Our site was level but backing into some of these sites can be a problem because of the sharp incline from the road to the site, I saw a couple of motorhomes drag their backend on the incline while backing in, this could be a problem with some longer wheel based mh, this park is for the most part big rig friendly...our services worked great and our site was long enough for the toad also....cell service ATT was good but their WIFI was ok until the park got full then it was non existent, their cable was good with lots of channels...the restrooms and showers were clean with lots of hot water, did not use laundry but it was clean and all machines appeared to be in working order....no ground fires are allowed, City ordinance, but you can use your fire pit if u have one like us.....the other main problem with this park is there is no where to hook up your toad when leaving, there is a short strip while leaving the park but you could be blocking outgoing campers and it's on a down hill slope which sometimes can be a problem....this park is close to everything including the Biltmore which is about 5 miles from the park, easy access from interstate....staff was friendly, but with all the choices to camp at in Asheville I would look somewhere else the next time, but I would return here if I had too....there can be a lot of traffic noise from the interstate that can/could be a problem for some of us... - smoky40

Our site was difficult to get into without scraping our motor home on the asphalt. The site was all mud, no grass. Sites are extremely tight with our slide 6 feet from the RV next to us. Our outdoor chairs felt like they were in the neighbors living room. The picnic table was broken and filthy with sap. The office does not send email confirmations nor give receipts for payments. There are no hook up lanes thus often there are lines of RV's waiting to hook up on the narrow one way road out, tying up traffic for a long time. Even cars cannot get by. There is a lot of traffic noise from I-40. Don't waste your time or money at this campground. - Selah

I called and emailed to make a reservation, with no response to either. Finally, when it was time to park the RV, we decided just to see if there were any available spots. Office was empty, prior to 6:00pm, but there was an after hours board, so I went ahead and completed the form (and was honest about an extra person, so paid an extra $3 for the night). The spot was a pull through, but very tight, very close. Only one picnic table for every two spots (and ours was damaged). RIGHT on a busy road, headlights and traffic all night. In the morning, we left as early as we could since a car broke down during the night and was parked in front of us and our neighbor. At least we could back out of our pull through spot. Not sure what the neighbor did, as theirs was a back in spot. Pool was not clean. Didn't allow kids to swim even after walking up there. Needs attention... For the price we paid, we would have done better to stay a little further away. - Five in the Family

This park is convenient to downtown Asheville, Blue Ridge Parkway, Breweries (especially Sierra Nevada) and all Asheville has to offer. It is secluded, has great hiking, some fishing & a friendly staff. We stayed on Site #1 on the Big John loop. It WAS NOT PRIVATE. The campground host’s RV was about 25’ from our awning and the site behind us was about 25’ behind us. The showers were heavily used but relatively clean. - ab6

The roads are narrow and winding into the park with a few low limbs scraping the coach. Easy check-in. Very private spots with dense trees cover making any TV reception impossible. Our site was long and very spacious. We needed to use blocks to get our rig level. The bathrooms and showers were very clean and nice although there were just 2 of each for the loop so sometimes there was a short wait. Our site had full hook-ups so we just used our own facilities. Some of the sites appeared to be smaller, tighter and not as level as ours. - cruzin57

Very nice area. Our site , #57 quite large. So wooded could not get complete satellite signal but OK. Was scheduled for site #5 but was upgraded at no charge because camper was unable to leave as scheduled due to vehicle problems. Management & staff excellent- friendly and helpful. Clubhouse spacious and clean. Pool available in season. Laundry on site is more reasonable than Laundromat Wooded sites. We were not able to connect to Satellite. No Wi-Fi or cable available. Sites are not level or large but staff will assist in whatever it takes to level and facilitate settling into site. Convenient to Asheville and Western NC attractions. Showers could use more cleaning attention. This is our 3rd year to stay a month at this park. Despite any shortcomings we will return again next year. - M&MLuna

The designated dog walk area was completely littered with so much dog feces, you literally could not walk your dog! We had to walk our dogs behind the RV park near the roadway , but with much fewer feces. We were asked to clean up after our dogs which we do, actually clean up after others, but come on! Upon arrival, we were told to unhook our dolly so we could make the turn into our pull thru site front next to spot BB. Site was fairly level with a picnic table. We left a day early and found better accommodations in Hendersonville. - Rv there

First! We have a 45' motorhome so all other reviews saying this is a tight park, please learn how to drive. Had no problem getting around. Second! The owner is SUPER friendly and will do everything to make your stay comfortable. As others have said, this is a great location to visit Asheville. If you are looking for a family entertainment/ activities like a playground etc, this is not your park. The park is small and quiet even though it is close to the road. There is a small stream at the back. You might hear the train once or twice but its not an issue. - Presidio40

Came over New Years. Enjoyed a camp site. All sites are full hook up. Deluxe $50, premium $75. Cable tv free with deposit for remote, WiFi free also and good. Verizon was good. bathhouse has many restrooms/showers and a laundry. Front desk store has firewood and propane. In a 40 foot class A towing, the road up is awful -- unpaved, very steep, very curvy, potholed, large bumps. Once up at the campground, our deluxe spot was level and private. The wifi worked well. The overlook view is lovely. There's no grass for walking dogs, but there are several wide trails with just gentle slopes. The warning about the bear and her cubs who had been seen in the campground made for pretty nervous walking though. The campground is convenient to Asheville downtown and tourist sites. We would not return because it's just too scary driving in. - Dapper

This is a small, very clean park, up a mountain that requires you to drive up a narrow tree lined road. The vast majority of the tree's on the drive up were trimmed and did not hit the coach. The spaces had more than enough room between them, long enough for me to park my tow. My site was a deluxe, but did not have a cement pad. It wasn't exactly level. Moving on....the utilities worked fine, water pressure was fine, sewer hook up was fine. Really quiet park....like really quiet....and small. There is an overlook for guests to sit and watch the amazing sunsets. Wifi worked really well....THANK YOU!!!! I gave "good" because of the interior road leading to the deluxe sites. It is narrow and backing in a trailer or a large rv is tricky. I did run down some tree branches backing in and pulling out which could be corrected by cutting them way back. - RodeoClown

Access is difficult. Coming off the 240 N onto Amboy Rd, you have already passed the park. Access requires a hairpin turn, or a U-turn somewhere up the road. BTW, getting back onto the highway on departure is an equally difficult task requiring a left turn which leaves most of your rig stuck out in traffic. The park is small, perhaps 25 sites, right on the French Broad River, with access to the riverfront trail (runs down the middle of the park) which is a lovely walk or cycle. Showers were clean, but dated and tired. The floor outside the one men's shower stall was so badly rotted, I nearly went through it. Sagged a good two inches under foot, with ceramic tiles all split and broken. Looks to be many full timers, mostly well kept, with notable exceptions. We considered it very over priced for what it offered. Between that and the difficult access, we would not stay here again. - nobghuri

The park is well kept. It is much nicer than it looks from outside the park. Half of the sites back up to the French Broad River. The $39 daily rate is based on the $270 weekly rate. There is nothing bad to be said other than the advertised WiFi is worthless. And, the river has been known to flood. Besides the river, the best feature is a walking/bike path that passes through the center of the park and on to far venues in either direction. - The Penguin

I booked this CG months in advance as we are full-timers. I called days in advance to confirm our reservation and he day of. We were told we had a spot on the river. When we arrived (not easily accessible for a 42' Rig) the person who was suppose to check us in on the lot to the right wasn't there so we called. They told us they didn't have anything but a grass site E/W only. When we viewed this site there as no way we could fit it even try to fit it! I'd advise anyone from Going there plus your literally under the I-40 expressway! I hate giving bad reviews but this was hard to get to only to have them lie to us! No! Don't go! - DawnB5643

this place has no class at all, but you do park right next to the river, and that says a lot. It also is only 6 miles to downtown Ashville, which says it has a good location. there is only one way in and one way out, so depending on which site you get you need to plan your escape. The location of the train tracks was however, extraordinary. I've never seen tracks that close to a river. Thankfully it was on the other side of the river, but the tracks must be ancient because the trains ran slower than 5 MPH, screeching all the way. loud, but only several times a day & night. The place was at capacity and the kids in the water were having a good time, so, it was a good location. - Gerry9

At $42.00 a night for full hook-ups, one would think this would be a well maintained, clean and properly staffed campground. Think again! The sites are so small and so close together and the road is so tight that I had to partially back the trailer into the site, disconnect my truck, reposition, reconnect and finish backing the trailer into the tiny spot. I was forced to park perpendicular to the trailer in order to get my one vehicle off the main road through the park. I found the site to be poorly maintained with a rotted picnic table, a fire pit made of landscape edge stones piled up and broken (with trash from previous campers left there), and seemingly dead tree limbs hanging over my new travel trailer. I stayed 2 of my 3 booked nights before leaving. My site was right on the river, which was nice, but directly across the river a train runs almost hourly, especially at night. It actually shook my travel trailer enough to wake me many times during the night. The campground apparently allows long term or permanent residents there as well. Beside my camper was a neighbor who had a much older camper that was badly in need of repair with a tarp on the roof. It looked terrible. I took a ride through the rest of the campground and noticed there were several seemingly long term guests with junk piled on and round their trailers. One camper at the end of the park had a jeep in front with at least two flat tires. On the 2nd day, it was explained that they would be bleaching the water system out and the water would not be safe to ingest. I asked if I could still shower and the owner said to "smell it first, then decide". I decided to leave early only to learn the sewer connection was clogged. So! No potable water, no working sewer connection, Wifi so slow it was unusable, trash and poorly maintained equipment and trailers all around. At $42 a night, save your money and go somewhere nice. - Travelforlife2015

A little hidden rustic gem right on the French Broad River with great proximity to Asheville. It was recommended to me by a friend on a F/B RV page and I'm so glad we took it. The campground sets right ON the river. It's a little tough getting in and out, narrow driveway but manageable for our 31' Class C rig. I wouldn't recommend it for anything larger. Sites were a little close but not too bad. They sat on cement so they were level. The ducks floating by are a plus, a train goes by occasionally across the river, kids beside us got a big kick out of it. Owner was a friendly guy. I called early in the day and he said he has one spot left and would save it for me which he did. Not the Taj Mahal by any means but a nice little basic campground, not your typical cookie cutter type you see in most places. We would stay here again if in the area. give it a try. - Banditoman60

The sections of the campground are cut into the side of a mountain with three levels of elevation. The top level offers incredible views of the surrounding area and is the signature feature of this park. We came here planning to get one of those sites, but that section was closed for the winter. I believe I heard the lady at the desk say they had to be reserved a year in advance. The park is very clean and easily accessible from the interstate. It is only 10-15 minutes to the Biltmore and the rest of Asheville. We had full LTE coverage (AT&T) and the wi-fi was good. It'd be really nice to come back here and get one of the sites up on the mountain. We stayed one night in site #25, a back-in with W/E/S/C. - texasAUtiger

This is our favorite campground. We love the top tier, deck sites at the top of a steep but doable drive. Everything is super clean & sites are policed as soon as a camper pulls out. Great hookups, cable & WIFI. We had a truck problem & they worked very hard to accommodate us while we were waiting for the repair completion. Great location near the Blue Ridge Parkway & Asheville, but you feel very much apart from the activity. - R&S

What a deal! A little close together for the drive throughs, but you get 50 AMPS, sewage, water, TV and Wi-Fi. Nice grassy area surrounded by trees just off the interstate. There is a couple of trains that run a couple times at night, but the two other local CGs have the same problem. Some would consider the train nostalgic and not be bothered. A very nice RV store with all the things you may need. This is a trailer sales and service dealership with a mechanic on site. We stay here every time we come to Asheville. - reccarey

This park is right off I-40 and very convenient to Asheville, Black Mountain and many other beautiful locations in the area. It is not an RV resort by any means. It is an older campground with level, full hookup sites. You will not find a lot of amenities here. If you need a pool, entertainment, etc, this is not the place for you. If you want an inexpensive, easy to get to place to park your rig while you see the awesome sites around, it will do nicely. We left each morning early: by 9 a.m., and did not return until 7 or 8. Folks are very nice and have a nice supply of RV supplies. Other necessities can be found within minutes of the area. - twins89

We had a very good stay here. On our arrival, our escort took my husband on the golf cart to view our site so they could discuss the best way for him to get our motorhome parked. She did this because she said the spot could be kind of tricky to get into. We felt that the staff escort went above and beyond her job to make us feel comfortable getting parked. My husband really appreciated her efforts. The only negative thing I can say is that I had an envelope I needed mailed, and they would not take it, so I had to make a special trip to the post office. We have been full timing for 12 years, and this is the first time I have had this happen. - LeeAnn Magel

We stayed at Rutledge Lake RV Park in Fletcher NC during the 3rd week of October as part of a rally group. We purchased a premium site (5 nights) on the lake that was supposed to have full hook-ups including cable and wifi. When arriving, it was obvious that there were cable issues in the park. The site next to us had several splitters mounted on the post. We like to watch TV in the evening after returning from day hiking on the Blue Ridge Parkway. The cable at our site was un-watchable. The manager did not seem to care. She said "you have a premium site because you are on the lake and not because of the cable or wifi". She had a very poor attitude and was not customer friendly. The park did not have a knowledgeable maintenance person to try and address this issue. Everyone working at the park had only been there for a few weeks, so there has been a major turnover. Also, the park looks like it has not been maintained/updated for quite a long time. We would not stay here again mainly because of the less then friendly attitude of the management. - Bruce and Linda R

After check in we were guided to the site. Sites have a good layer of gravel with a concrete patio. Sites are level with a table and fire pit. FHUs and satellite friendly. Cell service is excellent, the tower is within sight at the top of the hill. Sites are very close, parking is tight. Laundry is clean and machines in very good condition. Campground is near most of the sights in Asheville. - Nautilus
