites. Some storms blew through the first night and the large tree next to me dropped some small dead limbs onto the roof of my travel trailer as well as my neighbors. The trees really should be better maintained. Overall, a great little park staffed by some very friendly people. We camped at Pikes Peak RV Park in a Travel Trailer.

There are many dumpy parks in the area for those who are just simply looking for a place to park to enjoy the sites of Colorado Springs. This is not one of those parks. It is very tight getting in, so before coming here, you better know how to drive your rig. However, if you don't, the staff will help you. Site was a little slanted left-to-right. However, W/E/S all worked well. Cable here was the best of any park as they had over 30 channels available. Bathrooms were cleaned daily. Park is a quarter mile from Garden of the Gods which we found out on the last day of our stay. Sites were shaded with a nice view of the mountains coming out of the park. Also had a small trail next to the park for dog walking. Staff was one of the best I've encountered. A bit hipster, but very funny and extremely helpful. A bit pricey, but it goes with the territory as every park in the area - even the dumpy ones - charge a premium. Absolutely would stay here again. Marijuana is legal in Colorado. However, this park does not allow marijuana smoking outside of your rig, and they will throw you out if you do so. I found this to be one of the main selling points of coming here. However, if you do want to smoke, find another park. We camped at Pikes Peak RV Park in a Travel Trailer.

Really the main thing is the way the park is set up. The spaces are too tight and when you do get into the space there is barely enough room for the slideout. Then your hookups may be on the wrong side, so bring extentions. If you tow a car, parking will be a problem also because of the small spaces. Other than that it was clean and kept up pretty good. We camped at Pikes Peak RV Park in a Motorhome.

This RV Park is extremely tight. Took me 15 to 20 minutes to put my 34' TT where I wanted it. My site backs up to a steam, which is nice. However, you are very close to your neighbors. My slide hung over my neighbors patio. It was rainy while I was there so mud from the roads was an issue. I had to park my truck in their overflow area which was muddy and tight as well. WiFi was iffy. My AT&T connection was fine but the data was extremely slow throughout the day though it did get better at night. We camped at Pikes Peak RV Park in a Travel Trailer.

This park is all about location for me. Staying in Manitou Springs gets me close to the Garden of the Gods and Pikes Peak and avoids the traffic of Colorado Springs.

This is a park that has very tight sites. The roads in the park are dead end with no turnaround but there is a loop around the office building in the middle that you can back up to and go around. There is usually someone on duty to help you park but people parking their tow vehicles on the road make things even tighter. With our slideout extended we were too close to our neighbor to extend our awning. The park is very convenient to town, restaurants, grocery stores and Pike Peak and other attractions. The employees were very friendly and helpful. We camped at Pikes Peak RV Park in a Motorhome.

1. Drive up Pike's Peak and see Garden of the Gods. They are worth it. 2. Note that the Cog Railway is closed indefinitely. 3. The stream that flows through this campground can flood so be aware if there is storms up the canyon.

There are new owners and they are making changes around the park. The ladies in the office go out of their way to accommodate you. They want your business and they want you to be happy and you are. The spaces are tight but hey always have been but the Park is quaint. Next to a park to walk and take your dog. Right at the beginning of Manitou springs and you just can't beat it! On the high side but these people really care about you! We camped at Pikes Peak RV Park in a Motorhome.

It is tight. Nice walking path. Go to old colorado city and manitou springs. There is construction on that main drag so be prepared for delays.

The Park appears to be fairly strict on their rules. No problem with that from me. The facility was clean but the RVs are packed in with very little room between each unit. This is understandable due to the tourist draw in the area. We knew we were going to be late checking in and after a call they said call them 15 minutes out and someone would meet us. They did ask for payment upfront so they could close their books for the day. Easily understood. Deer and beaver behind the RV which was nice to see. Interior roads are easily navigated. Best I can say is I would be more than willing to come back again. We camped at Pikes Peak RV Park in a Motorhome.

Nice RV Park within walking distance to Manitou Springs. I agree with the other reviews that the spaces are very close together. The sites are gravel with a cement patio. Parking is tight and we had to park our truck in the overflow parking lot. The park is very clean and has a gate to the park next door. The staff is expert in helping you back into your space. The only 2 dings are that it is a little expensive for what it is and that there is no WiFi. Despite that we would definitely stay there again. We camped at Pikes Peak RV Park in a Fifth Wheel.

These sites are tight, but the parking attendant directed our back-in and nailed it the first time. Location in Manitou Springs is ideal. The RV park is right next to a city park, a great place to walk dog. The down side: the sites are so tight that your utility side is half-way into the "living" side of the adjacent RV. This makes dumping your tanks more than a little intrusive on your neighbor. Staff was extremely helpful and courteous. We camped at Pikes Peak RV Park in a Motorhome.

Walking distance to downtown Manitou Springs. Shuttle bus into Manitou Springs is just outside the entrance to the park. This is very handy, as parking in Manitou is all but impossible. You can take shuttle bus to the Pikes Peak Cog Railway. City park next to RV Park is a very pleasant place for a walk.

We found this beautiful RV Park after a long day of travel. The owner was very gracious in checking us in after hours, even switched our site backing us up to a relaxing Fountain Creek. Pikes Peak RV is a small RV park close to downtown Manitou Springs. There is a free shuttle into town that stops right out in front. The sites are very tight. But the staff helps you park and get plugged in. They are all very nice and helpful. Restrooms and showers are clean and large. This is not a park where you sit out and admire the scenery, rather a staging point close to the town and local attractions, such as Garden of the Gods, which is within walking distance. Although most of the sites are shaded by large trees. We would consider staying here again. Not a bad place despite the size. We camped at Pikes Peak RV Park in a Motorhome.

This park was amazing! The staff were all friendly and very helpful. We were assisted in backing into our site which made it a very stress free arrival. This park is in a wonderful natural setting that, regrettably, is in the middle of a major tourist area. So you have soaring trees, a rushing mountain stream, and views of the mountains alongside a busy highway lined with motels, eateries and gift shops of all descriptions. As others have noted, the spaces are VERY close together. This is not a park where you come to hang out and enjoy nature, but it is a very acceptable place to overnight while seeing the sights of the spectacular region. To add our 2 cents ... we found all the staff VERY friendly and accommodating. Our site was closest to the highway, but noise was not a problem due, in part, to the white noise of the rushing stream right behind our motor home. And the restrooms and showers are as nice as any we have ever encountered. We will stay here again if we return to the area. We camped at Pikes Peak RV Park in a Motorhome.
