The good: Our spot on the second row was level. All roads were concrete once you reached the office. Good view of the lake.

The bad: The park was half-filled with permanent residents. One camper had air conditioner tubing rigged from their camper into a car. The two young ladies in the office were not helpful and one was argumentative. The grass had not been cut or edged. The weeds were a foot tall. Very disappointed. We camped at Northshore RV Resort & Marina in a Fifth Wheel.

We initially loved the park however, some very loud and disruptive permanent residents (to the point they were rollerskating in the laundry/community area and skreething) also outdoors yelling as if limbs were in danger. We called the office and we were told during camp hours they can be as noisy as they want. They even had no problem with skating in laundry/common area. We chose to move to a spot as far from the permanent guests possible. To make it more frustrating the staff not once acted remorsfully or sympathetic. We love the location/fishing so much we will stay. However our plans to come back seasonally are changed. We camped at Northshore RV Resort & Marina in a Motorhome.

Don't park in the 400 row or at the highway side of the 500 row here unless you want to be located near the permanent high volume family. Bad enough to pull in the slides /unhook etc to get away from them. Other then that and the lack of compassion from office it's good spot.

Friendly staff. Maintenance came around to make sure we had no problems with the hook up. Site does slant a little bit, but was able to level with no problems. Lots of room between RVs so you don't feel cramped. Sewer has a P-trap. Don't open your tanks wide open immediately.

If you are coming in after dark, the entry is pretty hard to find and does need updating. We came in during daylight, but I can see that this may be a problem. Wi-Fi works most of the time: dependent on number of users! Nice fishing pier. We camped at Northshore RV Resort & Marina in a Motorhome.

Scenic on Lake Livingston with spaciousness galore. Lots of grass. And good views nice staff, very helpful. Wish all parks were as nice as this. We camped at Northshore RV Resort & Marina in a Motorhome.

This is a fairly well maintained family oriented resort, however the main entrance to the resort is less than welcoming, and badly needs some attention. Staff were friendly and helpful at check in. The interior roads are paved and big rig access is good. We had a long pull through concrete pad, however leveling can be a challenge as some of the pads are not overly level, fairly spacious with space for a picnic table and our towed. Some grass between sites but no privacy and there are a few shade trees scattered around the resort. We had a wonderful view of the lake and there is also a pool and small beach area. The bathrooms and laundry were modern and clean. There is a dog play park with doggie bags. WiFi was good when it was working. There are a few local places to eat, and HEB and Lowes are 12 miles away in Livingstone. This resort has a lot of permanent and seasonal campers, and most of the waterfront sites are booked way in advance, it's quiet during the week, but gets very busy at the weekends with folk from Houston. We would stay here again, it's fine as a one night stopover, but no more than that. We camped at Northshore RV Resort & Marina in a Motorhome.

Nightly rate shown is for a premium site with PassPort America Discount. This is our 4th visit to this lovely RV park. Since our last visit they have added a beautiful pool and splash pad for the kids. There are also Kayaks for rent to paddle around the lake. The sites are spacious with adequate grass between the sites. I did knock off a couple of stars--mainly because many of the sites are not level. The streets and pads are all concrete. The park is situated on a slight hill, and rather that level the sites, they just left them going down hill. None are as severe as the previous poster claimed (his tires were 4 feet off the ground, he stated!) Since our coach has air leveling and will not extend as far as some, I do ask for a level site when calling for reservations. We have never had a problem getting level. Over all, it is a lovely place and we always enjoy stopping and sitting out admiring the lake---even though the road noise does seem to amplify coming over the water. We thought we were going to a nice park for a long holiday weekend. The website and price led us to believe this. This park is trying, but is not there. Most of the amenities were under repair and not available. The sites are the most cramped sites that I have experienced. They are very close! The sites are terribly unlevel back to front. My rear bumper almost on the ground with the front end almost 4 feet in the air. There was no fire ring. Ground crews came through and edged the site while we were gone. They flipped grass against our trailer and all over our grill, ice maker, etc. They did not clean up after themselves. The park also had many full timers with a lot of junk about. We will not be back. We camped at Northshore RV Resort & Marina in a Travel Trailer.

This is a great park. All of the spots have a view of the water. We stayed for a week @ $250.00, which was the Premium rate. You could book the Standard for a little cheaper and still have a view. Nice level concrete spots, fenced dog run area, really well kept grounds, Cable and Wi-Fi worked great! The office was really friendly and welcoming. We camped at Northshore RV Resort & Marina in a Fifth Wheel.

There is a Mexican Restaurant 100 yards away up the hill. For some reason, it has really poor Yelp reviews, but we ate there and its great! Really good value and yummy. Also, Miss Jean's BBQ has some of the best ribs and coleslaw we've ever had!

Nice park with clean restrooms and laundry room. They also have a fitness room with hot tub (we did not use either). The splash pad for younger kids is inviting. The beach area is raked daily and nice. Rentals are available for kayaking and board paddle. Of course if you have any of your own water toys there is plenty of lake to enjoy. The only level sites are on the water and each row back gets more uneven. We moved 4 times before a waterfront site become available. The office staff is wonderful, they work to make your stay enjoyable. So why not a 10 rating? 1. The numerous unlevel sites (Fifth wheels did manage better). 2. The smell from the dumpsters. 3. The stench from the fish cleaning station on the lake,(the dumpsters are one end of the park and the fish station on the other end). On the weekend when the park is full - you are going to smell one or the other, maybe both. 4. When they edge, grass clippings fly up onto your motorhome. We would consider staying here again, the grand-kids loved it. We camped at Northshore RV Resort & Marina in a Motorhome.

We decided to give this park a try, since Good Sam had rated it as a 10-10-10. Park was very attractive as we entered--cute water slide area for kids, nice beach and swim area. Office was very nice, and the young lady there was super nice. She told us to go find a spot we liked and come back to register. When I asked her about the Wi-Fi, she hesitated and said it wasn't very good around the cabin area. As we went up the hill to the campground, we realized that there was very few level sites. The pull through sites were very long, but terribly unlevel--motorhomes had their front wheel jacked up off the ground. We tried a couple, couldn't get anywhere close to level. When we got out in the tall grass, we found two with missing sewer caps and filth up at the top of the pipe. One row along the edge close to the lake was level, though very short--not long enough for your toad, but you could park it on the patio. Again we got out and looked for the sewer connection, scraping through the grass, but we couldn't find a sewer. There were no maintenance people anywhere in sight. We finally left and will not be back. We camped at Northshore RV Resort & Marina in a Motorhome.

Park very nice and maintained OK. Restrooms and laundry are spotless. Sites are big, we had a corner lot close to the water so our site was really large. They have a very nice pavilion beach style. The only negatives we had was the wifi was terrible; it did work at the office but otherwise it didn't provide a signal strong enough to log on. Stickers are going to be a big problem and I really don't think that's heir fault but one needs to know if u have a pet. We camped at Northshore RV Resort & Marina in a Fifth Wheel.

Nice park with view of the lake. The staff works hard to make sure the facilities are kept clean and in order. Some sites have are not level and require extra blocks to bring the camper up level. We camped in a 40 MH and were lucky enough to get a spot that was fairly level. Hot tub is small 4 person's tub in the weight room. Staff is very friendly. Brought rating down because WiFi did not work while we were here, and site levels. We camped at Northshore RV Resort & Marina in a Motorhome.

The park is family friendly with both a pool and beach access to the lake. A splash area was on site for small children to play in. Wi-Fi and cable were adequate. The park is close to local restaurants. The sites are concrete with picnic table, but very little shade. As others have indicated the sites are not level, as the park is on a sloping grade down to the lake. We would camp here again. We camped at Northshore RV Resort & Marina in a Fifth Wheel.
