Beautiful serene setting right in the downtown but you feel you are in a State Park. The owner thinks of everything to make your stay awesome. So much to do in the area you need to stay a month. We camped at Downtown RV Park in a Motorhome.

Music at Lazy Hiker, Rathskellers, Cullowee, Downtown Gazebo, Scottish Parade on Father's Day, Festivals almost every weekend, hiking, waterfalls, crafts, bike trails.

This is a gem of an RV park in the middle of a gem of a town. The park is small but conveniently located in downtown Franklin. The town has frequent festivals and free weekend concerts. Everyone is so friendly. Good local restaurants and shops are within walking distance. We loved the RV park. Its small, clean and shady. The bath house/rest rooms are individual. They are large and private. Plus they are very clean. There is a game room and a fire pit where the campers gather. The couple, who are hosts, make sure that all is going well for the campers. They are available and can be seen outside frequently. Best of all, they love our 4 legged doggies. One of our dogs had a physical problem while we were camping and their suggestions were right on target. We camped at Downtown RV Park in a Motorhome.

Made accommodations work for us! Big enough circle to turn around in the park but the entrance was tight coming in and out. We had a 36' rv plus towing a car. Neighbors were near but foliage blocked view. Nice quiet and shady park. Camp fires at night by the camp hosts who couldn't have been nicer or more helpful! Very congenial guests there too! Quick walk to the shops on Main Street. I highly recommend it! We camped at Downtown RV Park in a Motorhome.

Beautiful shaded and intimate RV Park. Friendly campground hosts and a direct walk right into town. So quiet it is like being in the country! Wake to birdsong. So much to do within walking distance. We camped at Downtown RV Park in a Motorhome.

This is the best kept secret in the Smoky Mountains! Only 11 sites, within walking distance of the downtown, very quiet and great hosts! This is not one of those mega-campgrounds. The hosts are very helpful, friendly and very willing to assist you as you figure out what you want to do and see during your vacation. There are no big swimming pools, etc. but, if you're looking for a small, quiet, and clean campground with great hosts on the Southern side of the Smoky Mountains, this is your place! We camped at Downtown RV Park in a Travel Trailer.

We have stayed here for four years and LOVE it! It is very peaceful and clean. Walking distance to town and a warm campfire ring to gather in the evenings to meet other campers. There are free concerts on Sat nights and the town is filled with free things to do as well as festivals, concerts, great micro breweries, historical sites and quaint little restaurants and shops. Great antiquing! We camped at Downtown RV Park in a Motorhome.

I can only echo the previous reviews. Made reservations on the phone and met the owner on the day of arrival, as it so happened the camp hosts were away at that time. It only about a very private acre of land, and the owner let us pick our spot. She warned us for possible hum from air conditioning units from a neighboring storage building, so we chose a site in the back, nice and shaded. By the time we were setup we were greeted by the hosts. The campfire in the gathering area was wonderful, a nice way to meet all the other campers. Walking distance to a very nice brew pub, the camp host is a walking encyclopedia when it comes to places to go and see. We will definitely stay again! We camped at Downtown RV Park in a Motorhome.

Visit the Lazy Hiker brew pub and the Scottish Tartan Museum. We happened to be in Franklin at a free Saturday night concert on the town square, great band!
