I don't give out a 10 lightly! This is an OUTSTANDING city run RV Park. They even do a clean up of each site after you leave and before the next user arrives. Everything I saw indicated a well run operation. The only negative comment will be the fact that it is near DFW and you will hear jet traffic going in and out at a steady pace. If you are in a well insulated RV it isn't that bad but you can hear it a bit. We slept well. Personally, as a retired air traffic controller, it was fun to watch. OK, my review is specific to the site we had. It could be so different for another site. We had what they call a Gold site. If you want to kick back in an extraordinary place for a bit, "go for the gold." Our site 83 was level cement with a huge patio, grass, wood deck with a bench overlooking the lake, picnic table and fire ring with tons of room for guest vehicles. If you can spring for it just once, in my opinion, it is so worth it to get a Gold site. In general, good WiFi and cable. Extras like free donuts and coffee on Sunday morning, wine tasting. Sandy swim beach with lounge chairs. Kids playground. Lots of ducks, geese, grackles, Blue Heron, White Egrets. One negative: 2 laundry rooms for a huge park. In one there was only 1 out-of-order washing machine and the other had 3 that worked fine. NO air conditioning in laundry! Our site had no shade, so might not enjoy in the middle of summer. What a great park! Wife and I stayed here for 10 days while visiting family in the area. This used to be a Corps of Engineers (COE) park. The City of Grapevine is now leasing the park from the COE and is investing in making this a real draw for the city. As with other COE parks, the sites are spacious. Asphalt roads and concrete pads on the sites. Utilities are modern and work well. Every site has a fire ring and picnic table. Most of the picnic tables have shade covers. Some sites are in the open and some are in the shade. Staff is very helpful when selecting a site. Some sites are right on the lake. There is a sandy beach with lounge chairs. Staff is extraordinarily friendly and helpful. They do a great job of keeping the place spotless. Three issues (and the reason it didn't get a perfect score): 1. WIFI is typical - it is unuseable when the park is full. We were told that it is being upgraded. Fiber has been installed to the entrance, but needs to be connected to the Wireless Access Points. 2. There is no enclosed dog park. They have a peninsula called Puppy Point where dogs can be run off leash, but there is no enclosed area. 3. Laundry was clean and prices reasonable. Only problem is there are only 3 washers and 3 dryers. For a park this size, more machines would be helpful. Anyway.....we think this park is great. We highly recommend it and we will definitely return when we are in the area. Book early...it fills up quick! - FireFlyer

Fully functional little park, right in the middle of town. Sites are all gravel, with small grass next to them, but very level. The sewer hook up was all the way in the rear of the site. Lots of mature trees, but none interfered with our rig. Sites not large, and if there were more people it would feel cramped. We were just there for an overnight stop, so we didn't mind. The back portion has lots of long-term campers. They weren't too messy, but had that settled-in look. The bath house was being remodeled, but they had put nice enough temporary toilets and showers in place. Satellite good, cell service good. Fenced dog areas. Didn't check out the office, pool, wifi, or cable due to our short stay. One thing I didn't like was there seemed to be more trash than I like to see, especially in the creek that goes through the grounds. I saw plenty of big rigs also. For a convenient location right in town, it was great. Quiet, too. - Quartermoon

Lots of trash in the ditches in this campground. Sites are very close together and if you show up after hours, make sure you know that next to the back door there is a bulletin board that holds your reservation information. What other campers say about permanents is very true - that area can be cleaned up a lot. We were assigned #6 which was a deluxe site in the front row. This one site had the sewer/electric on the other side so you were supposed to go around a tight corner between two trees. The employee taking us to the site said he would direct and watch the sides -he didn't and it caused $2000 worth of damage to our truck from turning too tight. The manager said it was clearly our fault because we booked in as 25' - I showed her the receipt saying 33'. There were several pull-through sites that remained empty during our stay so not sure why they would risk that at our expense. Other than that the park was fine - very convenient to shopping and the interstate. Lots of shade; bathrooms were clean and well-maintained. Not bad... The entrance sign is partially blocked by a tree but the Garmin knew where it was. Then we had to go over three big speed bumps to find registration -- with the last one requiring a turn while crossing. After checking in, we had to turn around in the parking lot (that is full when the market is open) and go back over the speed bumps to get to our site. The site itself was long enough but the grassy mud between the sites was barely big enough for the picnic table the birds used for target practice. The park is in good condition overall, but when I pulled the loose cap off the sewer hook-up there was a clear breach about 12 inches down. Several other deep-capital issues may be present. However, the water/power/Wi-Fi were all outstanding -- with the latter only slowing down when it was raining and everyone was streaming at the same time! The market is nice if a little dirty. With all the mariachi music and Hispanic themed products I could have just as easily been in Tijuana. - JC Penny

The Traders Village campground is part of the large flea market complex, not a separate park with RV's as the main focus. The first thing i noticed upon entering the park was the frequency of speed bumps. Big ones too. The office/store was hard to find, it was not convenient to the campers. One had to make a u-turn after checking in and go across the speed bumps again to get to your site. There are concrete interior roads and pads, and the sites are very close to each other. I had to put the picnic table under my bedroom slide so I could walk around it. Fortunately there was no one next to be because our slideouts may have touched. There are a lot of trees, home to hundreds of starlings who produce poop at a very good rate. It was everywhere. The park had a general 'used' look to it. With a little extra maintenance it could be quite nice. but still very cozy. There was no cable, but the antenna picked up many Dallas stations. The wi-fi was adequate. The row across from me was mostly occupied by workers. I was unsure if I could pull out when it came time to leave because of the many vehicles around. Fortunately, they had left before I did. This was quick overnight stop at a hidden spot in the city. Very clean and quiet, in spite of being within a few blocks of the Parks Mall with lots of traffic on Christmas Eve. I forgot to mention Good Sam number when I called, but nice manager called to get it for our discount. They called us to be sure we would be there before office early close on Christmas Eve showed us to site They have on-site propane. - hamguy08

Luck of the draw. Previous stay we had a long, level straight pull-thru. This time we had a barely long enough, unlevel, curved pull-thru (front tire was off the ground). We didn't disconnect our toad but the escort warned us that we would need to disconnect before pulling in if we were going to disconnect. All the trees make for a pretty park but leaves, twigs and nuts may need to be cleared off before retracting the slides. Water, electric and cable was good. Over-the-air tv was good. Quiet. Dog park was relatively close and clean. There was a propane dispensing station in the park. Roads were newly paved. Hookups and concrete patio were to the rear of the site after pulling far enough ahead to clear the road with our toad. The southern rest room has one shower stall. As I recall, the northern rest room has multiple shower stalls. Did not use the pool. Rate was with Passport America. - Markk

Stayed one night at this park while driving through the area. We were a bit confused when trying to locate the office to check in. There are signs directing you to where to park while checking in (which blocks several campsites?), but from there we weren't sure where to find the office. We stayed in a pull thru for convenience, but we generally prefer back-ins. Back-in sites looked very pretty but overall the park felt a bit crowded. Staff was pleasant and it suited us well for one night. We stayed on 118A and based on the site number I was concerned that it might be a buddy site, but 118A and 118B actually back up to each other (versus facing each other). Site was a bit sloped but leveling wasn't difficult. - Megan McGrath

Great park. You don't expect a city-run RV park to be so full of activities and run like a 5-star park. This one is all that with a heaping helping of some of the nicest park staff you'll ever be pleased to meet. Scenery is beautiful; spots next to the woods and trails, as well as spots on the water. Beautiful walking trails that we thoroughly enjoyed. Paved roads throughout. Safe and secure; gate is digital keypad locked after hours. Showers/baths were spotless. We'd stay here again in a heartbeat. Only downside was no WiFi, but that's coming. Picnic tables were covered - haven't seen that before! - Dobiedaddy

The park was centrally located to our family. It was a little tricky getting to the park but after that the site was very long and convenient. Would stay there again. The only bathrooms were a very long way from the campsites. Were across the street from cabins at the park. They were not very clean and had a funky smell. Easy, friendly checkin/checkout. There is a gate far from the office, but you can call ahead or use intercom for the code. we stayed in one of the sites that are 40 feet from the water, numerous Canadian geese, ducks, and cranes were hanging around on the shore nearby. We stayed midweek when there were only 4 other sites occupied, so it was very quiet, and very clean. This new park's massive investment in infrastructure, trees, cabins and concrete pads is impressive. It's in the beautiful rolling hills area on the north side of Grapevine Lake. This RV park has a 10 year old RV age restriction. After I drove through the RV park & saw other RVs older than mine. I asked the RV clerk if there was an opening, I was shocked when he told me I couldn't stay, because of my RV age. The clerk was very rude. I will never visit this RV park again. - Steven Langridge

Based on the other reviews I read, I expected to find a trashy trailer park and had some concerns about staying here. It's actually a very nice park with well kept up units and grounds. The only thing I must agree with is that the sites ARE very tight. However, it's close in to Dallas (at least as close as one can be in a city the size of Dallas) and convenient if you need to be near Dallas. - Maxiesmom

I would never stay there again. All the sites were too close and it wasn't just mine. Everyone was on top of each other. You have to choose between putting your slide out or your awning. They actually call that place a resort, it's a huge parking lot. No cable and the Wi-Fi is not reliable - plus you have to log into it every day. I would not recommend staying here for an extended length of time. 1 night if your desperate. - VickiA

This is a long term campground, not a night to night campground. Lakeview RV Park (formerly a Mobile Home community) is a beautiful, tree filled campground with friendly, socially active neighbors and EXTRA LARGE RV sites on the southwest shoreline of Lake Arlington. They have excellent facilities for laundry on site. This park is conveniently located on the east side of Fort Worth's Loop 820, so quick access to just about anything in the Dallas / Fort Worth is a breeze. I wish we were still there, but my wife took a job up near Denton and the hour+ commute back home was too far after working a 13-15 hour shift. Lakeview's individual sites are about double the size of most RV parks, because it used to be a mobile home community and has converted to a Recreational Vehicle Community. The management and staff are very camper friendly and go out of their way to be accommodating to your individual needs. Lakeview is conveniently located near the intersection of I-20, 287 and Loop 820 on East side of Ft. Worth, just 5 minutes from major shopping districts in just about all directions. The neighbors are friendly, social and helpful. I wish we were still there. - Glen787

Lakeview is a no frills park. The only amenity is a very clean and well kept laundry room. The machines were very economically priced. The park has very spacious sites. This was a very quiet and friendly park. The management was very helpful. They provided maps to local attractions and directions to local grocery stores. This park specialized in long term rentals and residents have decorated their sites in such a way to present a good impression to visitors. Residents take pride in their spaces. Everyone we met in the park was very friendly and made us feel very welcomed. The park has one entrance that is well monitored and is completely fenced so we felt very safe. It was nice to see people walking their dogs and exercising. I have to say, this is probably one of the best parks we have ever stayed in. I did not give it a 10 due to it not having common amenities, such as a pool, community room, and such. I highly recommend Lakeview RV Park in Fort Worth Texas. - Stone Manor

If you like to stay between a custom home construction site and a place that sells a lot of pavers, plus have the ambiance of a very busy freeway with limited lake view, then stay here. Not only is the location bad, but the staff isn't friendly either. Typical State/City park, everything clean and neat, staff friendly and helpful. Sites for FHU are at back of park away from the lake with only 30A electric. Site was asphalt and reasonably level. Lots of trees but were still able to get our satellite TV without hassle. Considering your within the confines of the metroplex called DFW and within 30-45 minutes drive of most of DFW...this park is actually rather quite and nice. In the mornings you could hear/see the airplanes leaving DFW...but the planes were high enough it wasn't inconvenient or annoying. Having read the warning in a couple of other reviews about the extra parking fee ($10 a day per motor vehicle - no charge for trailers)...I thought I had paid ahead; I was wrong...but they do take credit cards at the gate. The road construction on 360 is annoying, it appeared that will be wrapping up soon. ATT service was ok, but we were there to sleep and shower at the trailer...the rest of the time we were enjoying the sites of DFW. If you need 50 Amp service, might be best to call the park office ahead of time and make sure they have you down for one. Their online reservation system works really well, but there is no way to request a 50 amp service; thankfully it wasn't warm enough to need both a/c units and we could use the adapter. The folks working the gate were very friendly and willing to answer questions & offer suggestions. - zhilton

We were warned about the ant problem on our arrival so I put a natural insecticide down around d the jacks and tires. It must have worked for two days. But on the third day, after a full day at the Texas State Fair we came back to an inundated MH with crazy ants. I had to go to a 24 hour Walmart for Home Defense and send the grand kid home in the middle of the night so we could rid the MH of ants. I never seen them on the jacks, tires or lower compartments but they seemed to be everywhere in the living area. How they got in is a mystery. Home Defense and/or Devin dust is necessary! We have since been told this is a years old problem at Cedar Hill S.P., so it is off our list of places to return to. And that is a shame since it was beautiful outside and close to Dallas and the grandson. - jlogco1978

This park should be labeled a bio-hazard and closed down until the problem is solved. It is overrun with Argentine ants which are everywhere. They are on your picnic tables, benches, RV pads and everywhere else. Even though we sprinkled Sevin dust all around our trailer, we woke up with ants everywhere inside the trailer. In the beds, counters, walls, sinks, you name it. Argentine ants are an invasive species with no natural control. We hated to use insecticides in the trailer, but we used Sevin dust inside, Raid ant spray and diatomaceous earth. It was horrible. It was the first day of our trip and we thought it was over, but where to go? Certainly not home where we could transport this biological nightmare. The thought of our house being overrun with these creatures was too much. We got out of that park immediately and continued with our trip. I sincerely apologize for transporting an invasive species around the country. With continued the use of Raid and Sevin dust and we beat them back after a few days. Its been a week since we got home and have not seen them. We can pray that we got them all. It was a nightmarish start to our trip. - LouVZ

My DH and I stayed in this park for a week. The site was very spacious with a very large back area. The site was asphalt and hard but not very level. The grass was not cut and in areas on our site the grass was knee high. The restroom/showers were buggy and there was a tarantula living in the ladies shower area. The water here smells like sulfur. Our site was very quiet and we were able to enjoy a fire in the fire pit. We ended up with an ant infestation so we probably will not stay here again. - Travelindog

We booked this stay based on the Good Sam rating of 10/10/10. Having visited many other 10/10/10 parks, we were very disappointed. The park obviously hasn't been rated in years. This is nothing more than a trailer park with 98% long-term residents. There are tremendously huge speed bumps that we took very slowly, yet they still managed to knock our refrigerator out of its space. The trash is a site by site pickup from Waste Management (just like a mobile home park - think "beep beep beep" early in the morning). Many of the sites are highly unlevel and not appropriate for large motorhomes. Fortunately, they did accommodate us with a level site. All sites are back-in, no pull thrus are available. This park is 100% pre-pay in advance, regardless of when you make the reservation. We encountered two work campers during our stay: one was nice, the other arrogant and rude. With all the negatives of the park, the nearly foot tall speed bumps make this a "one and done" for us. - dad2aprincess

This is a large, older well managed park. Probably 90% permanent residents and 10% open for mobile RV use. Our site was on a large circle (back in), plenty of room, great patio (no table), really nice grass and tree which gave a little shade to the back of our RV. Swimming pool at front of park and not within walking distance. A large trash container on our site. No easy access and GPS will guide you down a ridiculous semi used road...use exit 70 off 114 and then Dale Earnhardt Way. If I ding this park it would be for the insane overuse of speed bumps! This is a very nice, quiet, well-maintained RV park located less than a mile from I-35W and within visiting distance of Fort Worth (about 20 miles away). Staff was friendly and helpful. Streets are paved and wide enough but watch out for the very high and unmarked speed bumps. Sites are all back-in, gravel, FHU, and with an open grass area behind them. Some sites are spacious and some are quite close together. Some are in the open and some are shaded. There is a nice laundry with 4 washers and dryers. The bathrooms/showers are modern and clean but are only located in the office area, so your rig must be self-contained. There is a small but nice swimming pool and covered patio and a fitness center. There is a brand new medium sized fenced dog park and green space for walking a dog. The WiFi worked well most of the time. This is a good place for an overnight or a long term stay. - JoyceM
