Mix of full- and part-time residents. Great location. Clean bath, shower, laundry. Laundry room was huge. Plenty of activities. Full timers crowd the rest of us. Sites are very tight and you need to be careful not to sink into the sand. Electrical system is overloaded with one or both legs dropping as low as 102 volts. We arrived and did not have 50 amp. Maintenance tech argued with me that it was correct. I requested an electrician and management did send one. He agreed and fixed by changing circuit breaker. You do not want a site along Little Road as it there is a good bit of traffic noise. There was not enough room to park my truck and be fully off the road. But, thankfully, roads were very wide. No nearby alternative parking for tow vehicle. We ran out of time but wanted to go to Homosassa Springs also. In short, the RV park is in a great location to get out of the RV park. - Moe and Flo are on the go

Rate reflects weekly plus $4/per day resort fee. "Resort" is not what I would call this park; more like mobile home park as most of the units are permanent. Sites were small and very close to each other. Some units are being replaced with a tiny homes. Ladies showers were clean but just barely functioning; i.e., water knobs barely turned on let alone off, water pressure was OK, very small and old. No cable TV and some OTA stations. Weeds growing from the gravel were filled with burrs that seemed to just jump on you. The pool is the only thing I liked here. Will not return. - RVingMe

No help to maintain park. Pool, laundry room, and restrooms not being cleaned. Garbage can near pet walk rusted out for last four months. Requested replacement but never replaced. No signs of owners doing anything to maintain or improve the park. Appears they are only concerned about bottom line and not their customers. - DanC

We stayed here several days checking out the area as a potential snowbird destination. This is an Active 55+ park/ resort. Campsite was not ideal. The hookups were at the very rear of the park model behind the site. The site was not very level and tree made it a little tight. Water, power, and sewer were all fine. Having said all that, this park was AWESOME. There are some sites, but mostly all park models.The snowbirds here are very friendly and this park has a ton of stuff planned to keep you as busy as you want to be.They have an exercise room and Hot Tub as well as a heated pool. The park is also very flat and great for walking or biking. Roads were marked well but some were quite narrow. We will definitely return to this park. - jeffs

We have been full-timing for almost ten years now and the people (both the residents and the staff) are among the friendliest we have met anywhere. They have a great activity staff and frequent live entertainment. The location is local to mostly small businesses in Zephyrhills, and a half hour from Tampa. We've been there four times now, over two seasons. All that said, it's pretty tight with a big rig. If you have a big rig and don't mind the road noise, ask for a spot in the front (along Chancey). - melissabrvs

We stayed here for three weeks this winter. Very nice, clean resort. The transients are mixed in with permanent units. This makes meeting your neighbors very easy. Most permanents are owned by snowbirds there for 5-6 months at a time. We found that they were a great source for local information. The pool was nice, but only opened until about 4-5 pm. Since we explored during the day, we normally were back too late to enjoy the pool. Overall a very nice park. - Wally1821

Ja-Mar is primarily a snowbird residential park, where most of the sites are occupied for weeks or months at a time. They do have room for some short-term stays, though. All the sites are paved and back-in; they are close together. The atmosphere is very friendly. The park has a nice pool, a lending library, shuffleboard and bocce courts and a big common room for dinners, exercise classes and movies. WiFi is only available at the library area; cable TV has to be installed for each site, so it's impractical for transients. Verizon cell coverage is excellent, though. The park is located on Highway 19, a busy 6-lane road with one long string of RV parks, strip malls, car dealerships, etc. The nearest grocery is an Aldi's, a mile away. - RI Ramblers

This is a very large park with a lot of long term residents. The staff were adequate but somewhat impersonal and residents seemed to know each other but not outsiders. The ground around sites was sandy and tracked in because it was raining. Facilities were fine and they had a great music jam on Thursday nights as well as other activities. - Carlsons

We stayed here two nights while visiting a friend in the area. We arrived after 3 PM when the office closed but had been told to call when we got there. Someone came and directed us to our site. The site was gravel with a concrete patio. The hookups were all conveniently placed at the back. The 50 amp electric worked well and the water was good. The free WIFI was very good, better than many other places we have stayed. We were surprised that we were unable to get any OTA channels at our site but that may have been because of the large tree behind our site. There is no cable at the sites but there is a recreation room with a large flat screen TV with cable channels. The rec. room also has a pool table, kitchen area, and tables where people gather for donuts on Wednesday mornings. This park has both long-term residents and snowbirds. The people were very friendly. For being right off I-19 we were pleased with how quiet this park was at night. - MkvCjv

We camped here for a few days then decided to leave because no cable unless you put in yourself and WiFi was useless--could never get a connection. Was not happy with bathrooms or laundry room area. Clubhouse very small. Manager seemed OK. Tried to be helpful with what he had to work with. Sites are small. Won't go back there too much like a mobile home park. Intend on letting my friends know,too. - very sad

We "wintered" here the past two years. Very reasonably priced for this part of Florida. The cost represent the monthly winter rate. The Pro's.... Lots of shopping in the area,any major store you can think of is nearby. Several nearby golf courses with great rates. The park is old and dominated by older Park Models that are very well maintained. About 600 spaces and about 3/4ths are Park Models. 3 or 4 catch & release fishing lakes inside the park. Very friendly people both staff & residence. Volunteers run most,if not all, the activities in the park and do a very good job of it.Washer & Dryer $1.50 per cycle
The Con's....On a very busy US 19 Highway,very fast traffic most of the day.
Lots of "homeless" people at most intersections,but not a problem in the park. Although they claim to be close to the beach, you have to travel quite a distance to find a "quality beach" Not much access to the fishing lake as Park Models surround them. No clothes line policy but apparently Park Model residence are on different set rules. Water was shut off 2-3 times during our stay and I "suspect" because of old "infrastructure"issues.
We will not return next year as the park seems "tired"as is the Flea Market next door,which is owned by the Park. - cecerecreek

First of all the residents are amazing. Without the volunteers this park would have virtually nothing to offer. There are 2 shower builders, 1 only has 2 shower heads out of 4 showers. The Wilder company doesn't spend any money on upkeep but rely on volunteers to make money through 50/50 draws and fundraising to upkeep the park such as the pool hall renovation. There is no landscaping other than what the residents do themselves. The activities are great but again they are all paid for and run by the residents. It's sad to see greedy Wilder take advantage of such nice people. - love to travel64

We stayed here three weeks at the weekly rate of $200 including full hookups. Wi-Fi available for a fee. We were placed on an interior site so highway noise was minimal. Office staff was pleasant and park offered lots of activities to chose from. Monthly rate posted about $565 plus electric. Sites are EXTREMELY tight. We couldn't get our 40 ft. MH and tow vehicle on one site. After parking and setting up, the neighbor in the permanent site next to us asked if we would move our rig because our slide was hanging over his grass. Seriously? Rude. Only 2 bath houses for the entire park and each has one toilet and one shower. If you had to use the toilet and someone was taking a shower you had to wait. Sites are all asphalt, no space to even sit outside. So close to the neighbor you can hear them snore at night. Lots of Canadians that don't even speak English. Will never go there again. Don't go here, spend your money else where. - TJF321

Signage was poor to find the actual park off of a busy highway (US 19). Sites were tight and the interior roads were narrow. You need to be a good driver/parker to get in. The park has mostly park models/long term residents, all sites were very neat, tidy and well kept. Very attractive entrance to the park. WiFi NOT available on your site, but you could get it at the clubhouse. WiFi was shut off both Sundays we were here. Mentioned it to staff before the second Sunday but nothing changed?? Laundry room could have been cleaner, but the gas dryers were amazing. Our rate reflects the weekly rate, received Good Sam for both weeks. - mdjr

For a large RV resort, Bay Bayou was everything we could want. The staff was great, the neighbors were friendly, and everything was in great shape, including the pool. We liked having a site on the south end of one of roads, as there was plenty of shade and space. The traffic on nearby on Hillsborough Avenue was not much of a noise problem apart from the occasional street motorcycle. The resort is very convenient for getting to Raymond James Stadium and other tourist attractions. - SportDawgs

Price reflects weekly rate of $250. Section 12 is brand new and beautiful. Large long concrete pads and beautiful grass. Utilities are placed perfectly. They are back in sites; however, personnel is very skilled in maneuvering you into the lot. This is a super location close to Tampa and Clearwater. The other side of the park is old and needs renovation. Close lots with gravel and old electric. I would not stay anywhere except in Section 12. This is a large busy park with two distinct sections. New section on Mullet Creek is a modern model of RV Parks. It has large angled concrete pads for easy backing; unlike older section. New one-unit utility pedestals with 50 to 100 amp service to accommodate newer bigger rigs. It also has the price to go with it. Missing from this section are showers or restrooms. If patrons choose to use provided facilities, they'll have to use the restroom/shower facilities in the other older section. Restrooms and showers are always clean and neat. Older section has some permanents, but park has rules and enforces them so perms have to keep up their sites. Close to gulf beaches, Busch Gardens, Ybor City, and many other Tampa Bay attractions. Staff friendly and very helpful. Older section is a little tight for large rigs, but manageable. Traffic noise from Hillsborough Ave can be annoying, especially the sites in the rear of the park. - Rick Frazier

Had to find a local RV Park in short notice (Saturday) because we returned home from a road trip and our home AC was out. Called no less than 8 parks in the area. Gulf Breeze RV Park was the only facility that a human being answered the phone. All others had unhelpful answering services or recorded messages that could not make reservations. We were pleased to talk to someone by phone who accommodated our needs right away! What a pleasure to hear a friendly human voice that genuinely cared about us and about business for her Park. The facility is neat, well kept and easy to navigate with a 40ft rig. We're were treated like family! Permanent residents were friendly & helpful! It was a lovely 2-day stay. We are in the customer service business. This park has a clear advantage on any others around...the owner cares about her customers whether just transient guests or long term residents and answers the phone.
