WIFI doesn't work. Don't claim you have WIFI. A joke Laundry. Facility dirty, pet hair and grass in washers. 1/2 washers don't work. Pool- also a joke & not open; it's July and hot, pool closed. Roads - pot holes, not paved. They need to pave the roads in the RV park. RV spaces also need to be paved. RV spaces have NO GRASS. The only nice thing about the visit is the man who rented us the space. Super nice guy. But, the RV park needs to be fixed up. - SeasonedRVer13

We were promised a pull thru, none available on arrival, had to take a back in and these are not pad sites we parked on. Something in the way of concrete is a better option for us. It was a bit strange to try to go down a muddy road to access the park. Hopefully better in the future. Many living there don't make for a good camping experience as the dogs leave poop around where they go. Our experience wasn't the best so we moved on after 2 nights of our week stay. - Ginger56

Public bathroom are basic concrete. Wifi never worked the entire weekend. The grass has thick stickers, so bad that the dogs could not even go to the restroom. They would cover and stick to the bottom of your shoes and, in turn, you carry them in the house. - goodnightfamily

First, the good. The park has six concrete pads for campers. All are fairly new, level, long and come with full hook ups. The site is adjoined by a farm field and what appears to be a farm, hence the name. The bad. Current road construction in the area has eliminated/moved roads leading to the site so GPS did not find it. Driving past the site there is no sign to identify the campground just an address by a dirt driveway. If you looked from the street you could not tell there is a campground, just piles of junk! And there in lies the problem. Junk is piled everywhere around the campground. Abandoned trailers and vehicles, ice machines and misc. piles of stuff! In fairness to the owner many of the abandoned vehicles/trailers have notices attached requiring their removal. Besides the six camp sites there are additional campers setup on the ground that are older and in some disrepair. Another camper advised that the owner tries to help the disadvantaged with a place to stay. This part I could live with. There are no restrooms or shower on the property and no manager. The owner lives in the area and responds to phone calls. The park is coinvent to McKinney and if it were cleaned up I would stay there again. - paulstravels

We stayed 4 nights in our motorcoach and enjoyed this park. They made it easy to make a last minute reservation and hemp us set up. The sites are all super long concrete pads which helped a lot. 50amp at all sites was a plus with Dual water connections. We will come when we visit our grandchildren every other month. - Ginger56

This dirt "lot" they call a RV park is horrible. The people who own those are ripping everybody off. They charge $700 a month! There is nothing here! Nothing! No restrooms, no showers, no pool, no amenities whatsoever other than a flatbed trailer where you put all your trash on. Don't stay here. - D-law

This is nothing more than a small mobile home park with a couple of empty slots that they’ll let you put an RV in. We made a reservation and were quoted $23 a night. After we were in place and hooked up, I walked down to the office to pay, and they tried to charge us an extra $2 for our 7 kids, taking the nightly rate up to $45. Had it not been late in the day, I would have bailed right then. We offered them a compromise at $30 which they accepted. I wouldn’t even classify this as an overnight stop. Site was level, ATT, utilities and satellite was fine. The pool was shaded by trees so we couldn't get any sun and the water was cold. We saw kids enjoying it though. We were surprised that we couldn't get any local TV channels. We thought we were close enough to Dallas to pick up theirs, but couldn't. The park was a little difficult to get to because of the 75 freeway and its exits, but we managed. - Traveler23

Overnighted with our 25' TT. Easy in/out. Quiet! Lots of residents. WiFi was good. Didn't try cable. Didn't connect to sewer. Location is not great as far as things nearby, but felt safe there. Would definitely stay here again. - Karen1969

Sites were very close together. Had we had a bigger driver's side slide, we would have blocked our neighbor from exiting his rig. After we had already checked in, we spotted a city campground a half block down that would have been more spacious. - slowlane

We stayed here a month from Feb 23 to March 22. We have a 40 foot fifth wheel and had to be selective about our site. Wi-fi was good. Laundry room was very clean. Manager was very nice and helpful. We would stay here again. - Mathwhz13

We stayed here in our 40' 4 slide motorhome with tow vehicle. Full hookups with 50 amp, satellite signal and Verizon phone. Off the main road enough that there isn't much noise. I would have rated this park a 5 if the weeds had been mowed. The motel portion is very nice. The park needs some work but for the price - a good stop. - Jerryws98516

This park is good for an overnight stay. It has mostly permanent RVs. The grounds are all mowed and manicured. The manager lives on site and met us in the road to guide us to the site. Very long level pull-thrus. They take only cash or check. - The Griffins

Located on the left 6 miles south of Bonham on Texas Hwy 121. Take Exit 671 off of US Hwy 82.
The best thing about this park is the owner. Call her to make sure there is room.
All electrical are 50 amp only. If you don't have an adapter the owner will provide one. Grass-gravel site with some shade.

First Impression: Small. Quaint. Rustic. A 13 site stopover halfway between Gainesville (TX) and Sherman right off of the highway. Safety: No concerns. Access: About 12 miles west of Sherman on the north side of the highway. Entry road in poor condition (serious ruts and potholes), sign visible from road but you have to pay attention. Not in Garmin GPS database. Office: There is no office. Manager/owner will find you. Credit cards accepted - online payments only. Must call for reservations. No price discounts. Facilities: No pool, spa, fitness room or rec center. No laundry room or restrooms/showers. No propane sales. No playground. No off-leash dog run. Campground: Small lake but not in a flood plain. No storm shelter available. No trees. Interior roads are wide dirt/gravel in good condition with gentle turns and no overhead obstacles. Big rig friendly but Prevosts might have maneuvering problems. No tent area, yurts, or cabins. Sites are all generous, sufficiently level, large gravel, all back-in, landscaping a work-in-progress. Pedestals at rear of site with electric 20/30/50; no meters. Adequate water pressure with good taste. Sewer pipe is 4" threaded, between 1"-8" above ground level. No concrete patios; no picnic tables. Fires not permitted; no fire rings. Grills permitted. Excellent satellite views. No cable. OTA TV found 7 channels (ABC, CBS, NBC, Fox, others). Free Wi-Fi (ask for the password). Verizon phone and 4G at 4 bars. No recycle bins. Noise: No railroad or aircraft but serious traffic noise from US-82, all day, all night. Bug Report (early March): wasps are emerging. Runners: CG roads marginal for running. Yoga: gravel too rough for a mat. Conclusion: Score 5-Acceptable. IMO overpriced. An "ok" stop for a short visit. CG was built in 2017. Owners have long-range plans to upgrade. - StephenK

This was a quick stop overnight before hitting the road after the holiday so very little interaction with the staff or at the campground. No online reservations so have to call in. This is a very crowded RV Park with some nice features like a pool and community fire pit area, but in winter, it seems a high price when you can't use those features. They also store RV in an covered and fenced area. This lends to the feeling of it being very crowded. There were a lot of campers in the facility, unsure if some were permanent or lots of holiday travellers. Would stay here again for an overnight but would not be my choice for a long stay unless I wasn't planning to be in the park much. - PicturingRVLife

This was our first stay as we began full-timing, so I have a bit of a emotional tie to Shady Creek. I don’t believe that influences my review though because we’ve stayed multiple places since and Shady Creek is a great place. Very friendly staff. The gentleman who lives on site and is what I’d call the park caretaker or ambassador is about the kindest person you’ll meet. Being a newbie he took his time helping me back in our rig and giving great advice. The park only has back in sites by the way. Our spot backed up to an open field which was scenic and quiet. The area in general is in fast development, but it was still quiet. All amenities were clean, nice and in great working order. On site propane. Lots of full time or seasonal residents, not many other kids when we were there. But there seems to be a great community. I’d definitely return if we are back in the area. Very close to a lot of stores and restaurants, however it seems that the development of the area has caused a lot of traffic. At rush hour times you can wait for a looong time at lights. - AaronW

Very attractive park, lots of grass and landscaping. My site was not level. I had to put blocks under front wheels, but that did the trick. The gravel was uneven. I had to crawl under front of motor home to patch "holes" in the gravel before deploying jacks. A little maintenance would have been nice. I had no problem with my 35' MH, but 40'+ big rigs might find access a bit tough. Facilities are good and staff is very accommodating. I would stay here again. - John Zumwalt
