Only stayed a weekend, so we really don't know that much about the park. The RVS are very close together. The scenery is nothing but rvs, very little trees. This park seems more for long time stays. If you are looking for kake, you won't get it here. The park is right off a busy highway, and across the street from a housing addition. - RVlivinfam

Rate is weekly rate of $125. Best site we have had here is approx 70 ft long, relatively level pull through. Friendly folks. New bathhouse/laundry building. However, our 50a power sagged badly (as low as 102a) at times (don't run coffeemaker & toaster at same time). Sewer connection is at the far front of site and connection to provided 4" pvc sewer pipe is not possible w/normal equipment PLUS it ran uphill, very low water pressure at times, free WIFI virtually unusable. - AFChap

Rate reflects $300 monthly rate. Some sites are pretty tight. Many sites have 50amp receptacles that actually are a 14-30R with L shaped neutral that have been "forced" so that a 14-50 plug will fit. They test as a normal 14-50R with a meter, and they have a double-pole 50a breaker on them. Many long-term residents. Rules pretty much not enforced ...stuff stored around/under trailers and pets not picked up after. Grass mowers threw grass debris all over sides of our motorhome, weed eaters shredded sewer hose ...manager promised payment for the hose but we never got it. Septic system aerator sprinkler created stinky swamp around dumpster, with "aroma" sometimes going throughout the park. VERY close train track with slow freights 24hrs. Free WI-FI worthless unless you are parked right next to the office. Unfortunately, there is not much to choose from in the area... - AFChap

This park is a gravel lot with 2 rows of back in sites with concrete patios. Most of the occupants seem to be long term residents. No manager on site, you call the telephone number on the sign and pay with a drop box in the laundromat. There are 2 washers and 2 dryers. OK for a one night stop. - Ned

Went here when the price was reduced for the "off" season. A nice park but we have been to much nicer and far less expensive parks. $65 on season is ridiculous. It is clean and the senior citizen staff attentive. Over priced and nothing special. I believe this city owned park on a Corps of Engineers park takes advantage of its central Dallas/Fort Worth to overcharge customers. - artgpo

We camped here for the Inaugural Dickies 500 NASCAR race in November 2005. We weren't expecting much and we weren't disappointed. Shower room is big; we didn't use it but lots of folks did and we didn't hear anyone complain about it. Grocery concession run by Albertson's with typically high prices for an event such as this. Ice was $5 per bag and it half-melted before reaching the trailer. Church services on Sunday morning before the race and several other activities available in campground area. No golf carts allowed, no gasoline-powered cycles or ATVs allowed. No motorcycles allowed in campground areas. If you don't have a bike, you walk everywhere. The big draw is the NASCAR race. Camping is convenient to the track so there's no three-hour wait in traffic to get to the race. Keep in mind although it's Ft. Worth, it's technically the desert; it's hot during the day, even in November when we stayed here, and cold at night. No quiet hours: it's pretty much a 24-hour tailgate party. Sites are 20'x50' but there's no limit on the number of RVs and vehicles that can be crammed into each site. The site on the awning side of our trailer had two small travel trailers and a Class A on it. Speedway offers fresh water fill-ups and honey wagon service "for a nominal fee". We didn't fill our waste tanks, and our fresh water tank had more than enough water for the weekend, so we didn't use either service and we can't give the cost. - Rick&maribethinMS

This is a beautiful park. It is very well maintained. We lived here for a year while we finished working. The sites are gravel and most have a concrete patio. Our site (96) was large with lots of grassy area. Sites are pretty level side to side but we had to raise our front pretty high to be level front to back. Nice dog park as well. Park well kept. Folks constantly cleaning up. Pool added about 3 years ago which has made a big difference. Pet bags and trash containers throughout park. Nice dog park. Even nicer grass walk down center. Downs are no cable tv and no picnic tables at sites and constant speed bumps - awesum21

We booked this stay based on the Good Sam rating of 10/10/10. Having visited many other 10/10/10 parks, we were very disappointed. The park obviously hasn't been rated in years. This is nothing more than a trailer park with 98% long-term residents. There are tremendously huge speed bumps that we took very slowly, yet they still managed to knock our refrigerator out of its space. The trash is a site by site pickup from Waste Management (just like a mobile home park - think "beep beep beep" early in the morning). Many of the sites are highly unlevel and not appropriate for large motorhomes. Fortunately, they did accommodate us with a level site. All sites are back-in, no pull thrus are available. This park is 100% pre-pay in advance, regardless of when you make the reservation. We encountered two work campers during our stay: one was nice, the other arrogant and rude. With all the negatives of the park, the nearly foot tall speed bumps make this a "one and done" for us. - dad2aprincess

Absolutely the worst place we have ever stayed. Horrible entrance off of Highway 114. Steep and dangerous when turning out of park due to being in the middle of a curve. Also, you cannot turn left out of the park, you have to go 1/2 mile East and U-turn back west. If there is any rain, the road from the highway to the park entrance is MUD. The grass was approximately a foot tall, guess the owners never mow here. Saw a tenant across the park mow their own grass. We stayed here for two weeks because I was working in the Decatur, TX area and nothing else was available. The laundry had 1 washer and 1 dryer. Used it once and the water smelled like raw sewage, it was truly bad. Very close to train tracks and they are well traveled even at night. Had a drunken idiot in the park that had a semi truck horn or train horn mounted in his personal pickup truck. He thought it was cute to honk back at the train every time one was honking at the nearby crossing. I called the owners (at 10:45pm) to complain about the noise (honking back at the trains and playing stereo loud late at night). They said they would make a phone call and get it fixed. They must have told him, "The new guy with wife and kids doesn't appreciate the noise," because two days later, in his drunken state, again, he came to talk to me about my complaint. After a 30 minute conversation with the drunken idiot I guess all was well. Most people here seem to be workers, but you rarely see anyone outside. The partiers are the only ones outside and they are here every evening. No driving range that I have seen as advertised on the website. Definitely not a "family friendly" RV park, in my opinion. Oh, there was a landscaping business (or something of the nature) bordering the RV park at the North end. It looked like a landfill, not a business. No trees at all, therefore no shade. No restrooms or showers. Not a single thing good to say about the place. - CAMPEROKIE

We specifically noted we needed a pull-through spot since we have a toy hauler. The owners (husband and wife) assured us there would be one, but there wasn't. We backed into one of the few spots remaining and had to be pulled out of the mud due to the weekend rains. The spots are tight, pet droppings abound and the driveway off of the highway has a very sudden steep rise with somewhat of a blind exit. The owners were very nice and did not charge us for our stay. - BBBT

Well you get what you pay for. It’s not that this couldn’t have been a nice place but they are transferring ownership and things became very confused. First of all they double booked the spot that we had so when we arrived at 1 o’clock we had no place to go. they pulled us over to the side and hooked us up with water and electric from someone else’s site telling us that they would find someplace for us ASAP. Finally at 6:30 we were told that they were overbooked and gave us a choice of backing up to several different people. Again we were using someone else’s water and electric and it wasn’t the best of circumstances but they were doing their best. The restrooms had no toilet paper no soap and no paper towels and the showers were smaller than an RV shower. Most of the people in the park were living there. I would suggest that you check very carefully on what has been changed with the park before you decide to stay here. - Cathy Roark

This place is horrible! We stayed for a month and the owner went to jail. The Female owner is very rude. There are Iots of people walking around late at night and lots of things outside that make the resort look like a dump. We stayed for month & our rate was $425 which included electric. The roads are paved, as are all RV sites. Most sites are pull through, which is a plus.
We did not give this park good reviews because management does not enforce their rules. Long term residents litter the sites with their cigarettes. Neighbor continued throwing cigarette butts out her window, onto our lawn, despite being asked by management to stop.
Employees were argumentive & confrontational when asked not mow around our truck until we could move it.
Our truck was broken into & our weapon was stolen & our neighbor had their all their tools stolen as well.
There are NO amenities @ this park. No restrooms, showers laundry, etc.
Maintanence sprayed lawn killer on lawn & our water & electric lines.
Sewage came up through their sewer line, coating lawn on our site.
Sites close enough to one another, that we could not put our awning out.
This park seems to be mostly comprised of long term residents, who still work.

I pulled into this RV park late in the day in order to avoid an approaching storm. It is conveniently located just off I35W. While it did have nice long, level concrete pull-through sites, the lack of WiFi was a big disappointment for me. There are also a lot of long-term residents in the park, and some of their sites could definitely be a little neater. Lack of restrooms and showers may be a factor to some. I would only likely stop here again if there were no other options. - Phaeton40AH

No nightly stays. Great place to settle down for a month or so, or to live full-time. Clean, quiet, and many friendly long-term residents give this place a real community feel. Add the security of a fenced property with access control gate, and you come up with a great place to call home! - MAGA102

Awesome RV Park! Manager and owner are on site every day, and are very responsive to your needs. Rural setting near Azle. Park is clean and well maintained. Safety and security are foremost, as park is completely fenced in with access via a code-controlled gate. About midway between Azle and Boyd. Country setting just a few miles from stores, gas stations, restaurants, etc. Nearby doctors, dentists, and Texas Health Hospital Azle. Several veterinary hospitals in the area. Everything we wanted for a long-term stay!! The friendliness and responsiveness of the manager, owner, and residents is a huge plus, and makes this a park with a real community feel. Highly Recommend this as a great park for a short or long-term stay!! - MAGA102
