Like most Encore parks, this is an RV resort, NOT a campground. Many parks in Florida are designed for the multitude of snowbirds that come down from the cold, frigid north. They don't have very many spaces for transient customers, but that's really to be expected in this part of the country in the winter! We needed a night to fill in our stay at a nearby state park because we couldn't plan far enough in advance. This worked, but just barely. Because of our size, it was a challenge to get into our space. Fortunately for us the site was wide, because the roads in the park are narrow. Not much room to back up a 45' fifth wheel, but we managed. Restrooms were clean, and the park was very tidy. We wouldn't choose to come here again, but because we had an activity planned and needed to stay in the area we were glad it was available for the one day we needed it. - Denise and Glenn

I made reservations for this campground through my Thousand Trails membership, which I shall not renew because this is the kind of campground they feature: closely packed spaces, difficult to navigate, poor site maintenance, but lots of "resort" activities. Nonetheless, snow-birds and retirees seem to love it. They flock down by the thousands to nest in such places for the month or the season or the year. Not me! Ain't my type of place! If you're looking for a campground, you'll be disappointed. If you're looking for a convenient location to see the Tampa sites, it's great. The park is clean, restrooms older but well kept. Sites are small and interior roads are very narrow. The employees are very nice and there's usually an activity almost every day. About 75% of the sites are annuals, but they're generally show models and the majority are well kept. - dseipel2

For a large RV resort, Bay Bayou was everything we could want. The staff was great, the neighbors were friendly, and everything was in great shape, including the pool. We liked having a site on the south end of one of roads, as there was plenty of shade and space. The traffic on nearby on Hillsborough Avenue was not much of a noise problem apart from the occasional street motorcycle. The resort is very convenient for getting to Raymond James Stadium and other tourist attractions. - SportDawgs

Price reflects weekly rate of $250. Section 12 is brand new and beautiful. Large long concrete pads and beautiful grass. Utilities are placed perfectly. They are back in sites; however, personnel is very skilled in maneuvering you into the lot. This is a super location close to Tampa and Clearwater. The other side of the park is old and needs renovation. Close lots with gravel and old electric. I would not stay anywhere except in Section 12. This is a large busy park with two distinct sections. New section on Mullet Creek is a modern model of RV Parks. It has large angled concrete pads for easy backing; unlike older section. New one-unit utility pedestals with 50 to 100 amp service to accommodate newer bigger rigs. It also has the price to go with it. Missing from this section are showers or restrooms. If patrons choose to use provided facilities, they'll have to use the restroom/shower facilities in the other older section. Restrooms and showers are always clean and neat. Older section has some permanents, but park has rules and enforces them so perms have to keep up their sites. Close to gulf beaches, Busch Gardens, Ybor City, and many other Tampa Bay attractions. Staff friendly and very helpful. Older section is a little tight for large rigs, but manageable. Traffic noise from Hillsborough Ave can be annoying, especially the sites in the rear of the park. - Rick Frazier

Always had a good thing to say for this campground so it's confusing to me on why people would rate this CG so low. Yes the bathrooms are old and could use updating but overall a wonderful place to camp. I've been here on and off for years and have seen some improvements. With the marina, commissary and BX so close how could you not enjoy this place. For the complainers I suggest you find another CG outside the base that can match the price and amenities. - Caseysplace

The sites are very cramped, but the beach made up for that inconvenience. 30 amp kicked off when air conditioner was used. 50 amp had 117 volts on line 1, and 79 volts on line 2 so could not use due to low voltage. Told office of elec problem when checked in on 1 April 2017 on 3 April went back to office and new person called it in on 4 April. Went to office and same rude person that checked me in told me that electrician was just there and said I didn't turn breakers on. I assured him that I had turned breakers on several times and that the current was not sufficient to power anything. He said nothing he could do he had to go with what the electrician told him. This individual was rude and unprofessional to the people that were checking in before us also. I am a work camper and worked in civil service for 40 years and have. Never met a more uncaring person in my life. Long story short we plugged into sites around us that were vacant for the two weeks we were there. - Larry Copeland

Went in on a Sunday so had to go dry for one night. Monday was put in hookup a lot of construction going on so was hard to get around. I guess the only complaint would be to many full timers staying long term which makes it hard for ones that want to stay a couple of weeks and go one. People working here were great . - jamie1

Nasty Place, Stay Away! We never even stayed there because of what happened when we pulled in! We arrived at night and my wife had to use the restroom so I dropped her off and went to check in. Three minutes later she came running up to me and said, "we are leaving, this place is disgusting!" She said the man who lived next to the bathroom, a huge man with no shirt on and a ton of junk in his lot, looked her up and down as she was entering the restroom. Then, while she was in there, she heard him make comments about her nice body to his friends and that he'd like to "do her" (he used a much more explicit term.) I guess there were a bunch of them drinking with this guy and so sex talk started. My poor wife was shaking. While she was being sexually harassed in the bathroom, I had driven around and the place is a DUMP and so we got the heck out of there. Lot's of long timers with junk in the yard, broken down old cars, etc. No pool, narrow lots and in a bad neighborhood. Seriously? HOW this place is listed on Good Sam is beyond me. To make matters worse, we stopped at a 7-11 about a block away to park for a moment to find another RV park to go to. A guy came up to our window and asked what kind of high we were looking for. Stay away...nasty people, nasty place!I wouldn't take children either...I can't imagine what I would have done if that guy had approached my daughter. So if your travel with your wife and kids, find a park without perverts and drunks. - Travelin Mac

If you're looking for Yogi or KOA, this ain't it. These people live here and work hard and keep to themselves and are polite enough. Our fiver barely fit in our site, next to an even bigger fiver. But the staff is nice enough and it's very convenient to a mall and several other shopping centers. There was a hole on our site when we moved in. We mentioned it to an office worker and there was a guy here with a wheel barrow full of mulch that day. And they were trying to catch the guy who wasn't cleaning up after his dog. I Do Not Recommend this RV park to anyone. First of all it's located in a really sketchy part of Tampa. We were there for 3 months. Our first month, during the daylight hours, we caught 3 local kids stealing one of our bikes, got it back that time, but a week later, they came back and cut the locks off both our bikes and took both of them. These kids continued to come back over and over. Also managing to steal other RVers bikes.
When it first happen, the acting manager said and I quote, "I can't be outside 24/7." Excuse me? Im sorry, but that is the wrong answer to tell your customers who pay quite a bit to stay in your not very attractive RV park. The people who run this place really don't care if anyone steals your stuff. I didn't even get an I'm sorry that happened to you.
This place is not your typical RV park. There are long term residents, its across the street from a family dollar. Its near Busch Gardens and a lot of businesses. Thats about the only thing it has going for it. The bathrooms are ok, however the stall doors are right in your face when you sit down. The laundry room is located in between the bathrooms. 2 out of 4 washers don't work and 2 of 3 dryers do work. There's no pool either. They also charge for electric.
I will never ever stay here again. If you decide to stay, its def going to be at your own risk and don't have any expectations. - Ellie Q

we stayed this time because we were attending an FCOC rally. We stayed is spot 282 which is not on of our preferred spots. The tree on the lot stopped us from opening our awning all the way. Water and power was fine but wifi was just ok. Pool, spa and Exit 10 restaurant was great as always. All sites are back in and paved. Our area was very tight, so tight we had to ask the neighbor to move his toad so we could leave. Vehicles park in front of the coach on the road. They used to provide breakfast and lunch but not anymore, guess you can get a free paper at the office but didn't take advantage of it. - tlrpilot

This is our third year to stay at Lazy Day. It is a great facility and we always enjoy our time there and the surrounding local activities. We were a little disappointed that meals were not included this year. We felt this limited the amount of interaction with fellow campers and cut down on opportunities for the facility to be utilized. Our site was not as clean as in previous years and front desk was not as friendly or informative. We did not receive a packet of information on activities for the week and had to ask about meal tickets. We were more aware of these things due to our past experiences. - taterman01

We love staying at Lazy Days but there are some changes since our last visit. Lazy Days is now a publicly owned business. They no longer provide free breakfast or lunch at their "restaurant". The daily newspaper is still free but no longer delivered to everyone's site. You now have to go up to the newspaper box at the office. Still provide multi channel cable & easy access to over the air channels as you are very close to the broadcasting stations. Still provide WiFi. Nice pool. Exercise facilities. Cracker Barrel & Exit 10 restaurants on site. RV supply store & extensive repair & parts department as well as a large RV Sales department. Classes available also. Several dog parks, even a dog wash. Popular spot for rallies. Close to shopping & restaurants, Tampa & Brandon. Sites are small; room for your RV & park your tow in front of it. Old park built when RVs were smaller, so sites are barely adequate for larger rigs. Sites are dirt and grass. Ours was level and easy to access. Location is good for access to Temple Terrace, New Tampa, and Brandon, which is what we needed. Electric amperage was marginal (tripped circuit breaker once) and WIFI was fair to poor. Sewer connection was old style with no threads on pipe. Park was pleasantly quiet. - ramblin' vagabonds

They didn't advertise as 55+, but they really are. They let us stay for the weekend for the RV show. Park is small, yet well kept, plenty of shade. They we're full for the weekend, and we had some issues with power. Temperatures were in the 50s; just planned on using the heat pumps and didn't fill the propane. About 10 pm the surge protector in our rig got low voltage from the pedestal, Second night things went okay until 4am. This trailer park used to be very trashy years ago. Has been cleaned up somewhat. Sites not level, close together, barely enough room for tow vehicle. This park is for members of any Elks Lodge and guests of the members. The grounds are well-kept and it is quite conveniently located, just 3 blocks north of Highway 60. Upon arrival pick a vacant site, set up, get registration forms from a box near the entrance, fill out and take into the lodge when the bar is open late afternoon and early evening. - Bill Strong

We stayed there in Feb because it was close to FL state fairgrounds. Office was closed when we arrived. No paperwork was left for us after traveling 9 hours this was disappointing! One of the residents told us where to park til Monday morning! Nasty front desk personnel. Deshelved used profanity. Couldn't find my reservation! We had a conformation #! Where do I start. Their internet ad is VERY misleading. There is NO Cable available for Short stays. (Management says the local cable company can hook you up for a month AT YOUR COST) , we are only staying for two weeks. Next, WiFi available, WRONG. WiFi is available if you go to their office, but not in you RV. The campgrounds are old with loads of perm park models etch. Spaces for short stays are tight and stuck between two park models. Loads of trees, making sat dish useless. I highly recommend that for short stays, DON'T STAY HERE!!!!! - Capt T

This is a retirement community with what appeared to be 100s of winter residents and maybe a few dozen sites for campers. The location is several miles off I-75 but easy to get to. There's a clean swimming pool, pool tables, meeting halls and Bingo offered the Thurs. we arrived. Everyone we met was nice and welcoming; our neighbors came by to introduce themselves the day after we set up camp. Even a woman I'd describe as the community's "hospitality lady" came by to explain all the social events there, not realizing we were leaving soon. We used the bathroom/shower facilities next to the pool; they were clean. My only complaint was that the shower head was pointed at and could not be moved away from the shower curtain, so I had to be careful not to let the spray douse the floor of the area where I'd be dressing afterward. This appears to be the set-up at many camp grounds, however. The price of $47/night does not include internet; you can purchase it for $5/night or $10/three nights. At first I was ticked that I had to pay extra, but the internet service was so good that I decided I'd rather pay more for fast service than be lured in at some RV park offering "free internet" only to find out they've purchased the worst service available -- meaning, essentially, no service. I've run into this "misleading advertising" several times the past few years at smaller campgrounds. The price here was on the high side, I thought, but for the quiet, friendliness, pool and cleanliness, I'll stay here the next time we're in the area. - John_K

I was here back in 2017 and had to come back for a month due to our reservation elsewhere "not panning out". I was hoping for some improvement from our last stay, but did not see any. Water here is TERRIBLE. We still have to change out our water filters every two or three weeks because they get so clogged up and affect the water pressure. The ground is soft and when wet, easy to get stuck in. They are putting in some concrete pads if you want to sign a two year contract to pay them every month. The noise from I-4 gets old real fast. All day and night you can hear the traffic. I know I will never return here again. - KennyGolub

Sun RV Resorts has taken over what was originally 3 KOA, looks like MH parks. Most of the residents appear to be full time and where they have taken out old units the sites are now rented to transients. Ours was grass with a concrete pad that we parked on. A very large RV resort with several empty spaces used for transient campers. The facility has all the amenities of other resort properties we have stayed at. Golf carts are permitted on the property.
