This is an old CG. My site was not very level and I had to use blocks under the motorhome jacks. The site was gravel and mud. Several trashy looking monthly/permanent campers. At least one is running a business there. I was taken to my site by a lady but it was the wrong way. I had to unhook my dinghy and back my motorhome down to the office area and then go the correct way to enter the site. I was only there for 1 night and did not want to have to disconnect and connect my tow. Good AT&T Cell and 4 bars of LTE data, Good Dish sat and 25 OTA channels. It looked like there were only a few sites that you could get satellite reception from. Definite road noise that quieted down late into the evening. Since I never found the office occupied through out the day and evening I put the fee in cash into an envelope and put it in the slot on the door. I will not return to this campground. - Lugnuts

Stayed one night at Wendy's as we transited west. Small park but very tidy. Pretty little lake with lots of fish! Good satellite hookup and solid Verizon signal. Was easy to get in and out with our 45' motorhome and did not have to disconnect the car. Owner operated. We enjoyed our evening and will stay again. - SHIPM8

This is our second time staying at this park for overnight stay. It is conveniently located just off US 49. There is highway noise while outside but didn't hear it while inside. The lake provides nice scenic view. The bathroom was block and concrete but clean. It is a small park with many permanent residents and except for a couple of trashy sites, it is nicely maintained. Stayed at this park in 2016 and was happy enough with it that we decided to stop in for an overnight on our way east again this year. Not one of our best decisions. The park has had little or no effort in keeping it up. RV concrete pads have broken up, the dirt driveway to pads have sunk, and the office is not manned on the weekend. All the focus seems to have shifted to long-term residents. The site that was assigned to us when I called in to make my reservation didn't even come close to accommodating our rig. The trees have gone so long without pruning that they completely block the RV pad for anything taller than 9 or 10 feet. That excludes virtually every 5th wheel and class-A. Luckily there was one site that was open enough for us to get in. Sure hope somebody else is not booked for it and comes in off the road to find us occupying their space. On the plus side, power was solid, water pressure good. The sewer connection was a bit of a reach, it fully stretched my 20' hose. Verizon signal was strong but phone stayed in 3G mode quite a bit. Jetpack hooked up but speed was a little slow. - jperry29

The other review does not describe this park at all, must have gotten the wrong park. This park is easily accessible from the Interstate. It is a little hard to find as it is behind a mall area and not visible from the road. There are a number of units that appear to be there for awhile but they are keeping their area picked up. We had a pull thru, pulled up on a concrete pad. The park is much larger than it first appears. The only negative was a train the blew it's horn for several minutes. - Sup RV's

I had never been to the park. Just found it by looking in the phone book. I called and asked if they had a space available and for directions. The mailing address is Mullin, Texas but this actually in the community of Regency, which does not have a post office. It is about 5 miles off of paved road from one direction or 1 mile off of paved road from the other direction. The longer route can have several washed out places after a rain and has several trees along the road that kiss your RV. The shorter route is the best way; however, you have to drive over the Regency Suspension Bridge that has a load restriction of 5,000 pounds per axle or tandem. My wife would not let me take the trailer over the bridge! We did walk across the bridge and drive across without the trailer. This park is on the Colorado River in San Saba County, Texas. There is access to the river for fishing, swimming, kayaking (rental is available at the park) from the park. There are 5 small cabins. I did not go into any of them. There is a play area for kids with a swing set and jungle gym type equipment. If you have a light-weight RV and want to add some excitement to your driving, take the short route to the park. If you have a large RV, I recommend taking the long route. My fifth wheel is 27 foot pulled by a crew cab short bed. They only have 10 sites, all pull through with full hook ups (30 amp, water and sewer) and had a small BBQ grill. There is an area for pitching tents. We did get one t.v. station off of our antenna, which really surprised me. There is no cell phone signal. I would not recommend this RV park for Big Rigs. Anything bigger than my set-up might have a hard time making the turn around in the park to get the sites. I would recommend everyone to go to the suspension bridge--what a view! - mortuaryguy

Spent two days. Road in, terrible. Was raining heavy, no sign on speed bumps, looked level. No park map, no rules. Park mostly workers, full timers. Concrete pad, no table, gravel roads. Resort? We absolutely loved it. Gorgeous scenery, restrooms and showers were clean. They had new washers and dryers they were fast and easy. Swimming pool was open and looked great. Staff was great. I will be staying here again next year. - Betty Joe Williams

A park full of contrasts - rough roads to enter, horrible pads to park on, and yet beautiful scenery with egrets on the lakes in the park. The pedestal plug was loose and looked very "used". As noted, entry / exit codes required to operate the gate. With all the services elevated, they must have severe floods at times, so stay situationally aware if the weather changes. We might stay here again because of the location. Surprised by the amount of road noise this morning. Our site, 14, could not contain our RV on a level surface. Could not back up because of a large concrete "stop" that would have sheared the rear jacks. Front wheels were at least 6 feet in front of the pad, and were on a upward slant. - cherib

Almost too small for our 37 ft motor home. Back-in's only. Water and electricity, but no sewer. All sites are somewhat unlevel. Some have concrete. All sites are close to the small lake. Lots of overhanging trees that we had to maneuver around. NOTE: if you arrive a minute before the 2:00 PM check-in time, your code to get the gate open won't work, and you'll be stuck at the gate, either waiting for an attendant, who is not always at the shack, or another camper coming in. Stayed here overnight escaping from hurricane. No sewer, very tight getting in the park, the first turn getting in was a bugger. Keep your code you will need it for the kiosk getting in and out. This is a fine park for an overnight stay. It's easy access to I-20. The park itself is a mobile home park with a big parking lot for transient RVers. The RV section isn't much to look at, but the rest of the park is very nice, and it's pleasant to walk around. There is a dog walk area and plenty of space to walk your pets. The check-in procedure is a little unusual, you stop at a stop sign about 100 feet in front of the office and leave your rig on the road. Then, walk into the office and everything else is normal - the office attendants are friendly and helpful and will show you where to park your rig. The site numbering is a bit confusing, so, it's relatively easy to choose the wrong spot (someone was already sitting in the spot assigned to us). But it's easy enough to slide into another spot if that happens to you. Our site was level, but I saw some sites that were not very level. Water pressure was good and everything worked well for our stay here. Recommended for an overnight stop. - CampingWithPoodles

Don't be put off by the "mobile home" in the name. That part of the park is exceptionally well maintained, lots of mowed grass, clean and no junk about the place. A proper neighborhood. The gal at the office was very friendly, even told us if we liked another site better, just take it and call her (we did both). Ingress/egress are easy. The RV portion has little in the way of trees and no shade, but we are surrounded by trees, so there is plenty of green. This is a great place for a short stay. The RV portion, as another reviewer noted, is entirely asphalt, no grass. And yes, it has lots of patches and needs more. Same for the roads. But this is common with a great many RV parks (we've stayed at more than 350), and it is easily managed-don't drive so darn fast! There is grass across the street. The sites are indeed narrow, but sufficient to extend all our slides. They are also sufficiently long to keep the car attached to our 41' class A, contrary to what another reviewer stated. The RV sites are on a slope; it would be nice if they were more level. We were in the last row, sites 35-42, which is designated for 38'-plus RVs. Two other rows are for shorter RVs-tell them your length folks! We had a clear view for satellite, and cell service was good. The utilities are located perfectly, the water is 60psi (very good), and the electric was clean (but they do need to update their very old pedestals). I suspect the person who complained about utilities being at the rear of the coach was probably in one of their back-in sites against the curb. He may also have little experience; that is a very common situation with many older parks, many fairgrounds, and many others. This is a great place for an overnight or a short longer stay. It is not a resort, and doesn't bill itself as such. And the price is reasonable, made better by the Good Sam discount. - ragtop45

Park is on Barnett Lake on North edge of Jackson so lots of traffic. Our back-in site was first come-first served so good thing we arrived early afternoon. Most of park is monthly rentals and some permanent residents but well kept; no junky rigs. - Bojangles

Check-in process was easy and lady at the desk was very friendly. Called and made a reservation about 3 weeks in advance. They required the first nights deposit to hold the site. We were placed on site N131; a very large concrete pull through site in the new section on the left of the entrance. This site was wide enough for our 5th wheel with slides out and probably an additional 8 feet for lawn chairs on the concrete. Sites in the new section had picnic tables and grills. It was not near the water but it was near pool, laundry and bathhouse. Pool was very nice and the bathhouse was nice and clean. The new section did not have many trees and we only had shade in the late evening on our site. The roads looked to be newly paved. The new section had wide roads that were easy to maneuver but in the older section the roads were narrow and not easy to maneuver with a 40' 5th wheel. The older sections are heavily wooded, the new section is mostly open. It seems that more than half the park is longtime residents as some had permanent fixtures on the site and it was apparent the RV had not been moved in a very long time. There was a place where there were mailboxes for those residents. I was surprised a state park would allow long term residents. Kroger supermarket was across street. Plenty of Restaurants, Gas/Diesel and shopping all close by. $28 + 3% up charge if using a credit card for payment - full hookup and Senior 62+ discount. Park did not have Cable TV or WiFi. - BillyE

We stayed in the brand new section closer to the road, farther from the water. Sites were concrete and a nice size, but unlevel enough that we needed to use some blocks under our motorhome's rear tires and jacks before we could get level. This was a very nice park, especially considering the price ($25) for full hookups in a public park. The park looks like it's been gradually expanded over time, with some sections looking very old with broken concrete, others old but in good condition, and some new. The older sections are heavily wooded, the new section is mostly open. The campground does allow long-term stays, but it's surprising to see so many long-term rigs in a public park, some which look like they haven't been moved in 5-10 years. There's no WiFi, but both Verizon and AT&T worked fine. We walked across the street to the Kroger supermarket which was convenient, and there are plenty of other stores and restaurants a short drive away. The campground is large enough for good dog walks, but there's also another public park next door which we often walked to that has a popular fenced dog park and lake access. We will definitely return when passing through the area again. - LifeRebooted

We pulled off of US 49 and followed the signs to this campground. It was fully occupied by what looks to be long-term permanent RVers. Not a site available on a Thursday night for travelers. There were two loops. The first loop was a graveled circular driveway, numerous potholes, multiple autos/trucks in front of many RVs, all back-in sites. The second part of the CG was about 500 feet further, with numerous hookups lined along a ball park paved parking lot, again with many long-term camping signs. Park itself was pretty, and obviously is a recreational center of activity for the community. But the RV park appears to be government supplied residential RV sites for locals. TheRv gravel pads were extremely un-level, even after waiting 2 hours, watching them add 7 tractor buckets of gravel the pad was still un-level and they finally let us move our spot. When we booked our trip we were told there was a water fee, which wasn't charged until after Memorial Day because the pool, splash pad, and slide were not operational. We arrived the Wednesday after Memorial day and was told the pool was good and the slide would be up and running in a day or two, the slide was not even on premises! When it arrived, the workers said it normally takes at least a week or two to install. We swam in the pool one day, but the filter was not working, so the water was disgusting, I couldn't even see my feet, and the bottom of the pool was covered in sand. We were there for 5 days, and were informed the "water fee" isn't a water fee, it's a park fee, $6 per person per day for nothing! Therefore we spent $150 on nothing. Also, we didn't remove our sway bars from our truck because it was raining and the first night they were stolen off our truck. I would not go back to this park. - Jaclyn99

Appears to be a relatively new campground with many new sites and cabins being added. Rained most of the time we were there so cannot adequately assess amenities. Appears to be lots of attractions for the younger set. Appears to be good areas for walking. Restrooms and showers clean and well-stocked. Roads in good condition although sites were very soft due to the rain. Probably would not return as it is very youth-oriented. - grandma0942

Mixed feelings on this campground. Pros: good price (we paid $26 with a Good Sam discount for a 50 amp full hook-up site). Lots for the kids to do: playground, putt-putt, large swim/splash area. No road noise, but only a few minutes off the interstate. Gas station with diesel/truck bays at the same exit. Most of the staff was friendly. Cons: interior roads are really rough in areas (very bumpy), sites are not level, common area could be a little cleaner, and the swim area is looking very worn down. Grass/weeds around sites really needed to be cut. Biggest frustration for us, we made a same day reservation with plans to arrive late (10p-11p). We requested a pull-through site and were told that only a back-in was available. Now, keep in mind it's dark, some of the roads are really rough and the sites are not level...it took us quite a while to get into our site (all while our diesel truck was probably waking up some neighbors). - atlantafamilyof4

You must approach this park from the Northeast. Traveling from I55 exit on Rt 27. Go to 51 south to West Georgetown rd which turns to Utica. There is a sign. Take Utica to New Zion rd all the way to Gaddy Ln. There is a sign. Very much worth the drive. The park has full hook ups at a great price. Clean and well maintained. - CJVJn1Doug

This is a very nice park. The sites are excellent. Getting to the park is almost impossible. There is not one sign, the other review says there are signs it is incorrect. You will never find it without a GPS and getting out of there to head south on I55 is no picnic, the roads are terrible. I would like to say again, this is a very nice campground, if you can get to it. - MAS
