Was OK for a few nights. Most of the place is long term residents. Pool area was nice, looked relatively new. Parking pad was grass with a small concrete pad to setup table & chairs. Stipulated that you not park on the pad as the RV weight would break the pad and you'd be responsible for the repairs. This had happened to the spot where we parked, but the pad had NOT been repaired. - ThorHurricane

This is a Encore Snowbird Community that consists mostly of park models and permanent units. It is in an urban area with busy 4-lane streets and shopping centers all around. Our spot was at the end of a row and had little to recommend it except full hookups and it felt safe. We had a grassy patch with no picnic table. We tried it out while visiting our son in Tampa. It was just "ok", and we probably won't go there again. - efcarter

Not impressed. Stayed here in a big rig in April 2018. First, this park is really a trailer park with RV sites. It is quiet with full, easy hook ups. The staff here seems non-existent and the park isn't anything to brag about. The site was grass and sand and small for my 43' rig. It's also a Thousand Trails/Encore park, and really makes me glad I didn't sign up with them because as a full-timer, I've stayed in many of these parks and they ALL are lacking in just basic upkeep and attractiveness. This park is easy to get to from I-75/275 and the full-time residents seem to be a mix of old folks, manual laborers, and the occasional Metallica enthusiast. As a bonus it's also close to Dollar General which seems to be a nightly haunt for the park's residents as every evening I watch them journey to the DG and return with their small bags of treasures. I found the price a bit high for what I got, a staff who didn't seem to know or care that I was there, and a small, barely maintained site. Next time through I will research more thoroughly to find something better. - Beware thyself

5 night stay in a 36" Class A. Our site had a broken and uneven pad. Sites are very close together with many permanent campers. Location is behind a commercial warehouse area. It is located next to the water so you put in a kayak, canoe or paddle board. Not a resort type experience if that is what you are looking for. There is a long hiking/biking path nearby but it mostly runs close to the very busy roads that surround this campground. Groceries, hardware and other stores are close as are many pawn shops, bail bonds and other colorful places. Roads were tight with many trucks/cars parking close to road or overhanging onto road. - rvinglizbruce

Huge crowded park with many seasonal/permanent residents. That being said we had a nice back-in site (#32) on Long Bayou. However very little space to park tow in front. Not really satellite friendly as there are trees spotted all through park but we were able to make it work. Neighbors are close by. Nice concrete patio pad with picnic table. Excellent staff who were always available and helpful. Really nice paved walkway in front of park for bicyclists and walkers. Could walk or bike all the way into town. Also has kayaks and launching right on Bayou. Very convenient to shopping; Publix, Macy's, etc. Would stay here again. - Beachside Baby

We moved our trailer here to prepare it for a long trip so we could do it with air conditioning. They guide you to your spot and offer to help you hook up. The park is mostly full-timers but there are nightly spots available. It is close to grocery stores, gas, restaurants, etc, because it is right in the middle of Riverview. The laundry facilities are next to the library they have. The pool has two spas, one hot and one body temperature. That is really nice! Our site was grass with a very broken cement pad but it was completely level. It was easy to back in to, no obstructions. Our spot did not have trees but many others did. - Islandcpa

This park is for members of any Elks Lodge and guests of the members. The grounds are well-kept and it is quite conveniently located, just 3 blocks north of Highway 60. Upon arrival pick a vacant site, set up, get registration forms from a box near the entrance, fill out and take into the lodge when the bar is open late afternoon and early evening. - Bill Strong

This is NOT a resort. When making reservation, was not told the pool and work out room were closed due to the storm. Also was NOT told that the site was side-by-side, which means door faces your neighbor. As if that wasn't bad enough, there was very little room between units. My husband could literally stand with arms stretched and touch both 5th wheels. Thank goodness only there one month or we would have probably left early. We were literally at the edge of the parking lot with cars going by constantly, along with some strange activity in this parking lot late at night. Park is an old mobile home park with many old units and narrow roads. Granted, main part of park was closed from the storm but even if that were open we would have had trouble getting there as many trees and narrow roads. Park located at a dead end road through a residential area. Did have a small cement pad that did not line up to unit. Would not go back here. - Robbi

We made reservations while traveling on the road to visit friends in Tampa. We also needed a place fairly close to Venice, Fl. Part of the advertisement for this place was that is is close to everything. It is. If you will not be staying at your camper much, this place will be o k to park. Other than that, not that great for camping. Camper sites are very tight, and neighbor's sewer was right outside our door. Site was better for motor home than 5th wheel, as we had to deal with a utility pole at the front of our site, which was "pull in, back out". See photos. Easy in and out, close to interstate system near Tampa. We stay at this park for concerts in downtown Tampa, then stay a couple extra days to enjoy the pool and to relax... well kept and staff very friendly. Also they will sell you a new camper only if you ask. - john farmall

We love staying here, been here many times and will stay there many more. The restaurant Front Porch has a great breakfast and you can get there by shuttle. The exit 10 restaurant and bar - good food and drinks for the whole family. On the long week ends they have things to do for the kids - bounce house, water slides, face panting and a large heated swimming pool and hot tub. We have spent 15 winters in this park but are leaving this year. Previous owner raised seasonal rates three years in a row to make improvements but never did. New owners have raised the rates by $1400 per season and although have upgraded the park, we feel it's not worth the asking price. Many other long-timers are not returning to this park as well. Not much in the way of activities, but the residents there are friendly. Located in a depressed area, travel after dark is not recommended. - FGC

Old park built when RVs were smaller, so sites are barely adequate for larger rigs. Sites are dirt and grass. Ours was level and easy to access. Location is good for access to Temple Terrace, New Tampa, and Brandon, which is what we needed. Electric amperage was marginal (tripped circuit breaker once) and WIFI was fair to poor. They didn't advertise as 55+, but they really are. They let us stay for the weekend for the RV show. Park is small, yet well kept, plenty of shade. They we're full for the weekend, and we had some issues with power. Temperatures were in the 50s; just planned on using the heat pumps and didn't fill the propane. About 10 pm the surge protector in our rig got low voltage from the pedestal, Second night things went okay until 4am. Excellent park. Only criticism is high demand location requires reservations by Oct 1 for the following fall/ winter for season beginning 10/1/20. A fully refundable deposit (~$100??) is required for reservation. They do have a few first come first served for 2 weeks at a time. Always had a good thing to say for this campground so it's confusing to me on why people would rate this CG so low. Yes the bathrooms are old and could use updating but overall a wonderful place to camp. I've been here on and off for years and have seen some improvements. With the marina, commissary and BX so close how could you not enjoy this place. For the complainers I suggest you find another CG outside the base that can match the price and amenities. - Caseysplace

The sites are very cramped, but the beach made up for that inconvenience. 30 amp kicked off when air conditioner was used. 50 amp had 117 volts on line 1, and 79 volts on line 2 so could not use due to low voltage. Told office of elec problem when checked in on 1 April 2017 on 3 April went back to office and new person called it in on 4 April. Went to office and same rude person that checked me in told me that electrician was just there and said I didn't turn breakers on. I assured him that I had turned breakers on several times and that the current was not sufficient to power anything. He said nothing he could do he had to go with what the electrician told him. This individual was rude and unprofessional to the people that were checking in before us also. I am a work camper and worked in civil service for 40 years and have. Never met a more uncaring person in my life. Long story short we plugged into sites around us that were vacant for the two weeks we were there. - Larry Copeland

Nasty Place, Stay Away! We never even stayed there because of what happened when we pulled in! We arrived at night and my wife had to use the restroom so I dropped her off and went to check in. Three minutes later she came running up to me and said, "we are leaving, this place is disgusting!" She said the man who lived next to the bathroom, a huge man with no shirt on and a ton of junk in his lot, looked her up and down as she was entering the restroom. Then, while she was in there, she heard him make comments about her nice body to his friends and that he'd like to "do her" (he used a much more explicit term.) I guess there were a bunch of them drinking with this guy and so sex talk started. My poor wife was shaking. While she was being sexually harassed in the bathroom, I had driven around and the place is a DUMP and so we got the heck out of there. Lot's of long timers with junk in the yard, broken down old cars, etc. No pool, narrow lots and in a bad neighborhood. Seriously? HOW this place is listed on Good Sam is beyond me. To make matters worse, we stopped at a 7-11 about a block away to park for a moment to find another RV park to go to. A guy came up to our window and asked what kind of high we were looking for. Stay away...nasty people, nasty place!I wouldn't take children either...I can't imagine what I would have done if that guy had approached my daughter. So if your travel with your wife and kids, find a park without perverts and drunks. - Travelin Mac

If you're looking for Yogi or KOA, this ain't it. These people live here and work hard and keep to themselves and are polite enough. Our fiver barely fit in our site, next to an even bigger fiver. But the staff is nice enough and it's very convenient to a mall and several other shopping centers. There was a hole on our site when we moved in. We mentioned it to an office worker and there was a guy here with a wheel barrow full of mulch that day. And they were trying to catch the guy who wasn't cleaning up after his dog. I Do Not Recommend this RV park to anyone. First of all it's located in a really sketchy part of Tampa. We were there for 3 months. Our first month, during the daylight hours, we caught 3 local kids stealing one of our bikes, got it back that time, but a week later, they came back and cut the locks off both our bikes and took both of them. These kids continued to come back over and over. Also managing to steal other RVers bikes.
When it first happen, the acting manager said and I quote, "I can't be outside 24/7." Excuse me? Im sorry, but that is the wrong answer to tell your customers who pay quite a bit to stay in your not very attractive RV park. The people who run this place really don't care if anyone steals your stuff. I didn't even get an I'm sorry that happened to you.
This place is not your typical RV park. There are long term residents, its across the street from a family dollar. Its near Busch Gardens and a lot of businesses. Thats about the only thing it has going for it. The bathrooms are ok, however the stall doors are right in your face when you sit down. The laundry room is located in between the bathrooms. 2 out of 4 washers don't work and 2 of 3 dryers do work. There's no pool either. They also charge for electric.
I will never ever stay here again. If you decide to stay, its def going to be at your own risk and don't have any expectations. - Ellie Q
