We really tried to like this older park, however it could use some updating/better management. When we arrived we found the office was dark & locked, so we wandered around awhile, until we found someone (not the owner/manager) to assign us a space. We were placed in the gravel(?) area, across from the derelict stored units (some with flat tires). Some traffic noise from adjacent Hwy 100, nearby train whistles passing during the night and from the dumpster pickup at 6:00am. There is no fence, security or gate and all units are easily accessible from the road. A key is provided for the ladies restroom. Electric, water and sewer worked OK. The park's best feature is it's proximity to South Padre Island. - mountain_man

We were surprised with this little park on the way to South Padre Island. It is clean, friendly and affordable. There are several nearby restaurants. We will definitely stay here in the future, maybe for a month or two. - NachoDawg

This a small very friendly park under new ownership. A portion of the park has paved streets and a small part has gravel streets. It has easy access off of State Route 100. Close proximety to South Padre Island and Brownsville. - Vagabonds

Access is good. Signage could be better. Parameter roads are excellent. They are paved, wide and in good condition. Check in was quick and very informative. Our site, 42, was a deluxe pull through. It came with power, water and sewer. It was hard packed gravel with a concrete patio but no cable. It was wide, long and level. The only short coming was that it was designed for a 40 - 45 foot coach. We are just a little guy at 28. The power and water are placed way far back. We had to park so that we were just barely able to step out onto the patio without using our extension power cable. We also had to use all three of our sewer hoses to reach as the receptacle is way forward. Seriously, just a very minor issues. The parks amenities and activities seem adequate. We did not use the pool, rec items or join any groups but we were graciously welcomed by the long-termers. The grounds are very well maintained. The rules are not many but they appear to be enforced. Lots of folks walking their dogs but we did not find any doggie do left behind. We did a lot of checking around. By far this is the nicest park in the area. We contemplated staying for a month or two and would have if we did not have a future commitment. We tested their Wifi and found it could be spotty at times but considering the size of the park, it would work well for the basics. There are no restaurants or services within walking distance. All services are available within a short drive. We paid $43.00 night and feel that we received very good value for our dollar. We would return in a heart beat. - Rollin Ollens

Well maintained facilities that includes pool, hotub, rec room and small library. Grounds are clean and well maintained. Spaces are spacious with concrete patios. Most spaces are hard packed dirt/grass with a few premium sites with concrete pads. Staff is very friendly and helpful. Campground is located just outside of the small community of Los Fresnos that has a Walmart and several restaurants. Within 10 miles of the larger city of Brownsville. Campground is 30 minutes from Padre Island. - RB-KB

This is not a place for shorter stays. Long term stays had all of the decent sites. we stayed for one month. Initial site was in corner next to 24 hour gas station! Refused site and staff (who are very friendly and helpful) went to a lot of trouble to give us a site 3 spaces further away. Site map showed as having concrete pad, but there was none. Site covered in prickly growth that tracks into RV and lots of ant nests. Also lots of cigarette butts on ground. No dog run and residents allow their pets to defecate on your site. Most pick up but a good number don't. Following rains site was very mushy I suspect due to poor drainage. Cost us $25.00 for right to wash our RV on site (once). On the plus side, residents are very active and welcoming holding many social events. Mail service was good, wi fi was virtually non existent at our site. - Cdn Trvl

Small, older park outside of town. Park looks old, but well maintained. Friendly, helpful park manager. Many 'winter Texans' in residence but also had several spots available for the short-term traveler (like us). Good location to drive to the area attractions like Brownsville or the gulf coast. Not far to get to shopping and dining. Residents all very friendly and included us in their pot luck dinner. TV hook up available if you work it out with the cable company. Free WiFi worked well for us. Stayed in a fifth wheel for a week. Would go back. - Middletown WildCat

Stayed here before and came and spent 3 weeks again while visiting friends. The park has all drive thru gravel spots. We stayed in a 42' 5th wheel and you can stay connected if you wish. Bathroom & Laundry are clean and up to date. WI-fi is not bad, at least it works. The park is right in town, so there is a grocery store, two restaurants and a great bakery in walking distance. Always a nice breeze there. Only 45 min from the beach and Mexico. Will stay here when ever in Rio Hondo. - Piperflyer 235

Overall, this resort is fine, but the way they handle reservations is a joke. You reserve one site and upon arrival you are assigned a different site. We were not the only ones this happened to, either. The problem with that is that the reserved site was about 35 x 70 feet, while we ended up with a site that was maybe 18 x 45 feet. In other words, with all slides out on our motorhome and on our neighbor's, there was about 5 feet of space in between the rigs. So, if you make a reservation and you are told you will be on Waterford (the only other RV sites), chances are you will not end up there upon your arrival. One other sore spot is that they claim you have free Wi-Fi, but that is only available in the clubhouse and when you try to do some computer work in any of the rooms, you find out that it is reserved for a variety of clubs or activities. The one time we were able to sign on, we found that the Wi-Fi was very spotty and were kicked off repeatedly. They need a dedicated computer room and upgrade their service. - dutch_man2018

I agree with Morpauwe's review. Any type or age of RV is welcome. Some of the sites are unlevel, some have a dip-curb causing entry dragging. Also ask about side proximity to extend slides and trees with flocks of birds. There is a house behind the park where dogs are off their chains at night, pacing behind the RVs barking all night. Roosters crow all night. Three times I went to security between 1:30-3:30 a.m. who would not respond to the situation, so I was asked to call the police, who requested I contact animal control, which only work during the day. You know where that went. Since the resort is run by the permanent HOA, the office is closed after 4:30 p.m. and all weekend. On a Saturday morning the laundry was covered in long dog hair and it was in the dryer filter also. I went to security to inquire about cleaning, and of course, nothing could be done until Monday, so I had to launder in town. There are three nice, warm pools and a spa near the clubhouse. There are many activities, such as dances, shows, breakfasts, and dinners that are reasonably priced. Most activities require a ticket that goes on sale the 25th for the following month, with many activities sold out. There is a competition between activities, such as line dancing and cards, that compete for shared space (dancers can't hear music for card players' chatter, and vice versa), so you sign-in to show which activity is the most popular. Most people are nice and welcoming, although several off-the-wall comments were made to us. You will fit best, or it will be known, if you are between the ages of 70 to 97, white, married, straight, Christian, republican, nondrinkers and cost conscious. If they can't figure you out, they will ask! There were several ambulance calls, one was fatal. Another day the activities were cancelled for a memorial. They have well-attended chapel services, lead by a Baptist pastor. Baptisms are done in the swimming pool. - StevieMac

We stayed for 30 days. Lots of activities here at the park, the people were all very friendly. The park is somewhat dated, pool and hot tub where awesome. Our power went off a few times, there seemed to be a problem with one of the circuit breakers that looked after a few sites. Took them a few days to fix the problem. Glad we had an automatic generator in our rig, so when the power went off, the generator came on automatically to run our air conditioners to keep Ben (our dog) cool. Rate reflects monthly special for first time visitor, electricity is additional. As stated by other reviewers, it's a dated park with narrow streets and sites. Online photos represent only about a dozen sites in the park. The number one attribute of the park is the friendliness of the people in the park. They have a volunteer corps that is so welcoming. Same can't be said of the office staff. Amenities are of average quality. Highway noise is limited as is any outside noise in comparison to many RV parks which are typically sandwiched in undesirable real estate along highways. Several dog runs for your furry friend. Fire ants are a problem as sites are grass only or grass with cement patio area. Many of the permanent "mobile" homes are 40 year old trailers which have had additions added to them so they can be pretty or pretty unsightly. Several look like relics and should demolished. We stayed at Fun-N-Sun because friends were there and had recommended it. There are a LOT of activities, so if you're bored it's your own fault. It's not our normal cup of tea, as we prefer the outdoors and good motorcycle roads, but after spending the winter getting ready to full-time and selling the house, we were SO done with the cold. This resort was a good way to relax and get used to the slower pace that retirement and full-timing requires, and the warmth was mostly welcome. It did get a bit muggy earlier than normal this year (we heard), so March was 80+ almost every day, and sometimes pushing 90s. Everyone we encountered was super-friendly, from the staff to the guests to the people who live there year-round. You can't ask for a nicer bunch to hang around with. Our site was selected after we spent the first night in the overflow area (we arrived after the office had closed, and the site they had assigned was WAY too tight), which was nice and had full hookups and a lawn. When we found the site we'd fit in, we took up most of a back-to-back site, and were able to pull through since the other side was empty (and stayed that way). The site was dirt and grass, and of course there were ants everywhere, so we couldn't put down our mat - we tried that, it rained, and when we picked it up one corner was swarming with them! Yikes! We were told they were fire ants, so we were careful to avoid their hills after that. The park has live music every Friday during the "season", and one of the largest dance floors in Texas. We had a great time, and hope to return next winter for a couple weeks. - Denise and Glenn

We stayed 10 nights at this park and especially appreciated the quiet location, away from interstates and busy roads. The park is clean, secure, and everyone was friendly. Compared with some other parks that we checked out in this area, this park was hands down much nicer. It is centrally located for many of the birding sites we visited. The main clubhouse is ~ 1/8th mile away, and is where the showers and restrooms are located. The only wifi, which worked so-so was at the clubhouse. Our rate reflects one week at weekly plus 4 nights at $28/night. We would definitely stay here again if in the area. - RDR

Overall this is a fine place to stay, but your RV must be self-contained. Sites are large concrete pads with hookups and a couple of palm trees. That is all - not even a picnic table. There are only 15 sites, but at least half were always open the week I was there. The palm trees are located close to the concrete at the entrance to the site and backing in feels like threading a needle.
You have full access to the clubhouse which is about 300 yards down the road. It is a first class facility with laundry, showers, pool and WiFi. Nights were very quiet except when a party was in session at the clubhouse. The bass beat was then clearly audible. Rate is for Coast to Coast. - Morpauwe
