First of all, this not a bad place, just a bit noisy and crowded. We are full time RVers and Elite members of Thousand Trails Trails Collection. My wife actually likes it here because of it's proximity to the shopping. However, I do not like helicopters roaring over head all hours of the day and even the middle of the night. Emergency service sirens, roaring car engines on Route 192 (Irlo Bronson Highway) Nah, I like to relax and I will drive the 20 minutes or so to go shopping. The interior roads are in good condition. The pool area is also in great shape. I never went to the gym or clubhouse so I have no opinion on those. Resident annual renters are the usual arrogant "could care less" about us nomadic travelers attitudes is becoming an expected norm. My next door neighbor in a dilapidated trailer/bungalow #253 let her semi wild cats run wild, sleeping on our chairs and picnic table and pooing all around our RV at night and it stunk to high heavens during the hot days. Our Site was #254 so avoid it if possible.The showers were, very small. I am a large guy but far from the largest. I had difficulty changing in this tiny shower stall area. The bathrooms appear to be cleaned on a normal basis. The laundry uses tokens and have machines to dispense them. The washers were in good shape as well as the dryers. This place is not the top of my priorities for visiting again however, if it is the only place available, I do not find it that horrible that I would not return again. The staff here was wonderful and friendly. I would have easily given this an 8 if the bathrooms were more accommodating. - naknak

The best thing about this park is proximity to Disney and other entertainment venues. We paid for what is called an "elite" site and assume that is what we were assigned. The site was too short for our 40' motorhome and towed vehicle, no picnic table (there were large groups perhaps table moved), neighbors too close and overflow parking on already too narrow streets. WiFi was free in poolhouse other there was a fee through Spectrum. This place would qualify as a mediocre rv park but not a resort. - Never Lost-New Adventure

We were told the only way to guarantee to get a pull thu was to reserve an Elite space, which we did A couple months ahead of our arrival. It was a very tight space making it tough to pull through I had to back up several times to get my RV straight. Let alone the concrete was very unlevel. They had done some construction on both sides of our concrete slab leaving the dirt un-raked and very uneven. In fact my wife and I both twisted our ankles a couple of times walking on it to get to our truck. Our site also had a 4 foot dead tree trunk on it no picnic table and no even area to put our steps down. I went to the office to complain about our location and was just told that they were sorry and they would let the management know. I was offered no discount from the Elite price we paid $345 for four nights. This is an Encore property and they should do better than that. We could’ve stated many RV parks in this was by far the worst property for the money we paid. Maybe because they sent me an email a week ago wanting me to pay in full for a week ahead of time is why they gave me this lousy site. Fortunately we spent many hours at the Disney parks so we didn’t have to sit here and look at this dump. Will never stay here again. - Licari

Does not have a playground. Park is split in 3 sections. We stayed in the Sun section. This is not a fenced part of the park. We were put right by a very busy road. There is laundry and really nice showers. The laundry is the cheapest I've found yet. Kids loved their rec hall. This is not a park for kids though as there is nothing for them to do. If you can adventure out that is best. There was a farmers market and flea market that we went to right across the street at the fairgrounds. It had a lot of fresh produce but also typical flea market items. Bring cash. Many of the vendors do not take cards. We found this out when we went to buy apples. Our side did no have a pool,it was across the busy road. As there is no fence around the park, I felt unsafe and did not let the kids play outside as I normally would. - TravelinFam

Price reflects TT discount at Encore parks for monthly rate. We booked this stay so we could leave our rig in a safe place while we flew away for Christmas. We were in a parallel site across the street from the office, and because there was no one else around we were able to pull into it without too much jockeying. There was plenty of room for us to park our HDT at the nose of our 5th wheel, and while our front yard faced the campground road, we had a good amount of grass. Bathrooms were very clean. Close to several small towns, easy access to gas, food, restaurants, and fun things to do. - Denise and Glenn

Stayed here for 3 days during the winter season in Fl. Bad mistake. When making reservations told them we needed a pull through: When we arrived, it was a back-in. We are a 40ft RV with tow car. Without a lot of "jockeying" room, sites are very difficult to get into even with the dolly unhitched. From the entry, the facility looks really nice: That is only in the front couple of rows. Our spot was in the larger back area which was unkempt, and full of what appeared to be yearly or seasonal workers area. Across from us was what appeared to be a souvenir store for Disney; one in the back had the sparkle type lights going all night and the other lit up with Disney lights. Not the ambience we want for camping in a tent, 5th, tag-along or RV. It was a large site width-wise but not enough to keep dolly attached. We had to move our tow vehicle one morning so a neighbor across the street could get out of his spot. . There was no guide for reaching the site and erroneous directions given by the camp personnel. With small winding, poorly maintained roads, it was difficult to maneuver through. Sites in back were grass and poorly leveled. Wi-Fi was fine as was 50 amp service. No garbage pick-up but we were within a short walk to the community dump. Due to the cost of this campground, I give it a terrible rating! I'm a native Floridan and know what the Orlando season is like, but I considered this price-gouging. For possibly $40/night, maybe. - docsheila

Park is an excellent place for a vacation. Sites have some room between them and appeared to be all fairly level. Mine was within ½ inch side to side. There was lots of sand, so a large outdoor mat will help. Most sites will be very shady and will possibly block satellite reception; however I was able to get several over the air stations. Park was kept very clean with the campground host cleaning the restroom and sites. Walking around the park I was able to see lots of wildlife, especially early in the morning and late evenings. "Hot Springs" was nice but chilly in December. I would return to this park anytime. - JFB1

Fabulous site but quite humid in August. Humidity was very high when we went and the trees made it feel like a jungle. Site was spacious. Spring is very cold and wild animals walk free around the area. We crossed the path of deers quite often during our 14 days stay. Saw a raccoon at the spring. They also do controlled forest fire there and they burned the forest around the campground while we were there. It was fascinating to see. - Isa L

Lots of power problems! My surge protector kept shutting it down due to power spiking at 130 Volts on one leg 125 on the second leg. (50 amp service) When I called the office and reported the problem I was told to take my surge protector off!!!! Oh really! And yes the was a lightning storm going on also! It was our first ever camping trip! We enjoy our stay there. We learn a lot on this first trip. The staff and people at the campground was very helpful. It was clean and quiet. We stayed for a week. They have a pool, laundry room, bathhouse and bathrooms available that are super clean. This is not a big resort with a bunch of amenities. This is a family oriented campground. We stayed here for one week in our motorhome, the price reflects Passport America discount. The sites are quite large and many are shaded under large trees. It was pretty quiet, people adhering to the quiet times. The WiFi was strong and pretty fast...and free, it's hard to beat that. The office has many standard items for sale, but I stayed out of there after our initial check in due to the smell of cigarette smoke. We were shown which sites were open and sent out to choose our own place to land and then report back. Our site had two concrete strips to park on and a small concrete pad, but no shade as we wanted the better satellite signal. Most sites appeared to be on the grass. - Da Keeffes

Description of RV park on website is overly-exaggerated. Park does have a security gate - being that it does have a lot of permanent residents. It has about 30 sites that are reserved for temporary visitors. You have to check in at the convenience store located on the campground. Staff is friendly. Store is somewhat rundown. Our site was grassy, and after the rains got very muddy. Cable did not work. The cap on the sewer line was covered in tree and grass debris which leads me to believe that not too many temporary visitors come this way. The comfort station located close to our site was located in a very old building and not very clean. We stayed for 3 days during the 4th of July weekend. The park does have a nice large pool and offered activities for the kids. - JoelRamirez

We have been staying at this park for years since 1974. The park does need some improvements and the management is trying to shape it up. The front gate people do a good job of security. At check in they have been requiring campers to pay for a background check ($20). It doesn't state this on web or anywhere else. I refused, but they will accept some documents (eg carry permit) in lieu of. After this and being told all the restrictions I really thought the CG would be better setup. Instead it varied tremendously from very nice maintained rigs to derelict RVs that look abandoned for years. also, the only rule enforced was the speed limit. My site was in the 'premium' area. It had 6in deep ruts and exposed tree roots and the concrete pad was broken into about 40 pieces. All the hookups were conveniently located and wifi while slow was a strong signal. One neighbor was a nice coach and the other had a permanent old 5th wheel with 2 golf carts (one broken), 2 large trucks, extra cars when visitors came, a large enclosed trailer and stuff everywhere. Fortunately all the facilities were in good shape and lots of activities. (the Tiki Hut is a hangout for permanents) We would consider staying here again because of the facilities and the great group of campers we met. Apparently the CG has just sold again. We stayed here one night because it was close to family in Winter Park. This is a very large campground with a water park on the property. The check-in experience was very efficient, and the guide led us to our site and made sure that all equipment was functioning properly. Our site was grassy in a big open field, with a cracked concrete pad next to it. We had heard good reviews about the Tiki Hut bar at the marina, but they were closed for inventory the night we were there. All the employees were very helpful and all the campers very friendly. We would stay here again, but would try to get a site in a more wooded area. - melissab7

Needed a place to stay close to our RV dealer La Mesa and this was ideal. So surprised to see a huge 800 site park that was very close to nature and not sterile. The park is centered around wonderful waterway full of birds and even a safe place to swim. Sites are close together but we felt like we had room to enjoy because of all the trees and nature around us to walk through. Nice staff. Great dog park and dog wash. - Scooterd16

We enjoyed our three-month stay in TwevleOak RV resort everyone is very friendly and keeps to themselves for the most part. This resort is a mix of new and older RV's but very well maintained. During our stay, SR46 was under construction making it a little hard to get in and out during peak traffic times but very manageable, due to the construction the resort lost its pool and main clubhouse and is making good use of it older clubhouse which is always packed during events. Special dinner party and Saturdays morning breakfast are must-attend events. TwelveOaks Rv Resort staff will make you feel welcome but no one is overbearing. If you're looking for a Great Central Florida location giving you the options to see most everything central Florida has to offer within a one / two hour drive then you need to check out this Resort it's convenient affordable and well managed. - Michael Cottle

This park is clean and well maintained. There was apparently much damage during the last hurricane. The main office is in a construction trailer which is very neat, has a reception desk, mail pick up service, office and restroom. Park maintenance was busy raking and picking up leaves. The overall appearance of the park is a clean, well maintained park in spite of ongoing construction of new office and restoration of some RV sites. Front office personnel were friendly, accommodating and helpful. I recommend this park if you are in the area. It is particularly good if you are visiting Sanford. - LOWBill

We stayed for a week while visiting with family. The roads in the park were narrow and heavily treed but we did not have a problem in our 36 foot motorhome. Our site was large with a large concrete patio and picnic table. Most residents were full permanent residents with the unoccupied sites going to the transients. The staff was extremely helpful and courteous. We would definitely stay there again when in the area. - RJ56

We had site #13 and have been here multiple times. Really like the woodsy feel and closeness of the camping area to the tubing area. Campground had noisy people next to us this time. People using loud voices until very early in the morning, not drunk (no alcohol allowed in park, they WILL check) just noisy. It rained at the start of our stay and there was some standing water in a few sites which breeds mosquitos here. Park was very crowded on weekend but quiet during week. Tube run is great and cold. Lots of lifeguards for safety, if you are not acting in a family friendly way you WILL be asked to leave. Park closes from 10a-3p on weekends because of crowding, so get here early or come late. Campers checking in must be IN sites before park closes for night. No late arrivals. - FL Camper

We were in site #13.This is our 4th visit check out reviews on 8/08, 6/09, and 9/10 for full info. We love this park even though the campground is older. It is a short walk to the springs to cool off and there is peace and quiet here. No alcohol or rude behavior is tolerated. I even saw some loud mouthed kids at the springs get their entire family ejected for loud cursing. This is a very family friendly park where they don't put up with rule breakers! The newest thing they have added is the bear proof trash cans in the campground. We saw a young bear checking every trash can in the picnic area this visit. Park is patrolled often by sheriff deputies. The tubing is great and as a camper you can walk the spring trail after the park closes and see lots of wildlife come out. Our site was HUGE and next to the walkway. Lots of shade and they also sell firewood for campers now. Apopka is close by with many stores if you forget anything. Best value in Central FL in our book. - FL Camper

We camped in site #8. Very shady with w/e, fire ring/grill combo, picnic table on a concrete slab. Sites are long enough for the longest RV's. We did have a problem with the power going out, but it was rectified quickly with the ranger. This our 3rd time camping here and we still really like this campground. It is quiet, but close to the river where the tubing is. Park is not crowded during the week but does get full on weekends. We saw deer on a hike, turkeys, raccoons, and a bear was sighted in the campground. - FL Camper

This park is in the process of being sold to a developer and will be closed in the next few weeks. Although a review is probably not necessary, I'll include some of the major issues. Maintenance was pretty much non-existent due to the sale. Water pressure was very low, we had to run our pump to keep the pressure up to an acceptable level. The 50-amp electrical service was running at about 109 volts, too low for RVs like ours. Bathrooms were old and not maintained, not cleaned regularly either. The people here were very nice, but since they were being forced to move there was a depressed mood as the moving trucks came in every day. Do not plan to stay here during the next month or so if you want to relax or have a good experience. We reserved many months ago before the sale went through and did not know what we were getting into. - LowesTravels

We have stayed in this park on several occasions and found the staff very friendly and helpful. There have been no issues with theft as mentioned in previous reviews and we felt perfectly safe here. The pool area is very nice. The laundry facility is very neat and clean. The spaces are about 30 feet wide, which we felt was adequate. The park does have a lot of permanent residents in it and it is not close to Disney, but is great for a few days relaxation when passing through the area. We would recommend this park and will stay here again. - DeeRon
