The rate reflects the FHU rate. The 1st 2 nights we were in an E/W site that was the closest to the highway. There's lots of truck traffic and earplugs were required. The staff were very nice and helped us find a site for an extra night because we scored Carlsbad tour tickets. The bathroom and showers were ok but dingy. There seemed to be mold in the men's. Stayed 5 nights to be able to get familiar with the area. Restrooms are older and could use a touch up. Park is home to oil workers who start going to work around 4am. Staff is friendly and helpful. Would stay here again. - Mr Foon

Very friendly staff and guided me to our site. Trees with decent space between sites. Cable and WiFi worked fine but we were near office. Bathrooms need remodel but were reasonably clean and had hot water. Would stay here again if in area or visiting Carlsbad NP. We were assigned site B1. The site was terrible with gas station nearby. Could hear traffic all night long, not to mention the commercial diesel truck running at 5:00 in the morning. Park is a low income trailer court and should not be called an RV park. Found the bathroom clean, but our site had paper and cigarettes littered on the ground. We had Passport America discount and wanted to save a few $. If I had to pay full price I would have demanded my money back. Recommend staying at her sister park as it's maintained better. Downside with Passport America is you can only stay two night to get the discount. - grandmakrull

All full hook up, pull through sites with Cable included. We were not particularly comfortable in the neighborhood. The campsites are right next to a gas station that caters to trucks. Noisy and bright! They also made a point to tell us to keep our dog on a leash, but dogs were running around loose in the park. - Cmactraveler

We stayed here 3 nights. The entire park was rather shabby and un-kept. Looked like a lot of permanent residents. They caution high water pressure, but when our water would not work, the office sent help. The help was living in the site next to us. He was very nice and helpful, but his area was terrible. When we pulled in to our site, you could not step out of the drivers side without stepping on dog waste. It was all over the place. All around where we had to connect our hookups. Very stinky. The park is very cramped and in a bad neighborhood. However, the staff was very friendly and helpful. The laundry and recreation area was fairly clean. - robcarmcelwee

The park looks like a big gravel oblong driveway but when you pull in you notice there are hook-ups under the bushes on either side of the drive. The owner came out and helped us get turned around which for a 30ft 5th Wheel was a bit of a tight fit. The park is across the street from the National Forest Ranger Station and just south of the highway junction that is Pecos, NM. The park was very quiet. The town does not have a leash law so all the dogs in town wander over to see what is going on and see if they can get a ear scratch. Fishing in the Pecos is the main attraction and the weather, even in summer, is cool. We would stay again and, while not a premier RV park, it was a great visit for us. - AGBAT

Opted to stay at this park only because calls placed to another park went unanswered. Owner/Manager was friendly. Park is right on the Pecos River, but is old and run down. Most of the occupants are full timers. Owner said family health issues might compel him to sell the park. We would not stay here again. - Joe-n-Doe

We called while on the road, the man who answered was quite accommodating. This park is DIFFICULT to get into especially with a 30 ft RV and towing a car. I did explain size to the man on the phone. It is not a bad sight by the river but there are obviously other RV's there that are permanent or long term people because their RV's are in questionable condition. They offer no discounts even though we are with AAA, Good Sam. Coast to Coast etc. We could not hook up to sewer because we had to pull too far ahead in order to fit in slot without unhooking car but we were only there for the night so no big deal. I went into store to buy hamburger buns and every package was moldy but one. Eeeewwwwww. This might have been ok for a quick overnight to see the Caverns but will not go back. Also is very close to high traffic area and noisy traffic all night long! - jespence

We were to stay 3 nights, however we left in 2. First thing I want say is there was a young lady in office who went above and beyond to help us. I want to thank her. She even came out after hrs due to weather to make sure we were ok. Saw her talking to several of her visitors. Making everyone feel welcome. On 2nd day a man and woman in park, we were told they were owners. They were very cold and she made us feel like we shouldn't be there. Tried telling her what great staff she has and she had nothing good to say. I was surprised. Park does need some up keep but I did notice the bathrooms have been closed for some time. Wondering if there is bathrooms. I would give park another chance as long as staff is still very helpful. - kimblack37

This is a very primitive rv site with pot holed gravel roads and trying entry/exit. The electrical hook up is 30amp, not 50 as stated. My wife was never challenged to show membership proof on entry to the lodge. We ran into another motorhome that was here when we arrived parked at the local Walmart, which frankly is far superior to the Elks site is you have a generator. We will definitely not stay here again. - wingop

If you want a place to stay and are willing to dry camp then this is your spot. It does have power but only enough room for one big rig. There is enough room for a couple of smaller rigs but it still does not have water just power. That aside, in all other respects it is a typical Elk's Lodges, friendly. We dry camped and left the generator on all night as I need AC for my bi-pap machine. Lodge serves meals and is open most evenings. So you can have a break from cooking if you would like. We used this for a two night stop so we could view the Caverns one day. Not sure a better place would have been to go into White City but you need to check the reviews and decide if dry camp is better than White City. If you stay at the Elks, you are about 1/2 hour from the cavern parking lot. - Gilbert & Gail

In town park that's convenient to places in Carlsbad. Looks like a lot of long term oil field workers as most of the RV parks in the area. Very friendly and helpful staff. Most of the place is gravel with a few spots of grass between sites. No cable tv yet in the new section. It gets a little messy when it rains. One night there was an unfortunate situation with the police and a resident near us. This was no fault of the the park. The next day the owner refunded everyone a days fee as a good will gesture. Would never have asked but it was a nice thing to do. - glenthompson

Spent 2 nights in Aug 2018 @ $45 per night with discount. This is a gravel parking lot set up for RV's. Many monthlies who appear to work in construction or the oil fields. Lots of dusty traffic early & late, because of this. All sites gravel, pull-through, level & FHP including cable and WiFi (cable requires free issued box and call a to provider to turn on). Electrical volts barely enough during 100 degree weather. This is bad for AC. Showers are new and clean. No place for the kiddies to play! Construction in front of park on city street when I was here. Laundry $2 to wash & $1.50 to dry. One of the more expensive places to stay for next to nothing extra. Roads wide and level, plenty of room. Will not return or recommend. Go someplace else. Too expensive for what you pay for. - rhodesaz

We made a reservation in advance and needed to move our dates. We made two phone calls to ask for confirmation they understood we were delayed that went unanswered. Upon arrival, the office was closed at 2:30pm, no information was presented to us for check in. We helped ourselves to a site. The grounds were unkempt with numerous lawn equipment and other junk parked at the office. The grass had not been mowed for some time so we could not use the picnic table. Internet did not work. Bathroom facilities were built very beautifully, but were FILTHY both days (Monday/Tuesday) we were here. Hope the management gets it pulled together to continue to remain in business for overnight guests. This site is not worth $45 per night with a Sam's discount! - locatjl

We stayed here for location after visiting Carlsbad Caverns and it was fine for an overnight. RV sites were full so we just got a tent site and boondocked. It seemed many of the campers might be workers and being a weekday, was very quiet other than some road traffic. No complaints. - busyteach

Just outside Carlsbad Caverns Park. We just stayed overnight and it was ok; but is not the type of CG you want to stay in for multiple days. Did not necessarily feel safe even though there were 3 or 4 other MHs there. Sits right on the road. Located behind our area was another trailer area, but couldn't tell if it was a separate trailer park or part of this CG. - hartk

Not a campground for the weak at heart. It is a place for fulltime oil field workers. Stay away from the showers, restrooms and laundry. This is a shoulder of the road parking lot with hookups. The only thing good is the closeness to the national park. Would not go back.. - boomerlee

The RV sites at Washington Ranch are obviously an afterthought. There's a gravel patch across the road from the Ranch property, and someone put up three power poles and water faucets and announced that the Ranch was thereby also an RV park. There is a dump station at the end of the gravel patch, but, despite what we were told, even parking our RV at the power and water site closest to the dump station, we couldn't make our sewer line, even with extending hoses, reach it and still be on roughly level ground. There is no dog park, although the landscaped grounds of the Ranch property offer plenty of space to walk a dog on leash. The closest dumpster for trash is far from the gravel patch for the RVs. The office is rarely staffed. There is no WiFi at the RV sites. Carlsbad Caverns are amazing and well worth the visit, but surely there is a better option than this for the RV traveler. - Samuel J

If you just want to get away from people this place is great. There are only 3 sites in a very open area. You are camped where they hold events like weddings, so scenery and gardens were beautiful. Great sunsets, pretty grounds that you have to yourself. Only issue was it was a little hard to find. It was just the signage to get to the campground wasn't that good, but we called and they got us there. - Jana Bair
