The owner is very rude and unprofessional. Had a problem with the electrical hookup. He was always very rude every time I called about it and it took over a week to fix. My kid had her sister in law staying temporary with her. He didn't like that. So he kicked her out and kept her money for absolutely no reason. If you have small kids or elderly people this is not the place for you. There are 4 very dangerous ponds where the banks go straight down at a 45 degree angle that are not fenced in or guarded. Very old ghetto trailers everywhere with junk piled underneath them. Code enforcement is being called for the little kid's safety living there now and all the dangerous illegal wiring. Very unsafe place to stay even for one day. I have built million dollar commercial properties. This one is the worst. Its too bad I can't give zero stars. - David-Rogers

Not a destination park. No showers, bath house or laundry. Office not manned. You leave your money in an envelope in a box. Raining when we arrived and the site was so muddy, our RV and truck left ruts. We paid the weekly rate of $135. - singpj

This is not a destination park. If you have to visit Dallas Texas for any reason this would be a nice place to stay for a short period. Nothing fancy here but not a bad park for parking. No Bath houses or laundry. No pool but they do have some nice ponds to fish in. Not sure I would eat the fish. Pull throughs are OK but if it rains they can get muckier. Had no problem getting my 37 foot 5th wheel in the pull through site but did have some problem leveling up due to soft ground. Overall this is a nice park and the residence here are real nice. A few RVs need some repair but overall most are nice rigs. We will continue to use this park when we are in the area. - Speedy

This campground is okay for an overnighter, but not for any length of time. The sites are long enough for your RV and toad, but they are dirt and gravel, mostly dirt. The roads are dirt. When it rains they turn to mud, and there are lots of potholes. The laundry ($1.50 for washers, $1.00 for dryers) have 6 washers (4 of them were broken) and 6 dryers (2 of them were broken). - mrpeepers

A nice park along I-20, Yes road noise especially if you are just stopping for a few days because your site will be up front closest to I-20. Mostly permanent residents that do not follow the rules. Example: No dogs on leaches, 4 dogs per site instead of 2 which is stated in the rules. No parking on grass...that is not enforced. Long gravel pull thrus with grass in between sites. Electrical worked fine. WiFi was useless. 6 washers only 2 working. Ok for over night only. - mrk

Pros : Clean facility. A lot of monthly residents. Friendly staff. Good access to Dallas without being in town. Great for an overnight but not a resort. Lots of eating choices nearby. Full 50 amp hookups and long sites. Cons : No trees. Sewer hookup not low enough for draining without help. a little noise from interstate nearby. - spdracr39

Hope new owners turn this place around. Not maintained well at all. A lot of full timers (which is the only good thing about this place). Electrical updates needed. Definitely DO NOT DRINK THE WATER. Cockroaches in shower/ laundry room and throughout park. - bandashine

Discounted fee to $20 because manager lacked change. Concrete pad had wood blocks and abandoned waste hose on site. Electric outlet on edge of ditch of water with board for others to walk on. Surge protector dislocated because of frequent crossing of others on board. I felt unsafe the whole night but nothing happened. Value for $20, but anything more is a waste. Only reason we stayed here is that the park closest to the repair facility was full and the others were very expensive for a week's stay. Awful dusty road to enter my red SUV became battleship grey. Almost impossible to get someone to answer the phone. Had to put payment in a box no onsite manager. Electricity was iffy 50 amp and my AC would barley run if anything else was turned on. This is actually a really nice park. Lots of room, great location, great internet. The only reason for -1 star is that there was quite a bit of mud that was hard to avoid. The sites and roads are gravel. There are no restroom or shower facilities. This is a relatively new park and it appears that they are working to expand it. Given the location and how nice it is I believe that the issues will be fixed in the future. The location is literally an old plantation, big house and all. - MDMS

As many have said in this part of Texas we have very little to choose from and trust me I have stayed at places that scared us. I have a 38ft motorhome with 3 slides and tow a car and had plenty of room driving in and around. This is a nice RV park but not fancy and have used for 3 nights stays numerous times while visiting family north 10 miles in Rowlett TX. Nice and quiet and as others said not much around this parts but nice evenings watching the stars and relaxing. I will be back again. - Johnny69

This place is wonderfully clean, quiet, safe, gated, just everything... their wifi states it is free and fast, but when you get there they tell you "no streaming" so what's the point? But the rest of the place outweighs that drawback. There are nice shaded spots, level concrete, the laundry room is very nice, the clubhouse is nice... frankly, there is almost nothing wrong with this place. Length of hoses is average, we needed no leveling blocks, water pressure is good. - RainAtSea

We really like this park. We stay here a couple of times a year when visiting friends in the area and would highly recommend it. They are constantly making improvements and renovations and now have two separate areas for permanent or semi-permanent residents. The transient sites are long, level gravel with concrete patios for the picnic tables. The areas between the sites are nicely landscaped with grass and shrubs. The staff is friendly and helpful and gives visitors chocolate chip cookies on check-in (my husband's favorite part). The dog park is large and well kept. The utilities are convenient and everything worked well. WiFi was fast and easy to access and there were 34 channels on the cable TV. The gate is closed at 9:00 pm but you can be given a code to open it if returning late. - SandyA

Good place to stop for the night. Right next to Highway 175 and next door to Harvey's Exxon Gas station. We camped in a 44 foot motorhome and had no trouble getting into our spot. Definitely not a destination spot! - rak

Restricted height clearance from overgrown trees. Bathrooms/showers need a complete remodel. No cable TV or high speed Internet access. TV reception fair, channels very limited.
Wireless signal strength issues. Many cluttered lots.
Sites need to reworked. Many old and dirty campers in various states of disrepair.
Trash dumpsters overflowing, smelly and unlit. Dark.
Covered dish events would be nice. A pool and clubhouses too.

Location of this park is terrific, easy access to Dallas and the gentleman that checked us in was very polite. However, the filthy bathrooms ruined our visit. Smoky with cigarette butts in the sinks and ashtrays in toilet stalls. Showers had no hooks or bench, forcing us to dress right out in the bathroom. Cold & hot water faucets were switched around. Pull through sites had just enough room for RV, but trees needed trimming to allow for easier access. A vehicle parked by the bathroom made driving out of our site difficult. We stayed in the park for 2 and a half weeks. At first it was ok, however as the week passed, the night manager became rude and intolerable. The rules state that quiet time is 9pm to 8am. The night manager (who was usually intoxicated) would be yelling across the park or talking extremely loud knowing that people had to be up early the next morning for work. He also stuck his neighbor's water hose down his toilet to clean out his black water tank. Most of the people in the park are locals. The managers, Joe and Shari are very kind are doing the best they can. It's too bad their help lacks in customer service. - The Green Monster

Parking lot with RV spots marked in paint. Back in with very large building behind. Does not block satellite. Good power and water. No sewer or dump. You are given a card that lets you into the patio area that includes the pool, showers and restrooms. There was something going on every night we were there. Lounge was open nightly until 10 or 11 pm. Quiet even thought main street was not far away but had buildings in between. There was a Fire Station across the street, but I didn't notice or care after retiring after 40 years of fire service. Location was close to every where we wanted in Dallas. Must be Elks Member to camp. - Vault

I have stayed out here before. Just needed to stay a short time. I drove in and found the park in deplorable condition. There were old junky trailers everywhere. Trash and junk stacked everywhere. After trying to call a few weeks, unable to reach anyone because they won't call you back. We left. It really was that bad. - J59T

This is a gravel parking lot with hook ups. It's cheap and the 10 dollar rate reflects the monthly rate. They charge $100 for the week or $20 a day. Quite a few long time residents. Their hours that they conduct "business" leave a bit to be desired. - J59T
