The park is older and smaller. It is next to I95 and very easy to get to. Camp site was level with dirt & gravel. Grass area between sites. It had 30-50 amp service and picnic table. Our pull-through was just barely long enough for our 40ft motorhome towing vehicle. There were some small palm trees around the park so able to get satellite service. If you are pulling a vehicle, the hookups are too far back to be easy to connect to. Had to use over 35 feet of sewer hose. Good Sprint and ATT service. - don-marg

This campground is small and close to the highway - which makes it easy on and easy off but there is a bit of highway noise that filters into the campground. It is tight and, while most of the roads are asphalt, one of them is actually still dirt. The bathrooms are clean and so is the laundry room. It is an older park but under new management. The front row faces a nice lake. Older and rustic but we would camp here again. - swike

This is a regular stop for us on our way to and from South Florida. It's nothing fancy, but it's clean and reliable, and the new owner was very pleasant and friendly. Front-row sites overlook a nice little lake. We've never been bothered by noise from I-95, but we're in the habit of running the fan at night. It's easy in and out with good-size pull-throughs. We were surprised this trip at how busy it was and will call ahead next time if it's in season. - Jean D

Very small campground for fishing and boating. If you don't have a boat there's nothing to do although the view of the water is great. It's on the Indian River and Intracoastal Waterway, so isn't ocean but is saltwater and much wider and rougher than a regular river. It's extremely shallow until you get out to the channel so suitable only for very shallow-draft boats.
All sites are occupied by permanents or seasonals. We got the only space that wasn't locked up. It was a pull-thru in deep dirt and sand which was a real pain to get into and out of, requiring use of 4WD to get us unstuck while pulling in.
Wifi was terrific. OTA TV worked well. BYOB happy hour at the tiki bar every day at 4:00 to get to know the neighbors. Owners and staff were very laid back and extremely nice. We won't return because we have the wrong type of watercraft for this situation plus the site was just too difficult to deal with. - all4pets

This park has full time people which makes it trashy. New Year's Eve there was a suicide by gun. I would not recommend this park. there are trailers in storage at the road and it looks filthy grass is overgrown. No fence to keep it private from the road. - Baylito99

We called in reservation in October for the following March. After confirming reservation we needed to add two days to our stay and called back the same day. I did talk to two different ladies in the office but when we asked for the extension we were told that it would be "no Problem". We arrived thinking all was fine and did not check the dates when we checked in which was my mistake I guess, but I have never thought to confirm that before and it did not enter my mind. We were camping with a companion who had the same reservations for his fifth wheel and when the camp host knocked on our door to tell us we should have left we were more than surprised. My friend was at Daytona bike week and I had to try to hunt him down and have him come back early because they wanted his spot. I talked to management and had complete notes with date I made the reservation and made the changes as well as the names of the people I talked to, but he was not impressed with it being anything but our problem,. My friend had to leave Daytona and completely ruin his day to come back and move his rig. They did find us a spot for our two rigs, but of course they added the weekend rate for the extra night and even when we asked it the owner did not think the blame was his ( the lady has since been sent to housekeeping because she made so many booking errors) he just shrugged and said you want a spot or not. Needless to say we are not happy and may very well not use Koa again. The park is a mess, crowded, staff is disheveled and not very responsive on the whole. When we checked in we were told it might be a week b before the pool would be accessible. We were there 22 days and it is still closed. Certainly not up to KOA standards at all. Other patrons at the park were also unhappy with the accommodations and lack of site supervision. - hutchi

We arrived on Sunday, the office was closed and there was no gate access code. We had to wait until someone exited and gave us the code. This is a campground of the haves and have nots. Since it was an overnight stay we were in the old poorly kept section. We have a small travel trailer and could hardly back into our site. The only positive with the site was that it was close to the restrooms & showers. They weren't the cleanest, but serviceable. I don't know what the long term rentals cost but there appears that there are a lot of old trailers that are permanent, poorly kept with a lot of items all over the site. When we checked out I suggested that they at least provide an access code and I didn't even get an apology. That tells you that they don't care about their customers. - Ed-J

New management and staff. Some changes to the Passport rules [call to confirm season]. WIFI at clubhouse and pretty fast. No signal at the site. Large cable tv and 50 plus channels on antenna. Trade books at clubhouse. To cold for the pool but it looks well maintained. Gravel paving could use some work. Tried Vittorios in town -- its reasonable and they do a good job. - Libby

Beautiful park. Paved roads and sites. Nice pool. Checked in on a sunday, so the office was closed. They left a packet for us, but no gate code. We had to wait until someone came through the gate, and they let us in. We are on site 8 and the wifi is slower than the old dialup. Left a message about the wifi at the office, and no one has called back 4 days later. Not sure if the office is jut not staffed full time or why no one has gotten back. That is the only problem we have had with the park. Being here for a week is burning through much of our cell phone data. Convenient to I-95. Walmart and nay food or shopping is 2 exits south. - William S

First I will say that the residents/campers are very friendly and happy and made us feel welcome. However, management is another thing. We paid twice here for a monthly rate than we do at most campgrounds. First, the site we had reserved two months before had someone on it. We were given another site which was very nice. We were told the wifi was down and would be fixed any day. Well, the month went by and we still had no wifi. We waited 3 days for the cable company to bring us a box and hook it up for us. Both these amenities were listed in the price of $1130 which we paid. We had no picnic table. I feel there may be some management problems here. - wallysmom

This is a very modern, clean, luxurious park consisting of RV sites, park models, RV ports and stick built homes. The rental agent was very friendly and informative. She and her husband even came back after hours to try and help us hook up our cable box! All RV sites are concrete and all roads are paved. We weren't able to fit a round in, but they have a beautifully landscaped, well-maintained Executive Par 3 golf course. We would definitely stay here again. - melissab7

We sublet site #237 which looks out over the small lake. Stunning view. It's a pull in site. Full hookups with no restrictions on water. Cable is tricky, but we just used satellite. Grounds are very well kept. The minor down side of this site was that it's 70 yards or so from Hole 4 of the golf course. We were concerned, but never hit in our month there. Our Verizon and AT&T both worked well. If you kayak, don't miss the Haulover Canal and there Manatees. - Kokomo

It's a small campground and everything is a back-in. The sites are grassy but level. They are a bit close to your neighbors but everyone I met was super friendly. It is very quiet and not setup for children at all. It's primary purpose is for camping fisherman. Right on the river. It is a great value in a clean, neat, secure (gated) campground. The staff was terrific. We were visiting family in the area. I would definitely stay here again. - DMcKitt

Excellent: perfect campground for planning space shuttle launch viewings, very close to Titusville, no deposit required, no check-in or check-out time, very flexible, very friendly staff, customer service is the best, restaurant bar serves excellent foods and drinks, great prices, airboat rides are excellent and fun too. Needs improvement: Hatbill Road into the campground is not paved, super bumpy road, they need to have this road paved, terrible shaking while driving in. The RV sites are all on grass so you will have to find the perfect spot and use blocks to help get perfectly level. No sewer connections but there is a dump station. Has tons of mosquitoes. - univmd

What a great place. We love the peace and quiet of being on the river without all the city/traffic noises. Air boats are right in the area, but the sound didn't bother us. There is a restaurant/bar & grill on the premises with great food. Management couldn't have been better. Top notch people. Huge area for animals/kids to play. If you are looking for "resort" with all the fancy stuff you never use, this isn't the place. If you want nature, solitude and beauty, you'll love it here. We will definitely be back. Would have given it a 10 if they had septic. - palmersfour

We have a 27 foot Airstream on Site 25 and the owners assisted us in parking and setting up (the sewer drain was on the opposite side of our rig and they crawled under the Airstream to set it up!!!) Big rigs will not fit in this campground. The utilities are excellent (50 amp), there is wifi and no cable but the air provides many good stations. One washer and drier. This is a lovely gem that we discovered and will be staying here 3 months. So close to water, fishing, launches, beach, golf, restaurants, wildlife, parks, etc. that we never are at a loss for things to do. - GailMOH

This is "old Florida". It is a small campground right in the historic section of Titusville. The campground is small and tight maneuvering in some cases but the owners assist. There are some full timers in old units, some seasonal, and some of us transients. It has Old Florida flavor and I loved that. You can tell this campground has been here a long time and probably neglected awhile but these owners are in the process of updating. My spot had newly poured gravel for the trailer and my concrete pad had recently been painted. It is full hookups and you need to be self contained as there is no bathhouse but there are laundry machines. The location is the main thing if you like camping but also like having things like a brewery, bakery, and eateries "around the corner". The owners are on site several hours a day and are friendly and helpful. Of course, they and the full timers here are a wealth of information on the things to do that you might not find in the brochures. I came for a launch which was delayed but then it was so comfortable here, I have extended my stay. There is lots of green space if you have animals. A long city block down is a huge public park on the water. Right beside the RV park is a huge vacant lot and a space park especially set up to view launches. You are next to the bridge that goes over to Merritt Island with its wealth of birding drives/trails, hikes, beaches, manatee viewing area, etc And you are less than ten miles to the Kennedy Space Center, close enough that I bought an annual pass which is not a lot more than daily and includes parking. I'd go over for two or three hours and then come back to check on the dog and do something outdoorsy. This type of park may not be for everyone but it felt quaint to me and I liked its personality! - Abby1313

We called rather last minute and the owner was very helpful and accommodating, We weren't sure how many days we were spending and actually stayed a week. She was nice enough to give us the weekly rate which was $200.
There is water and electric service 20/30/50 at each site and the whole park is well landscaped and convenient to I-95. It is not a large park, but if you're lucky you could get a spot overlooking the Indian River.
We loved the proximity to the beaches across the river and will definitely return when there's a launch as its right across from Kennedy Space Center. Check the NASA site and you might be lucky enough to be there during a launch. - william cate

This is a huge RV resort with a golf course and a number of amenities. Our site was privately owned and rented to us for the two nights that we stayed. It was shaded by multiple trees and had a picnic table for us to use. No fires are allowed in the resort. They have a pretty elaborate dog park, complete with a wading pool, though we didn't use it. There seemed to be very few people there (perhaps because it's July in Florida). We ate outside for two nights, but those in my family who were wearing shorts and T-shirts were eaten alive by what I think were "Biting Midges," which is a tiny little gnat. You can't feel the bite until after it's over, and it really itches afterward. We used a Thermacel and it didn't help at all. Pretty miserable. I think I'm remembering the $62 rate correctly; it could have been somewhere between $62 and $65. You can print a coupon for one night free if it's your first stay and you stay for at least two nights. My overall rating was affected by the lack of fire rings and the Biting Midges. - Morning Star

Excellent. This resort is basically for people who buy their own site. Ours was double wide paved lot ( big enough for 4 RVs) and facing a beautiful pond - lots of wildlife. Hook-ups on both sides, so can back-in or pull-in. Excellent amenities. - Deb and Chris
