This park is built on a hillside. The sites are very narrow and the roads thru the park are narrower. My 40 ft motorhome just barely fit on the site assigned to me. I had to use the right side of the site due to a tree overhanging the left side of the site. I have not yet left the park and am wondering how I will navigate the tiny roads to get out of here. The site is a "pull thru" but i had to go up a very steep incline to get into the site. Lots of feral cats roaming the park. I would not stay here again, nor would I recommend it to anyone. - bones1941

This RV park has more RV rentals and park models and permanent rigs than Traveling RV people. The streets are narrow and twisty it is difficult to get a rig of any size into a site since many people put small fences and decorations right up to the road. There is a lot of highway noise. Many sites are 100% concrete there is no grass at all. One of the biggest concerns that is the site number on the electric box does not match the site number on the map. The actual site numbers are written in faded paint on the road at the end of the driveway. This can be hard to see and very confusing so if you are trying to give directions to someone or if you were to need 911 I think this would be very difficult. There are very limited office hours it appears they work basically 9-to-5 close all holidays and have very limited hours on a Saturday. They say they have free cable but you have to go to the Spectrum office open an account in order to get the descrambler box. There are many many stray cats that like to hang out under your rig and on top of your vehicle nobody is doing anything about this. The bathhouse needs to be cleaned more often and stocked. There are a lot of issues these are just a few. There is a new manager we were told they have gone through many managers in the last few years. It feels very much like a mobile home park even though they say it is an RV park. I would not recommend this RV park. The office staff definitely needs some training on how to treat and speak to their guest, there is only one person that works there that seems to enjoy her job. Heidi has a reputation as someone who could definitely use training and from my personal experience this is true. Be very mindful of your billing the statement and or receipt very confusing and don't add up nor can anyone seem to explain it, know what your rate is and look at your bill. Electric is very high! There is no security at all anymore can come and go as they please and they do. - Moonwillow

The campground recently changed owners and is now called the Luna Sands Resort. The campground is now owned by Travel Resorts of America. Campgrounds are increasingly changing their names to "resorts" in hopes of attracting a more upscale and higher paying clientele. Luna Sands is a great example of this trend. The campground appears to have been a KOA at one time (the KOA logo is still on the bottom of the pool), then became the Clark Family Campground, and is now Luna Sands Resort. There is nothing resort-like about this campground. We've stayed in RV resorts that are more closely aligned with the resort description...paved roads, paved or hard-packed gravel sites that are level, well-maintained buildings and grounds, evidence of recent and continuous improvements and infrastructure investments. Luna Sands is none of these. It's an old campground that hasn't seen much investment in the infrastructure or grounds in quite some time. There are fallen trees from Hurricane Irma that have not been cleaned up. There are derelict trailers and motor homes sitting on sites in the seasonal/permanent tenant areas. The bottom of the pool is dirty, showing footprints where people have previously walked. The roads and sites are mostly sand, not gravel. The concrete patios are old and crumbling. The roads are narrow with trees very close to the shoulders. There is quite a bit of road noise and aircraft noise that is noticeable during the day...things quieted down at night. The campground is very dark at night, requiring a lot of concentration when driving on the roads after dark. $50/night for a FHU site is pricey considering the state of the place...$25-30 would be a more reasonable price. The nearby state parks offer more value for the price if you can get a site (they were full when we booked our reservation). - Flamingo_Road_Trip

Very nice people. Needed a place to stay before I went to Disney, and I called after hours. The owner told me to come on and told me where to park. I have a 31 footer with jeep being flat towed. Site would have been level except I didn't want to unhook. Clean restrooms and owners even woke up early so that we could get an early start. - Tomwillis

Quiet, family owned park with plenty of shade. Interior roads are narrow with tight turns and low hanging tree limbs. The park is a maze of roadways with some roads as sites and some sites as roads. Be sure to get an escort to your site. Hosts are friendly and accommodating . Utilities are in good working order but are in inconvenient locations. They have a restaurant on location for daily breakfasts that was decent. The pool was nice but needs to be cleaned. Bathrooms were old but clean. The park is not big rig friendly or multiple slide friendly. The park has a lot of potential. We would come here again. - Mamaluca

This is a great state park for water sports. The spring is connected to the Saint Johns River. Opportunities include swimming, tubing, kayaking, canoeing, and fishing. The only hiking trail is exposed to the hot sun and has only a few hundred yards of interesting scenery. My site wasn’t exactly level but it was fairly easy for my Class B Van to be comfortable without leveling blocks. The facilities, otherwise, are first-class. Great Verizon reception and many OTA TV stations are available for periods of rain. There are infrequent trains passing by if noise is an issue (it didn’t bother me). - MGJim

Another nice Florida state park. It is interesting to see the manatees and other wildlife. The park is very popular and can reach maximum capacity in the day-use area. There can be back-ups at the entrance station but they allow campers with reservations to shortcut the line. The campground itself can be a tight squeeze getting parked into some of the campsites. I had some difficulty getting my 28' TT into the campsite but once I got it around the trees and bushes around the entrance, there was plenty of space for both my TT and tow vehicle. There are lots of trees and vegetation in the campground which provides plenty of privacy between sites. Bathrooms were very clean. The campground volunteers were really doing a great job. All in all a very nice visit. It is just a little bit on the crowded side. - Lance 47

Paved roads and path for easy access to the Spring. Sites are generally small and not level sand and grass. Some visual privacy from the vegetation between sites. Bath houses are excellent with lots of hot water and good pressure with a bench and plenty of hooks to hang your clothes. A county paved trail system which runs for miles is adjacent to the park and is planned to become part of a county wide system in the near future. The Spring was closed to swimming when we visited as it was full of manatees and the park was full of visitors making use of the boardwalk and sidewalk that parallels the Spring and Run that connects to the St. John's River. - Appleknocker

We were in cabin #2. There are 12 tent sites and 6 cabins available to rent. Cabins are primitive with 2 electrical outlets. Tent sites have no electricity and shared water. Most seem very small for today's larger tent sizes. There is no vehicular traffic on the island. A pontoon boat will take you from parking lot to island and then a ranger van will take you and your stuff to your cabin/site. This park is very busy on the weekends, usually completely full. There are several trails to hike/bike. Canoe/kayak rentals are available as well as excellent fishing on the St. Johns River. We found the bathroom to be very dirty and something (maybe a rat) was living in the woman's bathroom. Park was very quiet during the week, and rangers were helpful as well. Since my last visit almost 20 years ago they have added a playground and a visitor's center/museum. But the 80 ft tall observation tower was taken down 6 years ago. We also visited Blue Springs SP, about 12 miles away. It has 72 degree water for swimming and DeLeon Springs SP, with a wonderful pancake breakfast made from homemade flours ground on the premises with their mill as well as natural spring swimming. - FL Camper

This KOA is really a glorified fishing camp/boat dock. We chose to stay here because it's on the river but the sites are not really on the river. We were across the street from some of the boats but not facing the water. The sites are mostly gravel and fairly level. There was frequent noise from vehicles going across the drawbridge on Rt. 44. It took us some time to figure out what the noise was. It sounded like thunder but the sky was clear. Wifi was good and the on-site grill was really appreciated. We had lunch downtown at Bellini's pizza and enjoyed both the downtown area and the pizza. - dickens

When you arrive there are signs directing you to the Registration area. However, when you hold at the designated spot for registration, your coach will be blocking several parking spaces. We were hounded by some who were blocked and wanted out while we were half way through registration. Once we had registered and got ready to go to our site we found that they have placed a "boat rental shed" which makes it impossible to make the turn without backing up. This requires you to unhook your tow on a sharp turn. Finally, when we got to our site - a premium site #004 we found that we had to work at getting the coach placed between power boxes on both sides so that we could extend our slides and be far enough forward to be level on a 'hilly' site. In summary, unhook before getting to the reservation holding site and don't take site R004. Other than that the R sites overlook the St. Johns River and the park is well maintained. The non-premium sites are located in gated area that I was unable to access. - Rd yacht

Great marina location on the St. Johns River not far from Blue Spring State Park! Our pull in site R27 was next to the marina basin and VERY narrow, with just enough space to open our awning. Neighbor's hookups were right in front of our door. Site had a picnic table. Other than the occasional airboat at Ed Stone Park's boat ramp and traffic going over the drawbridge right next to the park, it was amazingly quiet at our end. A little noisier with the tiki bar and often partying campers at the other (north) end. The dog park was surprisingly nice, and though we used it often, no one else ever seemed to. Not a great area for dog walking. Park is not that big, and long walks require venturing out either along a VERY BUSY highway, or through a park next door and out Old New York Avenue; very fast traffic, no shoulder, no sidewalks, tons of trash. ONYA is less traveled, but still uncomfortable. The park's restaurant is GREAT and happy hour is 3-6. Good food and awesome views with upstairs tiki bar and outside seating. Camp store sells a few kinds of beer, I was never able to use the laundry room (2w / 2d) it was always crammed. A large handful of OTA channels, great Verizon signal for JetPack. I liked the location, not far to New Smyrna or Daytona...the beaches were only half an hour away. - GeorgiePorgie

This is a great little campground along the beautiful shores of the St Johns River. The site was spacious enough for us, level, and free of an obstacles, power was clean and water was good. The park just recently renovated their bath houses and bathrooms, and they are in excellent shape! There is a very good restaurant/bar on site, great food and atmosphere. This campground does have full time residents, but they're located in the back of the park and all the we encountered were very nice. We will be coming back to this campground in the future! - Clgordon

We stayed here over the Thanksgiving holiday while visiting family in Winter Park. The park consists mainly of full-timers, with sites for transients on the front row just off the main road. It was difficult to maneuver our 30 foot motor coach through the park to get to our site. The roads are narrow and cars are parked any which way at the sites. Sites were sand, but we did have a nice concrete patio.We would probably stay here again. - melissab7

It's a fish camp. Friendly, helping staff. Stocked fishing pond for catching and release, NO LICENSE NEEDED for pond. Sandy and grass. Many Long Termers but friendly. Staff recommend several good restaurants. Hour and a half to Disney from here with no tolls. - PromoPeddler444

This is a working fish camp, not a RV resort. That being said, it is the cleanest fish camp I have ever been to. The staff was extremely friendly. Rates are fair. This seems to be mostly a place to live and/or a place to launch a boat. We did get a last minute reservation but I suppose that's due to the fact that it's not a destination?
We got a site next to a rusted out trailer with no wheels and TV blaring all day/night and across from someone who obviously has lived there a long time. At one point the water shut off for a while as a couple of guys shouted back and forth across the grounds to each other about how to fix it.
I think the site listed a restroom/shower facility but we never found it.
The site was just wide enough to fit our tiny trailer and park our vehicle cross ways in front of it. Not room for anything else. No trees or shade at all. - ToddAndMarge

Small campground with many of the sites for tents only. Sites range from semi private to very open. Friendly staff. Bathhouse facility is clean. The reason for only three stars under cleanliness was due to the campsite. We picked up two Walmart bags of garbage from our site...cans, bottles, pieces of clothing, candy wrappers, and many cigarette butts. There was also 2'x4' planks of wood that looked like someone just threw them off to the side of the site and in the bushes. Don't know what that was about? The lake and the nearby bike/walking Spring to Spring trail are nice. Lots of noise from nearby power plant, highways and train. - judeebug

Rustic campground with shrubbery in between most. Showers have no place for soap or towels (some, not all, showers have hooks). We took a plastic table with us to use each time. Restrooms were old, but clean. Could hear highway, airport, and power plant close by, but didn't disturb us a great deal. The best thing about this park is having one of the Spring to Spring bicycle trailheads located within the park. If not for this, we would not return. - judeebug

Stayed to attend a local hiking event, so were focused on electric for AC and clean bathrooms. Both needs were well met. Sites are groomed sand/grass/weeds and flat. Each site has an electric pool, fire ring, picnic table, and some shade. If you're going to "enjoy the outdoors" this may not be the place as its very close to I-4 and you can hear the interstate noise. There are very nice restaurants in the neighboring small town of Sanford. BEWARE OF THE MOSQUITOES!! When the sun goes down the place is SWARMING with those monsters. Also has a nice bike trail between this park and Blue Springs State Park where there are BEAUTIFUL springs. - DebMoves

This park is in the process of being sold to a developer and will be closed in the next few weeks. Although a review is probably not necessary, I'll include some of the major issues. Maintenance was pretty much non-existent due to the sale. Water pressure was very low, we had to run our pump to keep the pressure up to an acceptable level. The 50-amp electrical service was running at about 109 volts, too low for RVs like ours. Bathrooms were old and not maintained, not cleaned regularly either. The people here were very nice, but since they were being forced to move there was a depressed mood as the moving trucks came in every day. Do not plan to stay here during the next month or so if you want to relax or have a good experience. We reserved many months ago before the sale went through and did not know what we were getting into. - LowesTravels

We have stayed in this park on several occasions and found the staff very friendly and helpful. There have been no issues with theft as mentioned in previous reviews and we felt perfectly safe here. The pool area is very nice. The laundry facility is very neat and clean. The spaces are about 30 feet wide, which we felt was adequate. The park does have a lot of permanent residents in it and it is not close to Disney, but is great for a few days relaxation when passing through the area. We booked on the day of our first night at Twelve Oaks. Originally we were only going to stay one night as we were putting our Motorhome into storage. We discovered they had storage onsite for a better rate so we ended up staying two nights and then stored the motorhome. There is major construction to a highway adjacent to the park so the pool, clubhouse, laundry, etc have been removed and they are in temporary facilities. That said what they have is very clean and functional. Once the wall goes up along the highway they will be building a new clubhouse, pool, laundry etc... The staff were all very friendly and extremely helpful. They have propane onsite and can fill the motorhome directly which was very convienient. The Park is a combination of permanent residents and seasonal sites. The sites are gravel with a concrete patio for picnic table etc.. Enough space to be comfortable and not jammed one on top of the other. Full hookups worked well. Due to the construction there was no wifi but I gather that will be available once everything is done. Lots of shade trees if you want and some open sites as well. Everyone we saw was very friendly. The park is quiet and most residents are seniors. There is a Publixs, restaurants and fuel less than a mile down the road so very convienient location. All in all we enjoyed our stay. Once the construction finished this will be a pretty nice spot to go. We will stay there again. - S and S Mills

We enjoyed our three-month stay in TwevleOak RV resort everyone is very friendly and keeps to themselves for the most part. This resort is a mix of new and older RV's but very well maintained. During our stay, SR46 was under construction making it a little hard to get in and out during peak traffic times but very manageable, due to the construction the resort lost its pool and main clubhouse and is making good use of it older clubhouse which is always packed during events. Special dinner party and Saturdays morning breakfast are must-attend events. TwelveOaks Rv Resort staff will make you feel welcome but no one is overbearing. If you're looking for a Great Central Florida location giving you the options to see most everything central Florida has to offer within a one / two hour drive then you need to check out this Resort it's convenient affordable and well managed. - Michael Cottle

This park is clean and well maintained. There was apparently much damage during the last hurricane. The main office is in a construction trailer which is very neat, has a reception desk, mail pick up service, office and restroom. Park maintenance was busy raking and picking up leaves. The overall appearance of the park is a clean, well maintained park in spite of ongoing construction of new office and restoration of some RV sites. Front office personnel were friendly, accommodating and helpful. I recommend this park if you are in the area. It is particularly good if you are visiting Sanford. - LOWBill
