Park was very quiet when we spent 3 days there, possibly a combination of out of season and red tide. Park is well looked after, bathrooms and showers are very basic, but clean, sites are quite level, mostly crushed shell with nice concrete pad. No wifi, no cable, and no dogs. Remember it's cash or check only, no credit cards. Our site (210) was very nice, quite private, well shaded. Beach is walkable (1/2 mile), or by bike. Be sure to bring or rent bikes as Sanibel is very bike friendly. - AlanH1

Location, location, location....Periwinkle is the only game in town. The park has been there for years. I went there as a college student and camped in the tent section which is still there. We did have to park our coach forward of our concrete slab as our steps would have run into it as it is a bit high. No big deal though. I appreciate a concrete slab to keep nature outside. Great utilities but our Sprint coverage was dismal...no WiFi. The front windshield faced West so a sunscreen is a must as it was HOT. Staff is always friendly and accommodates us. Our friend checked on spots for next year and they are booked until mid-April so advance reservations are critical if you want to visit. After Easter is usually no problem and the traffic thins out. The back road way into the park is a secret! Middle Gulf drive takes you there to avoid the long lines of traffic on the main drag. Bikes are a must. The ride to the beach on the bay is just a few minutes away and a great swim on a hot afternoon. - Blowfishqueen

This is our second visit to this campground. It's a nice campground and check in was easy. We had full hook ups and some sites have a concrete pad. There are a lot of permanent trailers but it is neat and well cared for. The restrooms and showers were nice and clean. There is some vegetation between some of the sites so there is a little bit of privacy. They have a large pond with lot of birds and ducks to feed and watch. They have several tropical birds on display and 3 times a week a volunteer puts on a show and tells you all about the birds--extremely interesting. You can hold one if you like. The beach is about ½ mile away and the entire island is bike friendly. We pretty much park our RV and bike everywhere on the island. The traffic on the island can be bad in the winter months so sometimes you are going faster than the cars. There is a Walmart on the way in and a Publix grocery just before you cross the toll bridge to Sanibel--stock up. They do have 2 grocery stores on the island but they tend to be a little pricey. But they both are nice for anything you forgot. They do not allow pets. They do not take credit cards. - gatorbaityogi

The low mark is for the high price - not much to see or do on Pine Island and the park was half empty. I believe they should have discounts for off-season weekday stays. We did not have anybody on either side of us. Had there been, it would have been extremely crowded. We were in the back - had a view of empty permanent 5th wheels and manufactured homes but all were well-maintained. The park has a huge number of permanent homes but most are well taken care of. The no-see-ums were AWFUL. The staff was friendly and helpful with an escort to the site and offer to help with any needs. The pool area was very nice and the clubhouse with billiards and ping pong and a couple of treadmills was not fancy but adequate. The roads in the park are paved and easy to navigate. We probably would not come back, but were glad we did this one visit and did enjoy the stay at the KOA. - Deb and Chris

This was a very nice park with all the amenities we usually take advantage of. The staff were very friendly and the store was well-stocked. There were many open spaces (in the middle of April) so our neighbors were far away and it was quiet. However, wifi was very slow, phone reception was very poor and the cable connection was also poor. The site was drastically over-priced. Not nearly enough value for what we paid. - John A Guderian

Everybody was very friendly Needed to borrow another cable TV cable because outlet was on passenger side of RV and far away and my cable wasn't long enough. My water hose just did reach. This is an abandoned trailer park for people who live in decrepit means. The grounds are filthy. We had to drive to 4 spots before we found one that had adequate hookups for our 29' Winnebago 'C' class. The concrete is all broken up on both sites & roadway through the park. Most of the trailers on site are permanently closed up/abandoned, & sites are full of old vehicles, mattresses & grills that have just been left to rot. Only 1 picnic table which we had to carry over to our lot. We ended up cooking & eating inside. The only reason we stayed is because it is 3 miles from the causeway & we were biking back & forth to Sanibel & Captiva just a few miles away by bike. - The Forrests

This our 3rd year in this park. Each year it has got worse, with promises of improvements. We made reservations at least a month ago. The reservation system is archaic...snail mail and the communications are only through texts. When we arrived, we were given the choice of 2 sites...apparently the last 2 available. One was positioned such that a contortionist MIGHT be able to back in. The other had a tree stump which had been pulled from the ground, still in the MIDDLE of the site. Since we had no way of removing the stump and no other place to go, we chose the crazy back in. After several attempts and help from our new neighbor, my husband was able to get us fairly well positioned. We have stayed here because it is close to aging relatives, but NEVER again. - eventer48

Like other Sun Communities this one is more of a permanent living facility with some RV sites sprinkled around. The side access roads are narrow and it took me quite a few fwd/back/fwd/back to get in position. That was just for a 31 footer. The amenities, pool and gym, were excellent. - Bob-Deb

Stayed for three months in the winter. What a great place. Friendly staff, friendly campers and homeowners. All kinds of great activities. We were busy all the time. Can't wait to come back. This is primarily a park for long-term residents. The office was not well marked and there was no place to park the rig to check in. The park is extremely crowded and spaces for transients are intermixed with the more permanent residents. The permanent residents park their vehicles along the street to make maneuvering even more difficult. The office staff was unclear on how to navigate, sending us the wrong way which made it impossible for us to park. After considerable maneuvering we were able to back in to the slot. Although the park claimed to be dog friendly, the area reserved for the dogs was a long, very narrow strip of grass and there were very onerous rules regarding dogs who relieved themselves anywhere else (regardless if it was picked up). Despite reserving the slot for two nights, we left early the first morning. - LarkspurRambler

I preface this by saying I am not a snowbird. This is not an RV park but a destination community with mostly park models. Its a nice place if what you want is the snowbird experience. Good amenities here with lots of activities to do. This is not my cup of tea. We came here to help out a friend do some repairs to her place, minimal damage after the hurricane. The park is clean and well kept but pretty tight. My rig is a 37 ft. long travel trailer and with the truck I was lucky to maneuver it into the site. Roads are narrow. Sewer hook up is forward of center and I needed 20 ft. of slinky to connect my galley tank take off at the rear of my rig. Power is consistent and reliable. I can't say I would never come back here but this is not my idea of an RV park.....that's just my opinion. If you want a winter community to come to its quite nice. They also rent park models so even if you don't have your own RV you can still come here. - Ken56

We made reservations from Woodall's going by 5 star rating. This RV Park is only 20% RV's so we are squeezed between park model's of which there are hundred's. Cable TV is not offered so our only choice is direct TV which was a huge issue. This should not be classified as an RV Park. When calling to make reservations remember to ask about cable and Park Model's. We will make other plans for next year but Woodall's needs to have more details. - vergene

Our RV club camped here for a week end rally. The park is very well maintained and clean. The restrooms are older but immaculate with lots of hot water in the shower, and extra hooks to hang your clothes and a good exhaust fan. Our club used the community room kitchen and eating area. We stayed eight nights, at Christmas, in a great spot along the water, facing the mangrove islands. Each day we watched fish jumping, herons and pelicans, and some days dolphins played near us. The sites are small, people are friendly, and pool was warm and clean. There is a dedicated group of regulars who come every year and know each other. We really enjoyed the small Park size and location--easy drive to Sanibel and Captiva, and shopping is nearby. But traffic on San Carlos Blvd is horrible heading to Ft Myers Beach, and is the main complaint for the location. - Kmsmolen

We have been coming here for December and January for many years. This is our favorite place to camp. As all beach front campgrounds, the spaces are very tight. This is of no concern to us as most of the other campers are friends we have made over the years. For us, beach front parking is as good as it gets. The Town of Fort Myers Beach has been "improving" Estero Blvd. for the last 3 years and it was still a mess this year. But even the terrible traffic and the construction work, we still love this place. Staff were, as always, very helpful and friendly. Beach side roads and sites are sand. Good electric, water and sewer. Fair wifi and tv. We hope to continue coming here for years to come. We camped in a motorhome. - delta 26

What a dump. Pack them in like sardines and take their money. 10 foot roads, super tight. Had to get people to move their carts and trucks just to squeeze through. 5 tries to back into a very tight space. We are fulltime now, but used to live in Naples which is about 30 miles south. We have been camping here several times per year for 20+ years. This review will be a composite of that experience since little has changed in all that time. The rate above was for second row. This place is the perfect example of supply and demand. Demand far exceeds supply so there is no incentive to do any maintenance or improvements. Beachside is basically a sandy lot with scrub grass, a few trees, and utility hookups. Utilities work well. Wifi hasn't worked ever for us in many years. We use our hotspot. Sites are very tight. Large rigs only fit on a few places beachside. No overflow parking especially at peak times. Many times they let me park in the storage yard which is only a block away on the park side. Park there with your lot number tag and that gives you a space at your site for visitors. Holiday weekends are insane. Staff is friendly and they are pros at spotting you and backing in trailers with their tractor. You have to REALLY want the beach to make this a good value at these prices. - RMD3819

This is a retirement property, which caters to permanent units, while accepting a few transients. It is a beautiful park, with wonderful amenities, including pools, shuffleboard, biking, bingo, and is convenient to Ft. Myers Beach. The staff is helpful and friendly. The park is pet friendly in the area that accepts transients. However, don't cross over into the adjoining part, which does not accept pets. You will be told about it. The sites for transients are scattered among the permanent units. In many cases you are shoe-horned between two permanent units, with little room to move. In fact the permanent units are soooooo tightly spaced that if you sneeze in your lounge, hats fly off next door. There is no cable, unless you want to pay for it. Seems cheap, to me, given the cost of the postage stamp we were given. Roads are paved and well-maintained. However, they are so narrow that driving a motorhome through the park can be pretty nerve-racking. Moreover, the place is so massive that you need a GPS just to get out of the park. Don't recommend it unless you are planning to stay longer than 3-7 days. - eternalskeptic

We have stayed here many times in the past and knew the streets were narrow, however our site usually was more that satisfactory. This time was very different. We were stuck back in a corner spot with a park model under construction less that 10 feet away and highway traffic no more that 25 feet away. The entrance to our site was barely wider than our motor home. We asked for a different site and were told that nothing was available. This park has basically eliminated most of the RV sites in favor of new park models. It is no longer RV friendly. We also are trying to get rid of an infestation of fire ants. Great location. We will stay here again - and often. The park itself is a bit tight but very adequate. The management is excellent and the park well kept. We would have stayed longer and will next time. It's a great base camp to visit Fort Myers. The road is narrow but adequate. You are escorted to your site. No problems. - The Penguin

Nice enough place near beach and popular islands with friendly people. However, it is extremely tight for big rigs. They escorted us to our site and then started the process of making everyone move their vehicles (this was repeated upon leaving). Level grass full h/up 50 amp back in sites. Pool and most amenities. Free wifi ONLY at lodge, you can purchase for yor site if you choose. Cable okay and cell phones great. Trolley from in front of property. - teepee51

Very very tight and cramped. I felt like everyone was on top of each other. We had a lot of difficulty getting out because of cars parked along the road. Called on another encore property and they were full, but they said this one had a spot. Made the reservation without checking the reviews...what a mistake! In RVing from coast to coast have I ever stayed in such a cramped "resort". Never have we been porch to porch awnings inched apart before. No privacy. Neighbor loved to talk, even if you were reading a book. Electric hookups ahead of RV and sewer/water almost behind. Water pressure the worst I have experienced. Went to use the pool, but the green color turned us away. Watched people with travel trailers struggle for 30 minutes getting their unit into tight, tight spots. So glad I only reserved four nights. I should have paid attention to prior reviews. I read them After I stayed there and they're "right on the money". The place is tight, tight, tight. I have a 40 ft. motor home and was nervous entering and exiting. If I didn't have a guide entering I probably would have turned around and left. It is NOT big rig friendly. Also, in need of upgrading, very badly. The pool area and fitness center were fine. (didn't use the pool or hot tub but they looked fine) Someone said "keep going past". I agree. There are many, many more RV parks in the area. Picnic table was unusable unless you had cushions for the benches. I'm glad I was just using it for sleeping. Very close to town/beaches but so are other more suitable places if you have a big rig and want to "hang" at your site. - Ken Sawczyn
