We stayed here for a few nights while visiting South Padre Island. Our spot backed up to a channel and was very enjoyable.
Things I liked:
Many long-termers here and everyone followed the rules of the park so it is peaceful. They have an off-leash dog park. There is a shower area. There are docks to fish from. The park is gated, and the pool looked very nice. (We didn't use it during our stay). The shower facilities were nice. There was loose hair around, but I have seen a lot worse.
Things I didn't like:
There was low water pressure during the day. The wifi was so slow that it wasn't useable, and there wasn't a picnic table or fire ring at the sites.

It is $300+ a month and higher for premium An old place where too many campers are crammed in, an example of what some settle for as many return each year taking advantage of cheap prices. This was our first time here, it was the only place we could get for a month, and while all the staff are very cordial and do their best, the RVpark leaves much to be desired. Parking so close to the adjacent space on grass & dirt. no place to sit other than squeezed alongside your rig. Lots of permanents too . There are some premium newer sites across a channel, but those were booked and so we had to take what we could get to stay in the area. Terrible mud and grime gets on all connecting hoses from the rains. There are good things, most people are friendly, a pool and hot tub, water aerobic classes, which are crowded I heard there was yoga but never could figure out where it was held. There are activities from in the rec hall, but these are all bring your own plates, utensils, etc. We skipped that as always crowded too so missed out on the "fun" It is gated so that is some security and a deposit is collected for the remote to open one gate. One walking gate is kept open all day long.. Internal roads are very narrow and rough and when it rained our row was along a minor creek because the water did not drain. . Too many people there and walking becomes a chore dodging automobiles and golf carts. There is an extra charge for cable which does not work well so we canceled.Wifi is awful unless one goes to the rec hall. Electricity is extra and had we stayed the month would have been about$100. The laundromat is dumpy, rusted machines from salt air, inadequate for the population and several machines do not work but take money from unsuspecting. The park is not responsible for the refunds nor do they post out of order signs. Several of these longtimers park any which way and their vehicles in front of rigs make it difficult to navigate around them. - Pat and Jerry

This is a difficult park to rate. We did not enjoy it, but it was, for the most part, neat, clean and had amenities that many will find attractive. We were excited when I stumbled across the website for Long Island. I wish I had read it more carefully. This is NOT an RV resort. It is a park model community. If an owner has an unimproved lot, it can be put in a rental pool for RVs. So, we were parked in along with the multitude of park model/permanent residents. Some sites are on a canal, but they are not available in the rental pool To us, part of the fun of RVing is visiting with other RVers, so this could not happen in this instance. Check in was slow, the young lady in the office could care less if we were there or not. I had to ask for a map of the area to be able to find our site. The site was large enough with fairly decent grass. Your unit must be self contained since there are not restroom facilities available. My husband walked across to the golf course and said it was in really bad shape, so we did not play. We saw lots of others playing while we were there. It would probably be a great place to live, but it is not what we look for in an RV resort. It is a very secure park with a guard at the gate at all times. We were told that Long Island was formerly affiliated with the Outdoor Resort Parks. It must have been decades ago because it is nothing like the OR Is that we are familiar with. It was a very disappointing and expensive week. Actually, we paid for a week and left after 5 days. We normally avoid the KOA parks, but there is one located across the causeway that would have been much better choice for us. We will not return. - TexasRee

This is a member-owned park where everyone owns their site. When the sites are not occupied the management rents the site out. Even during the peak of the snowbird season there were plenty of sites available and several for sale as well. This is a beautiful park with many amenities including an on-site restaurant. Very friendly staff, immaculately groomed landscaping and they have their own 18 hole golf course! - SL592

This has to be the best KOA we have ever stayed at. Although the weather wasn't great, we thoroughly enjoyed our 18 day stay. There is a workout room with equipment rivaling most membership gyms. Due to the bad weather, we used it a lot. They have many organized activities like water aerobics, potlucks, entertainment, and a super friendly staff. Also, a well stocked store with good quality T-shirts priced way below the local tourist traps. The only criticism we had was the noise of emptying the dumpsters at 6:30 in the morning. - Andy H

Spent a week in a pull through spot with patio - the way they are arranged make them feel spacious. Yes its expensive but it all about the location. Wifi worked at all times and was very fast - lots of TV channels - we will go back next year. - rr2254545

First of all it is a KOA. If you've been RVing a while you know what to expect and what not to expect. This is South Padre and if you are here to hang out in the campground I would not suggest coming here. The sites are close together and if it's crowd you are stacked and packed in.
Like others have mentioned about hookups: they are in the back, especially the dump. We couldn't hook up with two full dump hoses. Everything else reached. Cable tv did not work at all but the wifi was acceptable. How close? Well you will see your neighbors sewage dump while sitting in your lawn chair, heck you might even step on it walking around. Most sites are large gravel packed down...no bare feet. Some sites have pavers for a patio, but not many, and they are really no larger either.
This park is no where near walking distance to any beach, but we knew that going into the park. There's no way we were going into the pool: it was dirty and over crowded. Bathrooms could have been kept up, but they've got so many people packed in here staff would have to work 24-7 to stay on top of that.
In general there are not a good deal of "great" parks on South Padre like in Port Aransas. In general if your looking for a good time in the park, don't stay here. If you're just just here for the beach stay here or anywhere else. - mikel

Came here for two weeks after we could not extend at a nearby park. This park is in pretty rough shape due to all the construction that is going on. Instead of working on one thing at time, they have everything (except the sites) torn up at one. The site plan on their website shows "future state" - not what it currently is. Multiple restrooms are closed, most parking at the beach is unavailable, there are no concession pavilions or boardwalk, and the amphitheater and multi purpose building is not available. Our site had cable, but it was pretty poor. A lot of the sites have been previously modified with no obvious control by the park. $29.99 for a week of unusable WiFi is a joke - don't even think about it. We had fire ants at our site, but good response to getting someone out to spray. Interior roads are paved, but rough. It's too bad this park hasn't been managed better - it has a great location. If we're ever here in the future, we would definitely pay a little more and stay at the other park. - Andy H

I just wanted to mention the strange layout of some of the campsites. We were in C234. I was getting ready to back into the site even though all the utilities would have been on the wrong side, someone came out and said you were supposed to pull into the site. O.K., but the problem is then you have to really work to get your truck out, especially if there are campers on either side of you. I guess this isn't a problem for a MH but it is for a 5th wheel or a travel trailer. Also once you do this then your tow vehicle is no longer on a pad and you have to deal with some very soft sand to try and get out. Thankfully I had 4x4 or I would have been stuck. We were disappointed that wifi was an extra cost, and those who paid for it, said it wasn't worth it. The site we had was very narrow, but long enough for a 40 foot rv and our tow. The "stickers/thistles" or whatever, are everywhere, not just the brush areas. You must walk on the asphalt or road. We had no cable, but apparently some sites have it. Some sites also have a cement patio, but not C424. There was a large ant hill on the site. Weather was pretty bad the 4 days we were there.....only one day nice enough to walk on the beach. There is lots of construction going on inside this park and work trucks were up and down the road continuously. TV selections in southern Texas are pretty poor, unless you like Spanish tv. There are many, many restaurants and bars to visit on both the island and Port Isabel. My husband really enjoyed Pier 19. Sites are close and this site was barely wide enough for our rv to fit on. I saw no fire rings, quite possibly because it can get very windy here. - Olentangyrver

Access to the park was fair. It is a little tight. Signage was good. Perimeter roads are paved. This park is basically just a parking lot with services to the extreme rear. There is very little room between units. There are no trees, it is wide open. There is a boardwalk that takes you to the beach. We were really not very impressed with this park. There are two other options available. One being the "Dry" camping area at $20.00 night. It's a larger parking lot with no services but you can park where ever you want. You do get a little more space. The third option is the best IMO. You can purchase a thirty day pass for $25.00 that allows you to park right on the beach a few miles up the road at Edwin King Atwood park. You can only buy the pass at Andy Bowie though. We spent one night at Andy Bowie and then moved to the beach for just over two weeks. The $25.00 pass gives you access to the facilities at Andy Bowie as well as access to the facilities at Isla Blanca RV Park (also owned and operated by the county). You can fill fresh water and dump at no charge. For us, to have the space, freedom and to park right on the beach, was the best. The beach access road is had packed sand. Our friends had no problems getting their 40 footer parked on solid sand. See the pics added. The beach area is patrolled by security many times a day. Pet rules still apply although many day users let their dogs run free. We would definitely return to the Beach Section. We paid $25.00 to use the park for just over two weeks and feel we received a bargain. - Rollin Ollens

I feel badly for the rater who scratched his fifth wheel. We have a 30 foot and were able to manuver the entrance with only a couple inches to spare. Once you are in the entrance, it is designed such that you are trapped and unable to back out. My idea of 9/11 type traffic control overkill.
The park is nothing at all special other that the fact you are less than 100 yards of the beach, and across the street from the birding center.. Large asphalt lot with spaces about 5 feet apart. Utility hookups are to the extreme rear. Bring extra hose just in case. Good water pressure. Guys in the office are nice, but aren't authorized to do much more than take your money and give you a receipt. Park is run by the county.
This is our 2d time at this park and will come again only for the convenient location. - Deck & Margot

We really tried to like this older park, however it could use some updating/better management. When we arrived we found the office was dark & locked, so we wandered around awhile, until we found someone (not the owner/manager) to assign us a space. We were placed in the gravel(?) area, across from the derelict stored units (some with flat tires). Some traffic noise from adjacent Hwy 100, nearby train whistles passing during the night and from the dumpster pickup at 6:00am. There is no fence, security or gate and all units are easily accessible from the road. A key is provided for the ladies restroom. Electric, water and sewer worked OK. The park's best feature is it's proximity to South Padre Island. - mountain_man

Very bad Rv Park, changed owner, and they have no workers to fix things up, most sites don't work, they have very few 50 amps sites, only 4 or 5 pull-thru, lost of empty mobile home sites empty. We will never stay there again. Used to be a nice small friendly park. - paks

Sites are interspersed with mobile homes that are year around. The area numbering the #100's for campers is right next to the road, and all of the road noise. The pool is not heated, and hot tub is not "hot". The park itself is okay, but doesn't have a "community" atmosphere. It is close to Brownsville, but you definitely need a car to get around. The roads and parking spots were in very poor condition. Attendant was very rude to my wife and OK to me. Pull through spot had my dingy in road and I was within 2 feet of a clubhouse roof. Really different from RPI catalog pictures and descriptions. We had paid for several days but left after only one night. In a questionable area of town. We will not stay there again. If we had read the reviews before, we would not have stayed there. The other reviews are right on. - km123

Staff was unfriendly, water pressure was very low, lots too close together, could hear neighbors tv and conversations. Two sets of rules, one for yearly tennants and one for winter texans. Animal feces all over. Highly recommend staying at a more friendly rv park so you can enjoy your vacation and have fun. Pine needles a real mess. - Peter Brehm

Our nightly rate is based on staying for one month. First off I want to say that management and the other park residents are extremely friendly and inviting. Most of the residents are snowbirds that return each year. Also one other good point is that the washers and dryers seem almost new and the laundry room was very clean. There is also a little lake on the campground which is nice to look at if you have a site nearby. However, those are the only redeeming features of this park. Sites are dirt and dead grass with lots of fire ants and sites are placed haphazardly around the park. The sites are extremely narrow and are very difficult to back in to because of the palm trees and the placement of the services. It took us half an hour to park our 40 foot fifth wheel. This is the most disorganized park we have ever stayed at. It is 70% park models about half of which are old and run down and placed at various different angles. The streets are winding and in bad need of repair. There are no curbs or gravel anywhere just lots of dirt and crunchy dried grass. The park is in a bad part of town (although most parts of Brownsville can be classified as bad) and we were constantly woken up by cars without mufflers speeding by on the street with stereos blaring full blast at all hours of the night and really loud parties from the neighbors across the street. If I could make one recommendation it would be to skip Brownsville altogether. It was an extremely depressing place to stay. The city is very poor. All of the buildings and the houses are rundown with absolutely no pride of ownership evident anywhere. Even the downtown core reminded me of downtown Mazatlan. We thought we could find a good Mexican restaurant because we were so close to the border but we were disappointed at every restaurant we tried. The best meal we had was at IHOP and even that wasn't very good. I wish someone had warned me about Brownsville before I made our reservations and paid $200. If we hadn't put the money down already we would have left the day after we arrived as one other couple at the park did. - KoiWarrior

Plan your trip here when it isn't raining since the campground is a quagmire when there is significant precipitation. Mud boots and 4WD were required when it was time to hook up and pull out. We stayed here before in 2005, but didn't have the mud problem. Some of the sites are not level, but are decently spaced. The utilities were at the rear of the back-ins, so make sure you have plenty of length on your water hose. Our trailer electric and cable are at the rear so that was convenient. Sewer was well located, but not threaded. WI-FI was not reliable. Cable was very good. Good Sam rate. We stayed for 5 nights. Interior roads need repair. The activity center has been upgraded and expanded. The staff and fellow campers were friendly and helpful. The campground is gated, so be sure you have the code handy when you come in after office hours. We felt safe and the campground is quiet. The location is convenient to Padre Island and area attractions. Overall, we were not satisfied with Breeze Lake, but don't know of a better place to stay if we return. - Scott & Nancy

The first day we got to this park we were ready to leave. The so called superintendent was rude and watched for the littlest infraction. My husband got permission to look at the park for a spot he liked and when we were setting up this guy came over to me and started telling me we should not have driven around the park and we were to go to a different spot which was totally ugly. The washrooms were terrible and my husband would not use them. The showers were bad, too. - randam

$410 per month was for a full hookup site. Electricity was an additional 14¢ per kWh on top of that. The nightly rate for our extended stay including electricity worked out to $18 per night. Sites are level grass with concrete sidewalk and pad for chairs/table. The park does have palm trees, but they wouldn’t provide much shade in the summertime, as well as many bush-type and flowering plants. The park is right next to downtown Brownsville so every convenience, amusement, and sightseeing activity is available within a short drive. If you like walking/biking there are many miles of paved trails in town. Fishing/boating is available on the Gulf. Spacing between the sites allows for slides and awnings to be deployed, but that’s it. The park has many “winter Texans” who are very friendly. There are many activities scheduled in this 55+ park: dancing, bingo, exercise class, bands, and the like. City water is chlorinated: safe but not tasty. We received excellent AT&T and Verizon LTE reception. Wi-Fi and cable TV are included in the rate. We received 42 OTA TV stations. - DD Rolling Ranch

We arrived at Pauls Rv Park in late August of 2006 for an extended stay of 6 plus months. Our stay lasted 7 months. The park is a mix of full time park models/mobile homes and rv'ers. The permanent residents are wonderful. They were there to invite us to all the functions, which are numerous. We had a wonderful stay there with all the parties, dances, exercises, crafts, golf scrambles, bingo, cards etc.. The draw backs are that some sites are very difficult to enter and exit. The sewer system needs complete repair as the sewer scent is obvious and obnoxious. The park has undergone change in management a couple of times the past few years. The advertised free wi-fi was down more than up. It was still the same when we left in April. If you can live with the downfalls this is a fun park. You will be tired after an extended stay. - Bill & Carolyn
