The park is nice with many nice concrete spots for big rigs. We have stayed the past 2 years for a month each time. If you fish or boat it is a great location. My only complaint is the office staff can be difficult to work with. However, the grounds people are great and work hard to keep the place looking nice. We camped at Live Oak Landing in a Fifth Wheel.

Be sure to take in The Bay restaurant, especially if you like sushi. Another great restaurant about 20 min away is Stinky's Fishcamp. Excellent oysters! If you need a Walmart, there is a good one in Niceville. If you get to Defuniak Springs, visit the Bogeys Bar & restaurant. So good and very nice atmosphere! Blue Mountain beach is nice and close but I prefer the one in Grayton Beach state park. Not as busy.

We stayed here in a pricey "Premium Plus" Pullthrough site for a few days. This site 17 (the first spot as you drive into the campground) was not really large enough for our 38' fifth wheel and truck and definitely would not fit the reservation's "47-48' total length" listing. We needed to park the truck 3 inches from the RV in order to clear the roadway. Add one side awning and you maxed out the space. Other sites, including back ins, appear to be more roomy than this one. Our RV Neighbor was close but quiet. The non-campground neighbors across the street were quite noisy with screaming kids and loud motorcycles, but they were quiet at night. The campground was clean, the staff friendly. There is a nice large fenced-in dog park area. Boat launch for your toys. The clientele was a mix of permanent cabin owners, seasonal guests and transient visitors, with weekenders coming down for the fishing. The pool was not open during our stay, but the facilities looked clean. The campground layout is a bit strange. There is 1 one-way road in that takes you all the way through to the end of the park, and 1 one-way road that brings you back out, with no intermediate cutoff streets. So, if you follow the rules you always traverse the entire campground to get around. Then again, most drivers ignored the rules and either went the wrong way down the one-way or backed up. We were sad to see that there is no recycling program at this campground. So, we toted our recyclables along with us when we left. Verizon coverage was good...2-3 bars. The gulf shore beach action was easy to get to. All in all it was an OK experience. We might look at other options the next time we are in the area, especially given the cost for a tight site and lack of amenities. We camped at Live Oak Landing in a Fifth Wheel.

Do not arrive at this park after dark.The park roads are not lite at all.Trees are close to internal roads and cars are parked close to the roads. No reflectors or lighting to help with clearances. Friends traveling with us damaged their Motorhome in the dark. Light on the power pedestal was inop the entire stay even after reporting the issue 4 times with the office. Other than issues listed, it is really a nice park. I would stay again, arriving well before dark and bringing parts to repair the pedestal lighting. We camped at Live Oak Landing in a Motorhome.

The price is not normal. I stayed under the Tents for troops program, so my stay was free for two nights. Staff is friendly, pool is fairly small, but clean and screened in, so no bugs. We did not use the pool because of the rainy weekend. Restroom/showers facility were very clean, there are two showers and one toilet and urinal in the men's room. I assume similar for women. There is a short walking trail along the waterway and a dock for boats/fishing as well as a fish cleaning house for guests use. The Park is long with a somewhat sharp turn at one end. I was able to negotiate the turn with ease. I have a 32 foot trailer and a long bed/crew cab truck. We camped at Live Oak Landing in a Travel Trailer.

We ate at Hungry Howie's pizza the night we arrived. It's 4 miles away and surprisingly good and the prices were great. $17 for two large pizzas.

Lovely park. A bit remote. Level, long sites. Very nice accommodating staff. Surprised to find only one small bathhouse for entire campground, and pool is pretty and screened but very small. Extremely clean, quiet. Cable is not very good and antenna is equally very limited. Couldn't use satellite due to trees. WiFi was good. Would love to return but kind of hard to justify price for location and amenities (and we have stayed at other parks owned by same conpany several times). We camped at Live Oak Landing in a Motorhome.

Very nice park in a lovely location in the woods that I had no trouble maneuvering my 43 foot motor home into. There was a tight turn after check in but having disconnected my tow, it was not a problem. Our space was a bit tight because of the landscaping between sites. I thought it was a good trade off. Close to a couple of nice public beaches without the beach front prices. Cottages are very nice too. Pool is screened so bugs are not a problem. Nice place, definitely will stay again. We camped at Live Oak Landing in a Fifth Wheel.

Disappointed after the good reviews posted. Not big rig friendly. Narrow roads, tight corners trees that were not trimmed with big rigs in mind. I put scratches on my 40' fifth wheel , first ones ever. Pointed it out to manager just shrugged their shoulders and said , so? We camped at Live Oak Landing in a Fifth Wheel.

This is a beautiful park. Well landscaped and along a river. Most sites do not have water view but it is a short walk to the riverfront. Its 20 min away from the beaches so it tends to be quieter than those closer to the thick of things. The sites are spacious and at least mine was level (most I've looked at are level) and navigation in the park is easy. They have a nice sized dog park. They have kayaks and canoes to rent. Haven't done that yet, but plan to this coming week. We camped at Live Oak Landing in a Motorhome.

Grayton Beach State Park is 20 min away and has a beautiful beach and a nice 1.25 mile nature trail. Down the road a couple miles from the SP is a great little town called Seaside. They have a nice public beach. The town square has many neat shops and restaurants. In addition to traditional restaurants, they have 4 or 5 food "trucks" that operate out of Airstream trailers.

The daily rate reflects the monthly rate by the day. Our site was concrete for the coach and gravel for the tv. It was a back-in but no problem getting our 45" toy hauler in. Restrooms were clean but could use a couple more stalls. Wi-Fi was good most of the time though there were a few occasions it dropped out. Staff is friendly and helpful. We camped at Live Oak Landing in a Fifth Wheel.

Was a bit disappointed after reading all the great reviews. Our pull through spot was very narrow and the concrete wasn't long enough for our motorhome, so the back tires had to be in the gravel. Full disclosure, we do have a 45 ft motorhome, so keep that in mind. There were lots and lots of trees - which pose a problem with putting slideouts out and also overhead branches and picking up satellite reception. Dog park was huge - but there were lots of dog piles that werent picked up :-( Very sad. Road inside the park is narrow and some curves that a 45 ft mh really have to be careful around. If you have a smaller motorhome or trailer, this probably is a great park - but not as big rig friendly as posted here, in my opinion. We camped at Live Oak Landing in a Motorhome.

This high-priced private RV park must have recently raised prices since I was charged $62.50 per night for my two-night stay here. Sites are packed together but pads are concrete and mostly flat. Only four washers/dryers for nearly 100 sites and one of those was out of order; good luck getting your laundry done. But my beef is that after I had arrived, checked in and set up, I got a call from the front desk that they were charging me an additional charge because they had put me in a higher-priced pull-through site than the back-end site I had reserved. What a business plan--make the customer pay for their mistake. I will not be staying here again. We camped at Live Oak Landing in a Travel Trailer.

Were disappointed upon entering park. Office Way in the back. Our site was narrow which necessitated walking in dirt and mud to get around trailer. Had to park truck in the rear so we had to drive entirely around park when we arrived back from any errands. Wifi went almost entirely out when it rained, and was almost useless for a couple of days. Cabins seem to have the most scenic views right on the water. Nearby coaches had dog pens outside which meant barking often. Speed bumps were a real nuisance. We camped at Live Oak Landing in a Fifth Wheel.

We stayed here for 2 nights so that we could ride the bike trails along the Gulf (Santa Rosa Beach to Miramar Beach), so we did not really need all of the amenities offered here (did not use the pool, fishing or boating, etc.) The sites are roomy, but not spacious. Easy to get in and out. Nice paved roads, interesting things to see while taking walks - it is on a river - nice views. A lot of vacation cottages. Our spot had a slab for RV, patio and picnic table and shade pine trees. We would look for something more reasonably priced next time, if no luck, we would definitely stay here again. We camped at Live Oak Landing in a Motorhome.
