Friendly owners which are very laid back. This is not your normal run RV Park. But I will stay here when ever we are in the area. Park could be greatly improved by making the permanent residents clean up around their sites. The Park has great access to the surrounding area. - From the Kites

Made reservations for 9 nights a month in advance. Asked for a premium site as we have a 40 ft 5th wheel and another small car and was told no problem. Paid $470 total. We were crammed into a very small space not even room for picnic table between us and other trailer. Also had to park our truck in visitor parking as site was too short to park it there. When we complained they said that was all they had. There was several larger empty spaces in the park. - KellyT

We called 1 hour before closing to see if they had a spot for the next day. They were opened when we arrived and indeed had a spot for the next day for 1 week that we could have. Since it was close to closing time, the computers were already shut down. We were assured it would be there for us the next day. I called as soon as the office was open the next morning. The lady told us that a note was left that we would be arriving the next morning. She took a deposit until we arrived and the balance was paid on arrival. Not only were the staff very polite and had worked things around so we could have 2 weeks in the same spot. Office staff was excellent and the man that guided us to our spot was fantastic. We have found this resort to be very clean and upgraded. Haven't used the bathrooms but everything else is nice and clean. Where else can you put your trash (in garbage bag) near the road in front of your site to be picked up all day??? That rates a 10 in my book. The lady in the office was wonderfully nice. The place was very clean and has a fenced in dog park. The wifi was very good and there are a lot of trees. But... the spaces are VERY close together. My neighbor had a crying baby inside that I could hear in my motorhome over my AC and TV. That is how close they are. My spot had absolutely zero water pressure, the water trickled out of the shower and the kitchen I could not even rinse out a glass of water. I stay here at least once a year, usually in the fall, and it's usually my last trip of the year before winterizing. I try to always stay in site 58 at the end of Loop B, what I feel is the best site. I always have a fantastic time and I hate to leave. The sites are pull-throughs with electric hookups only. There is a lot of room, and most sites have a tree or two. Because you don't need to worry about water or sewer, if you stay here with a friend you can both face each other if you're next to each other, making a common area that is really nice. There are some good views of the lake here and there, but you usually have to walk down to it to see the whole thing. There is a nice, cement path that goes along most of it, and you can use it to walk into town or to the swim beach. Be sure to walk out to the hunting areas to get out into nature a bit. The dump station can be busy on Sundays, so prepare for a wait. There are water spigots in a lot of places, so there is usually not a line for those. The picnic tables and fire rings are in good shape, but the pavement can be a bit rough. Sites are level, though. Bathrooms are in great shape, and the showers are nice. There is playground equipment, but note that the equipment at Loop C can be squeaky and loud if kids are on the swings. This is a great place for winterizing. If you run out of time to do it at your campsite, just go to the huge parking lots near the marina (if it is closed then the parking lots will be pretty empty). Everyone here is really nice, and no one seems to mind. The marina isn't big, and neither is the visitor center. There is no store or restaurant, but there is a gas station nearby outside the park. This place has NO SOAP IN THE RESTROOMS. Like EVER. They just don't stock it, and there are no dispensers. You have to remember to bring hand soap each time or else you can't clean yourself. There's no sewer, only a dump station, and you have to share the water because there are only spigots intermittently throughout the park. You also have to hit the change machine and insert quarters in order to take a shower. It's a pretty setting, though rather brown and empty in fall. AT&T cell service was not good, and functioned somewhat intermittently and quite slowly despite the fact that signal was available. The additional fee to park your car is annoying, as is the fact that if you buy an annual pass, it's only valid if you physically, permanently attach a big sticker to your windshield. I added $5 per day to the cost above, as we stayed 14 days and bought an annual pass for park vehicle entry for $70. It's not too far from Loveland or Fort Collins, but it's not particularly close either. We stayed here more as a last resort because all of the other parks were full, even in October. Stayed hear while visiting relatives nearby. Things to remember is the price of camping does not cover the cost of the $8 daily entry rate. Also, the check in was extremely slow as the office at the park also registers boats- an extremely slow process. Although there is no sewer hook up, there are bathrooms and showers. The showers require quarters and I think it was $1 to get the shower started. All of the sites are pull through but area not big enough to leave the tow vehicle attached. - Cavtrooper

So sorry about this place. We stayed here many years ago and it was nice. Now mostly long term people with permanent things added to their sites. No one seems to pick up after their dogs. Parking was very crowded...had to unhook to even go to site. Office staff was very friendly. - travel2011

The park has power issues (very low voltage on one leg) which prevented the use of standard RV Surge protectors and low water pressure making showers a bit of a challenge.
RV Spaces are *very* tight. I had a family of HEAVY smokers next door that churned out more smoke than a Semi-Truck. With the trailers packed so close you get all the odors from your neighbor. Naturally they felt no reason to accomodate any nonsmoker requests. Had to resort to a filter mask. Due to tempuratures I was not able to use fans to clear out the RV air.
I was planning to stay through March, but ended up leaving after the first month. - WillD

We stayed in space where we had more room between our units as ours was older unit. Newer units with slides and awnings will find it more challenging. Laundry facilities are taxing the drain system and overflow the drains, yet no warning signs are placed out. When office closes, not always as hours posted, no one will answer telephone until voicemail is listened to the following day, unless Sunday. Read all park posted signs pertaining to video taping and supposed rules, it may make your stay "easier?".

This is a small RV park (about the size of a backyard) at 917 31st Ave in Greeley. There is no sign, but it's down a driveway behind an auto repair shop and apartment at this address. Water pressure is quite low, so had to hand fill the water tanks and use the internal pump. Of all the campgrounds I have stayed at this had the filthiest rest room (there is one coed rest room- when checking in was told to knock before using restroom) Owner only comes down on weekends, but you can mail a check or pay on the weekend. Although absentee management you are given a business card in case of problems or questions, and he is quick to return calls. I learned to leave my screen door shut, otherwise one of the many friendly cats in the RV park will invite itself in your RV! - Traveling man

We have stopped at this campground several times over the past 10 years to visit family in the area. Nothing has changed. The worn out laundry equipment, the broken down exercise equipment, even the worn out carpet in the office and pale green paint on the bathroom walls is still the same. The electric was spotty at times failing on several occasions during hot week we were there. Huge potholes that become mud holes at one end of the campground. Our neighbor complained of the pothole at his site and someone came by and threw a few shovel fulls of gravel down. The campground is mostly full of oil field workers who are generally quiet and leave early in the morning but their work vehicles and oversize pickup can make navigating some of the interior roads taxing. This is an old KOA campground that shows little evidence of improvement. If not for the workers it would be mostly empty because there is little to recommend it. Oh yes, during our day the stockyard stench was present nearly every day. - longgone

Didn't know if you paid monthly there is no refund if your stay is cut short. Didn't see rules till after you paid. Work truck broke down so he brought it home and traded out trucks and was driving his personal truck there while at work, and they accused husband of having aftermarket stuff done to his personal truck he had to use which was false it is all stock but they would not listen and were very rude about it. Space is horrible sites are so close together, not kid friendly. People are rude. So glad to be out of there and will never go back. Worst RV park we have ever been to! - Abeyta

Have stayed here before, so was not surprised. Nice park with level spots. As I only needed electricity and water, didn't opt for full hook ups. Did not watch television, so have no idea what the service is like. Staff was friendly and had no problems checking in. Was not asked age of rig. Good directions to site. We stayed here one night as we were traveling through. The south campground has a few spaces that will fit big rigs like ours. Showers are pay-showers ($1 for 3 minutes, $2 to start with 6 minutes), but were clean. At our end of the loop we were in was a pit toilet. The lake level was really low - if you were walking your SUP or kayak down there it would be a bit of a hike. You can launch at the marina area. The park is quiet and rustic. We'd like to come back and stay longer so we could enjoy the water activities. We didn't check out the other campground, Inlet Bay, but they use ReserveAmerica so you can see what's available. The campground is run by Larimer County and seems to be pretty well-cared-for. Close to Fort Collins, a college town with everything you could want including entertainment. We spent 6 nights here, in a pull thru full hook up site. Enjoyable place with a swim beach and lots of hiking or bike trails. The lake is the star here, and is a draw for boats and campers. The campground was full for the weekend and wide open on weekdays. It was very warm for this time of year with no shade. Our site was sun drenched and hot. Ft. Collins has it all and Rocky Mountain National Park is less than an hour away. - Psi500

After 3 nights of boondocking we wanted full hook ups so we stayed on the water side edge of the upper loop. Patches of water could be seen through the trees. The sites are large and we were on the end of the loop so it felt very private. It was nice but the waterfront sites really are more interesting, more to watch and see. Some of the waterfront sites have vegetation between you and the water so you might want to ask about that. Also, the site next to us (site 8) overlooks the maintenance building and parking lot - not a nice view at all. There was some traffic noise but not enough to bother us. The staff here is very friendly and helpful. We enjoyed our short respite before heading into the Rockies but thought it was pricey after all the fees. The full hook-up site was $30, plus the transaction fee, plus the daily use fee drove the price up to $41/night. Colorado is the first state we've encountered that does not include the use fee with the campsite. - janci

Worst RV Park ever. First, it's practically on Hwy 289 so it's super noisy. The only overnighter sites face the highway, and it's bright out, so you better have dark curtains. We knew this going into the place, but we were desperately tired and stopped anyway. The management was less than hospitable, and cranky. When I asked her if I could write a check she looked at me with an accusatory look and said "Is it any good?" When I asked her if she had laundry facilities, she said, "I got nothing! Just a place to hook up and dump. That's it." Going against our better judgment, we set up in one of the 3 overnight spots, and the electric hookup was a joke. It actually had old fuses instead of circuit breakers. We plugged into the box on our site, and there was no power. So we plugged into the one next to us and it worked for a bit. But the next morning the outlet was sparking, arcing and crackling (we weren't even running anything except the water heater and fridge), and when my husband went to go shut off and unplug, it sparked and almost started a fire up our RV cord. Our cord prongs are smoked. The park noise and the dumpy trailers there were bad enough, but that was the last straw. I went over to management and just told her we had to leave 2 days early. I did not say why out of fear that she wouldn't give me a refund. She kindly gave me my check back, which was nice. At $20 a night, this place is no bargain if they fry your electrical system. Stay away, and bite the bullet and pay for the pricier campgrounds in the area (we went to Johnson's Corner, 20 miles south, in Loveland). Fort Collins has squat in the way of RV parks, so the best you'll get is down the highway in Loveland, or maybe the state parks, which cost just as much as the parks, so why not go for the full hookups instead? Eeek. After 2 years on the road, we've never seen anything this bad. Boondocking at Wallyworld would've been much, much better. - LiveWorkDream

This is mostly a Mobile Home and Monthly Campground with only 2 spaces available for overnighters, the one we got was in a beautiful shaded spot, the only pull-through is part of a driveway with no shade. The park is very well maintained and the owners very friendly and helpful. Very close to town for shopping etc. They do not have any discounts, we got good internet and 4 tv channels via antenna. - mskitny

We stayed a week here. Six of the nights in a hot tub site. This park really skimped big time. Even though we still paid $89 a night for the hot tub site, it left a lot to be desired. On the up side I could say that the hot tub did get hot, and there was a patio deck around the spa. Most of the other sites had no patio at all. However, this hot tub was old, and the control panel that had the push buttons to make the spa features work were old and broken. The lights and the jets in the spa didn't work, and the only one that did turned the filter on and off. There was a way too big cover for the top that obviously came off of some other spa, and there was no self chlorinating device in the water, so for six days the hot water was just hot water. The only fence around the spa was a 3' partial white picket fence that provided no privacy from the passing vehicles driving past at night, or even from dog walkers with their flash lights. All of the hot tub sites were on the ends of a row, so cars from 2 different directions lit you up when passing. There was also no way to secure the spa top, so any child passing by could have free access to the water. It made me a little nervous leaving the hot tub unattended while we left to go do errands. The other major down side was that the RV parking pads were cement, but the roads were dirt/gravel, and mostly dirt. The whole week was kind of a dust bowl, either from cars or the numerous KOA golf carts zipping by day and night. Other than that, it did have lots of the usual kids activities, a pool and a small lake. Our on board Wifi worked well, but the park did offer wifi but the neighbors indicated that it didn't work well. The restrooms were acceptable and handicapped accessible. There was a walk/run path around the lake that we used a few times, and was a favorite for dog walkers. - SargeW

Nice location near town. Friendly, easy spacious check-in. We were informed that due to the heat (95 when we arrived) that they were keeping the pool open. Very nice, and smart! Very dusty dirt/gravel roads. Some sites are shaded, some not and many young employees were out daily trimming trees, removing weeds and generally sprucing up. Playground is enormous, pool was nice, interesting mini golf, bounce pad and arcade were shut down for the season. Large lake for fishing was a welcome amenity and they were removing the paddle boats for the season. Our site was a spa site pull-through and it had lots of room, private, very nice furniture and deck area and a lot of grass. Spa worked great, but they really should replace the cover. Large pavilion with picnic tables, stage and bbq for groups. Pretty large store for a KOA. Laundry (and restrooms) were spotless and the machines were excellent, large commercial types. Very quaint and older cabin. Really could use some updates on the electrical system. Couldn't use the air and the microwave at the same time. The cabin had air, microwave and refrigerator. Beds were very comfortable. The cabin was clean. Very small bathroom and shower but usable. - honey bee

We couldn't get in Boyd Lake SP when it was full for the weekend ,so tried this park. The worker campers in office were nice but open hours are very limited. Looked like nearly every site was taken by full-time residents or long term visitors from out of state. Were told the Park has been purchased by owner of Riverview Rv Park down the street and eventually will not be open to over night campers. It was ok for our purposes, with cable, wifi and good electric. Bathrooms were small and very outdated; so was Laundry room. Most sites were tight and in full sun. Easy drive up Big Thompson canyon to Estes. Can't really recommend and it will be a residential-type place anyway. - Annie's Song

Rate reflects weekly rate. Staff: friendly. Neighbors: friendly and, oh, my some were even long time residences. Yes, the sites are close together, but I've been at worse; we had a concrete pad with a picnic table on it which I consider quite roomy. It is on a hill and a bit tight to get into spots, but we managed with our 35' fifth wheel. Laundry facilities were clean. Location is great; not far to get to Estes Park/Rocky Mountain NP. Devil's Backbone a very short drive (1.3 miles) with great hiking and biking. Even Loveland downtown is not that far away. WiFi was relatively good. - MichelleKry
