We pulled on for an overnight stay. The owner told us he no longer takes overnight stays only long term permanent month by month residents but he allowed us to stay since we were already settled in and we offered cash. The fee for one month is $700 and one woman told us she pays week to week. There are two AAA RV parks owned by the same person about two miles apart, one on the lake. My feeling is the owner is a new owner and a nice reasonable guy. We stayed at the AAA RV on the Lake. - Judy Birchland

Better than we expected for how cheap it was! Big open space with lots of shady spots. Clean and well kept. AAA is close to town and centrally located. Great experience at a great price. - RVFanTX

Good all around campground. Very friendly management! They have a Mediterranean deli/grocery store next to the park. Very friendly people staying there, everyone seems to like it, not noisy. No showers or restrooms. Clean laundry room. Lots of shade trees around spots with night security lighting, not a giant parking lot like most new camp grounds. Owner seems to know a lot about campers, he has a parts store in his grocery store and he was able to get my a/c running (IT IS HOT IN TEXAS IN NOVEMBER!). - billyates72

Very friendly owners...gravel interior roads and sites are partial grass and rock...scenic its not, but functional yes...E/W/S are clustered around utility poles so rigs are backed in toward poles and spacing is tight and different than the typical site. - Bob Woodall

Access is good, sites are reasonably level concrete with adequate size, on-site "roads" are very bumpy, management friendly and operates a Mediterranean food deli just off-site (yum, yum!), a railroad across the street was silent except for one train in daytime, laundromat looked clean and very usable, but this is anything but gracious suburban living. This campground is fine for a an overnight which was all we needed. Very friendly and helpful owner & staff. They go out of their way to make sure you get settled in. Place is a little spartan. Not much for amenities but you're not paying for it either. Sites are a little close together if there's someone in the next site over. Very friendly owner-managers. Small park with mostly "stayers". I would have upgraded the cleanliness rating if the grass had been mowed, but it was lush and about 8-10" high. Very good for a one or two night stay. Concrete level pad with full hook-ups for $25 cash or check. Interior roads are gravel. No restrooms/showers, no wifi, no picnic table. Trains across Hwy 124 (Fannett Rd) were not too frequent or too loud. Roosters crowing and running free around RVs were obnoxious. Cannot provide site number because there are no numbers. Owner graciously escorted me to site and offered to help set up. Probably will stay here again if in Beaumont because it was more appealing than nearby rv park alternative on I-10 and the owners are very friendly and helpful. - SunStar203

This is a wonderful park and the owners are very helpful and accommodating. We had a wonderful time! While getting ready to leave I noticed that our 5th wheel looked like it was leaning left. When I inspected the axles and suspension I found that our left rear leaf spring retaining pin was gone. Right away I figured we'd be stuck here forever. But the park owner saw me looking frustrated under the rig and ask if he could help? He took a look and said I think I have a pin in my shop, so off he went. In minutes he was back with a pin. So I lifted the rig with our hydraulic lift system, and bingo the pin went right in. What a life saver!!! This is one of the key reasons I love the private family RV parks! I'd highly recommended the Robbins RV Park to everyone! - SteveMc

Good for an overnight or a few days in the Beaumont area if you will be touring the area. Mostly filled with long term residents but there is a FHU (30 or 50 amp) pull through section with roomy sites in the back of the park for short term RVers. Sites were level and plenty wide and long for our 36 foot toy hauler so I would say the visitor section is big rig friendly. We had the best site with not only a picnic table but also a deck. Most had only a picnic table. Cable TV, WiFi (although it didn't work well in the back of the park where we were) clean bathhouse, laundry ($1 wash. 25 min; $1 dry 40 min...I was really happy to see this info listed, because many parks do not give price or times for their machines), shade in some of the sites, dog walking designated area, small clubhouse, no pool or activities that I noted. The park brochure provided good info about stores, churches, and attractions that were nearby and the friendly host told us how to get to the state inspection station we needed. Offers discounts for TACO, Good Sam, and AAA. We would go back if we wanted to tour the Beaumont area in the future for a few days. - TX Camper

Was tough to get into due to narrow road and sharp turns. Had to drop truck wheels off pavement to keep trailer out of ditch. Got there and had a rep of the campground 'guide' me in backing. Hit low hanging wire, tore A/C loose, found out wire had been repaired before and when owner showed up she kicked us out of the "park". Don't know the cost since we never got to stay. We only got to stay there a couple of hours waiting for a mobile repair to check damages. The owner had a real attitude and was adamant we were not going to stay there. The place looked fairly run down and we never did find out about the hook ups. They were quite close to the ground. About the only thing that may have been OK was there was a river to fish in right beside the campground. They only had a couple of spaces open and the other trailers there were packed in pretty close together. - MnTom

We only stayed here for a quick overnight on our way to San Antonio. It is a great RV park with large spaces. Our particular site was large enough for our 38' class A and toad keeping it attached. Another bonus, they offer free breakfast everyday which we took advantage of while we stayed there. - RV Path chosen

We stayed here for 2 nights while visiting relatives in the area. It was very convenient, right off I-10. The sites are pretty close together and there is zero privacy, but since we were not at the RV park most of the time as we were visiting people, it didn't matter so much. Check in was easy and friendly. Verizon, AT&T and T-Mobile all worked well there. My only complaint is the "kid tax". They charged $4 for one of our kids and $6 for the other one (he is 14 and for some reason they consider that an adult?) I thought that was pretty excessive considering we weren't even at the park most of the time. At least they accept Passport America which helped with the cost. - Love2Camp777

Rain, rain and more rain. site was paved and just wide enough for the RV but when you step out it is in the very wet grass & mud. My second night there on my return trip was in a larger lot with a nice patio to step onto. Stay away from site #1. The only down side is the park is 95 percent full time people. Loud trucks that ignore speed limits, rev their engines early in the morning and late in the evening. It's a good place for an overnight but I wouldn't want to stay there any more than that. - JimChan52
