This is an Encore park, so zero cost for our TT plan. Glad of that as we would be unhappy if the was costing us. Roads all blacktop, but some tight turns. Site numbers start at one and stop a 591. While driving around, I am guessing that there are 30 (??) sites for RV's. Those are all back-ins, and in one area. We are (not in that area) in between a single wide mobile home and the bathrooms & dumpster. Have not visited the bathrooms, but there are folks cleaning every day. I am surprised that many of the permanent residents use the bath house. Just about every mobile home has a carport. Took me 30 minutes to back into my site (with the help of worker and two residents). Very tight to put a 40' into designated site. I carry a second fresh water hose, as the 25' did not make it to the water spicket, shared with another mobile-home. The good news is that the over/air was good (ABC,NBC,CBS). Tampa towers not far. Long term residents can have Spectrum cable hooked up. Walmart, Lowes, Home Depot, beer and liquor stores close. Plenty of restaurants on the main Hwy (Route 19). Route 19 has heavy traffic in the morning and afternoon. Nice pool and club house. Here during an 8 day heat wave, as daily temps above 80, up to 85 and humid. Plenty of 50 amp, as A/C's ran all day. Was OK for a few nights. Most of the place is long term residents. Pool area was nice, looked relatively new. Parking pad was grass with a small concrete pad to setup table & chairs. Stipulated that you not park on the pad as the RV weight would break the pad and you'd be responsible for the repairs. Like most Encore parks, this is an RV resort, NOT a campground. Many parks in Florida are designed for the multitude of snowbirds that come down from the cold, frigid north. They don't have very many spaces for transient customers, but that's really to be expected in this part of the country in the winter! We needed a night to fill in our stay at a nearby state park because we couldn't plan far enough in advance. This worked, but just barely. Because of our size, it was a challenge to get into our space. Fortunately for us the site was wide, because the roads in the park are narrow. Not much room to back up a 45' fifth wheel, but we managed. Restrooms were clean, and the park was very tidy. We wouldn't choose to come here again, but because we had an activity planned and needed to stay in the area we were glad it was available for the one day we needed it. - Denise and Glenn

We are staying at the park for the winter and are very happy we decided to come here. The sites are generally pretty spacious with grass and a concrete patio. Some sites have concrete driveways, most do not and tow vehicles are parked on the grass. It is a very friendly community with a nice assortment of activities if that's your thing. It is in a great location with easy access to Tampa and St. Pete and all the services and shopping one could want. There are excellent bike paths nearby and the Phillies spring training fields are a 10 minute drive. It is generally quiet but there is a bit of traffic noise from nearby Gulf to Bay Blvd, especially on weekend nights. I highly recommend this park for a winter stay, but reservations must be made early (starting April 1 for the following winter) for a multi-month stay. - MrSunshine

We stayed at the park for two months from December until February. Rate is based on monthly stay. Sites are grass and most have a cement patio. Park is a mix of RV's and Park Models. Lots are back-ins, not huge, but large enough for big rigs and other vehicles. Since designed for park models at least awnings are not touching. Dominated by snowbirds, but there are some permanent residents, and not all are seniors. There are trees for shade, however, they also drop leaves constantly. We had satellite reception and all major networks are available OTA. Cable TV is available if you contract with local provider. WiFi worked most of the time. WiFi speed depended on time of day. Park is well kept and residents are friendly and considerate. Park staff are very helpful. Bathhouses and laundry are older but very well maintained. Washer and dryers were $1.25 a load. This is not a luxury resort. They are a 9 in their class. Grass sites with concrete patio. Patio's need work in some sites. This is our third winter here and they are improving some sites each year. For a large RV resort, Bay Bayou was everything we could want. The staff was great, the neighbors were friendly, and everything was in great shape, including the pool. We liked having a site on the south end of one of roads, as there was plenty of shade and space. The traffic on nearby on Hillsborough Avenue was not much of a noise problem apart from the occasional street motorcycle. The resort is very convenient for getting to Raymond James Stadium and other tourist attractions. - SportDawgs

Price reflects weekly rate of $250. Section 12 is brand new and beautiful. Large long concrete pads and beautiful grass. Utilities are placed perfectly. They are back in sites; however, personnel is very skilled in maneuvering you into the lot. This is a super location close to Tampa and Clearwater. The other side of the park is old and needs renovation. Close lots with gravel and old electric. I would not stay anywhere except in Section 12. This is a large busy park with two distinct sections. New section on Mullet Creek is a modern model of RV Parks. It has large angled concrete pads for easy backing; unlike older section. New one-unit utility pedestals with 50 to 100 amp service to accommodate newer bigger rigs. It also has the price to go with it. Missing from this section are showers or restrooms. If patrons choose to use provided facilities, they'll have to use the restroom/shower facilities in the other older section. Restrooms and showers are always clean and neat. Older section has some permanents, but park has rules and enforces them so perms have to keep up their sites. Close to gulf beaches, Busch Gardens, Ybor City, and many other Tampa Bay attractions. Staff friendly and very helpful. Older section is a little tight for large rigs, but manageable. Traffic noise from Hillsborough Ave can be annoying, especially the sites in the rear of the park. - Rick Frazier

This is a snowbird park with lots of activities every day. Texas hold'em poker a couple nights a week. This is 1 of the friendliest parks we have been in. Nice sites. Mail boxes available for those staying a month or more. We stayed for 2 months and really enjoyed ourselves. Mostly seniors in park. Weather was so nice so great getaway from the North! - User2277

I can't say that I agree with their web site when it says "A premier RV resort located in the heart of Florida", as it's actually quite a tired campground just off US 19, mostly occupied with old trailers and park homes. They DO keep it tidy though and it has a big recreation room with lots of activities over the winter season. The pool is small and quiet but suited me fine and the restrooms opposite my site/by the pool were okay and clean but very dated and worn. - Leo Millward

Friendly staff, great pool and overall the grounds are well kept. Restrooms and laundry room were spotless. Great location and close to everything. Snow birds were arriving and everyone was very nice and gave great tips on where to eat and visit. Two negatives caused my low rating: terrible mosquito population at dusk and the terrible sewage type smell coming from the stagnate water behind out site. Both made sitting outside not enjoyable. We had a great visit and I would consider staying here again if I could pick my site. - Paulski

Would have given this park a 10 but for the mosquitoes at dusk. Unfortunately the park cannot spray repellent because of the restrictions for endangered species in the nearby swamp. Check in was a breeze. Maintenance came by to assure that all was well. Nice clean pool and restrooms. Short hop to Honeymoon island, which had a pet beach, just south of the public beach. A lot of trees. If you have satellite, make sure that you request a site with clear southern exposure. My next door camper allowed me to sit my portable antenna on his site for signal. The park has a lot of full timers and office staff is rarely there for working people's hours.
Manager treats some residents with no respect.
Sites are very unlevel and electricity shuts down due to overload on a very old infrastructure along with only a row or two having 50 amps.
Asphalt is is need of replacement in pad areas and concrete patios are a trip hazard on most sites.
Ants and bugs along with limbs that need to trimmed are an everyday issue.
I have dealt with this park due to job locations for the past 3 years and it needs new management that has respect for park residents that pay the bills.
You have to rake and bag your own site.
If you get put in the field, it's overrun with stickers and ants.

We have stayed here several times, over the years...usually during the off season, so the rates are less, and the park isn't crowded. This rate is the off season, monthly rate. The staff have always been very friendly, and accommodating. The recreation room, pool, laundry facilities, showers and bathrooms have always been clean, well maintained, and in excellent condition. All the sites we have used had picnic tables, concrete patios, and were level. The sites are fairly close together, but not so close as to be a problem. There is a large no smoking section, which is nice. We will be back. - cliffw42

Pretty nice park for our first RV stay. The camp host was SUPER friendly and loaned us a 30 amp extension cord as the electric box was much farther away than our cord allowed. Site #8 backs up to the pond and right next to the site where the swan they have cared for is. It seems like a very nice place to spend the winter. It appeared that at least 50% of the sites were full-time residents but everyone waved to us and made us feel comfortable. I can see why their winter waiting list is a "phone book" long, despite their pricing. My only real complaint about the park isn't really about the park, it's just the location and right on ALT 19 where traffic gets insane every weekday afternoon. - MiffnKeet

We stayed 2 nights. The rec. room was wonderful for the kids and the laundry room was clean. The big problem we had was that we had to park on the grass. We travel in a 33' class C motorhome with a tow. It rained quite about so the ground was muddy. There were ruts in the grass which made more mud. You had to pay for a premium site if you want to park on a slab. We didn't know this or we would havr done it. Muddy shoes for 2 days was not good. - SoniaR

We stayed here from April through the end of June and loved the campground. It can be a little noisy because of the proximity to ALT 19 but the distance from multiple beaches including being 4 miles from Dunedin Beach and Honeymoon Island make up for the noise. It also had a number of excellent restaurants with in walking distance from the Pinellas hiking/biking trail right behind the park. And a delicious ice cream shop with in 200 yds of the park. The staff was very helpful. Sites were large enough for our 34' Class A but we had some difficulty getting level in our site. The park is pet friendly and several of the staff will actually pet sit. For longer times of leaving our 2 dogs in doggie day care we used Dick Martins K9 Adventures. They were wonderful with our pets and very professional. - Bruce_SA

Very good choice for a short stay in a terrific location. The Pinellas Bike Trail is one half block away making biking to Dunedin, Honeymoon Island State Park, and Tarpon Springs Sponge Docks easy. There are great sights and restaurants all around. In the park some RV sites are better than others, and Christos made an effort to match us with the best available. Also the internet reservation was efficient. Not recommended for a long vacation with little children as the traffic on the roads seemed dangerous and there's no green space in the park. - cathy8

We really enjoyed our stay here. The park is right next to The Pinellas Trail where you can walk, run or bike ride for forever (93 miles!) We rode our bikes to Honeymoon Island state park. Beautiful! There are about 6-7 restaurants just a few blocks away. The RV Park is very well run. Clean bathrooms, nice laundry room and a nice pool. The people we met were very friendly. They constantly keep up with the place. Tarpon Springs is nearby and it's only 20 minutes to Clearwater Beach. We paid $1100 for 5 weeks, off-season. - GPSunny

We waited to do the review because this was our first experience. Now with comparisons we can state the staff was great, the park was clean and everyone was helpful. The park appears to have more full time residents than campers, however it was located in a good area for our needs. I recommend if you are staying in the area. - The crusty luddite
