We stayed at this campground for nearly three years so I've seen a lot here. The majority of the guests are long term so you won't see a lot of coming a going. The park is small, about 30 or so sites, but it is well maintained. The owners are great people, very fair and friendly. Just follow the rules and treat them with respect. You'll be fine. The park is pet friendly as long as you maintain control of your animal and pick up after it. But that's pretty standard wherever you go. Fain Campground is located next to I-26 which makes it a great location for food, shopping, etc. It also makes it a little louder than what you might be used to - sort of like having the interstate running through your front yard (and the train tracks running through your back yard). Well, and then there's the airport and Air Force base with planes flying overhead, but, seriously, you get used to it. If noise bothers you, bring ear plugs or a fan - many of the guests here use fans for white noise. It really isn't that big of a deal. If you can get past the noise, though, it is a great place to stay. Rent includes water, sewer, and utilities. If you want wifi or cable, Comcast will hook you up, but it isn't provided. However, there is an Xfinity hotspot nearby and you can often connect to that. You probably won't be able to plax Xbox, but you can check email and Facebook a little. You are really close to downtown Charleston, maybe a half hour and about that same driving time to Sullivan's Beach (maybe a little longer). It's a nice place to stay, just for the night, or long term. - fotojunkie

This is Not a RV resort. So, if that's what your looking for try one of the other RV parks in the Charleston area. My space is Huge with 50 AMP electrical, water, and sewer. The owner is very accommodating and helpful. They seem to cater to monthly rentals, which is exactly what I needed. Currently the RV park is full and would guess they have a very low turn-over of tenants. - tizzyfit

This Park in North Charleston. The owner accused me of switching from 30 amp to 50 amp then raised my rent 20.00. When I got there he had electric boxes on the ground with my electric running to the next site. Any one knows 30 to 50 will blow something. He called me a liar I took him to small claims court unfotunately I had to leave early. The owners know nothing of running a Park. Fine example of a owner thinking you want to steal something from them. This seems to be quite a few campgrounds like this. Fain's RV, another one on my worst list. - booboo

This park was a perfect 3-day stop for us to visit friends and tour Charleston. The camp site host was very accommodating. The site was clean and the hookups worked great. The park is located within in a 15-minute distance from a downtown. The wifi was awesome! Considering the location and the extra peace of being in a gated community (on a military base), this is a good value. We would certainly return to this park. - Gweninthewind

An awesome RV park with mature trees. Be sure to enter the back gate you the airport if you're driving a big rig. Also, the signs for the RV park are not well-posted and as it is off the road a bit, this can be confusing. Our site was a back in which was easy even with my big class A. Easy access to beautiful downtown Charleston (about 15 minutes) and surrounding area. The RV park is located near a big playground and open field which was great for my ten year old and my big dog liked playing fetch in the field. This is a little tight to maneuver a big rig though but totally doable if done slow and easy. Hookups were well-appointed and water pressure was in the 50s. It rained a ton while we were there but site remained dry. Great little RV park that we will stay at again. - Beware thyself

We booked a site here for about a week. We needed to extend and sites were very limited as two big week-end events were happening over the days we needed to extend. (The AFB Open House and the Citadel graduation). Luckily, the camp host while we were there, is a wonderful, caring and very competent host. She always found a space for us to stay somewhere in the campground. The campground is one of the best we have stayed at. Most sites are paved with full hook-ups. I would definitely return to this park anytime I am in the Charleston area. - SmithB

The camp Ground has nice deep sites that are well laid out and it's very quiet. It has two concrete "tracks" for the RV and large concrete patios with a picnic table and charcoal grill. The camp ground host is very friendly and efficient. - R Peterson

older park, but great value, and convenient to everything in the area. We stayed here for 4 months, and while it wasn't fancy, we felt safe. It's in need of repair (playground, roads, fire pit area) and I heard they were going to close for renovations, but no time frame was given. Nice older Navy FamCamp, but well maintained. It appears at one time it might have been the Navy base trailer park. Water pressure near 60 pounds and voltage around 118/119v. Interior roads are paved and in good condition. Restrooms are kind of unique. The restroom/shower/laundry building is a commercial trailer unit. There are 5 separate restrooms in the trailer. Each individual restroom is air condition, has its own door, toilet, sink and shower, very private. The laundry room is currently closed with a sign stating they are trying to order new commercial washers and dryers. Parking for your RV is on two long parallel cement pads. There is ample room to park even the largest pickup without being near the road. There is an cement patio. Lots of green grass that is mowed. Most sites have some sort of shade tree. According to the camp host the only site that can not get satellite reception is site 1. We had rain while here and our site did not flood. This FamCamp is located in Navy off base housing. With the campground located in base housing there are cement sidewalks everywhere. The base housing is well maintained and very clean. Security seems good. Security patrols the housing area night and day. The Commissary, NEX, MWR and ITT are all located within a mile of the campground. The only negative, not a fault of the campground, is the smell from the Kapstone Paper Mill. The mill is located a few miles south of here. At times smell from it is very strong. If you have ever been near a paper mill you know how nasty the smell can get. - ETB

Our one week stay was due to an emergent family issue and the staff was very cooperative with our stay. The campground has dated facilities but they are kept very clean. The sites are a mixture of paved and unpaved sites and there is a lot of sand so take your beach door mat to keep the sand out of your RV. They have a small dog park, laundry, recreation hall, swimming pool and more. We enjoyed our stay and would stay here again. - buckeyetaz

This is a nice park, close to the highways, with easy access to get to Charleston. Like most KOAs, when we checked in, they guided us to our site, pointed out all the connections, and made sure that we didn't need anything and that there were no problems. The interior roads and sites were all paved. The site had plenty of room, and we didn't feel cramped. Cable, OTA, and satellite TV, AT&T cell phones, and the park's wi-fi all worked well. Our site had some shade, but not enough to block the satellite signal. There are some sites where I doubt if they can get a satellite signal. We would stay here again. - Bbtj

KOA is on the one side of the property, and a mobile home park on the other. Neighbors in the park had their rig broken into, and sadly lost their cat. Park itself was very nice. Mature trees, reasonably generous site space, very attractive park. Staff were very helpful, as in "anything you need, just ask" sort of way. Some aircraft noise, mostly military, but not bad, not frequent, and mostly day and evening. No impact on sleeping. Park is about 25 minutes out of the downtown of Charleston, but an easy commute. Camping World and other major shopping within less than five miles. Site was pretty close to level. We would certainly stay here again. - nobghuri

We only stayed one night on our way south. The good: Convenient overnight stop if you are going the coastal route through South Carolina. Staff were very friendly. The bad: This campground is right on busy route 17 - no way you could take a left even in a towed car. It is also noisy because of its proximity to the highway. Our site was not quite level because of a drop off at the end. We also noticed a paper mill smell when we arrived, though that dissipated later in the day. Our bottom line: Good for a one-night stop but that's about it. - Cape Cod kayaker

Huge CG that is flat. Pull throughs are more in the open while back ins have huge trees. Ground crew does a great job. Only 4 washers and 2 dryers for this huge park. If park is full, sites would be fairly close but OK. Would stay here again. - Jitime40

Traveling full-time in a 38-foot coach we stayed 7-nights in a site for big rigs (site #NN1 - Pd $57.71 night) This was our first visit here. We've stayed in over 400 RV Parks and as far as WIFI goes, this RV park places in the Top Ten! We give this park 5-Stars for the fantastic WIFI! Our AT&T phones worked great here too. This park is a small well-maintained family owned park. The owners are very friendly and fantastic hosts. Big coaches need a gravel pad, so we also give this RV Park a 5-star rating for the thick gravel pad. Some RV Parks also have very narrow roads which make backing up very difficult, we found this park to have plenty of room to maneuver our coach. Some RV Parks are so dusty that one has to clean their coach after a stay, but not here, the dust on our coach was very minimal compared to many other parks. Our satellite did receive reception. Plenty of room to walk your dog here. This is a nice place to stay and we recommend it! - JDC10

We stayed here for 5 nights. Easy access from highway. Site was fairly level with not too much levelling required. The location is beautiful & the park very well run. There's a lake with lots of ducks. Plenty of trees & all this adds to the peace & tranquility of the park. The only downside was, due to lots of heavy rain, the site had a lot of standing water but not an issue for us. The WiFi was a little hit & miss at times. The pool was lovely & clean. The park had a cook out & fireworks for 4th July celebrations. We would definitely return to this park which is now one of our favourites. - Mgsid

Rate is Passport America (the best discount of all our options) average without tax, but be aware that a 12% lodging tax will be added for short stays. This is a really cute park, with a lake (catch and release, no license needed) and lots of trees. There are several activities scattered about, horseshoes and hammocks - very nice. The ladies room was clean, but hubby says the men's room was always muddy and he didn't shower there. That's the fault of the other campers, but perhaps the men's room needs cleaning more than once a day. The pool was nice, but filled with children all the time (even when school should have been in session?!?) so if that bothers you, keep it in mind. We never use the pools, so it's not that big a deal for us. We appreciated the site we were given, big enough to accommodate our 45' 5th wheel and Freightliner truck. There's also an overflow area that was right behind the row we were in, so we were covered regardless. This park is reasonably priced for the Charleston area, and it's easy to get around because it's right off of US 17. We would definitely stay here again, and since we didn't get to see much this time I'm sure we'll be back. Roads in the park were set up nicely, but because of extra vehicles in the row in front of us and an inconveniently-placed power pole, we chose to back out of our site. This was an amazingly clean, well kept, friendly park. I would have given it a 10 out of 10 if the internet had been better. Was pretty good the first couple of days we were there, but as more people came and the weekend approached it became impossible to get on. With nearly every person having a phone, iPad or computer this is understandable but frustrating. Can't say enough about how well kept and immaculate the park is. Corn hole play area, horse shoe area, huge pavilion available and beautiful separate tent area. Staff were all so nice. We did not have reservations so no sewer on site was available. Great dump area and easy to get to. Excellent park!!! - Caroldee

Stayed during Festival of Lights. Beautiful lights display drive thru beautiful county park. Be sure to return before 5pm if you leave park. This is a very well attended event that draws huge crowds. $10 shuttle to Charleston Visitors Center where you can easily walk or catch free buses to almost anywhere you'd want to visit. Decent wifi, little chance of satellite reception. Nice clean park, great staff. - lovinretirement

Exceedingly clean bathrooms area for this park, and in general the facilities were top notch. Wifi was available throughout the park, but very inconsistent in the actual bandwidth--it seemed to fluctuate wildly, and not just in the evening. We were there during the Holiday light display which runs from November through early January. Really impressive display. Of course, we missed the waterpark since we were there in November. Short drive into downtown Charleston. Plenty of bike paths around park, and a nice playground. This is an excellent KOA with a great staff, clean everywhere including grounds, gravel sites but very level and solid. Included is a visit to a plantation that the campground is on. Not open to the public very fun. We stayed 28 nights and we will return. - Jimbeau

This was a really nice park that provided an oasis from the busy US 17 of Mt. Pleasant. The grounds were immaculate and the staff was very friendly and always asked if they could help. It was very quiet at night. Originally we were in Site 12 under an oak tree with falling acorns but we were moved to Site 11 which had no trees for the remainder of our stay. Part of the Charleston County Park system on John's Island. Call before you go, if there is no event they do allow public camping. Good access to Keiwah Island and downtown Charleston (south side). A long drive to Fort Sumter on the north side. Excellent service and people at the office. Grass site with picnic table. Offers MANY trails for walking or horseback, even a carriage ride if you like. - SailorGolf

This small secluded State Park campground offer basic accommodations, without frills. The roads are sandy, and during rain as while we were there can get quite puddly. They had recently trimmed some brush so it was relatively easy to maneuver in my TT. The sites had sparse vegetation between them, but you were very aware of other campers and campsites. The campsites themselves were decent, although unlevel. Our site (#17) had an infestation of fire ants all around the fire ring, and poison ivy is ubiquitous in the brush in the park. The picnic table was also in rough shape. The hosts promptly cleaned up and blew each campsite after guests left. There's not much to do in the park itself, and the visitors center is only open two hours a day, where firewood can be purchased. There is negligible cell/data service. This is a small campground with only 25 sites. The sites are fairly close but have vegetation separating the sites. Most of the sites are fairly unlevel, some (#12 and #14 especially) are uneven and difficult to locate a RV on. These same two sites are difficult to back into also. The roads and sites are sand. It is about 30 miles from Charleston, but the drive in is on a beautiful, tree-lined road. Several plantations such as Middleton and Drake are on the road into Charleston. The park borders the Edisto River and has a canoe launch. - winnie1

Get away from it all at this well-kept state park: no satellite TV; no OTA; skimpy Verizon cell service; WiFi almost nonexistent. The few RV sites are back-in and may require leveling. The river bluff trail is an easy 1.5 mile hike overlooking the Edisto River. - Mtmoi
