This is primarily a WInter Texan park, with a mix of mobile homes, park models, and RV's. Most of the guests are from Canada and the northern United States. Plenty of activities including shuffleboard, horseshoes, card games, bingo, etc. We stayed two weeks in early march and weren't looking for social activities, but the park is clean and secure, and our site was fine. Overall the park is looking a bit old and tired, like so many of the older snowbird parks in the Valley. - Mark & Teri
Feb 2016 - $32.00
Nice, friendly with easy access. Bean bag olympics played here this year was very entertaining. Very clean, however a few things could be looked at in the showers, easy fix. Would come back. - being honest 123
Jun 2015 - $14.00
RV sites were grass with some having concrete pads for tow vehicle parking and were spread out in the front of the park. RV sites are squeezed in between permanent "wrapped" RVs, mobile homes, or park models, and are very narrow. Majority of sites in the park are FT owners who leave their units in the park. Lots of ants, mosquitoes and no-see-ums. Park was generally clean with a very nice remodeled laundry room. Employees were friendly. Lots of activities. Happy hour every weekday from 3-5 with barely live entertainment. Extremely well lit. Noise (traffic, border patrol and airport within a block of park) was annoying. No cable, no Wi-Fi, no picnic tables.
The best part of our stay was the very friendly people staying there. They were from all over the US and Canada. We will truly miss them but we will never stay in this park again.
Rate is based on 4 months at $1,640 for Dec. 2014-March 2014. Electricity was extra averaging $50-60 per month. And with a very unseasonable cold winter, gas bottles were being refilled weekly. - SewSoBeachy

Park has not been updated in several years. Sites are OK in size, all back-in. Staff is semi helpful. Have stayed there for several years but changing locations this year. They have maintenance people that respond pretty quickly for problems. WIFI has been upgraded and available at each site, but you pay for it. We normally stay for a month each year. Entertainment was not the same quality as earlier years. Location is centrally located for most activities in the area. - edmyers5
Nov 2011 - $30.00
Very unfriendly park, RVer's friendly, but park itself is unwelcoming. Gate is locked at all times with no attendant, difficult to access if visiting. Also have started charging visitors to attend park activities. - RickPen
Jan 2010 - $14.00
Rate is figured on a three month stay. The people are very friendly and there are quite a few activities. The park is past it's prime and they aren't putting any money into it to try to upgrade it. You park on grass and put your truck or car on a concrete pad. The manager won't do anything but walk outside and smoke. That may be her job? Pretty quiet with a short drive to Hwy 83 to get just about anywhere in the valley. Wi-Fi is available in the clubhouse and it is pretty good most of the time. The bathrooms are generally clean but aging. Shade is not really available, there are a few trees but not a lot. - joe the rv'er

We have been here for 2 months and the hot tub has only been operable a week. Stagnet water from hot tub flows into pool. Sandburs are in grass and streets are full of potholes and gravel. Managers are unfriendly and if complaints are addressed they tell people to go to higher management, which is never here. Over 60 units are for sale and park owners are buying so many units that people can't sale that they will own the majority of them. The only good thing we have to say is the entertainment on Sunday nights is very well organized but the dance manager is Very rude!!! The maintenance personal walks around or rides around the majority of the day doing very little. The park does allow pets but there are places their owners fail to pick up after them. The policy says no dogs over 35 lbs. are allowed but there are large Labs and other dogs. We won't be returning! - varietytravekers
Feb 2016 - $23.00
Cleaning staff no where to be found. Showers need a good bleaching. With the amount of people using restrooms they could be wiped down more often than they are. The pool has a ring around the water line. The hot tub needs a good cleaning. The main hall needs the tables and chairs moved and floors cleaned. The cleaning standards of this park, is way below what I expected. Not impressed with filth of this park. Need professional cleaners in this park. - being honest 123

A busy Winter Texan Park. 90% Canadians and very friendly folks. Local access to plenty of local stores, a Major Outlet Mall 5 min. away, 45 min . from Padre Island and of course 7 miles from Progresso, Mexico. You name it and it's a pretty good chance of being nearby. Great local fresh vegetables and lots of citrus. Dances appeared to be every week and a variety of music. Heated pool & Spa. An entire pool hall with 12 tables. 18 or 20 Shuffle courts. Sorry forgot to count. A club house for Darts, quilting and wood carving. A brand new laundromat on site. A card game, jig-saw puzzle and domino hall. New managers were a great couple. Craft shows and lots of Canadian entertainers as well as American. Some sites weren't level but, we're manageable. Medium to Big rigs. Not a lot available in the winter as it's a seniors Park and pretty full of winter folks. All sites are Full hookups and 50 amp. Service. Monthly and seasonal rates available. Also many Park Models on site. Looks like over 400 RV and mobile home sites. Secure gated Park at night. On-site management 24/7. Unfortunately lots of traffic noise. Dog park is small and self maintained by tenants. Most owners seem to be responsible. Very large dogs discouraged for long stays. - Breen Family

We are from Canada, we love it in this park. Quiet safe at night, good and helpful management always ready to help if needed. People very friendly and lots of room for our 41 feet motorhome. The only problem that I had is only one billiard table and most of the player are playing from 7 am to 9 am. - gaetan santerre
Dec 2009 - $14.00
This is an old park that has many mobile homes and park models. In the winter they sandwich RVs into the park. They were taking away the back sites, the only pull-through sites, and placing a variety of used mobile homes on those sites. They are focusing on more full-time residents and fewer Winter Texans to pay increased property taxes. They generally have no restrictions in the park so the type of occupants of these units might be termed, ‘questionable’. We, and friends who stayed here for the past 14 years, will not be returning for this reason. The site we were on was so tight we could not deploy our window awning due to the structure next to us. The occupant of that park model did not appreciate our presence that made his parking more difficult. My low rating reflects the changes they were making and the impact on Winter Texan RV guests. - Workamper04
Mar 2008 - $25.00
Pet restrictions, 30 pounds and 2 animals. Some of the sites are very tight. They let people park on the streets which can make it harder to try to back into a site. We paid $3 more for pull through sites at the back of the park. They were great. This is a nice RV park. 1015 appeared to be about 80% RV’s. Mostly motorhomes and 5th wheels. We drove around and looked at others in the Weslaco area. Some were nicer but they looked like they were 90% mobile homes. Many of the parks in the Rio Grande Valley are not listed here or in Trailer Life. Ranchero RV Park had a new section for RV’s only but it had no shade. The park looked very nice and had some pull trous. Leisure World appeared to be 98% mobile homes. Country Sunshine had some RV spaces and a lot of park models and mobiles homes. Magic Valley had older park models and mobile homes. Pine to Palm looked very nice but was a no children, no pets, park. Llano is large and very nice ( 5 pools). The key is to try to find out what they are in advance. Do they shove your RV into an empty site designed for a mobile home or semi permanent park model? If you are with a group, can you get all the sites together? - johnwadams

The Wi-Fi and the TV service provided by this park is very poor. This high end, high $ park claims to provide these services, but it is lacking by to days standards. Plan on using Direct-TV or similar other, and providing your own WI-FI when you are comparing costs. - jmorgan54
Nov 2018 - $20.00
Lush oasis in the midst of all that the Rio Grand Valley has to offer. Everything about this place is above average. Most sites have large concrete pads that will accommodate your RV and tow vehicle and still have room for chairs etc. And your site will be surrounded by grass and lush palm trees and other beautiful plants in many areas. The location is central and makes visits to Mexico, State Parks (2), Costco, and shopping very convenient. The park recently upgraded all of the equipment in their gym. Beautiful pool with 2 hot tubs. Rate reflects approximate cost with Thousand Trails Zone pass+ Trails Collection. This is a 55+ park. No litter anywhere in the park, immaculate, beautifully maintained club house and common areas. - Todd Fogelberg
Feb 2018 - $14.00
Okay ... this is is seriously nice and well-managed resort (an overused and often ridiculous classification for a less-than-desirable spot). Stellar property, accommodating staff, super amenities. Maybe the best "park" I've ever stayed at. Try it! ... You'll like it! - SeeTheUSA

Dec 2012 - $75.00
It appears as if the RV sites have not been updated since in 60's. Small concrete, and most are all broken up. Some sites so small one cannot put slides out. The water lines are so old they are brittle and can break very easy. Lots are poorly maintained, just mostly dirt and dead grass which you track in your unit every day!! Office help gives you someone else mail quite often, and can't find yours. I would advise staying somewhere else. They have a lot of Park Models here; in my opinion they really don't care about RV's. - BLUEGRASS MUSIC LOVER
Nov 2012 - $12.00
The RV sites vary in this park. Some have concrete, and some are dirt/grassy with concrete pads. They have large or small concrete pads. Yes, some are very small and they rent at a very discounted rate, if your rig is small. As far as the dirt being tracked in, all I can say was that we have had a lot of rain lately, and the entire area of Donna, Texas has been muddy, not just Palm Shadows. THE MAIL: is delivered by the United States Post Office. This park has no control over how they deliver it. If a mistake is made, the residents bring it back to the office and it is placed in the proper boxes. Considering there are over 500 lots here, I am sure the postmaster makes a mistake now and then. Yes, there are many park models here, but they are also very RV friendly too. We are here for the winter in a travel trailer. They have been so nice to us and treat all RVer's GREAT. Nice here too: is that they have a full bar with beer and wine at very reasonable prices. Hard booz can be brought into the bar, and purchase set-ups very cheap with a cup of ice to boot. Most all RV parks in the Donna, Texas area have some dating to them, but they really try to keep things nice here. If there is a water problem, it is fixed that day. I feel that this is a very nice park and really have enjoyed staying here. The Rio Grande Valley is a fun place and Donna, Texas is right in the heart of that area, which makes this a very central location. Oh yeah, they have music in the bar almost every night. It has been lots of fun listening and dancing to the music from rock and roll to new and old country. Karaoke is on Wednesday nights, what a blast that is! Big Band on Fridays so don't miss that. It is open to the public. So all in all, a very nice park! - Donnasue
Mar 2010 - $11.00
Very nice winter Texas park. The regulars made us feel at home and were very friendly. People we have met that are staying in other parks remarked that Palm Shadows was the most friendly park in the Rio Grand Valley. Many people have wintered here for more than ten years. Continual activities going on from church on Sunday to live entertainment in the bar. Some sites were narrow, but they will not put a rig with slide outs in a narrow site. It had very nice landscaping with palm trees at almost every site. We met and made many new friends. The rate reflects a three month stay. All in all we had a very good time and would stay here again. - consort

Jan 2014 - $21.00
$20.50 per night was the Passport America rate for a full hookup site for three nights. Sites are level grass with a concrete pad for parking a vehicle and setting up chairs/table/BBQ unit. The park is very quiet at night. The park does have palm trees, but they wouldn't provide much shade in the summertime, as well as many bush-type and flowering plants. The park is near downtown Weslaco so there are many conveniences within a short drive. If you like walking/biking there are many miles of paved trails in town. Fishing/boating is available on the Gulf. Spacing between the sites was fairly generous being that there are many people living in mobile home type models. The park has many “winter Texans” who are very friendly. There are many activities scheduled in this 55+ park—shuffleboard, card games, exercise class, lunches/dinners, crafts, and the like. City water is chlorinated safe but not tasty. We received excellent AT&T and Verizon LTE reception. Park Wi-Fi is available for an extra fee. We received 10 over-the-air TV stations. - DD Rolling Ranch
