Needed a place to stay around Athens, this was suggested by a friend. Pretty nice place although maybe a bit more expensive for the amenities they have. Good 4g coverage with both Verizon & AT&T. Clear view for our DirecTV antenna too. - dmkimm

Our stay at Lake Athens Marina & RV Park has been delightful. It has obviously been updated since the last review. The park is well maintained with very nice employees. Our site had plenty of gravel and was level and the laundry facility was also very clean with reasonable pricing ($2.00 washing & $1.25 drying) There is a common area fire pit with supplied wood overlooking the lake. Nice clean bathrooms and warm showers. We will definitely be coming back in the summer to really take full advantage of being right on the lake. - Willow82

Very nice little park just far enough out of Canton to get you into a country setting. We met the host who was super nice, even sat in our bus for a time to visit. We understand they had just gotten the place back from the previous owners that couldn't make it work. Even though they had it back a short time, it was as clean as a pin. Full time campers at the park even helped us get settled in. - davekellas

Nice, quiet park with long, easy access pull-thrus. Lots of dark skies to see all the stars...and the Geminid meteor shower! As has been noted, rate is for Passport America, minimum of 3 days. Put your money in the envelope, put the envelope in the slot in the laundry. All utilities worked as expected. Only semi downside is the distance from Canton...about 10 miles. We would definitely stay here again and would recommend it to others. - PennyPA

Not a 'resort' stop but a good choice for getting off the road with lots of room for any size rig. Nightly rate discounted for Passport if stay is minimum of 3 up to 6 nights. No-one on site, payment is by "fee envelope in the slot". Phone number above is corrected from last review. Wi-Fi was not working the week we were there. No bath or shower facilities for tenting-self contained units best. Not far south from Canton for shopping, etc. One mile south is a pleasant Mexican-American restaurant. Nightly rate is low because we lived in a park model home on a monthly basis. It was a beautiful park before new owners took over in July of last year contrary to a previous reviewer who stated the new owners were cleaning it up. You can't always believe what you are told. It has steadily gone from a beautiful park to a neglected one, with sporadic mowing, septic smell, open holes where water leaks were repaired, rude people. - MaryAnnG

Very nice campground. New owners really cleaning it up well. Two very nice clean ponds with well manicured banks. Our spot was a back in right near the largest pond. Property is geared to long-term instead of overnight. Property is not in the best part of Athens and although it is advertised as a gated community, gates are only closed at night. The concept is good with a covered concrete pad for your RV, covered carport with storage room, washer/dryer connections and a fenced backyard. However, management is controlling and difficult to work with. Their actions are very unprofessional. Lease is month to month and they do not need a reason to terminate it. With professional, compassionate management, Windsor Place would be a nice place to live. However, owners condone the mistreatment dealt to residents by management. - Rooster18

Very unique park. All lots are covered with a huge aluminum covering and each lot has a two car garage with an attached room with washer/dryer hookups. Lots are 44x60 and fenced with a solid aluminum fence. Each lot has a backyard and the streets are 50 feet wide. Very nice managers and residents. - Windbreaker

We had a pull-through so parking our 38' toy hauler was super easy. The staff was very helpful and brought free wood to our site each day. Our children & grandkids stayed in cabins close to our site which enhanced the trip even more. - SherryC

We made reservations for 14 nights on-line by looking at photos on their web site. After we got there we found that most all the sites are dirt with very little grass anywhere AND the sites are VERY close together. The restrooms/showers, while clean, looked as if they were built in a hurry without thought of craftsmanship or looks. The staff we met were all VERY nice, helpful and accommodating and the onsite laundromat was well kept. Though the provided fishing pier was nice there was NO parking other than at your own campsite, which in our case, was some 75 yards away. You could take your vehicle down to unload your fishing equipment but then you had to take it back to your site and walk back to the pier. Also, the site they gave us and had one of their employees lead us to was at such a position that we could not pull out of it when we got ready to leave, we had to go across the road through another site that was vacant to have enough room to turn. - powwowron

It is a nice little park and has easy trails. We took our elderly collie and Samoyed with us and walked the dam walk. They enjoyed that. We then took our other collie and Samoyed on the other trails. It is quiet, there is privacy and we will be visiting again. We did go to Athens for a couple items. It was not a long trip. If you need to shop for any items, Athens is not that far away. - Cirrus

There is plenty of shade in this state park. The pads are raised asphalt. The majority of the pads in the park are level and shaded. There is plenty of dense vegetation between the sites so you don't notice a neighbor. Many OTA channels from Dallas, but could not pick up ABC. Verizon signal good. The park is a bit remote, so plan to arrive in daylight. The park staff was very pleasant and welcoming. - SunStar203

We enjoyed a 3 night stay at this park that is located about an hour from Dallas. The sites are very private with plenty of space between you and other campers. There is a nice fishing lake that seemed to be pretty popular. Each site has a picnic table and fire ring as well as a level pad to pitch a tent as well. The pad for the trailers are paved and pretty level, although we noticed several that tended to slope significantly from front to back. We stayed at site 31 and had a slight slope. Large two hole dump site with water connections is in the park. While the park is well maintained, we found the showers to be a little worn down but functional and relatively clean as compared to typical state park shower facilities. There are park hosts that patrol the grounds along with the park rangers so watch out for public drinking or noise as they tend to crack down on the partying, which is a good thing in my opinion. - Widedomain

Not fun - the wifi is useless - will stay connected about 30 seconds at a time - if at all. The restrooms smell VERY bad - maybe they are clean (?) but the bad odor is a deterrent. The TV cable is only slightly better than the wifi - can connect to channels then suddenly you are watching SNOW! - The spots are NOT level - no where near level - in fact we had several blocks in place and still could not get even nearly level!! Some of the permanent residents are a bit different - wandering around with beer bottles in hand and probably didn't need another beer anyway. Just not a comfortable feeling at all. For your money......keep driving a little longer - there are newer parks and nicer parks not far away. - EllieMae Erskine

Access to the park going east entailed a U-turn on the busy interstate (dangerous). We reserved a select site away from the traffic noise at the rear of the park two months in advance. When we arrived they had given away our site despite having called them several times with updates to our progress getting there. Ended up having to squeeze into a site about 100' from the highway where most of the shade trees were but no sleep from the highway noise and construction going on at that spot. At the time there was a permanent resident parked there with a Pit Bull tethered outside his trailer with a light weight cord and several other permanents with clutter around their units taking up the prime sites with a few dogs running loose. It seemed to us that their utilities were installed on the wrong side of the very narrow sites for modern rigs and this limited the sites we could set up on. The sites were very close together. All sites are grass, the roads are gravel/paved and the utilities worked well. We stayed only one night instead of a few months there and found a better spot up the road for our summer exploring base camp. Definitely would not stay here again. - wheels

Decent campground. Stayed on a pull through site(grass). Nice pool. Kiddy play ground, yurts, cabins. Rules state on off leash dog but some full timers had dogs outside off leash. Pull through sites (6) at front were for temps folks remainder of sites are monthly (40) Store was decent but creepy with no lights. Laundry room looked clean. The nightly rate is based on a monthly rate of 500, of which 100 went towards electric. The positive first: we had a great site. It was a large corner lot with a cover and deck. The pool was kept clean, just wished for longer open hours. It closed at 7. The negative: they do not have any rules on age of trailers, etc. I'm no snob, and older trailers can be just as nice as newer ones, but the result here is a bunch of nasty looking sites with all manner of crap around them. Our main problem was the rule that if you stay monthly, you are responsible for the lawn in your site. That was a new one on us and we have traveled extensively as full timers. We would have never gone there if we had known before. Also if you have kids, check the sex offender registry before you stay here. - Patmo13

Mostly long term campers. I had family matters in the area and it was a nice clean spot for a two day stopover. Not a vacation destination but if you need to be in the area it is a nice quite place to be an the price is good. I never could get the park Wi-Fi to work, signal too weak. - Mark Ford
