We had a fantastic site which fit our 45' Cornerstone. It was a back in site but plenty of room to unhook the toad and all. Big rig friendly! Yes it is a little noisy from the interstate, however the ease of access to Magnolia Market Place is great! The owner is eccentric in his own way... I would call him a Texas Good Ol Boy! I see others felt he was inappropriate in comments. We did not experience this, and he made us feel comfortable and welcome. - w0gen

Things that can't be helped: horrendous road noise from I-35 125 yards behind our site. Horrible water pressure 35 psi at best. Things that NEVER EVER should have happened: After checking in and getting parked, I am told a crew will be coming to cut a channel in the concrete for drainage. Site should not have been rented. After being told there was cable TV, there wasn't because the cable was cut and not repaired. And the last straw was when I mentioned the low water pressure, the owner/operator/ manager literally blew up in my face to the point I thought it would get violent. Every inquiry about anything there was met with a lecture that eventually criticized me or my coach and how I knew nothing. I would never, ever stay here again if it was free for life! We shortened our stay and left early. Better bring a sewer "donut". No threaded connection. - DMcKitt

Stayed for 3 nights in February. Full Hookups, good water pressure, consistent electric. As others have said, the WiFi is not that good.
Cons: Spaces are fairly tight. Gravel sites, not quite level. I-35 highway noise (although it was too cold to have the windows open to hear it).
Pros: Easy access off interstate. Pull through sites in front of park. Very friendly and helpful staff. Dog park and nearby dog wash area! Little golf area and a catch & release fishing on site. The cutest herd of goats in the back area with tons of brand new babies this week! Free breakfast cooked to order with coffee, milk and juice! They are building covered seasonal parking in the very back of the property....weekend campers don’t go that far back.. Close enough to Waco to explore!

A decent RV park right off I-35 and just a few miles from downtown Waco. The roads are paved and the sites are gravel. There were a lot of long term residents staying at this park. The park has a lot of outdoor amenities, but we did not spend any time with them as the weather did not cooperate. They have a swimming pool, fitness room, fishing pond, cafe on site and a very small bathroom for the short term guests. The park advertises strong wifi, but expect it to be on the slow side. This park is in a convenient location when visiting the sights in the Waco area and we would have no concerns staying here again. The park is reasonably priced for the location and amenities. - Gary Gilliam

Stayed 6 nights in this park. This is a very popular park so reservations are recommended. The sites are all very long and can handle any size RV. The lot was not level and took time to get my RV level. Wi-Fi - Excellent signal T-Mobile - 3 of 4 bars. Electric - no issues Water - no issues Sewer - no issues Satellite - no issues. - Peter G

Stayed here while working an event in October the last few years. Lots of 50,30,20 amp FHU sites, some just water & elec. All utilities work great. Being right in Waco: lots of OTA TV. It's wide open so satellite reception also good. Cell and data service is good, but can slow considerably during events, so be prepared for that! Great RV site while attending an event. - dmkimm

We didn't actually stay here. We wanted to but when we arrived we approached the office and were advised that they did not allow the general public to camp here. Their RV facilities are purely for events that are being held in the complex. Thought we had better make this observation so that no one else turns up expecting to just camp at any time. - KiwiRVer

We like to stay at fairgrounds because there is lots of room to move around in a big rig towing a big trailer plus fairgrounds don't have lots of amenities that we don't use and don't pay for. This was a great fairgrounds but "checking in" was ridiculous, clearly the left hand had no idea what the right hand was doing. There were many pull thrus on level hard asphalt and/or dirt. Many Back in against fences. Most sites were water and varied electric (30 or 50 amp). Also there are vast areas to walk a dog. We would stay here again. There is a lot to do in the Waco area and this is a good location to do them from. - tpw0607

As with most COE parks - this place is a fantastic water themed vacation area. The roads are all paved and easy to navigate. Nearly all the sites have some trees so shade from the hot sun is generally available. The only downside is trying to get to this place. If you are not a local - you will likely have great difficulty in finding it. The address (Skeet Eason Rd) is actually an access road around the airport. There is no signage telling you that you need to go further to get to the actual park entrance - and even then, the sign is not very big or visible. Granted, this is not that big a deal in a car - except if you have a 40ft Rv and are towing. There is no place to turn around. But once you finally get here - you will likely love the setting. - rv time

We stayed here while visiting Magnolia Farms. It was just enough out of town to be very peaceful. The staff was very friendly at check in. The park was very clean and well organized. We used our National Parks pass to get a 50% discount for 3 nights. This is a great place to stay while visiting Waco and the sites are spacious with trees and a covered picnic table. - Bakersfish

We stayed on a waterfront site which was amazing. The only downside of the campground was in our loop, the bathhouse was in bad shape. There was no running water and flies galore! Another bath house further down, appeared to be pretty clean but not great. We had a non sewer site, but managed it well over 4 nights there. The sunsets on the lake were awesome! - steveNdonna

We called the owners wife to inquire about occupancy after issues with another park in Waco. She was very accommodating and told us we could check in that day. We drove to the park and chose a back in spot close to the river, plenty of shade and hookups worked well. There was a weather issue a few weeks later, which was no fault of the park. We sustained minor damage and moved to a pull in spot. The owners gave us half off of our rent for the inconvenience of having to move. This was not expected , but greatly appreciated. This park is not new, but we had no issues driving on the road by the pool to our pull in spot. The grass was not level, but setting up a few boards both under the leveling jack and the mat outside our door did the trick. The pool is clean and was welcoming in the hot spring heat. Unlike some other parks, this one truly cares about its customers. Any issues we had would be directed to the owners and they were dealt with promptly. We are planning on going back in September for another 6 weeks! - awh825

Other than the fact that they had 50 amp service, sewer and water and a pool (which we didn't use) I really disliked this park. From the moment we pulled in I thought about leaving. We had to call a number to find someone to find us a site. I had called in advance. The owner was very pleasant and said her husband should be around somewhere. He was checking someone else in at the moment. Sure enough he came and asked if we could back our rig up. I told him his wife said we could have a pull through, then he said there was one left. We had to drive down around the pool, and someone else had done that and nearly took out their pool pump which was at the edge of the road. There were huge ruts we were trying to avoid, and boards on the other side of the road. When we got to the spot it was quite a bit uphill, but then a narrow, fairly level pad, long enough for us to leave our truck hooked up. HOWEVER, the pad was so narrow that we had to get out an extra step to get up our steps, it was quite a dropoff into grass that needed mowing. There were also poop land mines from dogs that hadn't been picked up. The services worked well. Someone was playing loud music till we fell asleep, then at 2:20 am a very LOUD train woke me up. The trains started up again around 5 am. From the well written description about this campsite, all of which appears to be true, just left out a lot, I was expecting a brand new campground. This one is rough around the edges. The owner's husband told us "see that building over there, there's a gold slot to put your money in". I had asked the owner about a discount for military or aarp or anything, and was told she would give me the 10% off, but I didn't expect to have to put cash in a slot. I thought $30 less the $3 was way overpriced for this park. Also, there is a pipeline buried just feet from the campers, and there was some animal (dog, coyote?) howling in the night. - Ginny H

Don't know about summer campers, but in November we were disappointed, to say the least. We had come thru Waco when heading west, so came back thru heading east. COE park was not available. Chose this park because it was on the river and sounded nice. Everything was very rundown. The "clubhouse" was locked. I went into the shower house and was glad I didn't have to use it. Unlike other parks, where we have stayed a week, there were no newcomers and no one leaving. Most are workers, etc, full time on a month to month lease. The residents seem to have a understanding with the owner to park in multiple places, have dog pens, etc. I say it is satisfactory, because the site was plenty big for our 40 ft 5th wheel and truck. It is easy in and out, and all utilities worked fine. We knew it was 12 miles out of town, and if all other things had been as advertised, it would have been good. The property is huge and could be a gorgeous place, if someone wanted to invest the time and money. As it is now, we would not go back. - JudynJoe

We couldn't put out our awning and had no space to set up chairs, etc. Work campers are always working on the grounds. Pool looks nice and dog park looks clean. Where we were parked the sites are long, but very narrow - very close together - no room for even a picnic table. There are concrete pads for the RV, but then just muddy grass - fortunately the mud was dry when we were there. The bathroom is very unappealing! I would advise to check out other places first, but this should be adequate for a short (day or two) stay. They only accept cash and do not send out confirmations. - Deb and Chris

We stayed here for two nights while visiting the silo's and the Dr Pepper Museum. Our overall experience was good. Staff were very friendly. We had one issue with water off for the day, but it was resolved by sunset. Campground was off the main roads but easy to get to. Our only complaint was the bathrooms. If they could get these updated and ad picnic tables they would have a great campground. - The Cabral Family

This park was certainly nice enough although the roads were being worked on and were hard to navigate and bumpy. We were easily able to find where we wanted to go. However, the bathrooms were deplorable. I took a bird bath in our camper after going into them. I looked in every one and found rusted floors from the metal thrash can, crumbled and missing concrete several places in the floor, questionable cleanliness, grass tracked in all over the floor. I even went into the handicapped bathroom. That would be bad if a truly handicapped person entered, set up their supplies, only to discover NO handle on the shower. There were even vise-grip marks where someone tried to use it. In addition, the first sign points to the right toward the marina. We drove around for 20 minutes, finally called the marina to find how to get to the RV park. I don't think I would use again if other lake parks were available. - MickeyCathyBryant

The front gate couple were very helpful. This park has a beautiful setting. On the lake, grills, fire pits, covered tables and asphalt pads. The asphalt pads have grass growing in the cracks. This destroys the asphalt. Our site was dirty, lots of small trash items in the grass, gravel on the asphalt pad (they rake the gravel around the tables onto the pad), and muddy pad when it rained. The exit road has deep pot holes. The restrooms were broken (no water in one stall, doors would not close because the hinges needed tightening) and no soap.
The grass was growing over the sidewalks and pads. Dumpster lids were open and attracted flies. Because of the location and price we would stay here again. This could be so much nicer with a little attention to detail. - Beas

We stayed here for one week in a fifth wheel, enjoyed our stay. The sites are well separated and private although there are few trees, mostly grassy areas. The restrooms are a fair distance from the sites, but we did not use them. The dump site is difficult to use as the connections are on a raised concrete platform, difficult to use if you are using a tote. - estegw

This must be an older COE campground as the sites are very tight and short. The trees hang over many sites and there's not enough room to get turned around to even back into a site without a many point turn operation! Low hanging limbs desperately need trimming over sites! The campground is on the lake with nice views but the RV sites need some work! Unless you're an expert backer with your rig, don't even try it. - PegL

Everything I want in a COE park. Great lake views, nice staff, rustic setting, senior discount. The park was clean. It is about 8-10 miles to town. On our last morning, we found the water was shutoff for repairs. Fortunately this did not pose an inconvenience for us. This park is old and not a typical COE that I have visited over the years. Lots of shade by the Cedar scrub trees. Lots of bugs especially spiders. Webs are created by the minute. Great Lake views, some covered concrete picnic tables. Not maintained at all. Bathrooms are bug infested, hot, and they are pit toilets. Great place if you are going to boat and so use the day resources around the corner. Its an OK place for a couple days. Oh, and Electrical was pretty low voltage wise. We had campers next door and when their air conditioner came on and my air was on the voltage went to less than 108 volts. I can only image if there were any more campers on the same circuit. Will go back but will be well prepared with bug spray, brooms to knock down webs, plenty of candles, foggers, and a high pressure washer to wash the picnic tables, shelter, and concrete slab off before we use it. - Gearitis
