Staying here 4 weeks this time (3rd visit). Rate is for 4 wks (mid Sept - mid Oct). This is the best time of the year here since it is cool and low humidity and few bugs and Aspen trees are beautiful in late Sept early Oct. Great, clean, beautiful cottonwood shade trees, concrete pads and patio (no fire pit or picnic tables or pool), very clean and nice laundry and bath/showers. Laid back and quiet atmosphere. Truly a hidden gem near Black Canyon National Park, Montrose, Ouray, Telluride, Grand Junction, and a reasonable drive (<2 hrs) to beautiful Crested Butte. Further out is Arches and Canyonlands National Parks. Ignore the short drive through the town and old nearby neighborhood because this is such a nice, quiet, and safe RV park. Spring and early fall is best since summers can be quite warm. For two weeks in the spring the cottonwood trees put out large amounts of cottonwood "fuzz" so watch your air-conditioner intakes but easy to clean out. Owners are laid back and friendly. All around nice area to stay and explore the rocky mountains. We camped at Uncompahgre River RV Park (55+ park) in a Motorhome.

Don't let the drive through town disturb you. Once you arrive at the park entrance it all turns beautiful. Wide paved streets and concrete slabs. Sites aren't all in a row but situated nicely around the park. Majority of the sites are located in shady tree area. We requested a non-tree area to shoot the satellite and right behind us was the babbling brook. Bonus! The management is real laid back and told us about some of the best places to eat & explore in the next town south. Will stay here again next year. Prices for a month's stay were lower than others in the area. All in all, a great find. Oh yeah, best WiFi of our whole trip. We camped at Uncompahgre River RV Park (55+ park) in a Travel Trailer.

This is a park that is for adults over 55 located in the small town of Olathe, Colorado. We were in site 4 with lots of shade which really helped in the hot days of August. It was quiet and we felt safe there. We were there during the height of sweet corn season, and the corn was some of the best we have ever eaten. There is a dairy about 2 miles west of Olathe that bottles their own milk and makes their own ice cream!! It was delicious . The town itself has a small grocery store and next door to it is a restaurant that has very good breakfast and lunch offerings. They close at 2pm. There were a few negatives. The park was infested with bugs (elm bugs we were told) that got into our fifth wheel. We had just a few but some people had quite a few. The concrete pads are cracking and some should be replaced. There is not much to do in town but Montrose is only 10 miles away with plenty of stores to shop in. We would stay here again if in the area; however, probably not in August. Even though Olathe is at 5000 foot elevation, this is a high desert area and gets quite hot. We camped at Uncompahgre River RV Park (55+ park) in a Fifth Wheel.

Stayed here in a 40' MH. One of the things we love about the park is that it is kid free (50+ age requirement). We chose space 26 as we had been here previously and knew it was a very large spot with shade which we needed since temps were in the 90's most of the time. Also park is quiet and smoke free. The bad news was this year the bugs were awful - mosquitoes, elm bugs and earwigs galore. The infiltrated much of our space including the MH and even though we have left some have decided to hitch a ride so are still killing the little buggers. New owners have done upgrades but might need to pay more attention to the weeds at the front of the RV spaces. Had some issues with internet but owners worked hard to get it fixed and did. Otherwise we enjoyed our visit. We camped at Uncompahgre River RV Park (55+ park) in a Motorhome.

We are so glad you enjoyed your stay! We are working hard to control those elm bugs for next season!! We have been researching the best control methods to keep the park as pest free as possible. The quetest, cleanest, shadiest RV park that we've been to in our full time travels over the past couple of years. An hour to Ouray, an hour and a half to Telluride and an hour to Grand Junction. Very, very nice here! Concrete pad and patio. Plenty of room for 42' 5th wheel and truck and Harley. $45 night, $270 week, $750 a month includes all utilities! Very affordable for this area. Montrose is nine miles and has everything you might need...Walmart, Home Depot, stores, restaurants, coffee houses, fast foods, etc. We camped at Uncompahgre River RV Park (55+ park) in a Fifth Wheel.

Very clean park, good water pressure, good wifi, cable tv needs to be upgraded as channels were quite fuzzy. Lots of grass and trees. Sites are all concrete, though some are not too level, with concrete patios. Park is the bright spot in the town of Olathe. There is a good hardware store in town, but not much else. Big stores for shopping are 10-12 miles away in Delta and Montrose. We camped at Uncompahgre River RV Park (55+ park) in a Motorhome.

Very nice, clean park. 55+, quiet. The park is tucked into town so there is no highway noise and we heard no trains. Electric was steady, we did not hook up to water/sewer as we only stayed one night. The owners were very friendly, helpful and welcoming. Sites are concrete, pull thrus, lots of shade trees. Only dog we saw not on leash was the owners and he was in the office. Sites are fairly spacious, more than most town parks. Not a lot to do in town, primarily agriculture. This would be a very nice park to linger for a while. They have a "happy hour" twice a week. They offer a laundry room and restroom/showers. We would stay here again. Price reflects a week stay with veteran's discount. A very nice RV park. Friendly, engaged owners. Very helpful and pleasant. Enjoyed spending the week in a park that was quiet, and especially appreciate the 55+. The owners keep the place beautifully manicured, and clean. We stayed too busy hiking and motorcycle riding, but there were several park events while we were there. The utilities worked as they should, including wifi. You will not find a better RV park in that part of Colorado. When we are in that part of Colorado, we will DEFINITELY stay there again. If you ride a motorcycle, you MUST drive the hwy 141/145/62 loop. It is around 250 miles from Olathe. An absolutely AMAZING ride! If you don't mind rough dirt, check out the Dominguez- Escalante National Conservation Area. Very beautiful, and rugged area.

Just finished up a 2-week stay at Uncompahgre River RV Park. We enjoyed every minute of our stay and highly recommend this park to anyone looking for a place to stay on Colorado's Western Slope. Asphalt paved roads and concrete pads for sites. Nicely spaced so you're not right on top of your neighbor. Good utility connections. Good wifi. Good ATT and Verizon service. This is a well designed and laid out park and the current owners are doing a great job of bringing it back to first rate condition. Spotless laundry and restrooms/showers. Frequent social events. Lots of shade! Our only specific suggestion is to find a place for a fenced dog park. Olathe is an excellent central location for seeing the Western Slope. 5 good golf courses in the immediate area and you're an hour or less from Telluride, Ouray. Black Canyon of the Gunnison National Park, etc. Again, we can't say enough positive about the Uncompahgre River RV Park. We will definitely be back. Both Montrose and Delta offer all the shopping you might need. Lots of great restaurants. Try golf at The Bridges, Devils Thumb, and Cobble Creek. Don't miss the Black Canyon of the Gunnison National Park - spectacular! And Telluride, Ouray, and Silverton are all within a day-trip distance.

Rate is based on a one month stay. Nice campground in the farm community of Olathe. Owners are attentive and responsive to your needs. A few new sites are planned for the south end but work is in progress and being done by the owner. Currently it is a barren site with piles of dirt. Mosquitos and bugs at night were an issue. About half of the sites are occupied by seasonal campers. Equal distance to Delta and Montrose for shopping. Small grocery store in town for necessities. Wi-fi was up and down. They are planning an upgrade to fiber but I put it in the category of the additional sites. Washers and dryers work okay and cost $2.00. Our third stay. The Fun Factor is no longer here at all. While the new owners are nice, it is not run nearly as well as on our previous two stays. It is still the best bet for an RV site around in this area of CO so we would return. When I called, I stated we were in a MH and if we could have a shaded spot. We were given site 11, probably the worst site here for a MH. Full sun on the windshield from 1 - 6 during the worst heat of the day. On day 2 the electric failed, so we were given the option of moving across to site 12. Completely night and day, site 12 was very nice for the balance of our 2 week stay. Our AC could keep up with the triple digit heat we arrived in. This shaded row was empty except for 1 site on our arrival. So why did they put us in site 11? Park has a couple of Yahoos with 5th wheels who think it is ok to let their trucks stay half in the street. The clown in the corner had 10' feet between the back of his truck and his trailer. By sticking out in the road he make it tough for others to make the really tight swing around the corner. See class A below. Hopefully, the new owners will catch on and put a stop to crap like this. We spent almost a month here (initially planned on 1 week). The owners couldn't have been any nicer and they were great about extending our stay while we waited for parts for RV repair. We were in Site 40, which didn't offer any shade, but did allow us to get Dish reception. There are a number of sites that are shaded the majority of the time, but you sacrifice satellite. More than adequate site size. There is a pleasant "riverside" walk (although there was little more than a trickle during our stay). A few long-term seasonal guests and numerous ones who return every year. Good location and cheaper than parks in Montrose. Easy drive to Ouray, Silverton, Grand Mesa, Grand Junction and Black Canyon. I second the suggestion for a dog park, although walking the park roads & path along the river was very pleasant. We camped at Uncompahgre River RV Park (55+ park) in a Fifth Wheel.

Outstanding park. Concrete pads. Gravel and paved roads. Extremely clean showers and restrooms. Well equipped dryers and washers. Very friendly owners. Very limited local eateries. Plan to bring your own or dine in Delta or Montrose. We'll be back! We camped at Uncompahgre River RV Park (55+ park) in a Travel Trailer.
