Arrived late, but got good service when registering. Lady was very friendly. Site was longer than my unit needed. I only plugged into electric, not using the other facilities. Left early in the A.M., and did not use the park's other facilities. Will stay here again on my return trip. - eddieelk

We overnighted here with the intention of staying a day or two, but after seeing the park, we opted to move on. It was rainy and muddy, so there was lots of mud tracked in the restrooms. They looked as though a complete cleaning had not been done in sometime. The ads we saw and Woodall's description greatly overstated the condition of this park. It is very junky and run down. Don't think we will be back. - stonybirch

The good: Our spot on the second row was level. All roads were concrete once you reached the office. Good view of the lake.
The bad: The park was half-filled with permanent residents. One camper had air conditioner tubing rigged from their camper into a car. The two young ladies in the office were not helpful and one was argumentative. The grass had not been cut or edged. The weeds were a foot tall. Very disappointed. - Lynn46

We initially loved the park however, some very loud and disruptive permanent residents (to the point they were rollerskating in the laundry/community area and skreething) also outdoors yelling as if limbs were in danger. We called the office and we were told during camp hours they can be as noisy as they want. They even had no problem with skating in laundry/common area. We chose to move to a spot as far from the permanent guests possible. To make it more frustrating the staff not once acted remorsfully or sympathetic. We love the location/fishing so much we will stay. However our plans to come back seasonally are changed. - Akastanley

Needs renovating, but office staff are great. Spaces too close together and a swamp when it rains, and it is too expensive for having no amenities, but it is on the water and the view is great. There is a bar there now, so don't stay there unless you don't mind hearing "boom-da-boom da boom' until 2 AM. - 3dogsnight

A great place to stay right on Lake Livingston. Big RV spots available on the water, great views, open area. Also has 2 boat ramps, covered boat slips, marina and convenience store on premises. Has hotel next to RV Park as well. A great place to stay, will go there again. Lots of room to walk around and enjoy. Thanks. - thelandmaster

Not one person has every been rude to me at this park. Lots of trees, you can't get satellite, but you can pick up local and cables. I didn't use laundry or bathrooms so can't comment those. Nice quiet park. No dust people drive slow here. - JustDon

We enjoyed this RV park. There is a pond on site for fishing and a license is not needed. The park is beautiful with tall trees at every site. It is quiet and away from the traffic noise. The sites are wooded with tall trees in each site. All sites are pull throughs. There are no restrooms or showers. There is laundry service available and the laundry room is spacious and clean. There is a restaurant located directly next door. - Perfection expected

Great cable/wi-fi, water pressure. Pine trees surround all sites. Long pull throughs. Quiet park, majority seemed to be permanent residents. Be careful where you park after a good rain, sites are covered by pine needles and mud underneath can be very deep. Our truck sank almost up to the axle when we started to pull in. - Gypsy4ever

Relatively new park; nice power pedestals. All back-in spots. Reasonably priced laundry. The best wifi I've had at a park yet. However, all these things take maintenance, which I think the park owner is not doing. Nice concrete pads are covered with dirt from heavy spring rains. Asphalt parking along the pads is crumbling and deteriorating. The bathrooms are absolutely the worst I've seen. New construction, like everything else, but no concern for cleaning or ventilating. The shower curtains and ceiling are mildewed, and the smell is strong. Bugs of the creeping and flying kind are everywhere. I stayed for a week and the bathrooms were not cleaned once. - MiketheTexan

Nice little RV park, very nice landscaping, trees, very park like, lots of seasonal (snow bird) residents, many with their own permanent structures (carports, decks, etc.) I am just here for one night, but so far everyone seems friendly, can't beat the price with their $25 overnight, 9 am check out deal( $35 with 3 pm checkout). There is some highway noise from the state highway, at least there is in the site where I am parked, which is one of the closest ones to the road. This back in site is narrow, but is paved, works fine for smaller without slides RV's, though backing in at dusk was a threading the needle experience as there is a privacy fence comes within inches of the edge of the concrete pavement at this site, which is only about 10 feet wide, thankfully I stopped before my side view mirror had a chance to clip it. There is also nice looking small in ground pool, with deck furniture and a communal fire pit. Overall if not for the narrow site I would give the place a 10. - Isaac-1

Upkeep is below average, but the bath house is being refurbished. Every time I have been there, it is about 10% full, so watch for wasps in the electric box. Website is misleading, it shows 3 types of sites, but you are restricted to the pull thru motor home sites when you get there, even if your trailer is smaller than most fold out trailers. Campground staff is not highly motivated toward customer service. Casino is now open, but no comped stays. Bring your food, casino food isn't all that great. I had a complaint about the price, talked to the casino host, he gave me slot credit to cover it. At least the Casino cares about what you think. The lake needed more rain, and grass trimming along the shore. - Friz

We spent 3 months during the winter at this campground paying a monthly rate plus electricity. The rate reflects the daily average cost with our electricity costs included and is much higher when the weather warms up. This campground is located on Lake Livingston and has wonderful views. There are long term/seasonal campers with well kept sites but there are plenty of travelers and weekend campers visiting too. There is a combination of back in and pull through sites. Campground staff was very pleasant and hardworking and the condition of the campground reflects all their effort. Restauarant on site with ok food and great pie and it is popular with the local community. Bathhouses are older but clean-did not use the laundry facilities. WiFi did not seem to work well but Verizon service was good. We will return to this campground. - roadking

Tiffin Rally, stayed here numerous times. Very well maintained park, concrete streets and sites, grass, wonderful views of Lake Onalaska and sunsets, beach, spacious sites. Not much to do in the small town or immediate area but grocery shopping, resale shops, local hangouts. Fishing is big here. WiFi was strong. Power consistent. Cable had over 100 channels, Razor Winguard antenna picked up about 10 channels but nontrees to block the Direct tv reception. Excellent on site restaurant..fabulous homemade pies...polite staff and grounds crew...coming back for FMCA Rally in May... - Oooooooo

Only stayed one night but an excellent value. Staff are friendly and helpful. The park is very clean and sites are big enough to accommodate our 44 ft 5th wheel with room to spare for toe vehicle and chase car. Be careful of which way you enter the park to register. We are finishing up a 7 week stay here. Had a great stay aside from the rainy weather but can't blame the campground for that. This campground is the HQ of the Escapees but non-members need not be concerned. Everyone is very much welcomed. It does cater towards older campers. A large portion of the park includes deeded sites where people permanently resides. Some have built houses while others park the RVs there while here. Absolutely everyone we met was friendly and helpful.
Sites for rental are in 3 different area. We were in an older section near the HQ and Club House. Sites were open enough to allow easy maneuvering and fairly level (our section had a little slope - actually needed here for drainage when it rains) but our leveling system compensated perfectly. Roads were wide and easy to drive around with my rig.
I would offer some concern that the section by the campground office (site 110 and higher) may get road noise. Route 146 is busy. - BluesmanG

Stayed here as a Coast-to-Coast guest. This is a development for selling lots on or near the lake. Fairly new, so there isn't much in the way of landscaping. Positives; It's quiet and the staff is friendly, sites are easy to get into and they are level. Negatives: RV park not on or even looking at the lake, also gets a lot of in house traffic at all hours of the night. There is a pool near the clubhouse, but it's far from the RV park.First site I got into the 50 amp plug was missing, the next one had the water spigot missing. This place doesn't really qualify as a resort, if you want to do something besides get out in the country away from the noise. If you bring your boat to put on the lake, it might be a good fish camp. - tbax46
