Very modern and well laid out park. Nice fairly level sights. Concrete pads and patios, grass between sites. Showers, washrooms and laundry top notch. (One shower stall needed the curtain laundered due to mold, but it was the exception.) WIFI was the best of any park we have ever stayed in. Cable also good. Very close to the I10, so there is constant road noise, but mostly rolling tire background. Not really an issue, unless you demand absolute silence. Office staff very friendly and helpful. Passport America discount was nearly 50%. - nobghuri

This is a great place to stay if you want to visit the MANY Houston attraction. The sites are all concrete pads. Water pressure is good, Cable is Okay - the WiFi could be better. But this is typical of RV parks. We would definitely stay here again when visiting the Houston area. Only real downside is that the sites seemed very close together. But, land is probably at a premium in this area. - rv time

This is a nice older park with a lot of permanent rigs. There is a tricky turn around at the office that is not big rig friendly. We had to disconnect the car to get around. Our site (97) was all cement with a shade tree. There is always a breeze and the fishing pier is inviting. The leash rules are not tightly enforced with some dogs off leash most of the time. There is no traffic noise and is close to stores and the Kemah boardwalk. We went with two other couples and would come back again. We enjoyed our stay. - kaydbug

I agree with the last reviewer. We had a site that the sewer pipe was elevated about 18" above ground - made it impossible to drain tanks. New sites going in but they need a lot of work. - old penny

I stayed here for 1 night in a pull through site. Campground elevation is 9 feet. Maneuvering my 40 footer towing a dinghy was somewhat tight. Roads are asphalt, my site & patio are concrete. Site spacing is close. WIFI is included in daily rate. Cable is not available. I was able to receive AT&T Wireless G3/4 Internet & Cellular service. I received Dish Network 110/119 Satellite TV from dish on roof of motorhome. Campground is pet friendly. Walmart and Kroger are 3 mile away. I am unable to comment on other amenities due to not using them. Most of their guests are monthly’s. There are only a hand full of pull throughs and most of them have monthly’s on them. Only 1 Long Enough for Motorhome & Car w/o Unhook. It appears that roughly 90% of the residents here are construction workers in fifth wheels and travel trailers. This is quite different from most KOA’s. It looks like spaces for one and two nights was an afterthought and they squeezed them in. While the sites are concrete they are very close together. There is some standing water 2-3 days after a rain. It is a little noisy from 6 to 7 in the morning and in the late afternoon with all the diesel pickup trucks going and coming. At $43 per night they are way overpriced and will not see me again. - User1688

Near the 146 & a Chevron Station, so noise level is high. No restrooms or showers. Lots of permanents who don't seem to think they have neighbors, and can be as loud as they want. Laundry room floor was littered with dryer sheets and a couple of cigarette butts. However, WiFi was great, cable was great, and the owner is one of the nicest people you'd ever want to meet. Lots of grass for walking the dogs on. Park is about 20 miles from the Space Center and some great restaurants (Tommy's Restaurant and Oyster Bar had a dozen yummy oysters for $5!) Next time, we'd probably stay outside of Baytown. - OTR again

Park was under "renovations". Positive was a concrete pad. Negatives, no cable, poor internet, noisy. Seemed to cater more to transient workers that would be there for some time. The camper next to us parked his truck in front of our camper forcing us to park elsewhere. Confusing for everyone on where to park. Glad we only had to stay there one night. River was available to us only by walking thru other campers sites. Hard to find the office and girl at the front desk was defensive about what their "priorities" were, ie. fencing going up and expansion. Felt like we were an imposition for only being there one night. Sorely disappointed from what we read on the website. - Warsawcathy

There are two sections in this park. If you book, make sure you stay in the new section. It has very wide roads, large sites, open sky. Only problem here is the highway noise, a whine from trucks and cars can be annoying. Our site was a pull thru, but I think it was the only one there. You won't have trouble backing in these site though because they're huge. - G and L

Price reflects monthly rate & electric. We enjoyed our stay here. It's surprisingly quiet to be just off I-10. Wifi is a bit unreliable as it goes out randomly. Park could use some clean up, but they are in the process of expanding & a lot of time & energy is being devoted to that at the moment. Other residents are friendly but not intrusive. Very large & reasonably priced laundry on the premises. The sunrise views over the river are unbelievably beautiful. We were there while my husband worked in the area. If he heads back in that area, this will be the first place I'll check for availability. - hippichik

It rained the whole time we were here, but this park appears to have a lot of long term workers. Most of the rigs are fifth wheels and the roadways are very wide. Everything is paved with a small grassy area for each site. There is a fishing lake and a covered outdoor kitchen. One can also rent storage sheds for their site. This park is about 3 miles south of I-10 between Houston and Beaumont. It is gated and every camper has an individual code. - leciel19

Rate reflects half off monthly rate via email offer. PROS: This is a relatively new park with wide concrete streets and lots. Pullthroughs are 80 feet long. Many amenities but no social events. CONS: Park has electrical problems (high voltage). Rules are not uniformly enforced. Residents do not clean up after their pets, and neither does the staff. Large population of unfriendly long-term residents. "Dog walk" is outside the fenced park itself. Laundry is $2.75 to wash a small load. - a_elkins

Dog feces EVERYWHERE! Very small back-in spaces combined with a lack of adequate parking for tow vehicles forces guests to park in the road which makes it impossible to get into some of those spaces unless you are willing to go door knocking to ask people to move their trucks/cars. Overall, the park would be okay if the price was reasonable but for $60 per night WITH a discount in conjunction with the parking and dog poop/maintenance issues make this a terrible value. There are other, affordable parks in the area which we will be checking out the next time we pass through. - FamilyFoofaraw

This is a parking lot with small spaces. The hook up was upside down. Used mainly for workers and has no facilities for their children. They where just finishing installing stadium lighting on every spot. So you have to use your Reflectix to keep the light out. This is a no frills location at resort prices. If you are work camping this is OK, but if you have family with you then no. Don't waste your money here. - AntonM

Beware! This park is running a "non-refundable deposit" scam. The reservation section of their website says $25/day with no deposit required. When we called ahead to check on availability for two nites they indicated that they had one site left. They then indicated that if we wanted to reserve the site for two nites that it required a charge to our credit card of a "$50 deposit that is non-refundable." We had no problems with a deposit to hold the site. We understand parks need to protect themselves from holding sites for people who wind up being no shows. Besides, the deposit was essentially our two night camping fee simply paid in advance. Upon arrival they informed us that the rate was $30/day as opposed to the $25/day they post on their website. We were okay with that, it's only $5 difference per day. However, we were not okay with what they told us next. The $50 deposit was NOT going to be applied towards our camping fee of $60. The $50 deposit was being charged IN ADDITION to our $60 camping fee. This brought our total for 2 days to $110, or $55/day. When you challenge them their response is "We made it clear that the deposit was non-refundable." Sure, they tell you it's a non-refundable deposit. Any campground that requires a deposit to hold a site for you makes it clear that if you don't show they keep the deposit. We're cool with that. What this campground DOESN'T tell you is that the $50 non-refundable deposit is NOT applied towards your camping fee. You don't find that out until you've driven all day to get to your "reserved" campsite and you are handing over your charge card to pay for the site. This campground should be avoided at all costs. They are running a "play on words" scam and picking up an extra $50 with every camper who calls ahead for reservations. - ToWanda
