The location of this park was great, layout was very good and the ability to get mail was wonderful. Big Laundry room operated on a card you buy from a machine, 5.00 deposit and accoutrements of 5 was added to the card. Deposit of 5.00 and it was returned to you. Lots to do at the park but we used it as a home base to explore Miami and did not use the pool, mini golf or assorted courts. Now on to the reason I gave it poor ratings, large dogs running freely, and the showers would back up on you over your ankles when showering. Toilets were a mess and one was always full. A trailer had extra showers and toilets besides the main shower house but very seldom was the doors unlocked. One had a toilet seat you had to hold in place when using, not connected any where. Reported the dogs and bathhouses but nothing changed. I would not stay again. - ledean paden

This is a very nice RV resort - everything about it exceeded our expectations. I read previous reviews and in site 240 (and walking around the park and the treatment area) and there are no smells. Sites are spacious and the amenities are excellent. Sites are on grassy areas, so you need to work a bit to level the unit. There was a huge brown spot of dead grass (just outside the door by patio) where somebody had a 10x10 mat out for an extended period, so we simply covered it with our own mat - of course, green grass would have been nicer, but the rest of the site has beautiful, lush green grass. Most of the roadways are paved, with a few that are gravel. Lovely mile long paved bike/walking path surrounds the park. The park is in a suburban/rural area surrounded by nurseries. - Deb and Chris

This is another Thousand Trails/Encore park that seeks to pack as many as possible into their "resort" experience. It was better maintained, and easier to navigate with its angled parking, than the Winter Quarters Pasco Resort that I reviewed earlier. It too catered to monthly and seasonal residents, and sought to provide a warm winter community. For me its primary charm was that it provided ready access to the Everglades. But I won't come back! What makes this campground, and all Thousand Trails/Encore parks, unacceptable to me from now on, is the failure of their reservation policy. TT promises to provide hundreds of parks, wherever you want, either free or heavily discounted with your Zone Pass. I purchased said pass and used it to pay for my stay at LaConner RV Park, and I intended to use it again in Florida, both in Miama and in the Keys. However, they don't let you make reservations in their parks before sixty days in advance. What they don't tell you is that the parks are making reservations outside the system much earlier than that, and that in high demand places like Florida in the winter, there will be no discounted sites left when their window opens. I was able to get into Miami Everglades only by paying the high, non-discounted price. I find this truly Trumpian practice appalling, and never will I fall for it again. - Jim Fulton

A surprising park south of Miami in the Homestead area. The park is very convenient off the turnpike and offers easy access to the national parks as well as the top areas in Miami. The sites are organized in a circular pod configuration where there are 10 sites on the outside edge and 5 on the inside. The sites are asphalt with grass and large trees surrounding the sites and in between them. The park has reasonable bathrooms, showers and laundry rooms in several locations of the park, a great pool that is open for the weekends and summer months and wifi that works OK. With the low nightly price, great weekly and monthly rates, convenient location and decent amenities, this a great value park and highly recommended. We stayed at Larry & Penny Thompson campground for a week as we visited the Biscayne and Everglades National Parks. This was a good location since the parks are equal distance from Larry and Penny's. As others have said, it is a unique set up at this park with the pods. We enjoyed our stay here, and stayed one night again after we went on to Key West and back before making our way back home. We would stay here again if in the area. The staff was very friendly and helpful. - kimandcindy

This is an urban park just south of Miami adjacent to the Miami zoo. It is well laid out with circular pods and spacious sites. There is quite a bit of shade which is especially nice in the summer. There are large grassy areas between the pods. There is a pool, but only open on weekends. The pads are asphalt and somewhat rough - they are narrow but adequate. It can be tight getting in and out of the pad due to the trees. Hookups are fine. Wifi is spotty. We camped in a 34' motorhome. - Donauw

We came to Gator Park to see the Gator show. It was convenient to stay here, as Gator Park was located halfway between our two stops. We stayed for a night and while the campground is not luxurious, we did not have any issues. There was no laundry room or central bathrooms. Our spot, #20, only had electric and water but we did see some sites with sewer. After the park closed at 5:00 PM, the area calmed down considerably and overnight we were not disturbed. I think $30 a night for what is offered is a bit high. $25 would be more appropriate. Would I recommend this park? For a single night. Would we come back? Not likely. First, let me say the area is beautiful. Just a few miles west are some great air boat rides and Shark Valley is the place to go to see abundant wildlife. However, this RV park is by far the worst I have ever seen. The staff was rude and indifferent. The road was in poor condition and the grass at the campsites was tall. The water constantly looked and smelled rusty. It was so bad it even stained our shower and commode. Some full time residents were dumping waste water on the ground and a strong odor emanated from that. The power was unreliable as well. As we were leaving we discovered there was no water available at the dump station to clean our hose or the area. If you must stay here be sure to bring your own water and don't even try to bathe in that stuff. If you can at all, skip this place entirely. I sure do wish we had. - User2063

Nice park, close to the interstate and shopping areas. There is a curvy road getting into the park, but it wasn't too much trouble. As some noted, there are a lot of trees and some did overhang over the road. They were in the process of trimming them, while we were there. This is a city park, with a RV campground, so they have other activities going on, and the park is busy on the weekends, so there is some noise during the day. There is also noise from the airliners flying overhead and planes from the small airport nearby. You will hear sirens, day and night, as well as people hot-rodding on the 4 lane street near the park. If you are looking for a place with no to little noise, this is not it. It is a good place to stay, if you want to check out the Miami area. OTA and satellite TV worked well, as did our AT&T cell phones and hotspots. Their wifi didn't work most of the time and when it did, our computers wouldn't connect to it, but phones and tablets would. We would stay here again. - Bbtj

As others have noted, this park is centrally located in a busy metroploitan area. It is well maintained and features paved roads and sites and is priced fairly. It has a lot of what we want in an rv park but its not perfect. There were a lot of overhanging trees that need to be trimmed. Everyone in our pull through row exited by backing out of their site. Too many trees in the way of a front exit. During the week and on all overnights there is no gates or security on site. I didn't have any problems but locals do cruise the park. I will not book a weekend again. 9 hour concert on the saturday we were there. We couldn't take the booming bass so we went out during the day to escape the noise. Came back about 3pm and had to wait in line about 15 minutes to enter the park. Cars filled the park everywhere....lots of concert goers strolling the park. It was over shortly after dark. Sunday was much better but a ski boat towing hollering tubers all afternoon was less than peaceful. The location and nicely maintained park make up for the inconveniences so I'll likely be back but not on a weekend. - Kbob

We camp here every spring and fall. Last year we gave the park a very good rating but not so this time. The site we received was dirty with paper and cigarette butts down in the grass which means the site had not been cleaned for some time. The ground crew come regularly to pick up the dumpsters to empty them but do not pick up trash and cans nearby on the grass. The park just has a very unkempt look about it. Also the laundry area is dirty with plenty of cobwebs. On the positive side, the office staff is very professional and helpful. I hope that the park does improve for it is still the best there is in the area. - Nautilus

This is an Encore park and I expected better from them. The roads are paved and so are the spots. The spots are one on top of the other with barely room to open the slide. The utilities are on the wrong side so the cords and hoses have to be drug under the camper. Site 391 is possibly the worst one. A huge tree in the back so you can only back up so far. Then the utility hook ups are honestly at your door. After plugging in, the power would not work until hubby wiggled the plug. There was no room for our car. We had to park in a neighbors spot. We brought this to the attention of the manager with no satisfaction. - esta34950

They had a spot for us at last minute in January! So that’s good, sites were really small but they all had a nice table and chairs. We squeezed our 36’ fifth wheel into a little while and were able to open the slides, but nice grass area nearby to run the dogs. Pretty pricey. - Tim Thiemann

This park is VERY tight! Some of the sites were recently redone, and now are so close together when your neighbor puts out his/her slide, it encroaches on your patio. You pay for the use of a patio and grill and can't use it because of the RV next to you. The wifi is basically non-existent, even though they claim to have wifi. This park has no amenities and sits along a busy highway right in town. It is way overpriced. If there were amenities, I could understand the high cost, being in the city. There is a pet fee, with no dog park or any amenities for your pet. I would not recommend this park to anyone!!! - Mr Bates

This is a great location for its access to the keys, the everglades, various state parks and other Florida attractions. Many of the sites are quite spacious but there are some that are quite short and a few that are narrow so be sure to check out the sites first if you can. We stayed for a month and learned that there is a recurring theft problem in the park. We did have some stuff stolen. The gate has apparently been on the list to repair since the fall... still not fixed and they need to address the security. There are a lot of feral cats which we found charming but hopefully the SPCA does regular health checks as some looked to be diseased or carrying some kind of parasite like fleas or mange. We felt it was a clean park with regular maintenance except their picnic tables. Some are in real disrepair and not safe. We really enjoyed the casual vibe in the park and some of the mature trees & shrubs. The pool is small but adequate and kept at a nice warm temperature. It could be a really fun park if they made some minor changes.The biggest problem (besides the gate/security) they need to address is creating ENGLISH postings, calendars, notices, events. Heck, even just an overal English speaking culture. It is very strange to be in the USA and have notices in FRENCH only... not even in Spanish which there is also a large representation in the permanent resident section. It also created a clicky French segregation in the park where you felt like an outsider. We will not be back and met others in the park that felt the same. Wanted to talk to management but felt like they know the problems already. They have some French 'volunteers'. Just hold some English/Spanish classes... or use google translate when you post a notice...lol. Include the whole park, not just the French population. Check out the sites if you can. Many are really spacious and beautiful and a few are just terrible. If you don't speak French ask to be in a section where there are more Americans and English speaking Canadians. "Resort" is a stretch for this Campground. It is a mixed use park, with many seasonal residents, many mobile homes and park models. Some in serious disrepair. Could be from Irma, or possibly Andrew. Old park that needs some TLC. Bath house was usable, but not clean at 6:am today. Two showers. Toilets were dirty. They have a small pool that is heated. Our space (3) was very tight, with a palm tree on one side of the drive and a light pole on the other. On the positive side, there is a cement pad next to the drive with a small picnic table. Okay for our short stay of three nights, but I wouldn't want to stay here any longer than that. - Alan F

The staff was very friendly. The park itself is not a resort but a mix of full time locals and winter visitors. Unfortunately for us our site backed up on a road with traffic. If you need a place for a night or two and don't have too large a rig it will suffice but this is not a destination for camping. The sites are small. They do have concrete patios. The front part of the park seemed to be travelers or snow birds. The farther back in the park it is definitely full time locals. Again, the staff was wonderful. - JBE2016

Nice County Park. Need to watch for some semi low tree branches but we had no problem with a 13'2" high MH. Friendly and knowledgeable staff. The only negative, as others have stated, was the location of the utilities. Waaaaay at the back of the site. Obviously, whoever designed the RV portion of the park never used a MH or other RV type. - Johngflyer

Park is beautiful, has lots of activities, plenty of walking/bike riding paths and a seasonal pool/water park. The pads are paved and have very nice patios. Staff is somewhat friendly but not very competent. Basically, they are your routine county government employees. Signage is almost all pictograms, so if you don't read children's drawings, you will have difficulty finding the campground. Gates are VERY narrow, so take care when entering. We lost a mirror on the way in. Roads are sometimes too narrow for 2 motorhomes to pass. Sites are poorly designed. If you don't have plenty of sewer and water hose, you will need to park deep in the rear part of the site or go buy some more. Each site has a charcoal grill and picnic table. Some sites are PULL-IN, NOT pull-through! It is clear that whoever designed the place knew nothing about the needs of RVers. If you park near the utilities, you can't use the patio. If you park near the patio, you will need up to 30' of hoses. Make your reservation early. In the winter, November till March or April, it is full of snow birds. In the summer, tourists take over. However, depending on your need, reservations are fairly easy to change. Will I return? Probably not. - eternalskeptic

Well, not quite sure where to start. Very low trees before you get into park. When you past the entrance the trees get lower and more plentiful. Before I got into office, already wiped out a vent cover and an AC cover. Got up to the park itself and all was well except for brush running down the sides. Plugged in to find out we had very low voltage on L2. Next day we lost power to no ground. My week stay was great. Will never return. - xflyhighx

We actually enjoyed this park; however, the owner is protective of his property. There are less then forty spaces in this tight urban park, and he does keep an eye on everyone and everything that goes on. Although he has a limitation on dog size, he did allow our border collie to stay. I'm glad she is well trained and was able to wait until we were outside the park as we were told to make sure of when she "did her thing." It was this monitoring that made it uncomfortable. My wife told me he must have passed by the laundromat three different times while our clothes went through the washers. I took over for the drying and didn't see him at all. All this being said the park is in great condition and looks classic Florida with the white wrought iron fence surrounding it. It is relatively near the police and fire departments so there is the sirens that you occasionally hear; however, I wouldn't say it's a lot more then most other urban parks. The area surrounding it, while urban, is well kept, and I never felt afraid while here. A well kept magnet school for the public school system is next door; however, other than recess I didn't hear the kids nor did I see them at all. This is strictly an older adult park. For us it was a good value that permitted us to explore the Keys and watch the annual Rodeo that is held next to the YMCA. - bandirector
