Price reflects monthly rate. We stayed here because family was nearby, convenient for that. Luckily we had a site that was towards the back, off the main road. Concrete pads are nice but parking our motorhome on the grass for a month, we sunk in quite a bit. Nice level site, friendly people. Easy in and out and interior roads easy to navigate. Fitness center was an added bonus and lots of activities at the club house, very active community. Only downside is spaces are pretty close together, but it's to be expected in an urban RV resort. Home Depot, Publix Grocery, Walmart, Walgreens, etc., are all conveniently nearby. - Roaming Together

First up, would I stay here again.. absolutely. The rate reflects the price for a week long stay. Convenient to the training sports park for the Tampa bay Rays and local amenities. 50 amp service, pet friendly, good WIFI coverage from both Verizon and the paid provider. We had just purchased our motor home and this was our first RV park location. We lived in the area and picked this park based on location and the ability to get set up in our new home. The park has excellent WIFI coverage from Verizon and 5 meg download speeds from the JABBA wifi provider which is a little pricey. No free WIFI is available at the site but free WIFI is available in the club house. The very professional & friendly staff is excellent and the park is well maintained with the streets in pretty good shape for the most part. Nice and wide for large rigs and few, if any, bad spots. The site is considered grass but most of the grass has worn away from heavy use which leaves mostly sand and dirt that is easily tracked into the coach even with an outdoor rug to mitigate for the lack of a pad. However, the site is very spacious and very well maintained with rock solid 50 amp electric and the water pressures were very good. There are a lot of permanent modular homes in this park but it is still a quiet and very safe location. No garbage pick up at the site, you have to take your garbage to a central location near the entrance. The garbage drop off site is large and it's not difficult to use with plenty of space to turn around in. Overall, this is a great park for the most part and would have received 5 stars in every category if the site had a concrete pad and garbage pick up had been provided. The price was a little high for being in April and charged as peak season which should have ended at the end of March when most snowbirds head North but that seems to be standard for Florida's west coast parks. This was an acceptable park, especially since our choices were limited in the Fort Meyers area due to availability in the peak season. We had a standard back in site, dirt with concrete picnic table pad. Getting in was somewhat tricky due to the narrow distance between the power pole and keeping the door side wheels off the concrete pad to assure being level, as well as a caution not to back the trailer wheels over the buried water lines near the rear of the site. Mostly park models in our area of the park. The staff was friendly and professional. There seemed to be plenty of activities for long term residents, mainly snowbirds. The pool always seemed crowded and there were pickle ball and tennis games played at courts across from us each night. This area is not as flashy as the resort areas further south on both the Gulf and Atlantic Florida coasts, but not bad. This is an Encore park with 500+ sitrs but most are park models. There are standard, elite and preier sites for RVs. The premier are very large but all in open grassy field. We had standard site with a concrete pad for picnic table and sand parking area. Many of these sites are large. We were able to have shade most of the time and get satellite from our roof mount dish. The pool is adequate. Hot tub nice but small for the size of park. There are about 50 fulltime residents who are friendly. Staff very nice. Summer months and mosquitos make sitting side mostly uncomfortable. The roads are very good, drain good during summer storms. The park is quiet and convienent to all shopping in Port Charlotte. - venice

Arrived at 3 PM. There is a "lottery" here at 1 PM every day (for full hook-ups) . If that is what you want, your name goes on a list. Our name was put on the list for full-hook ups, probably # 10. Parked in a w/e only, overnight, as no F/H available. Drove the park with list (given out daily after 12 noon) If there is a site open and you like, park in it and notify office. Next day, after some leave park, another list is given. Pick an empty spot, and wait for lottery at 1:00. As they call out names, when yours is called, pick a site you like (that has not been taken by a name on the list that is prior to yours). Move in. Really first come, first in. Little long wording, but be prepared. 460 sites, the bulk are W/E only. All are back in, with (usually) room for auto. Most F/H have fire ring, table and cement patio. Here during President Week, lot of kiddies. Area A on slope, so many kids on bikes cruising down road. Mostly shade, w/some full sun sites. W/D, pool, hot tub, shuffle board, pickle court, musicians on occasion, ice-cream socials ($1/bowl). Many activities. Boat ramp on the Peace River. Entered river at County Park up river, 2 hour kayak trip to Camp. Nice scenery, saw many crocks sunning on the sides. Saw many folks panning in the river for artifacts. Mostly found small sharks teeth. Office has other item found in river. Must go to Arcadia to the meat market!! - Long Island Mac

Spent 14 nites, camped with 2 other campers that we travel with. Upon arriving, were told to drive around and select sites from list provided. At 1 PM, meet at office. 1st come to camp, 1st on list to select a site. Luckily, no one before us wanted the three sites we wanted. The three were close to each other. This was our first time at this park, which is one given to Leisure Time members to replace one that was closed in the Pacific Northwest (we assume). Like others in the TT system, it's first-come, first-served. At check-in we were given a list of 50-amp sites that were vacant, and the young lady gave us some pointers about where to look first given our size. We rode our bicycles in to look first (probably shouldn't have done that, but we don't like surprises), picked our spot and figured out the route to take, and got parked with minimum effort. It seems there is a 50-amp lottery when the park is full in the winter months, but we arrived at the end of that season and there were 74 available to choose from. The bathrooms were clean, with individual showers with real doors. As usual, the mess comes from other campers not cleaning up after themselves. The pool looked nice, the hot tub seemed ok, we didn't use either. There were activities for the youngsters like coloring eggs, and there was an Easter potluck with the park providing ham. We didn't attend, but it seemed like there was plenty to do if you wanted to. Easy access to the river, but they don't rent kayaks or canoes so find another option or bring your own. - Denise and Glenn

Excellent, quiet place. We came for three days. It was early fall and the place was deserted as the snowbirds had not yet arrived. Excellent value with Passport America. Very clean. New dog run which we used and was very nice. Did not use the pool or other amenities but they looked good.
The office is closed on weekends. We lost power on Sunday (just us) and called the emergency number on the door which was forwarded to the office where we left a voicemail. There was no callback but to be fair we figured out the problem and called back to cancel. First thing Monday the maintenance guy was knocking at our door.

Weekly rate. This is a nice older park and the residents are very friendly and very active in the park. This park is well maintained and well managed except for reservations. The sites are a little tight but not terrible. The pool is heated and very nice. The bonfire area next to the pool is excellent for get togethers and the fishing pond is large and well stocked. Catch and release only. The hot tub, I was told, is the old pool and somehow the jets were rerouted and only on in one small section of the tub. Nice though. Shopping, restaurants, produce, and grocers are all within walking distance. There is a short walking and biking path in front of the park. WiFi is accessible only in the club house but TV antenna reception is very good. The only problem we had was; their brochure said that you cannot pick a site, but you can pick the type of site you want. We reserved FHU 8 months before arrival but upon arrival we were put in the overflow with no sewer. I really would not have minded except there is only 2 showers and hot water is very hit or miss, there is only 2 toilets, 1 male, 1 female and their blue waste tank is worn out and the top won't stay on, causing several sewage spills. Not enough facilities for 20+ units in the overflow area. Arcadia is a small town about 40 minutes from anywhere and not much to do here. I would stay here again if in the area. - digger2280

We've been camping here off and on, since 2016. This is not your typical run of the mill campground. This is more of an off road or ATV Campground with over 100 acres to explore, having said that, it's the safest and most responsible place to go. I have children and grandchildren and they love it! It can get crazy (But under control) during holiday weekends. They do nickel and dime you for everything; however, you get what you pay for. The staff is polite, helpful and professional. Overall this is a great place to go out doors to be in Florida's natrual beauty and still do some, "Glamping" camping or be off grid yet have all the convenance near by. I highly recommend it, IF you're into ATVing if you Peace and quite go durin the week not the weekend. We camp in 44' 5th Toy Hauler... Enjoy and Godspeed. - Enfermo N Crystal

We stayed in Toby's in January and June with our Thousand Trails membership. This is an Encore Trails Collections Park, so our fee was $0. The park is mostly annuals who keep their sites neat and clean. There is a large area up front for transients. These sites are all long, pull through sites. They have a nice, large clubhouse, a very large library, and a clean smaller pool with a shaded area to sit. There is a paved golf cart, bike, walking path to shopping and grocery stores. Arcadia is well known for it's nice antique stores in the downtown area. The staff is friendly and helpful, especially the girl who works in the office. We will definitely return to Toby's. - happyhiker

Our reservation was made by phone. There isn't anyone in the office when we arrived on the weekend. Our paperwork was in a box by the office. This park has mostly full-timers with an area by the entrance for overnighters. We felt the roads to turn into the spots are too narrow and there are drop-offs on each side of the road. The back tire of our rig partially landed in a gully when we turned. The original site given, was a grassy spot that would get muddy in the rain. We have a 42' 5th wheel and needed a harder surface. I called to request a different spot and was told there was an additional charge for a premium (concrete) spot ($4.00, I believe). We changed to the new spot. The park was nice with a small, but clean pool. The bathrooms and clubhouse could use some updating. Laundry room was nice and right next to the pool (which was convenient). No wi-fi free or paid. Convenient location. Close to Peace River and Wal-Mart. We had cows for neighbors in the pasture behind our site. - ThisIsHowWeRoll

This is a good park if you are on a very very tight budget. My site was muddy, the potable water is worse than horrible, and management is agreeable to anything: the park looks it! There's very small, tight parking areas. The staff keeps the park very neat and they do perform some services. This was my second park to stay at and I guess the first one spoiled me. If you manage your expectations properly, you'll enjoy your stay here as we did. Nov 2017 - Mar 2018 we paid $510/month plus electric. WalMart, WinnDixie, Publix, Walgreens between 15-20 minutes away in Port Charlotte. Fisherman's Village in Punta Gorda is 40 minutes. The husband/wife who ran the place while we were there (retiring just after we left March 2018) were so friendly and helpful, they help set the tone for the property. The majority of this RV park is not actually RVs, but a combination of newer manufactured and some old, old, old trailers - like if they were powerwashed they'd probably fall over. This can create an "us vs them" mentality in parks like this, where the fulltimers don't really like the seasonal or transient people coming through. That wasn't our experience here at all, though, as fulltimer neighbors made a point of waving, chatting, even sharing some local apples! Everybody waves as you come and go, it was a very nice feeling. Some sections of the park have large shade trees and there are varying levels of landscaping. The section we were in had no trees, but that was good for our solar. The roads/turns were easy to navigate in our motorhome and the streets are paved. There were about five new upgraded pads with fresh landscaping for RVs, they're very spacious and they charge a little more. The only negative thing we experienced was the fire ants and the sandy/grassy spot. It was a pain sweeping sand out of everything, but small price to pay for all the pluses. We had a concrete patio, plus room on the grass to set up our 12' Clam (bring your own picnic table!), and still had plenty of space between that and our neighbors. There were tons of activities at the clubhouse - something for everyone, day and night. The pool was well attended and there was at least one block party. We definitely recommend staying here. - Roaming Together

The most amazing find in the entire State of Florida. We stayed from November to April. We found this beautiful, down home park about three years ago and fell in love. It is very well kept, has been updated but still has the old time campground feel. Without a doubt the most friendly park we have ever stayed in and we would still be there had we not bought a home down the road. Oak Haven has full hookups, paved streets, a country setting next to the Peace River yet close to Wal Mart, downtown Punta Gorda and Port Charlotte. The Management Team is exceptional and will go the extra mile to make your stay perfect. The rates are outstanding considering the area and for long term/winter folks you pay your own electric which is very reasonable and they have city water, not well water which was a plus for us. There are tons of activities if you like becoming involved, they have dinners, dances and pool parties that are awesome. I would hope nothing other than the weather ever changes in this park because it is the best we have ever found..It is home! Thank You Oak Haven for just being you. - linfrog

Stayed here one night and it seemed like they were not prepared for us coming. Drove through trees that scratched our new motorhome. No electric we got there in the dark and had to call them to turn it on. Our motorhome was on unlevel grass and the down riggers sunk into the ground. Lots of bugs and mosquito's. We thought we were going to be on a level gravel pad. Live and learn it cost us our $200.00 deposit and we did have a reservation. Not happy at all. They were kind enough to trim the trees in the morning and offered to put gravel down. Too little too late. - Keally

This park has a lot of perms and park models, so it's not strictly an RV "Resort." The 50 A power was consistently good. Water pressure was a bit on the low side, but OK. NO cable but OTA reception was very good. WI-FI was terrible. We paid the $3.50 per day to get the "faster" WI-FI capable of streaming. No so. It took a long time just to download simple email. Uploading email most of the time was not possible. The clubhouse is very spacious, with a separate room if two groups want to have a function at the same time. Very nice kitchen facilities. Campsites each have a concrete patio but parking in on grass. Pull-thru sites were just big enough for our 37 foot rig with out Jeep parked sideways across the front. Interior roads are somewhat narrow with some sharp turns, but OK if you're careful. Nobody was in the office when we arrived. I called the office but never got any reply. This is an owner occupied deluxe motorhome resort with spacious paved lots, nearby golf course and river access. Views of ponds with numerous species of birds, incredibly peaceful place to relax. We took advantage of the 'try us for free' offer and had a wonderful tour of the resort, as well as some spectacular casitas. The resort developers live on site and are very friendly, no pressure, honest and informative. We met several site owners, all were very outgoing and spoke highly of the resort. The club house and pool were very nice. There is wide open area to toss the ball for the dog, as well as nice roads to walk on. The resort is isolated, which could be a plus or minus, but the hustle and bustle of Punta Gorda is only a 20-30 min drive. - NitroFlash

This is a beautiful motorcoach resort. The lots are much larger than at most other such developments. The developer is still offering a free 3 night stay to tour the property and it appears about 2/3 of the lots are now sold. The owners have installed pavers, beautiful landscaping and many lots now have nice casitas. Any rentals would be from the individual owners. They had a wine and cheese party at the clubhouse while we were there and every owner we met was very friendly. If there is a downside to this resort it would be the location, 10 miles outside of Punta Gorda on a rather remote road. No stores/restaurants nearby. The resort does own a small area on the Thornton Creek/Peace River where you can launch a boat or fish which is just a short golf cart ride away. The hospitality we experienced here was over the top.
