If you are wondering why you cannot find any reviews on this "worst campground" in the USA, read on. This was our first time in the New Jersey area. Since we live out of state, we searched for hours online to find an rv park within reasonable proximity to the New York City area. We did a Google search and found Sun Air Campground. We phoned the owner to ask if he could accommodate a large motorhome, if it was easy to get to New York City by mass transit and what amenities they had. I was led to believe that everything was fine; no sewer, but good electric and water hookups, a dump station and fishing just steps away with a nice view of the lake. We believed we would be staying in a nice country setting with good access and modern amenities. So here is what we saw upon arriving in town. Without a GPS we never would have found this place. No directions were given on the website. When we turned onto Cozy Lake Rd, it was a very narrow road in a residential neighborhood with low overhanging trees. There were no signs along the road to provide direction until we finally came upon a small weathered sign nailed to a tree by a driveway. This was our first clue. The driveway entrance was rutted and rocky with pot holes, heavily wooded and very narrow. We pulled into a turn around area and straight ahead was a rundown modular residence with a little sign "Office" above the door. I knocked on the door (9:15 am) - no answer. My wife and I walked down the road into the campground only to be met by a vicious barking boxer, luckily on a chain in front of what looked to be a permanent trailer residence. The available sites were uneven, difficult to get into and covered in leaves and tree limbs. All occupied spots looked like permanent residents. We immediately decided this campground would not even rate a negative one star rating. There is a reason why there are no photos of the campground on the website. Cut-out areas in a heavily wooded area does not make a decent rv campground. We knew we were taking a chance on this place with so little information online, but we thought we'd check it out. Couldn't see any satellite images on Google maps because the area is so overgrown and the buildings are trashy and in horrible shape. In our 20+ years of motorhome travels, this is truly the worst place we have ever seen. Needless to say we drove on down the road. - cal corvette

Family owned, people are nice. Gravel roads that are not maintained, gravel sites, ours was not level even with the use of leveling blocks. We parked by the lake, which was full of algae. There had been a boat dock at one time, now the area is roped off with "do not enter" signs. There is only one bath house for showers that is in very poor condition. You have to pay to use the shower. There is another bathroom that is in even worse condition. Neither were clean. There is a dump station, but no sewer hook up. The majority of the sites are seasonal renters in run down trailers. This place only takes cash. - esta34950

Quiet (except for the occasional plane), shady, peaceful. No sewer but bathrooms were clean. Some of the sites are short, but there were also plenty of big rigs also some are not very level. Verizon work well. Lots of mosquitoes in the twilight hours. Water hookup is very strange. Sites 1-8 the water is in the middle supplied by hoses. Sites 9-18 water is in the very front and shared. Odd number sites are OK, but even number sites require a very very long hose, not sure if it is provided. Office closed Mon and Tues. Manager is very nice. Would stay again. - newbies2016

This is a great little stopover or getaway. Quiet (except the cicadas), shady, peaceful. No sewer but bathrooms were awesome. Some of the sites are short, but there were also plenty of big rigs. Reservation help was excellent. We got in after dark, site #7 took 25 tries to back in, then got help from a retired trucker. Took her 15 tries and we aren't in straight. 34 ft Fifth wheel and F350. The park is beautiful wooded New Jersey hills. Very scenic. Electricity is fine with 50 amp service. Water hoses are provided on this site as the connection is about 100 feet away, and is in the middle of the woods, very odd setup. Others have water on their site near the street, but requires extra hoses. There is no sewer, but there is a dump station. This is a small park with only 19 sites, none are perfectly level, but most are easy to adjust for. Overall a very nice place, but the water and site 7 issue made it difficult for us. Water connections are difficult to find. Will need extra hose. - BWolfAR

Just spent two nights in a 40’ FW. All the other reviews are true. This was not a Campground in our opinion. It’s just full of contractors, working personnel, and just full time residents. And sadly, most are some pretty scary RVs. We really didn’t feel safe here, so we didn’t go outside much. It is a dump. Utilities worked perfect. The worker in the office was not from the area and knew nothing we asked. If you are a big rig, fifth wheel with less than 9” inches bed clearance, or anything low to the ground, Do Not Visit this campground. The gravel roads are just river rock with giant potholes. GPS will take you to the wrong entrance. The swimming pool is a tiny above ground pool that doesn’t have water in it. All the water ponds are all washed out and looks terrible. And of course, comes mosquitoes. We will never return. I’m just glad our fifth wheel wasn’t damaged getting in or out. Large shopping center across from the back entrance. - jabberb

We stayed here for 2 nights in late March. The entrance our GPS brought us to was the back entrance and it had a gate that was permanently locked which blocked the road to the front entrance. On the exit they have spike strips to prevent people from driving the wrong way BUT these are located on a hill so make sure to not roll back. The roads were all gravel and were pretty beat up with large holes everywhere. Getting to our site was very tricky as they have 5th wheels sticking out to far from the site on both sides of the road which only gave us a couple of extra inches to squeeze by without scrapping one or the other. The campground is neither great nor terrible. It seems to have a large population of permanent residents, but most seem to maintain their campers and sites. There are a handful that look pretty trashy. Unleashed, uncollared, untagged dogs running loose. Lots of dog poop everywhere. The sites are mostly pretty tight, especially if you have slides on both sides. The neighbors awning is hanging over into my site a bit. Too tight to even bother putting out a chair and sitting out. Water pressure is good, power is steady. Didn't use the cable, so I cannot comment. Good signals on both Verizon and T-Mobile. Nice power box. Was able to put a lock on it to secure my surge suppressor. Road coming in is very, very rough, narrow, windy. Lots of pot holes. It did appear that there are preparations to repave and possibly widen a bit. It's safe enough if you drive slowly. I'm here a couple of nights for a work assignment. Not a place I would likely to return to for any other reason. - cKarlGo

This is our first time camping ever, it’s been a roller coaster of issues with our pop up tent camper prior to camping so we were beyond nervous going out for the long weekend. Upon arrival, I noticed one of my stabilizing jacks dropped during the drive and was all bent up. Male staff member came up and assisted me. Upon check-in, the staff was more than welcoming and reassuring that they here to help me in any way. Girl staff was very sweet and went over everything prior to me pulling off to my site. Once I got settled, male staff came back around to make sure I was up and running. He helped me tweak some things with the camper and we were able to settle right in. The bathhouses are nearby, clean and perfect to freshen up. We had an awesome first night and can’t wait to finish out the weekend. - Christopher Laver

We had reservations and paid a deposit for the first night but were running late due to traffic so my wife called to let them know we might arrive late, the woman told her since we hadn't paid for the entire week we were out of luck if we arrived after 5:00PM as they close and lock the gate, after some discussion they agreed to leave a token for the gate and we could pay the balance next morning. "The Meadows" is mostly grass where rain puddles in mud and it had rained so mud was everywhere, lucky for us a woman who had occupied the site was able to show us where the facilities were The site is split with Water and Electric on one side and Sewer on the other side, I could reach the power and water and use every inch of the three 10' sewer hoses that I snaked under my Class C to the sewer Unfortunately North Jersey is limited in campgrounds but we're looking elsewhere. - RVThereYet-BiilDot

This the third year coming to this very nice campground. Beautiful location with large level shaded full hookup sites. Entire facility is very well kept with spotless restrooms and very nice heated pool. The best thing about this campground is the wonderful staff - very friendly and accommodating. We chose this for our maiden voyage of our camper. This may be the best campground in New Jersey. The staff is very helpful and polite. Our site in the H loop was tough to get into due to it being on a downhill slope. We couldn't reach our site's electric panel, so we called up the office and they brought over an extension cord. You get the impression that they really care about their guests. The sites are clean and well maintained. It was quiet. There is a lot to do at the campground. The weekend that we were there, they had a Alice in Wonderland theme. One thing I liked were free kayak rentals. I had never kayaked before and this was a great way to try it. The pool was clean and a lifeguard was on duty. The restrooms were clean. The reason that I didn't give it a 10 is that the interior roads are narrow. It was a challenge moving around, even towing a small 17 foot camper. In spite of that, will be back. - bwco

The entrance to get in is only wide enough for 1 vehicle never mind 2 trucks pulling campers. The interior roads are a shambles, potholes, ruts and steep hills and super narrow. The electrical system is outdated with only 30 amp. The voltage was fluctuating the entire length of my stay. I had to shut down the pwr management system so the power would stay on. The water was on one side of the site and the electrical on the other. The cable TV wire was up in a tree and I had to search for it. The sites were a nice size but need serious amounts of gravel to level them out. We would not go back to this campground. - jambro

Once you get to the park it is well located to see NYC. The drive in is an adventure but the saying "go slow-go wide" makes it doable. The park itself is just a parking lot with the max number of space jammed in. We could not get reservations for electric and water so we were in the "overflow" area and if we return would stay there again, way more room and from our space we could see the NYC sky line and the Statue of Liberty. When we where leaving our slide would not come in after much work we got it in and left 40 minutes after check out time and they charged us $40 for a "late fee", seemed extreme but those were the rules. Given the few options we would stay there again. - sjones

One of the most expensive campgrounds we've ever been to other than Fort Wilderness in Disney. It is nothing more than a parking lot with water and electric. The office doesn't have ice or any other store items, but they have a very informative packet of information. This campground does give you direct access to New York City. Via the ferry or the path train you have easy access. Because you are so close and your neighbor's slides are over the line into your area, you get to know people quickly. - DebGA

The very good about this park is location, location, location. Ferries, PATH trains, etc. all close by. Love the restaurant/bar next door (Surf City) good food and great views of NYC. The bad: It is the worst dump of an RV park I have ever stayed in and paid so much for. Sites are jammed together. No sewer and the RV dump is in the corner and you have to back into it. The electricity is unusable a great percentage of the time. Many times the voltage is under 100. Occasionally it gets to 107. If you ask about the electricity shutting off AGAIN, they say the "park is old". Such low voltage could damage your AC, etc. I have been here 3 times over the years and the electricity is the same every time. I do think the "C" row is the worst. All that said, it is the only place to stay if you want to see New York. - Jhiggins

Super nice place: very clean, and well laid-out. The only complaint is the office hours are not very reliable. They close from 5-7pm and again at 10 pm each night: which is inconvenient. So I went down at 4:45 pm: they were already closed. We went for firewood at 9:30 pm: again they were already closed. Other than that, a great park! - ST59

We chose this campground because it was close and offered a lot of amenities for kids. Best part? The very large playground - the kids had a BLAST. The mini golf course was cheesy to us adults but the kids thought it was great. The kids never got to use the beautiful pool because a large group of adults took over the whole pool area for water football. Bathrooms were yucky but luckily we had a camper! Nice location - rural. Bathrooms weren't very clean. The sites were not very level. There were many campers with a lot of junk all over their site. The entrance looks like it will be wonderful, but the sites and the junk take away from that perception. - bonniejames
