Pros: Owner keeps park clean and well manicured. Location right on the river is beautiful and peaceful. Only about 20-25 spaces so it's quiet with a nice concrete patio pad with river view. Several longer term residents but everyone is very nice and friendly. We would recommend and come back for sure. Cons: Confusing to find. Owner should post direction info or better yet good signage. Easy to get yourself at the end of a dead end road with no turnaround. Not good with a 41ft 5th wheel. Lots of rules about parking and no rugs on the grass. - 1Bobbie

Nice, basic campground on the bank of the Shenandoah river. There are a few sites that will accommodate RVs over 40 feet. We use a Dish Tailgater and had no problem finding two satellites. (Roof mounted satellite probably would not work.) We would definitely stay again. - davedopp

This is a very plain Jane park with only a few sites that all back to the river. Pads are gravel, barely. We arrived in the early afternoon to find no one at the office. We asked someone that was a seasonal camper and he had no idea what we should do. The signage said to call a number and not to pull into a site. We called and two hours later still no return call. We went ahead and picked a site, anyway. Finally someone, not the manager, came by and took our payment although we could not use our credit card as was stated on the web site. The water was also very brown even after running the water for a minute after hooking up. We only stayed overnight although we had planned on a 3 night stay. - HRambler

Our second stay and this place is still a dump. We called ahead of time and were told they had sites and to come in after 12. So we arrived with no advanced reservation which kind of pissed off the women working the security booth. She had us pull up to the check in parking, I asked if we could pull down to the bottom of the hill and come back up. She said no. The check-in parking area would make a great ski slope. I stayed in the coach with my foot on the brake while my wife checked in. The sites are all side hill and have a pretty good slope to them. We could not get level and spent two uncomfortable nights here. We could not get any OTA TV reception. The water here tastes horrible. Boy was it nice seeing this place in our rear view mirror. Stayed here one night with two motor homes. Park is clean and easy to negotiate. We stayed in section C with electric and water and both were fine. Seems to be a lot of activities for children and adults. One of our coaches is a 44' and he had no problem getting around this park.this isour 2nd time here and we would return. - RayN

Stayed here a week in our motor home. Stayed in site 160, full hookups with 50 amp. (Fee paid over our Coast to Coast for 50 amp Service.) Our site backed up to the river and was very peaceful. Paved roads and gravel sites. Convenient to shopping and restaurants. - Dedra C

The RV & cabin rental part of the park seems more satisfactory than "The Woods" where we stayed. Although, we had that entire section to ourselves to enjoy the one tent site with sky & a beautiful view, do not book or accept that section, known as "The Woods". This section should be closed for restoration as the general aesthetic & ruts in the roads are outrageous & there is no bathhouse in that entire section of 50+ campsites. Do not try to bring an RV in "The Woods" section. The roads are dangerous. While the site itself was decent for a tent, getting to it was hazardous. There is huge potential here for an absolutely beautiful place someday, but it seems the management team is in WAY over their heads. They seem to be hanging around on break more often than not. I mean, come on, it was July & unplanted annuals & clutter were strewn about as if they hadn't opened for the season yet. On the bright side, the pool looked clean. BEWARE: Especially if you have children - there does not appear to be any, or perhaps very inadequate, safety measure on the scalding hot water. - Amylynne Murphy

This is an older, dated campground not designed for big rigs. All the sites that I saw here were not level with loose dirt fill and very narrow. Water pressure was a problem at times. The entrance to Koa Drive off Rt. 340 is steep and narrow. The back of the 5th wheel dragged on the ground going in and out. Once on Koa Drive, the road was narrow and went through a free roaming cow pasture (watch out for dung on road) with the final approach to the campground with tree branches that were too low and needed pruning. The picnic table was in bad shape and the fire rings were rusted out. - endlessreach

Sites were not level nor maintained. The campground was in poor condition. Sewer was slanted away from the site. Made hookup very difficult. Picnic table unusable. Restrooms were poorly lighted, in bad repair and dirty. Same for the showers. No cable or tv signal. This could be a nice campground if cleaned and fixed up. No wonder it is not a KOA anymore. - hunter7258

These past reviews are a little out dated. A new Manager took over several seasons ago and man has it changed.
Still lots of Latino family's on the weekends but managed very well. If you want calm and tranquil arrive Monday through Thursday. If you want busy then go on the weekends.
Enjoyed the staff.
Bathrooms were clean, playground was nice.
$10.00 per night Sunday through Thursday. On Friday you have to purchase a weekend pass for $25.00 per person, it covers you until Monday at 1:00 PM.
Saturday you pay $20.00 per person and you can stay until Monday at 1:00 PM. The weekend pass is because of the large crowd and the difficulty in regulating arm bands.
Over all it's a great deal like $8.33 a day. - Outhouse

The river was beautiful. Mike was great. Staff was friendly. The tubing was AWESOME. The campsites were the biggest I've ever seen. Nice, wide, more than enough room. We arrived on a Thursday and left on Sunday and also had some tent people meeting us there. For us, the stay was nice. For the tent people not so great due to the bath houses being completely disgusting. You also have to bring quarters with you to use the showers which the website doesn't disclose. A certain nationality of people showed up Friday night, by the hundreds. Things went downhill from there. They were loud, dirty and I think the bath house situation was because of them. They played loud music, left their trash everywhere, sped through the campground. Border patrol was all over the place and cops frequented the campsite over the weekend. On Sunday, they all packed up and left. They left garbage EVERYWHERE. I felt so bad for the owners to have to clean up such a mess. This is such a beautiful place to camp. I hope the owners can figure out a way to deter the illegals (I'm assuming illegal with so much border patrol officers around). - Leslie C.

Don't trust these people, this used to be a great campground that our group stayed at for several years in a row. USED to be friendly and worked well with us. We always came with a group of 20-100 people. Then things started going downhill. A bad element of people started coming in, in spite of complaints by us for a couple of years in a row of campers from other sites/groups coming into our reserved areas disrupting our functions and items coming up missing nothing was done by management to curb it. Although management lives right across the road, once they are gone for the day that's it, you're on your own. The last straw was when we made our usual reservation at our usual group rate, something happened and the lady that used to handle our reservations was no longer there. ONE WEEK prior to our event we were told that neither the space we had reserved nor the rate we were promised would be honored. They doubled the price, we did get our space back, but not without a lot of hassle. This same thing happened to another sister group earlier. We won't be back. - luvmyhp

Warning: Read all reviews. I will add to what was not stated. First a very narrow rough dirt road entrance in a bad spot in the highway. The 82 year old owner was rude and greedy. Wanted extra $3.00 For the towed. Once she found out our holding tanks were near full she refused to let us use her dump station. Said she had just had her septic pumped and didn't want it filled up again. Not to mention a strong odor of alcohol as we conversed. She did agree to give us a refund. So much potential...shaded sites, quiet stream. And then there was the nasty lady who runs the place and the trashy appearance of the campground itself. When we arrived there was one other camper already there. We were placed right next to them - no option for moving to a more secluded site. Owner/host never got out of her chair when we arrived. Never a friendly wave or 'hello'. Just give me your money - park over there. Campsite wasn't very level, filled with trash and cigarette butts. There was even a sign at the office encouraging campers to burn trash in the campfire. A bit of traffic noise but the deal breaker was the trash and host. We won't be back. - Doneitall

My wife and I have a small class C. We decided to stay here based on the review and the Web site. When we arrived we noticed garbage and leftover food all over a table outside the office, There was so much junk we had to walk around the patio to get to the office. On our way to the office an older lady came out of a trailer beside the office. We asked for a full hookup. She quoted $27 for a mostly grass pad. Then stated that it was a backin. I said ok, we will unhook the towed. She said in that case it would be an extra $3. I said no thanks and left. On our way out we looked at the sites. We are glad we passed this one by. - afundaburk

The desk help was very good and pleasant. Front half of the "resort" was nice with some need of cleaning up but generally nice. The sites were small with many long term renters. Our site did not have a picnic table and it would not have fit in the areas adjacent to our parking spot anyway. Friends were reserved to stay across from us in brand new sites, but they were not even completed. We were told we could park 2 vehicles at our site, but we could not even park one. We parked in one of the incomplete sites. Many sites were being built or updated, but while gravel had been laid, they were not not level enough to use. Good area, nice price and nice people. This area of VA is just breathtaking. Take time to enjoy the views! The campground has both full and part time campers. Our site was difficult to back into and also to get level. We had to put out 30' of sewer hose. Thankfully we had that much with us. The picnic table was very unstable and we notified the office. Nothing was done. The dumpster across from our site, was the place the bear, that lives nearby, comes to every night and strews trash everywhere. I asked the office why they didn't get a different dumpster, I know they make dumpsters that are bear proof, she didn't seem concerned, which is a shame, you can see this bear being labeled a "problem" by wildlife officials. The outcome won't be good. The interior roads are in good shape. We saw numerous campers drive around several times trying to find their sites, some hard to find. No one escorted you to your site. This park has the potential to be outstanding with the proper management. I will look for another park next time we are in the area. - Vicki K

Very basic campground and suitable for an overnight but not one we would choose for an extended stay. Manager was very helpful and friendly, W/E 50amp pull through site was basically level. No one answered the phone and no sign of owners or management, but did speak to a cleaning lady who couldn't assist In any way. Roads rutted, causing tow vehicle to drag. Had to drive over fire pit to get into/out of site. Lots of long term campers in the park. Has LOTS so potential but looks like owners may have given up. Don't know how it's rating manages to be so high. But! Convenient to I-81 for overnighting on the north-south migration route. Smaller rigs would be much happier here. This is a very basic campground. It may be a little over-priced for what you get, but this is a very expensive area. The owner is working hard to make it a success. While it is convenient for an I-81 stop-over, there are too many permanent residents and leveling is almost impossible. - larriin

Sites can accommodate RV's up to about 35 feet. However the road to the campground (VA678) is very narrow, as is the campground perimeter road so you have to be careful when getting there and backing into a site. Here are my pros and cons:
Pros: Very nice/friendly camp hosts, good fishing along Passage Creek (I caught 4 small fish in about 45 minutes) , lots of trails to hike, fairly new bath house with hot showers and flush toilets, refurbished old cabin as well as historic furnace site.
Cons: The water fountains were not working, the dump station was not working, no W/E/S (except for the camp host), they have a water pump within the park, very crowded on weekends and during hunting season, no cell service, no satellite service ( except for the camp host). - User3064

We stayed here a couple of nights and it is a beautiful area. The roads in are steep and the site was not particularly level. We stayed in a gravel pull-through and could see the mountains. No Verizon or OTA TV, which we are beginning to think is the criteria Virginia uses for selecting a state park. The bath/laundry house was very functional and washer/dryer was .75 cents. Nice little campground in the mountains along the Shenandoah River. No Verizon service at all. No calls, no data, no texts. We drove to the Visitor Center where we could get text messages and use their free WIFI to check emails. One couple told us that they could make calls only with AT&T in campground, but not data. Bathrooms weren't really clean, but not disgusting. Mostly just a little mold in corners, but if you wear shower shoes they were OK. Each shower room is a single with locking door. Lots of changing space and has a heater so room isn't cold. Hiking on the Bluebell trail was easy and very pretty. This was a good relaxing stop for a few days after being in Washington DC the week before. Sites were large and spread out. Very level and open. - Dream Chasers

this is a very nice park we did have the high end luxury site which had a nice large glass topped table 6 chairs 2 recliners and a large grill on a concrete patio - large site lots of grass. The store has tons of gifts, souveniers and rv supplies etc. very lovely park and the staff is so friendly its like coming home. - karen.connie68

We stayed at Candy Hill a year or two ago, and I wrote a review saying I liked the campground. Here we are back at the same campground, and I have decided I like it even more. Price high for overnight stay. Staff not overly friendly. WiFi offered by Tengointernet which is free but can onlt use 1 device at a time (have to sign off one to use another!) At $50/n...this is not acceptable. They also charged $5 extra for extra person in our rig. Not one of our favorite campgrounds but is only game in town for north-south route! Sites are nice and park close to I-81. Sits very muddy when raining. - Mainiac
