Lots of rules, such as must pay for guests (including children even if young). This was waived since mine are 1 and 2 months. No showers, bathrooms or trash after 9 pm. I can see both sides to the rules, they can be a pain when you have to put the kids to be before being able to shower etc.
All in all I like the park, quiet, and close to everything. Perfect for our trip. - Pfmarine1

Good if only place available. Probably good for fishermen or full timers but we are neither. Girl in office very nice and we got last spot available. Lots of lotta timers here and fishermen. Showers need a good cleaning but we're large. Clubhouse has funny smell. Would only stay here again if nothing else available. - Rpopeye

So, this park is definitely different. First the good....The front office girl, Manjana was very sweet and helpful. The park had a decent weekly rate, especially for Summer in Oregon, and the sites were quite roomy. They provided picnic tables, and their wi-fi worked ok, some of the time. We backed up to the fence overlooking the Bay, and had a nice grassy area behind us.
Now the not so good. We backed up to the Bay, and there are train tracks behind the park fence. Starting at 6:00 am, every weekday morning we were there, the clashing and screeching of the trains woke us up. It was kind of neat watching it for the first couple hours or so, but it got to be a little deafening after that.
There are a lot of long term residents there, whose sites are pretty messy, with a bunch of toys and junk scattered around.
This park would be ok for a overnight stay, but longer than that, we would find some place else. - Mr&MrsFulltimers

If you like camping in the dark woods, this is a good place. County campground with paved interior roads and paved level sites in the trees. Narrow interior roads. Don't recommend long or tall rigs. Very difficult to get into narrow sites with narrow one way roads. Each site separated by tall hedges or forest. No sewer at sites. Both water with 30 amp and dry sites available. Most sites back into forest for camping experience. Very few sites can get satellite signal. Good cell service and OTA. Playground but no rec room and no store of pool or activities. Must drive to beach. Narrow and twisty state roads to get to area from the south. Nice place to camping for a few days, but not so good for RVing. - Pepper Dan

The actual rate was $20.36 winter rates. The reservation system is off line during the winter except for cabins. This is another you pay for what you get park. The bathrooms and showers were clean. However the showers have some supply issues. I checked 2 different shower rooms and the both had the same problem. Each shower room has 2 showers. One shower has pretty good pressure and the push button stays on about 40 seconds. The other shower has dribble and you have to push the button about every 15 seconds. Most of the loops are in trees with marginal drainage (it rained a lot) with paved pads and some are pretty flat others not so much. Loop D is the loop of choice. It is out of the trees and most of the sites are out in the open the down side is they are not very private. The roads are rough pavement. Verizion MiFi worked fine. Be sure and lock up you cars, RV's doors and compartments. There were at least 3 thefts out of vehicles that were left open when we stayed there. If we're back in the area we'd probably stay here again, reluctantly. - pumper9x9

We had a pull-thru. Pad and roads were asphalt. Site was level with gravel separating each site and a patio table. Utilities were good and at the rear of the site. Very quiet and peaceful. Some permanent residents but very well maintained sites. Staff was friendly and helpful. Very clean campground. Showers/restrooms were clean. Satellite dish aiming was good. We will return. - SD75mac

Best showers and laundry. Would have liked a more secure shower situation, Not having a shower stall with latching door at the very least makes me very nervous. Good pressure and hot! This park is in town, but was very nice and pretty quiet. Good water pressure, 50 amp service, good tasting water, sewer, good free wifi and enough channels with the tv antenna. The sites were wide and level and paved. There was a nice table and small rocks and nice landscaping at each site. Laundry was $2 and $2.25 per load and dryer was 25 cents for 10 minutes. Laundry room and exercise room were very clean and neat. Lots of long term rv's, but most in very good condition and the people were very nice and friendly. Well, this place is top flight. I reserved but it was not busy. I stayed in space 64 close to the office to get good wifi. 68ft long spot! The free shuttle to downtown Coos Bay is a bonus and right from your RV Space. The food in the Plank House Restaurant was excellent. - Tonyl

Clean, private, quiet. This is the cleanest rv park we've ever stayed at. Bathrooms and laundry room are immaculate. Also, each spot has privacy hedges on each side, so you can't see your neighbors. - MaureenH

This was a nice park. The rate seemed a little high at first. When I checked around the surrounding area, it then seemed quite reasonable. The staff were nice and helpful. Coos Bay is a beautiful little Town, and we enjoyed every minute of our unfortunate short trip here. The great thing about this Park is the Hot Tub. Something to say about snuggling up after a nice trip to the hot tub when it is gently sprinkling outdoors. The smell of the Earth greats you as you step outside. This is a first class RV Park. A few permanent locals, many long termers, and some park models populate this well maintained park. The individual bath rooms are great, just like home, if not better. Good cable and good Wi-Fi. Everything here was great and I loved it. A little off the 101 but everything is close by. Very nice area. - Chalet 22

NOT ready for prime time! Most we have ever paid for a site. Right on the water so I expected to pay for that. But restrooms are the ONLY amenity/facility they have ready. There is no vegetation (just some sand mixed with sawdust), no store, no restaurant, no pool (but under construction), temporary office on wheels, only a few fire pits they had to move around. Although view was good, fog obscured most of the time. They would not even consider any discounts. Don't stay here for several more years. - PatNMerle

We stayed at Bay Point Landing for 3 days to get out of the smoke from all the fires in So. Oregon. We thought the space fee was a little spendy, but the website made it sound so glorious that we thought we'd give it a try, and besides, it was Fish Fest weekend and nothing else was available. This is a new RV park and they are still building the next phase. There is a little playground for the kids, which was nice. Each site is spacious and far enough away from your neighbor, which was great, and the bathrooms are also very nice, but we were disappointed to find that the areas between each site was full of weeds. We even had to cut down weeds in the so called patio area of our site just to walk through it. It looked like they had seeded the areas with grass seed but never watered them so all the grass had died. We felt that they could have at least discounted the space rent while it is still under construction and until they get the grassy areas green again. There is no cable or wifi available. Other reviewers talked about fire pits, but we didn't see any, (perhaps it was due to fire season). There is only gravel roads but no speed limit signs, so people tend to travel a little fast and stir up dirt and dust, which traveled right into our space, which was on the back row. They are right across the highway from a fire and ambulance station, so you hear sirens all day long and quite often at night. They do allow dogs, but there is no dog run and you have to keep your pet on a 6 foot leash at all times, except on the beach. Speaking of the beach; this bay is more for crabbing and clamming, which is what most people were doing on the beach, and quite a few dead crabs lying around. Don't expect to fall asleep hearing the waves crash because there aren't any. If you want that you will have to travel down several miles. Hopefully, when they are done with all the construction, and the pool is in, it will be a really nice RV park. - camper-93

Folks, save your money. This place is still under construction. The pool has not been built yet, the roads and parking pads are gravel, grass has not grown in and there is no landscaping. Even the office is a portable construction shack. Additionally, there are poisonous flowers/weeds around which is not something I would expect in a developed area, especially with a three year old child on board. This might be a nice place in two or three years but is certainly not worth what is charged at present. - alaskatravelers

Lots of irresponsible dog owners that allow their dogs to poop wherever and not pick it up. Most of the employees that work here are oblivious to rules. Water leaking from rigs, sewer hoses on the ground and barking dogs but employees never notice unless you complain. Lawn mowed 1 time every 2 weeks. The best thing about this fisherman camp is that the garbage is picked up regularly. - Debbie Lown

Basically a large parking lot with hookups. Well kept and lots of friendly people catching lots of crab etc. At check in the clerk told us our site was pretty unlevel and that she had other options if it did not work out, so that was nice. We made it work but she was not kidding, in 24' it sloped about 7". The other reviews pretty much cover it, although I would say that many sites do required front to back leveling, not as extreme as ours but be ready. It is too bad that it's not a little better designed, could be more of a destination spot since it is in a great location. The town of Charleston is about the same, lots of potential but just kind of leaves you wanting more. The other beach parks in the area are always full so this is a good option for spur of the moment get aways and I an sure we will be back. We felt safe and comfortable thanks to all the nice folks we encountered so that's a big plus. - RestlessRVrs

Off the beaten path, off Hwy 101. Turn left immediately after the bridge: next to the Gift Shop. Funky check-in via the Gift Shop up front. Service was friendly and helpful. Spartan facilities weren't used. Only 2 long-termers in the park. No shade but plenty of fog. Would stay again: especially if cheaper. - cdfdale

Very nice, spotless, teeny tiny park on the harbor in Charleston-by-the-sea, which is more or less a suburb of Coos Bay. This is a very small park - only 10 sites, sites are small and close together but the park is immaculate with nice landscaping. The owner/managers were some of the friendliest people that we met on this trip. The sites are paved and very level. Lots of shops and restaurants within walking distance. No crappy, rusty looking full time set up's here! There were a couple of fairly large 5th wheel units here, but I don't think that a big Class A would fit. - julievojo

Nice forest campground near the Oregon sand dunes. Off road vehicles weren't allowed in this campground, so it was nice and quiet. Most sites in this campground were a bit narrow, but a few have enough space to accommodate a larger rig. Neighbors were not seen or heard, even though there were several other campers in the campground. We didn't have cell phones (AT&T) or WiFi (Verizon), but our Dish worked just fine. - Bobbi1948

This is a forest service campground. Sites are paved and plenty long enough for our 40' MH but we needed to cut some branches that were in the way of slides. Water available around the park. Nice trail around the small lake. Less than a mile to the ocean. There are ATV dunes close by but no ATV's in the campground. There is a horse campground just up the road and ATV campground across the street. Good Verizon internet service but marginal phone service. Only 4 miles to Coos Bay for shopping. Pulled in late at night, yet the staff was super friendly. Spacious site, ocean breeze, and the sounds of waves were awesome. Hook-ups were really easy and in the perfect spot. The walk to the beach was under 50 yards and was a great place to spend the day. We stayed for a short weekend, but really enjoyed it. - DeBoer Family

This absolutely rates in the top 3 parks, in our experience. Park ownership changed between the time we made our reservation and our visit. The new owners, Sun Communities, will no doubt make lots of improvements in the next year or two. We found the new management team to be wonderful, and very accommodating. This is a park that is all about location. The beach is steps away through the dunes. The beach is beautiful, and varies in width, depending on the high and low tides. The beach width can vary by 100 yards. There are several rocky outcrops that expose tidal pools at low tide. Many times we were the only people on the beach. There are tents sites that are literally on the beach. Oceanside is situated in between two state parks, and just a mile or so from Shore Acres State Park and gardens. Charleston, and several restaurants is less than 5 minutes away. Coos Bay with Walmart, Fred Meyers (Kroger), and Safeway, are all 15 to 20 minutes away. We stayed for about 3 weeks and saw empty sites during mid-week, and every site filled on weekends. There were many groups during that time, and while some liked to party, we saw no groups who were too loud or obnoxious. We are anxiously looking forward to another visit. - Quig

This park definitely caterers to people that like to party. The operators of the park had no problems with loud music, kids and dogs running in the park, parties that last until midnight. The party was at least 10 spots away and we could clearly here what song was playing. RV sites very close to each other. The only shrubbery is on the perimeter of the park, it helps block the wind but also blocks the view of the ocean. There are nice parks for a better price not that far away. - GreyShadow
