We stayed for 3 months. The campground was mostly used by long termers, possibly oil field workers. The wifi was terrible, cable is extra and expensive and the roads were rough. There are farms on both sides, but the chicken farm seems to spill over into the campground - they roam all over. The restroom (only one is available to the campers and is often locked) was filthy. Shower, also filthy, was in with the restroom. On the plus side, all of the staff was great - very nice - very friendly. - osgoodtaxman

This is an overnight stop for us, and it had been raining all day. The park was a mess. Water was ankle deep at the utility pedestal. A 42' rig got stuck in the mud and had to call for a tow from town. We were overcharged using Passport America: promised $16/night, but were charged $21. Pull-through sites were short, requiring unhitching the tow before pulling in. The WiFi was not working. The gravel roads and parking pad are solid gravel, albeit narrow. This is an adequate park when dry, but not for big rigs. - rebane

Could only give this park a 5 rating. The staff were great, BUT. The roads and sites are a little on the rough side. That I can live with, after all this is Texas and RV Parks with smooth sites are in the minority. The thing that hurts a park rating for us is the Wi-Fi, this parks was slower than "dial up" ever was, that was when it even worked. This park is a stop over, not a destination in our book. - Twotravelers

The rate is a monthly rate $220. This is a small, quiet, and secluded park that is very well maintained. We stayed for a month and enjoyed it. Showers and laundry area were a small but clean. - flamingdandelions

Park was under "renovations". Positive was a concrete pad. Negatives, no cable, poor internet, noisy. Seemed to cater more to transient workers that would be there for some time. The camper next to us parked his truck in front of our camper forcing us to park elsewhere. Confusing for everyone on where to park. Glad we only had to stay there one night. River was available to us only by walking thru other campers sites. Hard to find the office and girl at the front desk was defensive about what their "priorities" were, ie. fencing going up and expansion. Felt like we were an imposition for only being there one night. Sorely disappointed from what we read on the website. - Warsawcathy

There are two sections in this park. If you book, make sure you stay in the new section. It has very wide roads, large sites, open sky. Only problem here is the highway noise, a whine from trucks and cars can be annoying. Our site was a pull thru, but I think it was the only one there. You won't have trouble backing in these site though because they're huge. - G and L

Price reflects monthly rate & electric. We enjoyed our stay here. It's surprisingly quiet to be just off I-10. Wifi is a bit unreliable as it goes out randomly. Park could use some clean up, but they are in the process of expanding & a lot of time & energy is being devoted to that at the moment. Other residents are friendly but not intrusive. Very large & reasonably priced laundry on the premises. The sunrise views over the river are unbelievably beautiful. We were there while my husband worked in the area. If he heads back in that area, this will be the first place I'll check for availability. - hippichik

This no frills campground had nice views of the Bayou. Ample room to walk your dog. All amenities worked well. Management was very nice. Gated at night. We stayed one night and would recommend it. - CJVJn1Doug

Nice campground! We stayed overnight. The manager was very helpful. She made sure we had a site that was big enough for us. We ended up back by the Bayou, which we enjoyed the view tremendously. Restrooms and showers were clean. Lots were spacious and offered some shade. Site surface was gravel.
My husband left his Fitbit in the shower room (his mistake) & it was not there when he went back to look for it. He talked to the manager. She even came up to our camper to let us know she would try to find out where it was & if it was returned, she would mail it back to us.
A couple weeks after we were home, we received a Certified package with the Fitbit in it. We were so surprised & appreciated what she did. (We refunded her the money it cost her to mail it to us Certified!)
We will definitely stay here again, on our way through Texas next time. - Patrick-Maryann

I should have read the reviews prior to booking our stay. The management is awful and the park shows it. We selected the campground from the website but it it nothing like the website at all. The sites are right on top of each other and the sites are literally a mud hole. The management, namely the woman, is extremely rude and just horrendous. She literally looks for ways to cause issues with herself and the campers. Since we arrived we have been followed, stalked, and nit-picked to death. She has taken micro managing to a new level. The sites are also very noisy as the park is right next to the highway and has no privacy fencing. The showers are dirty and in desperate need of repair as is the laundry room. There are also cats everywhere! They have been in our vehicles and on all over our outdoor furniture scratching it up and spraying on them. Without saying, we will never return. - MelK

It rained the whole time we were here, but this park appears to have a lot of long term workers. Most of the rigs are fifth wheels and the roadways are very wide. Everything is paved with a small grassy area for each site. There is a fishing lake and a covered outdoor kitchen. One can also rent storage sheds for their site. This park is about 3 miles south of I-10 between Houston and Beaumont. It is gated and every camper has an individual code. - leciel19

Rate reflects half off monthly rate via email offer. PROS: This is a relatively new park with wide concrete streets and lots. Pullthroughs are 80 feet long. Many amenities but no social events. CONS: Park has electrical problems (high voltage). Rules are not uniformly enforced. Residents do not clean up after their pets, and neither does the staff. Large population of unfriendly long-term residents. "Dog walk" is outside the fenced park itself. Laundry is $2.75 to wash a small load. - a_elkins

Dog feces EVERYWHERE! Very small back-in spaces combined with a lack of adequate parking for tow vehicles forces guests to park in the road which makes it impossible to get into some of those spaces unless you are willing to go door knocking to ask people to move their trucks/cars. Overall, the park would be okay if the price was reasonable but for $60 per night WITH a discount in conjunction with the parking and dog poop/maintenance issues make this a terrible value. There are other, affordable parks in the area which we will be checking out the next time we pass through. - FamilyFoofaraw

This park is sparkling clean. We had a large green area next to our coach. Although close to the freeway, the park was relatively quiet. When we checked in, in addition to prompt, friendly service, we got dog treats for our furry friends, two bottles of water and a bag of ice. Nice touch. - Charlie Brow

Great friendly staff, utility hook up in great spot for easy hookup with sewer hook up further back away from electrical/water. Level cement pads with grass & new picnic table with an umbrella! Place is well kept & gated, excellent cable and good WiFi for phone service. Place is right off I-10 so you will hear it but crank up TV & A/C to drown it out. This is my my 4th time here for an overnight - Robert9999

Tried it rather than stopping at an over priced KOA. Asian Indian run motel and park. Definitely overpriced with lots of semi-permanent run down trailers. Beer bottles, trash, long grass. Would only recommend in a pinch. WiFi worked, cable connector was damaged but over air stations were okay as you are at east outer belt of Houston. Not scenic and did not appear vary save but no issues. - Crawdot

Very modern and well laid out park. Nice fairly level sights. Concrete pads and patios, grass between sites. Showers, washrooms and laundry top notch. (One shower stall needed the curtain laundered due to mold, but it was the exception.) WIFI was the best of any park we have ever stayed in. Cable also good. Very close to the I10, so there is constant road noise, but mostly rolling tire background. Not really an issue, unless you demand absolute silence. Office staff very friendly and helpful. Passport America discount was nearly 50%. - nobghuri

This is a great place to stay if you want to visit the MANY Houston attraction. The sites are all concrete pads. Water pressure is good, Cable is Okay - the WiFi could be better. But this is typical of RV parks. We would definitely stay here again when visiting the Houston area. Only real downside is that the sites seemed very close together. But, land is probably at a premium in this area. - rv time
