First of all, this park is wonderful. It’s fairly new and being worked on to add more units, which was not an issue or a bother. The amenities are gorgeous! The pool etc. are first rate. However, there is a train (or should I say numerous trains) that blast their way past the park just on the other side of a 10’ block wall. This happened throughout the day and the night. The trains run very fast, whistle blowing and in our camp site (all the way at the back of the park) the ground and our trailer shook very noticeably. I suppose if you were in the front of the park this wouldn’t be the huge issue that it was for us. But we lost sleep both nights that we were here. Beware where they park you if you stay here! - Susan O

Excellent new RV Park. Great Location. Large pull-through spot. Plenty of room for my 42' RV and my Toad. Each pull-through includes a paver patio and a gas grill (nice!). Grass is immaculate and well maintained. All utilities are brand new and operate perfectly. Check-in was easy. Pool is absolutely large and gorgeous! Resort includes a nice work-out room, bar (very limited hours), and a small dog run area. Passport America discount was excellent. Daily rate is normally $60/night. Yearly occupants pay $725+/month for a space. Resort includes modular homes. Looks like a lot of activities during the winter months. Not much happening during the Fall months. Great Location - NOT close to I-95 or Turnpike, but a good spot! Only 5 minutes to the large public beach. Several excellent restaurants within walking distance. Downside - No cable TV. Over the air viewing is very good, with 30-40 digital channels available. The resort is literally touching cargo train tracks. The cargo trains go through about 3-6 times a day. Was not an issue for us, but we had our windows closed, and the AC running. - Nick86

This not our favorite kind of park, but we gave it a ten anyway. An extensive renovation is being done, the result being a luxury facility with paved, pull through sites, and casitas, available for rent, each having patio and gas grill. Amenities include a gorgeous pool with sunning deck. a large exercise room, individual bath shower rooms. Laundry facilities are top end. Shopping and restaurants within walking distance although traffic might be an issue. On the negative side sites are smallish, and the palm trees do not give much shade. Would be a wonderful destination for the winter. - Yeager

The train tracks run through the middle of the park, the bath houses are disasters, the washers and dryers, half of them don't work, there's no breeze here so it's really hot, the mosquitoes will eat you alive, they don't spray for the mosquitoes at all. The prices change on the owners whim, the man from the RV next to us was arrested for drugs. - Dvnprt

Very tight spot and there were others available. Park condition is marginal. Cash or check. No WiFi. Lady in office was very nice. Train runs through park. We had ants: thanks to the neighbor who loaned me bug spray at midnight.

Older park with mostly long time campers. Everyone was friendly & location was perfect for our purpose. Train tracks do go right thru but didn't bother us a bit. It's hard to rate the "cleanliness" when it's full of permanent campers with their stuff stored all around their sites. We'd stay here again. - Justjanie

This is the best kept secret in town!! I will share with you how to get in. Forget those real estate offices at the front gate! Just park outside the gate and walk in to the bulletin board that is next to the Holiday Out office building just inside the gate. There is also a bulletin board for Venture III straight down that main road (next to the swimming pool with the blue fencing around it). Posted on it you will find the names/phone numbers of owners who are renting their spaces. Our $20 rate reflects the $600 monthly rate we paid. Make sure the length of your rig does not exceed the limits for a space; the owner should know about this but some of them don't. This is an absolutely great place with nice people, and lots of activities if you want that. We would highly recommend it! Dealing with owners directly is the key; those real estate offices charge unbelievable prices for the exact same thing you can get from owners who rent directly!! - JuAutry

Privatly owned campground. It is actually 2 campgrounds, but interactive. Holiday Out has access to a heated private pool,clubhouse directly on the beach. Clean restrooms. Better to contact the owners directly to rent or buy. This is not a regular campground as they rent by the month, but a real gem. - altabobby

This park is mostly owners, both Holiday Out and Venture Three. Venture Three has facilities on the river side with a small beach access. Holiday Out has large beach access with pool, boccie,shuffleboard courts on the beach front. Parks are located close to shopping, good restaurants and fishing. I liked it so much I bought a pad for my Fifth Wheel in Holiday Out. People are extremely friendly and park is very well run. If you are lucky enough to rent a pad in here you will see why I bought one. - perky

This is mainly a MHP with a few sites attached to the back. If you have a big rig, Do Not expect to get in here without incident. We had to move several railroad ties quite a distance to get my 38' RV in the RV section. Took about an hour to park in the narrow spot. Most of the roads are very narrow. I imagine if you have a smaller rig, it's fine. Management is very nice, but Corporate pulls the strings, and doesn't spend any money. The people we met here are very nice. OK if you're looking for a place to stay while working. No amenities (pools, etc.). The new clubhouse is nice but very small. Water pressure comes and goes. We won't come back (assuming we can get OUT of here). - melissabrvs

The rec room is presently closed for remodeling. Nice laundry room with new machines. Small friendly quite park with a mixture of retirees and working individuals. We are staying monthly at under $500 which includes full hookups and cable. There a few over night sites but call first since the office closes at 5PM and on the weekends. - Hob

The staff in the office are very rude and not helpful. They don't tell you things when you check in. We had extend our stay and they told me extend for a full week and then would not refund nights we did not stay. Had a bad experience and would not go back. - Dimo

Very large and very clean park. Some parts are better than others. Some areas are much easier to get in while other sections are very tight. Varies a good bit. As an example, the site we stayed on fits a 45 ft fifth wheel and we had zero issues backing it on the first shot. In other sections of the park this would be impossible even for a 35 ft. My recommendation is to check Google maps or visit before you book or get in touch with one of the many owners renting their sites. Decent rule of thumb is the deeper it is off the main road (more turns you take off the main area) the tighter things tend to get. Not always true but mostly accurate. As for the park, beautiful, well maintained, gated / guarded and had tons of amenities. Two pools, one river side and one directly on the ocean, both are very nice. Shuffle board, mini golf, tennis, basketball, volleyball, gaming stations inside, workout room, horse shoes, BBQ pits, sand box, etc. If you get bored here it's your own fault. Add to that the beach is a short walk or cart ride away depending on where you stay, and it's beautiful. If you are serious about a decent term rental I advise getting in touch with some owners personally. Plenty of $$ to be saved. We locked up a site for a year for 6k and paid our own electric while having access to all the amenities. That was 2 years ago. We since purchased in here May 2014. There are not many parks in this section of the state. Nettles is an excellent location despite its flaws (some sections are a little tight). Just choose wisely. - Aridon

We stayed there twice, once when when we picked up our new motorhome, and again a few weeks later on the return trip from our first rally. Very friendly. They called a few hours before our expected arrival time to check on our status and a led us to our spot upon arrival. Much more spacious than another RV resort just to the north where you feel like a sardine. Worth the extra few dollars. Our go to spot when too tired to travel the last few hours home. There is a shopping mall just to the west on route 1 that is pretty empty. We used that for the DW to practice maneuvering. Also a dollar store in there for odds and ends. - Waterman480

I stayed for 2 weeks in October. The manager is very cranky when any problems are brought to him.This place now seems to have some rundown units; pool now closes at dusk. On October 29 a resident of one of these trailers was found dead, after being in there for approximately 4 or 5 days with the door open all that time. The live on site manager never noticed it til I brought it to his attention, then he got cranky and yelled at me, I will never go back here again. - James Zambik

The rate is based on monthly with electric. They really pack 'em in close here! Our site was particularly sandwiched close to others. We did have room, though, to park our car in front of our motorhome in the driveway. Most others had to park in the perpendicular. We had some problems with leveling. They have recycling, which is important to us. At night, the entire area is not lit. There is no set place to walk your dog. The pool is solar heated. - Lnskaye

This park is good for a one night stay over, especially as we used our passport America for $24.50. A very clean park, but sites are very tight, took me a couple turns to back in my 40' 5th wheel. We used the pool, one of the best we've seen. Wifi was also one of the best as well. Would definitely stay here again. - North America in 90 days

We stayed here at this county park for an overnight in January and for 3 weeks in March. The manager gentleman was extremely helpful to us. There are only a few 50 amp sites. We thought we'd be fine with 30 amps but during the first overnight we realized that we weren't going to be able to use the microwave at the same time as the satellite tv, for example. Since we had reserved another 3 weeks, we were a little concerned. We mentioned it to the manager and he said there was a Y-plug splitter that would plug into both 30 amp outlets on the electric pole, theoretically giving us 60 amps of power. We bought the Y-plug and we had full use of all of the electrical components in our coach. That tip was a life saver. Thanks!
The park was quiet and it was a plus to watch the boats traverse the river beside the campground and then go through the lock which is operated by the Corps of Engineers. Great COE campground there as well.
The showers and bathrooms were clean and were never busy. Two small negatives: no sewer hookup and only one washer and dryer in the laundry room. The manager takes good care of the park and he does a fine job with security in the park. We will happily return here when in the area. - Cape Cod Mama

This is a beautiful county park that is not well-marked but worth coming to. It's close to I-95 but far enough away that noise is minimal. There are some sites with water and 30 amp electric but far more dry sites. The nicest sites, which are on the bank above the river, have the hookups but dumping is at the dump station. The grass was all well mowed, the park was extremely clean and there is lots of open space between the sites. I would have rated this park at an 8 or 9 if the check-in was better. There is no one at the check-in station but there is a sign giving you a number to call if it's before 5PM. I called before 5PM but got a recording telling me to go to the website. Okay, went to the website. Had to register in the website (name, address, etc.) then attempt to register for the site. It is IMPOSSIBLE to register. The site I was in (6) didn't even appear on the site map. I tried all different combinations and never registered. Finally sent an irate email to the "contact us" icon. Nothing. Later the park manager arrived and accused of not paying but later apologized after he saw I tried to register. He stated the website had been broken for 8 years and all his staff (volunteers) had been let-go by the county. I will stay here again but with the knowledge that the check-in will be difficult. - fruffiii

This is a beautiful park, along a river, with lots of palm trees. Most of the trees do not provide much shade for campers (location #1 is best for shade). Lots of lush, green grass. There were few other campers here, and I liked the privacy! I went for long, scenic walks with the dogs, with nobody worrying about if I picked up after my dogs! There is a very clean bath house with clean restrooms. In the same building is a laundry mat. There are lots of through the air TV channels. There is no WiFi (my hotspot works fine), and there are plenty of mosquitoes at night, but a little spray solved that. The management is very friendly, but firm about dogs being on a leash. They are watchful, and noticed that my water hose was leaking. They do a good job of maintaining the grounds. There are lots of picnic tables and a playground for kids. One of our favorite campground. W & E + dump. Sites are concrete drives and include a covered picnic table. 9 RV sites and 5 Boat slips. On the Okeechobee cross state waterway you can watch boats going through the lock. Very friendly, very quiet and. - Hey You

Electric danger!! Upon arrival our electric surge protector indicated an "Open Ground" at the pedestal. We called the office and were told that an electrician would be around "tomorrow". I walked to the office. Same answer. I talked to a Ranger. Same answer. I explained to all-- the extreme dangers from open grounds (rv damage, fire, electrocution, etc). No help. We left and had to travel 40 miles to another campground. They refunded 50%. Pathetic response to a problem that can, and has, killed people. - flrvers466
