Passport America rate is $18 + 7% sales tax. Campground is run down. However, campground is out in woods and quiet. It is close to Maine coast for sightseeing and shopping. Manager pleasant. Rating of 5 due to run down state. About 1/2 mile drive in on dirt bumpy road. We stayed a week. Would stay here again for price and convenience. - Peter K

Rate reflects Passport America discount. In general facilities are in disrepair. One building falling down and one (had indoor pool I think) had big tarp on roof and signs that roof failing. Isolated and quiet are the best things I can say. Entry road was dirt and very long and VERY narrow with MANY potholes. Door to what I think was laundry had door knob removed and would not open. A beautiful riverside, wooded setting. Somewhat tired grounds with rough, potholed entry road. Electric hookups are somewhat shaky. Blew a circuit breaker making dinner and no one seemed to know how to reset it. Nice enough management. Would stay here again though, for the setting alone. PPA rate. - IslandBob

This inland park was chosen as a jumping-off spot for day trips to southern Maine and Portsmouth, N.H. A reverse polarity condition was detected by our electrical protection equipment at the first assigned site, #20. Management readily agreed to a site change to #13 (another 30-amper, at a slightly higher price). It passed the electrical tests and was surfaced with gravel rather than sand. It did take several boards to level our motor home. Rules took up entire page of tiny type - estimated to be more than 1,200 words - and did not mention that guests were charged fees. WiFi was very good in the near-empty park. The day after Labor Day the swimming pool was already closed. Clam Chowder at Union Bluff Hotel in York Beach was as excellent as it was when we tried it a couple of years ago. The Oar House in Plymouth provided a fine dinner. - Mtmoi

Another great stay at Beaver Dam. Our site was perfect, great location, full hook up, plenty of space and nice stone pad to park on. This was a beautiful, quiet peaceful weekend and we loved every minute of it. You can't go wrong camping here. - Happy Camper X2

Another Labor Day weekend and another great time. I guess many do not leave reviews for Old Stage so I will leave another. We had a wonderful time here again in our favorite spot. Sat at the fire enjoying movies and the DJ and all the kids playing, it is so much fun. As always the owners were great hosts and the other campers were as friendly as ever. This year most of our group enjoyed the hayride as I watched unable to participate. This campground is becoming special to us and I will enjoy our return next year. - Happy Camper X2

Another great Labor Day weekend. I guess I could copy and paste the review from last year. Really enjoyed sitting at the fire listening to the DJ. This year we had 4 sites but there was a mix up on our sons site, not sure if it was our son's mistake or the campgrounds but they did everything possible to fix it which they did and they made sure they were taken care of which was great, we really enjoy everything about this campground. We had a lot of rain on Sunday but the owners had some back up plans and were able to entertain the kids which was nice. The wifi is weak but in the end, we do not camp to use the wifi... We are booked for next year already in our favorite site. - Happy Camper X2

Just home from a nice Labor Day weekend. We like the campground more every time we go. The owners are very friendly as are the seasonal campers. It was fun to see so many kids out running around, riding bikes and playing basketball. From our site we could enjoy listening to the DJ while sitting by the fire. We found the evenings to be mostly quiet especially for a holiday. We have booked for next year already. Wifi was good at the start of the weekend but would kick us off often as the weekend went on. Our site was a pull through which worked out great and was a good size for us. - Happy Camper X2

We were in a 30 ft motorhome and it was tight getting into our site. The site was level. We were there for 3 nights. There is a little traffic noise from Interstate 95 but not bad. Sites were wide enough but a little tight on length for our 30 ft. - Nana Daffy

Decent park. No sewer hookups but easily accessible dump station. Sites very close together with limited accommodations for larger units especially those pulling an additional vehicle. Park security very good with pass card access required. Evenings are very smoky and can present a problem for those with breathing difficulties due to the number of camp fires in close proximity. We were close to busy Rt 1 and could hear road noise. The campground and all facilities are clean and well maintained. A laundry facility would be a wonderful addition. Small playground for the kids and a nicely maintained pool on premises. Office has a small store with the basics: soda, ice, coffee, etc. Our site, like many, was not very level. - Dave_Pat

This park charged a bit more than we are usually willing to pay, but it was well worth it. The park is a beautiful and well-maintained. The staff are exceptionally friendly and helpful. The restrooms and showers are exceptionally clean. They do charge $0.50 per 5 minutes for the showers, but the cleanliness and privacy make it worth the cost. Extremely clean campground. Showers and park are kept up well. Lots of activities within the campground and surrounding areas. You can walk to the beach from the campground. They upgraded a section of the park this year and added sewer and cable hookups. - Rx for relaxation

Traveling in a 38 foot coach we stayed 4 nights in a site for big rigs (site 82). On their website they call this site a "pull-thru" site. But all the middle sites are back-in sites as there's a site directly behind. This park was crowded and mostly filled with full-timers. The sites in our area were dirt/grass and were very level. Unfortunately, the middle sites are cramped together with barely enough room to extend sliders and awnings. On the outside loop of the park are full-time residents, these sites are well-kept and clean. We didn't have a fire pit or a picnic table at our site. The park has really strict dog walking rules which I don't blame them...seeing as how some dog owners don't think they need to pick-up after their pets. Also, quiet time is strictly enforced. When I mentioned we'd need to leave at 7:30 am the next morning we were told that we could not leave that early as quiet-time didn't end until 8:00 am. If that's a problem, (and it was for us) don't stay here. It is their park and because there are only two RV parks in the entire area, they can do whatever they want. Although the owners were nice enough...I really can't recommend staying at this park because of this policy. - JDC10

10.00 a day for our small dog..was not told this until we parked our camper and went into office to pay balance. On top of that.. you take your dog outside of park and potty along side busy road or over in overflow parking area...they are nice people BUT cater to seasonal.. they should make it all seasonal . This is a seasonal/full time resident park with few transient customers. Site had level issues, grass site they had a 2x12 ramp on the grass on the low side of the site. Utilities are at the rear of the space, water on the wrong side(passenger), the sewer connection too high off the ground. Sites are very tight, so much that the unit next to me had a petty b.s. complaint about my sewer hose laying on the outside of my sewer connection, which was "his space". There are no showers/bathrooms here, no activities other than scheduled games nights (board type games), no dog run with rules prohibiting walking dogs within the park, trees too thick for satellite, and WAY overpriced at $62 per night just for the ability to walk to the beach. The owners are very nice, but the park needs work. We would not stay here again. - rvrrat520

Camped here in 40 foot coach, towing. Small, cramped camping spots. Wood shavings on wet dirt didn't prevent wheels from digging in when trying to back in to our site. Very treed campground. Power, water worked fine. Hosts very friendly. Cash only. Great location to access the wonderful Maine coastline towns quickly. So, while it wasn't the greatest campground, the price was reasonable compared to other RV parks in the same area. Especially if it's just a place to set up base, and be gone touring all day. - Txgranni

Good location within walking distance of town and Short Sands Beach. The people running the park could not be nicer or more helpful and everyone was friendly. The sites were very close and many of them were not very level. Roads are gravel and well maintained. The sites were covered with wood chips which were kind of soft when it rained. This campground offers lots of amenities and activities, and a river for tubing. Our site was large and level. 2 pools, one with a water slide, and each with a hot tub. Campground is a bit dated, we were told that there are new owners, you could see a few improvements already with new signage and the rec hall seemed updated. Also looked like new utilities at most of the sites in the section we were in. There is a road that splits the campground, and this was a big distraction as you could always hear trucks and motorcycles from the campground, including one very loud car at 4:30am. Campground roads were very dusty, every vehicle had a layer of dust on it by Sunday morning. Maintenance is lacking and rules were not enforced. We saw wet clothes left around the pool, band aids, litter etc, and the park staff did not seem interested in picking up. Staff and campers all seemed very nice. For the price we paid, I expected a park with better maintenance. The river tubing was pleasant at the campground, water was comfortable, but very little current. We had to paddle ourselves to get down river. They offered a church service Sunday morning, and a treasure hunt on Saturday. The road that splits the campground prevents me from wanting to return. - Mavenheath

It's nice but just ok. Place is huge but was somewhat empty. We were in the North in between the busy road and several seasonals. Both were noisy and made for a somewhat less relaxing weekend. The road between the 2 halves is about 15' behind our camper we and listened to everything from trucks, motorcycles, and cars with no mufflers bombing up the hill all day and night. Not a fault of the owners but still a negative. There were a lot of empty full hookup sites in the wooded river side. Not sure why we were sent here. We saw a backhoe delivering full buckets of nice firewood to the seasonals but we were stuck with the tiny packages of wood. When I inquired about the other wood the kid at the store didn't know what I was talking about even though it drove right past him. The tubing entrance to the river seemed sketchy and other amenities showed a lack of maintenance for the $ this place charges. The hot tub on our side looked nice but was out of order. The dog park was a bit depressing being out of the way behind the parking lot and down the rutted dirt road. I felt like there should've been a dumpster and abandoned trucks back there to complete the feel. Sasha didn't care for it Our site was a decent size and fairly level and was easy to get into. It did have a great mix of sun and shade. We saw both larger and tighter sites here. There are a lot of activities for the kids. It's not a bad place but we most likely will not return. - April n John

This campground has decent pools and a nice slide. However, the sites are very cramped and unlevel, there are pieces of trash all over and the quiet time is really not enforced. Crazy expensive park and we weren't even on the water. The sites are CLOSE together.....like you can count the pores on the person's face in the next RV close. The picnic table it unusable unless you pull it in front of the RV because it is literally right next to the neighbor's sewer. There is no view of the water because of all the RVs that are packed into the sites on the water. I looked at their website and it looked like there was more room, but trust me, they pack this place like sardines. The staff is nice enough. There is no place to walk your dogs, so we had to load them into the car to find trails elsewhere. It's really small and really tight. We would not stay here again, it's just not worth the money. - scubajoe

Location is the only reason to spend $100 for an oceanfront site - we were at the edge of a bluff overlooking the Atlantic Ocean. Right there!! The sites are very close together, but with the vast ocean and beautiful coastline views, we did not complain. The owners and their son couldn't have been nicer...and this was the last few days of the season. Wifi was strong, no issues there. Full hookups. - alm
