This park has the potential to be great. The problem is with their insistence to cram people, RVs, and vehicles on every inch of space they have and the never ending revolving door day use that the park allows. They allow way too many people and cars into the park on the weekends, I know this is a huge cash cow for them, but it is beyond too-crowded. People and cars everywhere. And they are obviously not re-investing the abundance of day fees on fixing up and taking care of the park. The roads in and about the property are in horrible shape. The bath houses are deplorable...of course they are used by a thousand day people on busy days. The RV pedestals are a joke, the picnic tables are dilapidated, and the sites are so close to each other in some cases it is difficult to get full size RVs in and out, or awnings deployed. It rained several days during our trip, so we had to deal with mud puddles, muddy ruts and huge pot holes filled with water that did not drain, the entire time we were there, and there was a definite stench about the entire RV area. The tent-only camping area apparently has no limits either. At the area below my RV site, what appeared to be 3 tent sites, I counted 45 people, 2 dogs that barked constantly, and 9 vehicles.
This park is also nit-picky with their pricing. They charge for everything, extra kids, extra cars, showers, $14 per day per person to get shuttled one mile to the bridge, etc.
All that being said, the facility is filled with beautiful scenery and incredible access to the San Marcos River. The staff is very helpful, and friendly, and the full hookup sites in the premium area have level concrete RV pads. There is a nice pool that the kids enjoy, and they have a small store with some essentials and ice.
Although we still enjoy coming to this park and the river environment, the perfect time to use this facility would be Sunday night through Thursday night, and be on your way Friday AM before the weekend madness. - Tcamper

This was our second spring break here and it was a great time. There were many families here this year and the park was full. We find the park has many amenities to offer to a family from the two playgrounds, pool, tetherball, basketball court, sand volleyball, putt putt course (9 holes), hall and pavilion. That doesn't include the river! The best value, in my opinion are sites 14-28, these are the back in sites. They have concrete pads that are level and are quite spacious plus there are many huge pecan trees that provide a lot of shade. The pull through sites are tight and not all are paved. The roads in the park are in rough condition too due to previous flooding. The park is clean and the workampers did a great job of running the park. The hall wasn't used and didn't appear to be opened/available. There was no trash service, you have to take your trash to the dumpster just outside the park entrance. The wifi was spotty at our spot, 95. It would come and go on the smartphones but it worked great on the macbook (not sure why...). Overall this is a great park filled with a ton of fun amenities. A hidden gem on the San Marcos River. Centrally located for access to shopping in San Marcos or BBQ in Lockhart. Tall pecan trees provide plenty of shade. Swim beach separate from fishing area. Playground, pavilion, concrete or gravel pads, swimming pool, etc. Big rig friendly. Large fenced pet run with green grass. Quiet and relaxing location in the country. We pulled in for an overnight stay and didn't want to leave. - Ginger Brown

This park is just outside of town, close to eating and shopping. Only problem I had was with no Verizon service at site 15 which was down near the creek. This site required two inches of levelling. Small park. Best sites are 1-10 as they have full hook-ups and are level, but they are in a close circle. Sites 11-20 have water and electric and are now paved, but they all slant toward the parallel creek. Many of the 11-20 sites are pull through - meaning the RV leans from one side to the other downhill toward the creek. Verizon yielded only 1 bar. Free wifi only so-so. - SunStar203

This is an excellent park. We stayed one night in site #4 (back-in with full hook ups) which is right along the golf course. There is also a very nice pool and playground. We had full LTE service via AT&T, but did not try the OTA or satellite for TV. This is a superb location for exploring all the great bbq restaurants in Lockhart as well as the shopping, eateries, and entertainment in San Marcos. We definitely look forward to returning for a longer stay. - texasAUtiger

They do not allow children, which for the majority of people means they don't want you. They are almost always full, because of their cheap monthly price (which is why I listed 10 a night). They have no bathrooms, no showers, no laundry, and very short inconvenient office hours. They have no website, which is weird in 2015, so good luck getting their number. - Swift_Strongarm

When we came to this part of Texas for a job. This was a very reasonable place. Good place for workers that have self contained RV's since they don't have restrooms or showers. Very nice people and next door to the Three Dudes Winery. Less than 2 miles outside of town. The rate I gave was monthly and we would stay again. - BJ&ME

Getting a late start to Rockport, TX, we found ourselves scheduled to be on the road on Thanksgiving day. I did some searching and found this park. The pictures looked OK. I assumed that if I was paying $60.00 per day, it would be a nice place. Wrong. This park is bad. If I had paid in the normal range of around $30.00, I would have been fine. This park is substandard. When we drove by and then into the entrance, I was shocked. Then the office was closed for lunch. When the office opened, I went into seek a refund. The young lady said she could not offer a refund, but would tell the owner. I have heard nothing from the owner. I should have known something was wrong when I had to pay the entire balance of the stay up front ($240.00), plus the policy of NO REFUNDS. Last night, there was a pretty serious (wife says threatening) argument that could be heard from within our motorhome. We kept our porch light on all night. I have stayed at worse places, but the fee was around $25.00 or was another type of park and I expected nothing. My complaint is paying $60.00 for a trailer park. Now I know why the entire amount must be paid in advance. Most people would leave when they saw what they were driving into and not stay even one night! My recommendation is to avoid this park. I could go on and on, but tired of thinking about it. If it were not for it being level and full hookups, our Thanksgiving would have been ruined. We made the best of it. - TexCuervo

Peaceful campground, they do not take reservations by phone and require full payment at time of reservations. Paid extra for a deluxe site which was too small for 40' RV, it required pulling in and backing out. It took a great deal of effort to maneuver between 2 large trees on right side (mirrors inches away from tree) telephone pole/power hookup on left and room for slide outs. Very Difficult entering & exiting river to swim or tube/float with downward slope consisting of shells. Saw several people fall & get slightly injured. Did not use their facilities, lighting was good. Staff closed up the office from 12-1 for lunch which is ridiculous. - JV1

We made a reservation for a long site to accommodate a 43-foot motor home towing a car. When we arrived we were given site #2. This site has trees on the far end of the site with long limbs extending into the camp site. To avoid the limbs hitting the side of our motor home I had to park at an angle with the DS wheels on the grass. I called the office telling them I will have difficulty departing the following morning, asking that they trim the limbs. The office lady seemed offended that I suggest they cut the limbs. I asked if someone would take a look at the situation and she said they would send someone that evening. No one showed. The following morning I had to pull straight forward the entire length of the motor home, encroaching on the sites across from us before I could make my turn to depart. Clean park but watch out for the extra charges, I did not know there was a deposit expected until I was already unpacked, and I did not know there was a 3% charge passed onto me for using a debit card; he prefers cash. The Wi-Fi only worked sometimes when I was there, but never fear, there is a McDonald's nearby. You could not walk 2 feet without getting stickers on your shoes, pants, or if you had flip flops that was dangerous walking across the grass. I didn't like the "find out as you go" rules, I never saw that rule about the 3% fee to use a debit card until I used one. I think this owner is new at the park thing and is not user friendly. So read all the rules before you check out, Oh and I never saw any creek water etc. while I was camped there. - tizwhizkid

DO NOT CAMP HERE. We made a reservation several weeks in advance and arrived at 1 pm only to find the office closed with at least a dozen different signs on the front door but no reservation information or any information whatsoever. We called the phone number on the door but no one answered so we left a message, found an open pad and parked. The call was returned 4-1/2 hours later after we had completely hooked up our motorhome and unhooked our tow vehicle. The woman who called was rude and told us to leave $50 in cash or check in one of their envelopes and drop it in the mail chute. Every building on the property was locked and the laundry, showers and bathrooms were all permanently closed. WiFi and cable didn't work and whoever camped out in our spot prior to us left a gallon jug of water full of cigarette butts. There were dogs off leash and other campers who let their dogs crap everywhere but never cleaned up after them. We only stayed because we were 10 miles away when they called and were already set up. The next morning the owners showed up at our door before we had a chance to leave the envelope and demanded their $50 so I took the opportunity to ask them how they can charge $50 for nothing but a pad, electric, water and sewer and zero amenities save the loose dogs and dog crap. The woman got loud and demanded the cash, then started yelling that I'd better pay up or she was going to park a backhoe in front of our motorhome and call the police. We've never experienced anything like this and we've spent over 1,000 nights out in our motorhome. My only tip is STAY AWAY FROM THIS PLACE. - Jim_L

There are some good pull-through sites in this park in the interior. The outer back-in sites are primarily gravel and are not very level.
The park is located on the Hwy feeder and there is a plant behind the park. Both of these contribute to the noise level in the park. It's a little loud but not overwhelming. - Booney

I enjoyed the golf course and the area very much. there were alot of things to do in the nearby towns.
The office staff was very nice. It has Pull through sites and 50 amp service. There was supposed to be WIFI but we couldn't figure it out. There was a swimming pool which was nice in the heat.
The spots were gravel with Lots of big trees giving you a lot of shade. The roads were paved around the campgrounds but there are a ton of pot holes so you have to be very careful. - houseofclarkes

I paid monthly and stayed for three months. The location and monthly price was a good value (which is why I listed 14 a night). The people who ran the park were very nice and courteous. The pool was out of order, and the wifi barely reached more than 10 feet from the main office. The park looked very trashy, because they did not require people to maintain their lots. I never used the bathrooms, but I am willing to bet they probably weren't that good judging from the appearance of the rest of the park. On the plus side they don't care about trailer age, trailer appearance, families, retirees, etc. All are welcome. If you aren't too superficial this park isn't half bad. - Swift_Strongarm

Stayed here one night. Check-in went fine once the reservation was found and clerk figured out we were not staying for a month. Our drive through spot was easy to find/get into. The CG has MANY full time in a myriad of rigs and their outdoor decorations, stuff or just plain junk greatly distracts from this CG. The roads are narrow, rough and curvy which made negotiating our 40' rig with towed, very difficult. Rate reflects the Passport America discount; this is not a $40 a night CG. Access to the park is easy and well marked. Check in was quick and informative. We stayed in the San Marcos River Loop. It is quieter with no playground or lake access near by. Parameter roads are paved and in good condition. Sites are paved and level. Our site, 3, came with power, water, concrete patio (but not attached to the pad), table, fire pit and a grill. All services worked as expected. Great hiking trails and if birding is your interest there are lots around here. We enjoyed our stay here and would return if in the area. There are no restaurants or services withing walking distance. The closest groceries are in Luling about 10 miles down the road. We paid $18.00 per night and feel we received excellent value for our dollar. - Rollin Ollens

Heavily-shaded, beautiful trees. They make the camping bathrooms much better than the regular bathrooms. Amazing mountain biking trails. Lake is kind of a joke, don't take your kayaks there. What a great surprise! I will most definitively come back if in the area again. I was working in the area visiting some clients and stays for four delightful days. The staff was amicable. The parking very easy. Driving through those roads fully covered with trees did make me feel as not in Texas as all. Hiking every morning, I was able to see deer every day. AT&T signal was decent, and I could stream TV with no problem. The water had a bit of smell and taste but expected for a swampy area like that. Although I had my freshwater tank still full from my last stay, I kept using their water. It was not a problem. Pressure not that great, either. But again, I could get through. Important to say that during this stay it was just me. If my wife were with me in this one, probably she would not have liked that pressure nor the smell in the water. But, that was the only "if." Other than that, very well kept the park and both thumbs up for their work. Well done! - Eduardo Almeida
