Although this location is mostly permanent mobile homes, we always look forward to coming back to visit. Easy big-rig parking and setup (this is our third time here in 3 years), only 10 minutes from Saratoga Springs, in a nice quiet area. Not a destination park, no pool, playground, etc., but friendly, easy, convenient and flat. I wish we had planned to spend more time here this year. I'm not sure how many RV sites they have, and they don't take reservations. - melissabrvs

This park is pretty. The spaces are very spacious and private. The campground is very wooded and the sites are very shaded. The biggest problem is the dirt. There is nothing but dirt. No gravel in the sites and you track a lot of dirt in the camper. There is very little grass as it is in the woods. The bathrooms are OK, but they have pay showers, I would rather pay a couple extra buck a night than to have to worry about pay showers. The exit was a major pothole city that was in need of major repair. This campground has a lot of potential with the addition of some gravel pads in the sites to reduce mud and dirt. - wesmac68

I have read the previous reviews over the last 5 years and can say that absolutely nothing has changed at this campground. No escort to remote site. Roads are horribly potholed, too narrow for large rigs and poorly maintained overall. WiFi non existent at sites. Verizon went out a few times in 3 days. Cable tv all snowy and poor reception. The site we had was large enough and the surrounding campers quiet. 99% Seasonal. Only 8 miles from Saratoga but very remote and rustic. Would not stay here again. We found this park to be less than satisfactory. The dirt road to the sites are very narrow and filled with pot holes, ruts and rocks. The office is open very limited hours and some days not at all. Difficult to have mail delivered since it is questionable when you would being to pick it up. No escort to your site, really very little assistance with anything. You are pretty much on your own. Weak wi-fi, no Verizon cell service. We traveled in a 45' motor home which was extremely difficult to maneuver to our site. Proximity to Saratoga is not a quick trip in for any supplies, shopping, etc. - Eagle2013

We have camped here every summer since 2008 and have gotten to know everyone that is here. This is an excellent park that is improving every year. A previous post stated that it is a membership park which is incorrect. It is a public park that allows members from it's sister park to camp if space is available for a limited number of them. The owners live locally within 20 miles of the park and are often seen at the park during the week. When the park is closed for the winter, reservations are made through an office in Michigan, during the open season, reservations are made at the park. ( FYI- Cabin # 6 has a bed, a futon and a loft for sleeping bags/ air mattresses) We have rented them for visiting family members. As far as I am aware, 'Michigan" only handles membership questions/issues, all other problems are handled quickly by the staff. We have never had any problem with the park other than no sewer at the sites. They have an inconvenient pump wagon but a new sewer system is supposed to be in place next summer. They have lots of stuff for kids to do on holiday weekends and it is really close to the horse track. Great place, you should try it! - ponti

Stayed here using our Coast to Coast and was surprised that they charged an additional $10.00 nightly for the campsite. Had 30 amp and water but no sewer available so not sure why we had to pay extra. Sites were okay but nothing special. Will not stay here in the future. - Dedra C

PROS: Nature, being from FL the tall pines and hemlocks were beautiful CONS: Office: Called in reservation, charged the our entire stay, when we arrived there was no record and staff asked how we wanted to pay, I had to tell her the amount. Needed WiFi. She said it was not working. During reservation ask for full hookup, there is NO sewer at any site. Store: dark, low stock. The ice was kept in an old ice cream freezer. The ice was melting in the cooler. When I pried one loose, it was a total block of ice. Site: We had our choice, we choose the best. All, including our own were not level. (Would comment on all the mud, but no one can help if it rains a lot, but it was muddy). Showers: Ugh, Three stalls. One had a hole poked through so I thought I wonder if someone can view me. Walked around the back and the outside wall was missing from 4 feet down, exposing the 3 fiberglass showers stalls. Probably to fix a problem, but it was evident the backs had been exposed for awhile. Washers: Room dirty, had 4 washers, 4 dryers and only 1 each worked. Dump Station: OK but on a semi circle so positioning is awkward. Comment: I am not kidding when I say the photographer who took pictures of the place needs to get a bonus! All those items exist but they must have staged and scrubbed everything for the shoot. They had to be taken when it opened. I believe this may have been a good place when it opened, but there has been no upkeep, it is falling apart. Recommend: No, but if you like roughing it in a tent it is the place for you. There is a sister site at Lake George, NY, I do not know if is like this place. I will not return. I do not see myself as a complainer; camping is camping, but the ads and staff are not to be believed. It is not a Resort as the ad states, but we don't look for resorts, but we do look for a campsite that are trying to get it right; this one fails. - oliver quibble

Large RV park with all of the sites on grass. Many of the sites will require leveling. Interior roads are gravel and would benefit from additional gravel and leveling. Mostly seasonal campers, many with added structures in varying condition. We had a pull through site in a grass field which was very wet. RV Park in kept in decent shape with grass cut and trees trimmed. Not much to do here but suitable as a quick stop or if you are visiting family in the area. - linnemj

Site size very nice, site 1 thru 31 have 30 amp connection 32 and above will need adapter to standard home plug.
Power and water connections are at the back of the site and are "shared" between two sites, extra length of water hose and power may be needed to reach connection.
No sewer connection at site, "honey" wagon service available $10 per pump out.
Walking around 80 to 90% of sites are seasonal, grading of sites are needed in the area of the playground and 7 acre field, saw one that had to put in 12 to 18 inches of blocks to get level on a small TT, this only for 5 or 6 sites.
There is enough room to put ones trailer or rig parallel to the road.
Wireless service is good (VZ), no Wi-Fi.
For a holiday weekend nose level was better than expected.
Spacing is good, you will not feel that you are encroaching on the next site.

The owners really are the nicest folks you could meet. FHU's & long pull through sites, however the gravel sites are far from level, our rear tires were 3" off the ground. The park is quiet, & way off the beaten path, 15 miles to town. Bath/showers are kept clean but are a bit beaten. Not a lot to do here in the campground. - rvrrat520

The main campground is a little sparse for vegetation. We stayed two nights and got to stay in the seasonal area (most of their seasonal guests had left for the winter), which was tucked away in the trees. Very nice hiking. The family that owns the campground are the friendliest people you'll ever meet. It is a small campground, but it is everything the website claims. It is quiet and peaceful, with a nice hiking trail. The only bad thing i could say is the gnats were heavy the weekend we stayed there, but that comes with the territory. We've stayed there before, and would stay there again as it is close to home when we can only get away for a short stay. - 2006F-150

We had to make last minute reservations for the weekend leading up to Wed, July 4th. The manager, Cricket found us a 30 amp site when we called on Thursday. When we arrived on Friday, she was able to secure us a 50 amp site which was very good since temperatures were in the mid 90's all weekend. The manager & staff were very nice to us. The folks Camping were very courteous to each other & even though many sites had multiple vehicles there were no loud parties. Last of all, the power stayed at 115 volts plus all weekend even though everyone was using their AC. I would definitely camp there again. - USA in a Chevrolet

My comments below from 2016 hold true through the 2017 season as well. Several more of the bad apples have either left or been evicted (as recently as today 8/3/17). Additionally, this year the campground has made so many improvements! The water system was completely overhauled, electric services upgraded, septics have all been located and consistently maintained, and improvements to facilities such as the volleyball court. The improvements continue daily! The goal of family friendly, quiet and respectful campers, and all around beauty is coming together! (2016) Keep in mind, most of the bad reviews are coming from either evicted or disgruntled seasonals after finally being held to the rules. This campground has improved SIGNIFICANTLY since we came for our first tour in 2014. We began our seasonal residency here in 2015, are here again for the 2016 season, and just signed up for the 2017 season. The improvements made so far are impressive, and the remaining items are being worked on. This place was in bankruptcy for many years before the new management company took over in 2015. They are doing the best they can with what they were given. The new site manager this year, was given the task of putting the rules in place and finally enforcing them. Some of the seasonals didn't like that, as they were the proverbial inmates running the asylum before. Evictions were made and the place has been heaven since! 1st year seasonals here. Coming from a near by campground of "30" years. So far everything has been great we are on month #4. We picked a spot that faces the woods very private. We had crushed gravel hauled in for ground cover. I love that the sites are spacious, hate when campers are lined up and so close to each other! They have lots of trees, bathroom are clean . Staff is friendly . Campers are friendly! I LOVE the dog park! The pool is a decent size. I gave it 4 stars only because there could be a little more entertainment. Musically. And that's only based on what my fellow campers say. With that said I am perfectly happy here. We have something going on for he most part every weekend. It's not a crazy loud campground. I do not want because I have a 11 month old as well as a 14 year old. I don't come to camp to PARTY and not do I want to hear people up until 2:00 am while I'm trying to sleep! Rules of coarse! As a business owner ourselves we deal with the public and they can be ruthless! And you always want to prevent the possibility of being sued! These days seem to happen so frequently so rules ARE A MUST!!!! I love the location. I prefer camping in the Adirondacks . This campground is In the woods BUT a few miles to the gym (ymca), mall, markets and shopping! Ok back to the campground. There are great horse shoe pits, volleyball, random sit and relax. Lots of bath houses and laundry. No water OR sewer problems. They have added great lights on the paths through out the campground. So yea I am a camper that just Follows simple rules. My kids are not out of control they also are respectful. We have fires at night, hang out with friends, drink some spiked seltzer, laugh with the manager and enjoy camp life ❤ so far my family (3) other seasonal and I have nothing but a great experience and nice things to say! The bathrooms/showers were dirty. We were promised 50amp service & received a site with 30amp. The sites were suppose to be pull-thru's, but the seasonal campers park their cars in front of the pull-thru sites blocking the exit. This is a dog friendly park, however, at the entrance of this campground they keep a dog tied to a tree. Poor dog was tied there day and night on a short leash for the entire time we camped. - Ibis

Dirtiest restrooms / showers / laundry room that I've ever encountered in my many years of RVing. Dead and live bugs in all facilities. Same ones were there the next day. The campground is very nice, lots of wooded sites and very pretty pond. Grounds are kept neatly and well groomed. The owner is very nice and helpful. I would have given this campground a much higher rating but.....99% of the campground is seasonal. They only have 2 sites for "transients" (I just learned that is the new terminology for campers that are not seasonal). Some of the seasonal campers are nice but some are rather run down. Our site was very tight for our 28 ft. camper. Difficult backing in. Not much room for our car. Between the camper and the fire pit there was approximately 6 ft. plus the picnic table. We were hoping for a nice weekend in the woods but it did not feel like camping. - surveyor

We have been seasonal for 4 years and this is the last year for us. To call this a camping resort is bazaar. When it rains many sites flood along with the crater size potholes and when it's dry out, the dust is over whelming and choking. This season we have to listen to the construction vehicles all day long. I can not in all reality recommend this park to any campers. The camp ground is a mess. We have been coming for years, it seems to get worse. Our water spout is broken and sewer hook up was all covered up. We had to rake the site, it had a ton of thick leaves on it. Our table was all chewed up on the bench. We asked to have it switched out at 5pm and told all the workers are gone. It's too bad, it used to be nice a place. We will be giving a different camp ground our money this summer. - OScher

They do have a nice list of activities for kids and adults. DJ one night with a band the second night along with hayride, which consisted of a wagon pulled by a truck, Bingo and crafts. I would estimate the campground is 90 percent permanent party campers. Leaving very few spots for weekenders. The spot they had for us was flooded with about 3 inches of water covering the entire site, so I requested a new site. After much whisper and meeting behind a closed door they said they had another site. I did make a reservation on January 25th and alerted them of the size of out camper. They drove me down to the site, which was not flooded and worked for us for the weekend, but they were very prompt to inform me that if there were no sites I wanted due to them being flooded they would not refund me my money and it was my problem. The two family pools were disgusting. Completely green is color and extremely dirty. I would not allow my son to swim in them. The water slides they had were suppose to be open from 12-3. At 12:00 only two out of the four were open for kids to go on. At 12:45 the mid sized slide opened and when we left at 1:30 the largest slide was still not open. On the next day, 3 slides were open on time and then the large slide opened at 12:30, but for only a half hour then they closed it. There had been no campground cleanup done. Piles of leaves were every where, where the campers had raked their sites, but the leaves on the campground facility had not been cleaned up at all. The playground area was almost non-usable from where they had not finished the work they had started. The site and roads were gravel, which turned to mud when it rained at all or were extremely dusty when it was dry. - tshaunb
