Pros: Owner keeps park clean and well manicured. Location right on the river is beautiful and peaceful. Only about 20-25 spaces so it's quiet with a nice concrete patio pad with river view. Several longer term residents but everyone is very nice and friendly. We would recommend and come back for sure. Cons: Confusing to find. Owner should post direction info or better yet good signage. Easy to get yourself at the end of a dead end road with no turnaround. Not good with a 41ft 5th wheel. Lots of rules about parking and no rugs on the grass. - 1Bobbie

Nice, basic campground on the bank of the Shenandoah river. There are a few sites that will accommodate RVs over 40 feet. We use a Dish Tailgater and had no problem finding two satellites. (Roof mounted satellite probably would not work.) We would definitely stay again. - davedopp

This is a very plain Jane park with only a few sites that all back to the river. Pads are gravel, barely. We arrived in the early afternoon to find no one at the office. We asked someone that was a seasonal camper and he had no idea what we should do. The signage said to call a number and not to pull into a site. We called and two hours later still no return call. We went ahead and picked a site, anyway. Finally someone, not the manager, came by and took our payment although we could not use our credit card as was stated on the web site. The water was also very brown even after running the water for a minute after hooking up. We only stayed overnight although we had planned on a 3 night stay. - HRambler

The road leading to the campground was very narrow. I don't know how we could have passed someone coming in the opposite direction, nowhere to pull over. At the campground, campers are packed in like sardines. All of the picnic tables at the sites are about 20 years old, broken and unusable. The garbage containers were overflowing with garbage. The pool was a nice slime green. Sites are unlevel. Dog crap everywhere. This place is terrible and will never stay there again. - Conrob

Our second stay and this place is still a dump. We called ahead of time and were told they had sites and to come in after 12. So we arrived with no advanced reservation which kind of pissed off the women working the security booth. She had us pull up to the check in parking, I asked if we could pull down to the bottom of the hill and come back up. She said no. The check-in parking area would make a great ski slope. I stayed in the coach with my foot on the brake while my wife checked in. The sites are all side hill and have a pretty good slope to them. We could not get level and spent two uncomfortable nights here. We could not get any OTA TV reception. The water here tastes horrible. Boy was it nice seeing this place in our rear view mirror. Stayed here one night with two motor homes. Park is clean and easy to negotiate. We stayed in section C with electric and water and both were fine. Seems to be a lot of activities for children and adults. One of our coaches is a 44' and he had no problem getting around this park.this isour 2nd time here and we would return. - RayN

Unfortunately, this campground was not very nice. Older Asian couple (nice) own this campground & I think it's more than they can handle. One bathhouse was locked & they told us we had to use the one behind the store. Not ideal because most sites were up on the hill. Sewage drains were facing uphill. Site sizes were ok though. Quite a few large RVs in there but roads were narrow. Other buildings were falling apart & overgrowth of grass/weeds. Pool was not too bad although it needed to be cleaned more often. Campground IS close to the Skyline Drive. It COULD be a nice campground if they would put some work into it. They almost double booked our site. One site we were supposed to have (we booked 3 for friends) had a permanent camper there. - Shockwave

The RV & cabin rental part of the park seems more satisfactory than "The Woods" where we stayed. Although, we had that entire section to ourselves to enjoy the one tent site with sky & a beautiful view, do not book or accept that section, known as "The Woods". This section should be closed for restoration as the general aesthetic & ruts in the roads are outrageous & there is no bathhouse in that entire section of 50+ campsites. Do not try to bring an RV in "The Woods" section. The roads are dangerous. While the site itself was decent for a tent, getting to it was hazardous. There is huge potential here for an absolutely beautiful place someday, but it seems the management team is in WAY over their heads. They seem to be hanging around on break more often than not. I mean, come on, it was July & unplanted annuals & clutter were strewn about as if they hadn't opened for the season yet. On the bright side, the pool looked clean. BEWARE: Especially if you have children - there does not appear to be any, or perhaps very inadequate, safety measure on the scalding hot water. - Amylynne Murphy

This is an older, dated campground not designed for big rigs. All the sites that I saw here were not level with loose dirt fill and very narrow. Water pressure was a problem at times. The entrance to Koa Drive off Rt. 340 is steep and narrow. The back of the 5th wheel dragged on the ground going in and out. Once on Koa Drive, the road was narrow and went through a free roaming cow pasture (watch out for dung on road) with the final approach to the campground with tree branches that were too low and needed pruning. The picnic table was in bad shape and the fire rings were rusted out. - endlessreach

Super Friendly and Helpful Staff. From the time I made my reservation until I departed the staff were friendly and helpful. The site that I was assigned was deep enough for my 41-foot class A and wide enough for us to enjoy outside. One word of caution...be careful coming down the road into the campground, it is a lane and a half and people who know the area fly up and down the road. - ETCTA

These past reviews are a little out dated. A new Manager took over several seasons ago and man has it changed.
Still lots of Latino family's on the weekends but managed very well. If you want calm and tranquil arrive Monday through Thursday. If you want busy then go on the weekends.
Enjoyed the staff.
Bathrooms were clean, playground was nice.
$10.00 per night Sunday through Thursday. On Friday you have to purchase a weekend pass for $25.00 per person, it covers you until Monday at 1:00 PM.
Saturday you pay $20.00 per person and you can stay until Monday at 1:00 PM. The weekend pass is because of the large crowd and the difficulty in regulating arm bands.
Over all it's a great deal like $8.33 a day. - Outhouse

The river was beautiful. Mike was great. Staff was friendly. The tubing was AWESOME. The campsites were the biggest I've ever seen. Nice, wide, more than enough room. We arrived on a Thursday and left on Sunday and also had some tent people meeting us there. For us, the stay was nice. For the tent people not so great due to the bath houses being completely disgusting. You also have to bring quarters with you to use the showers which the website doesn't disclose. A certain nationality of people showed up Friday night, by the hundreds. Things went downhill from there. They were loud, dirty and I think the bath house situation was because of them. They played loud music, left their trash everywhere, sped through the campground. Border patrol was all over the place and cops frequented the campsite over the weekend. On Sunday, they all packed up and left. They left garbage EVERYWHERE. I felt so bad for the owners to have to clean up such a mess. This is such a beautiful place to camp. I hope the owners can figure out a way to deter the illegals (I'm assuming illegal with so much border patrol officers around). - Leslie C.

Campground is very inexpensive but is also very basic. It is quite old and offers only 20 amp electrical service. It is right beside a state highway bridge and has loud traffic noise all night. Our host was very nice and friendly. The grounds were pretty clean. We did not use the bathroom/shower house. There is a picturesque creek running along the backside. We have a 28' class A and I would definitely NOT bring anything larger into this camp. They get a lot of local "party" groups that tent camp. Warning: Read all reviews. I will add to what was not stated. First a very narrow rough dirt road entrance in a bad spot in the highway. The 82 year old owner was rude and greedy. Wanted extra $3.00 For the towed. Once she found out our holding tanks were near full she refused to let us use her dump station. Said she had just had her septic pumped and didn't want it filled up again. Not to mention a strong odor of alcohol as we conversed. She did agree to give us a refund. We would not recommend this park to anyone. - arlin

So much potential...shaded sites, quiet stream. And then there was the nasty lady who runs the place and the trashy appearance of the campground itself. When we arrived there was one other camper already there. We were placed right next to them - no option for moving to a more secluded site. Owner/host never got out of her chair when we arrived. Never a friendly wave or 'hello'. Just give me your money - park over there. Campsite wasn't very level, filled with trash and cigarette butts. There was even a sign at the office encouraging campers to burn trash in the campfire. A bit of traffic noise but the deal breaker was the trash and host. We won't be back. - Doneitall

Staff at check in were fine and quick. Lots to rules to read and initial. We had asked for a satellite friendly site....site had zilch satellite access. No cable, very few off air channels, wifi is poor, minimal Verizon cell service. The site is a narrow gravel pad and not level side to side or front to back. All utilities are at the rear...3 lengths of sewer hose required. It is nowhere near a resort and does not justify the price. We have had much better parks for half the price. Well, that was a mistake. Despite the reviews, I chose this place for an overnight because I thought the drive in would be scenic and that the campground would have nice views. Neither of those was true, the front office was not particularly friendly, and they assigned us a site next to a maintenance area even though the park was at least half empty. At least the maintenance guys were friendly. The earlier reviews about the condition of the place are accurate, even generous. Best I can say is that the site was level enough and the utilities worked well. But I would still never stay here again. - janci

First site was so out of level front to back that we had to get a new site; second one still not level but adequate. Electric was good; water quality good. No cable; antenna TV facing SE was OK. Cell towers not close so WiFi not very good. Have a nice pool area, and other facilities. Also offer horseback riding. They have a petting zoo with Llamas, pot-bellied pigs, goats. Also have a good sized dog park, but you can walk the horse trails if you want. Only stayed one night. - Kerch Family

Very basic campground and suitable for an overnight but not one we would choose for an extended stay. Manager was very helpful and friendly, W/E 50amp pull through site was basically level. No one answered the phone and no sign of owners or management, but did speak to a cleaning lady who couldn't assist In any way. Roads rutted, causing tow vehicle to drag. Had to drive over fire pit to get into/out of site. Lots of long term campers in the park. Has LOTS so potential but looks like owners may have given up. Don't know how it's rating manages to be so high. But! Convenient to I-81 for overnighting on the north-south migration route. Smaller rigs would be much happier here. Sites can accommodate RV's up to about 35 feet. However the road to the campground (VA678) is very narrow, as is the campground perimeter road so you have to be careful when getting there and backing into a site. Here are my pros and cons:
Pros: Very nice/friendly camp hosts, good fishing along Passage Creek (I caught 4 small fish in about 45 minutes) , lots of trails to hike, fairly new bath house with hot showers and flush toilets, refurbished old cabin as well as historic furnace site.
Cons: The water fountains were not working, the dump station was not working, no W/E/S (except for the camp host), they have a water pump within the park, very crowded on weekends and during hunting season, no cell service, no satellite service ( except for the camp host). - User3064

Virginia has great state parks and this is one of the best. The only negative I can think of is that there are no sewers at the individual sites. This park has a lot of great hiking trails (none of them are all that hard, it is more like hilly walking). There is also good biking. The sites have ample room and are fairly level gravel (I think a few may be paved). The interior park roads are excellent. There is no wi-fi. AT&T worked but Verizon did not so don't plan to be connected! This is a gorgeous park for enjoying the outdoors. - virginianola

Nice State Park with great trails, river access and views! Some of roads are steep and curvy but manageable. The RV campground had large gravel sites with a fire ring and are mostly level. Some sites have a paved parking pad. The sites are very spacious with plenty of privacy between each other. The dump station is easy access upon exiting. The camp host was helpful and sells firewood for $6 a bundle. There was no Verizon cell service anywhere in the park we could find. The visitors center has free WI-FI and a very primitive section of supplies. The town of Front Royal is about a 15 minute drive from the park entrance. Overall a very quiet, peaceful and well maintained park. - ibavamarine

Great campground for us, I was just pulling in for one night. I can't speak for staying longer. We pulled in around 5pm after driving for 9 hours and there was no one at the office. We found an envelope with out name giving us a map of the sites, a site tag and a car tag. But no directions as to what site we were to go to. [When reserving with this campground I reserved 1 site from the group of sites numbered 1-17.] I drove around the loop looking for the ones that were not taken, 2 had old tags left on them, making it confusing as to which ones were still available. After 3 times around, we settled on one site #6, a pull thru. This made it easy to leave the next morning. We had water and electricity (30/50 amps). Very few of these sites had shaded and were separated by beautiful tall wild flowers. I really wish they had just told me what site to go to; we were so exhausted, all I wanted was to put my head on a pillow. The next morning, I got to see how beautiful the campground was. Every few yards we found another bunny; in a 20 minute walk, I must have seen 12 to 15 bunnies. I checked out the bathrooms, they were clean and nice. The showers were on the back of the building in small individual rooms. They have another group of sites #19-32, that you can reserve the specific site you want. There seemed to be more shade down in that area, but we really didn't look since we knew we couldn't stay there. Lots of people had their canoes and kayaks, but we never saw the river so I can comment on it. Would I stay here again. Yes, especially for an overnight. - leisurej

Stopped for one night on way to Florida. Checked in at office and escorted to pullthru site H3. Easy hook up, inc cable. Noticed slop of blacktop pad was scrapped and of concern. Escort said was from dollies. Site near road, but did not present problem. Park empty at this time, but can see it full in season. Undercarrage of coach dragged blacktop when pulling out. Did not up hook car, if I had, would have backed up. just listened to scrap as i moved forward. Do not take this site if towing with large coach. - Long Island Mac

We made reservations about a month ago and the person I spoke to was kinda short on the phone, so I wasn't sure what kind of reception we were going to get. Perhaps he was just busy that day. Did arrive this past weekend in a Class C RV and had a good vibe about the place right away. The folks in the office were very friendly and helpful. Gave us a nice welcome pkg. with local info. and also had someone escort us to our spot and help us back onto a lovely level concrete pad. We are newbies and just learning the ropes, so all this help was very much appreciated. After returning from some local sightseeing, we had some difficulty getting the coax cable working on our TV, so they sent a gentleman that evening to help correct it. Watching the World Series was pretty important to my husband and we really appreciated their extra effort. Also want to mention that their store/office seems to be well stocked to meet a camper's needs. If I had to pick one negative about this camp, it would be that it is right next to a major highway with vehicle noise but even that was tolerable. On the good side, it is very easy to get into and out of and is very convenient to sightseeing in the Shenandoah Valley. Two of our RV buddies also camped there with us and found it delightful. We stayed 3 days and they stayed 4. We would definitely come back again. - Carousel
